Joan Phillips owns and lives full-time at her cottage. She had planned on retiring to the cottage eventually, however, this move sped up with the pandemic and they now live and work from our cottage which is their full-time residence. Joan Phillips talks about all the required bylaws and requirements to build a boat house.
Vlad Maevskiy started investing in Real Estate in 2005 and got into it by accident. He owned 1 investment property passively in North York for 10 years. The property more than doubled in price, which allowed Vlad to become an active and strategic investor and start building a rental portfolio in hot markets in Ontario. He became a REIN member, and spend hundreds of hours educating himself on various strategies and deep knowledge surrounding the Real Estate business. Coach Houses are the icing on the cake
Over the last 7 years, Vlad has transacted over 25 properties, and his favorite strategies are where he can add value and force appreciation, and increase cash flow. Vlad's wife is also helping the business, although she is still working full-time. Vlad retired from a corporate consulting job 3 years ago to do Real Estate investing full-time. Currently, they have 14 properties under management and a total of 32 doors. Some are with investors, and some are 100% owned. they have done BRRRs, flips, coach houses, land severances, and turnkey buys and holds. One of the best plays was the Coach House construction, and they have done 2 so far – one in Barrie, and one in Orillia, the latest one.
Gary Hibbert is a full-time Real Estate Investor, licensed and award-winning Real Estate Agent, Author, and Educator. In 2008, he made a decision that would be life-changing by purchasing his first investment property. S1E06 - Increasing Density with Commercial to Residential Conversions w/ Ken Bekendam
Ken Bekendam is a young, millennial investor who got started investing personally in 2010. Ken is actively involved in various forms of adaptive reuse projects such as church conversions and commercial to residential conversions. As well, he is also involved in land development, currently planning a 66 unit stacked townhouse project in the Brantford area, and helping investors determine if they can add a LEGAL second suite. Post-covid, many business are choosing to not go back to their former spaces, freeing up much of this space for conversions to residential.
Bio:
Ken, now a full-time investor, manages the real estate portfolio and is responsible for new purchases and renovations. He helps 100’s of other investors with their portfolios through rental property renovations and multifamily conversions. Ken owns a development company called King Homes Inc and is Co-Founder of a design/build renovation company called Wyse Construction Group. On average, his firm completes 150 conversion projects a year. Recently, he started an in-house property management company called Blackbox Property Management to service both his personal portfolio and his clients.
Ken is in the trenches daily working on and managing all types of conversion projects. When not working on real estate stuff, Ken is a solo parent, raising his busy 6 year old son Kingston after losing his wife to CF (Cystic Fibrosis) in Oct 2019. They live on a 10 acre hobby farm just outside of Ancaster and have 13 alpacas, 1 horse, 2 mini ponies, 7 goats, 7 pot belly pigs, 1 sheep, 2 peacocks and 2 Bernedoodle dogs.
