Can you afford to buy a home? Better yet, can you afford not to buy a home?

Buying a home is a personal choice. It’s also likely to be the biggest purchase one makes, and it carries a lot of weight. Homeownership can be lifechanging. If you are paying rent, it is very possible that you can afford to buy a home. And, you do not have to necessarily put down 20% to do so!

Just so you know, "first time home buyer" in many cases just means you have not owned a home within the past three years. So you can start fresh from where you are and take advantage of the programs that are available. Don't think you make too much income to qualify. Listen in, take notes, and do your homework! It's just about that time of year again! We know that taxes are a necessary evil; however, my personal philosophy on paying taxes is to not pay any more than I must. Let me quote Judge Learned Hand who said:  "Anyone may so arrange his affairs that his taxes shall be as low as possible; he is not bound to choose that pattern which will best pay the Treasury; there is not even a patriotic duty to increase one's taxes."

And with those words as a backdrop, the point I want to get across to you is that it's not how much you make it's how much you keep. And furthermore, it's also "how" you make your money  (business vs W2 earnings) and how you spend your money. Take a cue from the 1% who typically have multiple (business) income streams and are almost without exception invested in the stock market and other asset-building ventures. More importantly they know how to use the tax code to their advantage, so today we want to talk about the 5 Rookie Tax Planning Mistakes (and if you're of a certain age, be aware of hook number 6!)

Women are advancing in the workplace, but women of color still lag behind. From stifled opportunities, to lack of supportive mentors, women of color often have to overcome many biases both overt and otherwise in the workplace. The gap in earnings between women and men, although smaller than it was years ago is still significant: women as a whole make 79 cents for every dollar men earn, but Black women earn only 64 cents on the dollar and for Latinas it's only 54 cents!

Charlynda is a Tennessee native who spent 11 years active duty in the U.S. Air Force, the last five of which have been at Wright-Patterson Air Force Base, Ohio. While still on active duty, Charlynda founded a Dayton-based business called "Mutt's Sauce," producing an all-purpose sauce based on a family recipe her late grandfather bequeathed to her.

She is a Clemson University graduate, with a degree in Aerospace Science and Business Management. She also holds an MBA in Management and Strategic Leadership.

Women’s Equality Day, on August 26th each year, celebrates the achievements of women’s rights activists and reminds us of the unique daily struggles that women face.

In last week's episode, we discussed Women and Money, where we outlined some depressing stats about unequal pay and other financial imbalances. Be sure to check it out; we hope it makes your figurative hackles rise so you can join us in taking action to combat inequality. Sure, we’ve got the right to vote – barely. We weren’t allowed to have our own bank account till the 20th century – most of our listeners were around then, albeit a bit too young at the time to be concerned. But equality for women is still an active conversation today. So, what then really, does “equality” mean? For a working definition to drive this conversation, let’s use the word “parity” - an even playing field for all.

On the face of things, women can do “everything” a man does, in the U.S. at least. But being able to do the same things in no way means we are all treated fairly or equally in all situations. Being deemed the fairer sex, for many apparently means the weaker, less smart sex.

Did you Know:

· Women make .82 cents for every dollar a man makes

· Women must work 44 more days each year to make as much as her male counterpart

· Women are 80% more likely to face financial hardship at 65+

· Net lifetime earnings for women with bachelor’s degrees average $1.32 million; men with bachelor’s degrees net lifetime averages $2.9 million.

One tends to think the grass is always greener on the other side of the fence. Chances are, once you take a close look, their “lawn” also has bare patches, weeds, and needs fertilizer. It’s human nature to compare ourselves to others, particularly when we’re in growth mode, or more likely pre-growth mode. If such musings serve to get you off the couch and in motion, that’s not necessarily a bad thing. However, sometimes we may find ourselves mentally asking, what does she have that I don’t have? Once you start thinking someone is better, smarter, prettier, then that’s where we want to pump the brakes. Stop comparing yourself to others. We all start where we are and grow from there. Everyone’s journey is going to be different because we are all unique individuals.

· The success journey is exactly that, a journey.

· Don’t compare yourself to others.

· Stay flexible.

When you get up in the morning, do you wonder: what can I learn today? I know it’s hard to think about studying when life gets all crazy on ya, but with the rapid pace of the world, we’ve got to keep up or get left behind.

