Derek was showing a home when he and his clients went into the garage to look around. It was dark so Derek turned on a light. He suddenly heard growling and looked down to see a giant mastiff, face to face, with his man parts. The listing agent never mentioned a dog on the property. Luckily the dog ended up being friendly but that could have gone really wrong.
Tips for real estate agents: Put a notice that there is a dog in the signs around the home to warn people that there is a pet in a specific room.

They wrote an offer for the house and asked to the owner to include their dog! I've heard of people negotiating to sell furniture with the house. Anyone who is a dog owner would never consider selling their dog to a stranger.

Realtors should never lie about a death on a property. Especially a violent death. The agent tried to claim that it was a natural death but neglected to include that the person was shot in the front of the house and later died at the hospital.

A crazy story about how her son pooped in the car. Kids are crazy. Look, It’s not uncommon for realtors to have to bring their kids to an appointment. It’s something we have all experienced. And when we do, We are hoping, and praying, nothing will go wrong. We hope they won’t do anything embarrassing or miss behave. Well, today the worst possible scenario happened. And just when you think I can’t get worse it does. Rather than ask his mom to find a restroom he decided to poop in the car. In his defense he knew his mom is working and didn’t want to interrupt her. He had good intentions. With kids you always need to expect the unexpected.

Benny Charles is a seasoned Realtor in San Diego California. Unfortunately, he has experienced two homeowners passing away, just this year, in 2022. In both instances, there was no trust in place. Benny discusses protecting your home and family with a Trust. Why it's important and how easy it can be to get one done. Unfortunately, when there is no trust in place the property must go through the probate process. Probate can cost the estate thousands of dollars and it is a very long process. A trust ensures that you control who your beneficiaries are. It's hard enough grieving a loss, additionally needing to sell a property. A trust can make it easier for your loved ones to sell the home and transition to the next stage in life.

There are crazy stories in real estate. Today's crazy story is provided by Luke Dix with State Farm. It's about a Pregnant woman who became trapped in a house on fire.
One morning he received a call from a client telling him that their house caught on fire. The husband had left for work and the wife, who was 8 months pregnant, woke up to smoke in her room. She ran downstairs to find she was trapped. The whole downstairs of the house is on fire.
She looked around and realized she had no choice but to jump out the window on the landing. Luke, realizing how desperate the situation was, sprung into action. He pulled up their policy only to discover the policy had not been accurately put in place. The husband had forgotten to call in to set up the new policy.
Luke called his boss to tell them what was happening. Since these were long-term clients State Farm decided to honor the policy. Since State farm gives their insurance agents, like Luke, the authority to write claim checks. They do this because they understand people can't wait around for an adjuster to get to the home.
Luke and his team drove to the hospital with balloons and flowers to hand-deliver a check to their clients. This gave them the money they needed to get food, buy clothes, and find a place to stay so that they could start to rebuild. This was a tragic situation made less tragic by a company that really stands by its motto like a good neighbor State Farm is there.

Realtors always have crazy stories about feeling bad energy in a house? Today's crazy stories in real estate is about a home that was actually haunted. The activity became so aggressive it scared the contractors. I ended up calling my friend Tiffany who was a medium to help deal with the angry spirits by smudging the home.
I received a call from a homeowner who needed to sell her home. But it wasn't a regular transaction. The home was in major disrepair and the previous tenant had been hoarding in the home for years. The seller needed guidance on what to do.
When the renovation started so did the paranormal activity. This is our first-hand account of what happened. After this, you'll understand why cleansing a new house is important.

Daniel Tromello is an Investor who buys the worst of the worst. The homes other investors won't touch. But even he has his limits. On this particular day, he was called out to a property in Encinitas. All he was told was that the seller needed to sell ASAP to a cash buyer because the tenant had stopped paying rent. Daniel knocked on the door and the tenant politely answered. She began telling him what had truly happened. The truth was that the homeowner's son and been using the ADU in the back of the home as a drug den and ultimately it became the site of a grizzly murder.

Rick Albert is a Realtor out of Los Angeles and in 2018 he and his wife found the perfect home. They put in a competitive offer and it was accepted. The owner was a widower who had lost his wife a few years prior. He was looking to sell his home, move closer to family, and start a fresh new life. But a few days into escrow everyone received the shock of a lifetime when his wife called the broker to find out why they were selling his house. She had somehow faked her own death. But what to do now? Cancelling wasn't an option so they had to push through and figure it out.

Dusti Martin is a realtor out of Scottsdale, Arizona. In this episode, we talk about how destructive cat and pet urine can be to a home and how difficult and expensive it can be to fix. Dusti shares several personal experiences she has had over the years. The first is her childhood experience watching her mom deal with rental properties. Her mom eventually had to evict a tenant who had over 100 cats in, and around, the property. This completely destroyed the home. In the second experience, Dusti was a newly licensed Realtor. She decided to purchase her first foreclosure property to flip. It did not go as planned. Upon entering the home she discovered that a cat had been allowed to roam freely for a year and in the Arizona heat the damage was indescribable. Even in her own home she and her husband had an issue with their dog peeing on the floor. It took several years before they finally figured out why. Dusti shares her personal journey and her tips on fixing the damage that pet urine can do to floors.