What are you reading right now? Nothing? Okay, me either, not right this minute but I am always learning something new. I actually put “training” on my schedule and I'm also taking a leadership class although it’s taking me a wee bit longer than anticipated. Because like you, I am up to my eyebrows with empire building. But we’ve got to fit it in somehow.

If you’ve spent any time with me or read some of my work, you’d know that one of my key principles is Kaizen, which is Japanese for “continuous improvement.” Let’s talk about how to Stay Curious aka The Art of Lifelong Learning.

  1. If you’re listening to this podcast, that must mean you have a curious mind and you’re definitely into “growing and becoming” – because that’s what we’re all about.
  2. Lifelong learning doesn’t necessarily mean you have to enroll in formal education courses. Say what you will about technology, but at least it’s made learning in multi-media formats more accessible for everyone.
  3. Nurture your curiosity and thirst for personal growth through online education platforms like edx.org or coursera.org. These platforms offer the opportunity to audit classes taught by Harvard University and UC Berkeley California and many other higher institutions. The courses are actually free, although if you want the certificate of completion you do need to pay for that. But if you don’t need the certificate, just get the information!
  4. Winning with tech is great, but don’t forget the magic found between the pages of a well-written book.

  • Do you want to make any modifications?
  • Will you be able to pay off your mortgage?
  • Can you sell the house and use the proceeds for living expenses?

Sometimes, spending all your days kicking butt, saving the world, and “bringin’ home the bacon” can catch up with even the strongest among us. Eventually something’s got to give. Tell the truth, have you ever accidentally grabbed a bottle of nail polish remover and swabbed your face before you realized, wait, this isn’t toner? Yikes. True story. What do we do when "this" is over? What will the world look like after the pandemic? We have to recognize certain things will be forever changed, as will we. Just over a year ago a pandemic took us by a storm, one that had not been seen in 100 years.  The closest event to such a change was 9/11/2001.  The world changed and so did we.  The result is that the world is forever transformed; there is no turning back to our previous way of life.  Every day we are faced with the question, how do I adapt to this New World Order?

You may have been through a major storm, or catastrophic fire and were caught by surprise.  But a worldwide pandemic that locked down everything and everyone; "1whiskey-tango-foxtrot" happened?  You had to figure out who to call, who had what necessary items, who needed help.  No matter whether you are a single mother, leader of others, working mother, your instincts kick in and you survey the situation.  You slip into autopilot and mentally start figuring out the extent of damage and/or the impact on your life.

Remember, humans actually have a resilient stress booster that kicks in as we start figuring out our next steps.  Realization of the challenges leads to new attitudes and opportunities. So let's embrace our new future and think about new explorations, new vistas to find!

Women are still behind the eight-ball when it comes to earnings in the workplace. One reason is that women are historically not savvy about salary negotiation.

Listen to this podcast and learn to win at work and earn what you are worth. In order to get paid what you deserve you have to know how to articulate your contributions to the bottom line. A few preliminary thoughts:

  • Some people make the mistake of giving personal reasons when asking for a raise (I want to buy a house, I need to buy a car, etc.)
  • The best chance at getting a raise will occur when you can put a dollar value on your contributions.
  • Most businesses are primarily concerned with their bottom line, so you need to make your pitch based on those metrics.

Some Key Take-aways:

  • Do your research before meeting with your supervisor (the hiring manager) about a raise.
  • Have some awareness what others are being paid for the work you do.
  • Be prepared to toot your own horn and remind management of your contributions.
  • Sometimes compensation might come in the form of a title change, additional benefits, or other non-monetary raise – or perhaps a combination of money and benefits.

There’s a lot to unpack about 2020, amiright? With all that we experienced, how did we fare? How did 2020 change our world, how did we change as individuals?

No matter what state you lived in you were likely at least somewhat impacted by all that happened in 2020. Hardly anyone around the world escaped the world-wide pandemic, which dealt crushing blows to world economies. Your heart may have bled for the rampant social injustice on fevered display 24-7. Locally, California was nearly burned to a crisp. And the overarching driver for all the crises was the political unrest and lack of integrity by the DJT Administration. Yep, 2020 was quite something. But we won't leave you hanging. Grab your favorite libation and listen in as we peel back the layers of one of the most challenging years we will endure in our lifetimes.
