Our Speaker this month is Jennifer Haralson. Jennifer began her serial-entrepreneur career in 1999 in San Diego, CA with a pet sitting business. Haralson also founded the Pet Working Group- a large network of pet service businesses in San Diego County. Having networked with her competition, she started a referral company in 2000 and sold both businesses in 2003 as she returned to her roots in Lincoln, NE. Here, she embarked on a full-time teaching career and started a family. Finding that a heavy bureaucratic school system didn’t fit her needs for motherhood or creativity, she started another business in October of that year. Haralson built a large client base, hired staff, and finally a manager to run the business while she taught part-time and tended to “mom duties.”

In 2009, she opened a one-of-a-kind cat hotel, breaking industry rules and starting a new cat focused boarding solution. She sold her Lincoln pet businesses in 2016.

Jennifer was the business coach and consultant for Tim Zeng, owner of Zeng Countertops, from 2019-2020, at which time she was offered full-time employment. Zeng Countertops runs on the EOS system and Jennifer is the Integrator.

In 2015, Jennifer founded Visionary Education, Inc. With her Master’s degree in education, and a coaching endorsement, she still provides business coaching services for small to mid-sized businesses who are struggling to scale and reach the next level.

Our speaker this month is Cindy Kwiatkowski. Cindy was born in Lincoln, and currently lives in Omaha.

Owner of ARC Homes Management, LLC’s, Cove Lounge and Grille and Goldeez Food Fun and Spirits. Married to Ron Kwiatkowski, a Board Member for the Metropolitan Omaha Property Owners Association, “Retired” RN, MSN, Mother of three and Grandmother of ten.

We started investing in real estate in 2012. At that time my husband and I were working full-time. I was an RN, and my husband was in business telephone equipment sales Both of us worked 50-60 hours a week.

We started out investing with the intent to purchase -2-3 rental homes to assist us financially in our retirement. Our plan at that time was to continue to work in our positions and retire around the age of 68.

We had no clue as to how to get started, and that our goals would quickly change.

The decision to get into real estate investing was one of the best decisions of our lives. The thought of having financial and time freedom was no longer out of our reach.

Over the course of the following seven years, we purchased about 6-10 homes per year, fully renovated them and either turned them into rental homes or flipped them.

My husband and I both continued to work full time for the first four years while also purchasing, renovating, and managing these homes. We sacrificed quite a bit of any free time we had for the first couple years, but we had a dream, and we knew that real estate would get us there.

After 4 years of investing, Ron was able to quit his full-time job to work in our business. I continued with my nursing career and worked several hours a week in our businesses as well.
In 2019, I decided it was time that we enjoyed a little more traveling and a lot less working, so I retired from 28 years of nursing.

We now own 45 rental homes that we manage ourselves. We spend a lot of our time traveling and enjoying our “semi-retirement”. We work on our own schedule. We worked hard to develop good resources, good mentors and good friends that have guided us when we needed it.

This months speakers are Four powerhouse females sharing their real estate journeys and what they have learned along the way. Even though these ladies have taken completely different paths, they have all become very successful in their own right. If you have any questions this would be a great opportunity to get many different perspectives.

Taija Golden - My name is Taija Golden, and I am a real estate investor here in Lincoln. I am employed full-time, been a realtor for 10 years, and a mother to 3 wonderful kids. My husband, Mark, and I specialize in finding and buying distressed properties, and remodeling them to add to our portfolio. We currently have 40 units. While working full time and raising a family we have relentlessly perused our dream for financial freedom through real estate.

Amanda Dickinson - Living Doors Real Estate started in 2017. I started the company so I could raise my daughters at home every day and have the flexibility to attend all their events as they grow up just like my parents did with me and my brother. In 2017, I started with managing my parents' rentals of about 50 units in Lincoln and Seward. Today I manage 220 residential units in Lincoln, Seward, York, Geneva, and Fairmont. We are always changing and growing to help keep our practices modern. Our relationships with our residents and owners are key and we create the freedom for our property owners and residents to live.

Andrea Trail - A little bit about my journey. I got started in real estate when I was around age 14 by greeting/giving information to people who came in at the Legacy Homes model homes in Lincoln and Omaha. That sparked my interest to sell homes and be a real estate agent. I started investing in RE at age 17th with my first rental. My dad gave me an opportunity to invest in a property with him so I took it. After that it was a slow start just trying to learn and obsorb as much as I could about different avenues to go down with RE. 2019-2020 is when I really started growing. To date I have 10 doors on my own and I have partnered with my dad on 25+ by managing them/running them for him. Since getting my license in Jan. 2021, I have sold a total of 10.4 million in sales. In the beginning I was focusing on working with anyone I could, it wasn't until this last year when I started primarily working with investor clients. Providing value to them by sharing my abilities to identify a deal, how to market it to sell, helping project manage for them if needed so they can be hands off, and pretty much any way I could be of service I am offering to help. I am married to my best friend and support system, Brenden, who now works full time on my dad, Steve, rentals and our rentals. We have 2 dogs so we love being outside with them as much as we can. Brendens very talented and can build/repair anything, so that fuels the outdoorsiness as well with jet skis, snowmobiles, sports cars etc. We are working hard now to create a life for ourselves and future family. We plan to involve our children in real estate to show them how it can provide for themselves and future family as well.

Megan Ahern - originally from California, moved with her husband Jeff to Lincoln Nebraska in 2018 to begin investing in real estate full time. They started their company, Acorn Properties and have since then bought over 50 properties consisting of single families and duplexes. They have owned long term rentals, short term rentals, sober living houses, and flipped and wholesaled houses. She has recently partnered to begin building new houses, and has built and sold her first spec build. Megan also owns Acorn Home Staging, which focuses on staging vacant houses for other flippers and realtors, and is also a licensed realtor herself.

Our speaker this month is Dan Delgado. Raised in the Cypress Hills Housing Projects in East New York, Brooklyn, real estate investing was the last thing on Dan's mind growing up. After moving to Nebraska, Dan did what most others do. He had goals of going to college and obtaining a 9-5 job like everyone else. He went on this path for several years, and eventually settled on a career in IT. The decision seemed safe, and Dan climbed the ranks over the next 12 years. However, all was not as it seemed. Although a career in IT provided Dan with good pay, he still felt something was missing. After several failed attempts at receiving any raises or promotions, he felt stuck and at the mercy of others. He came across Robert Kiyosaki's "Rich Dad Poor Dad", and everything changed. Dan immediately felt drawn to real estate investing and started learning everything he could. He read books, listened to podcasts, listened to audio books, and started attending real estate investing meetups. Analysis paralysis set in, and it took Dan over a year to make his first move. But for the next three years, Dan continued to flip houses while working a 9-5 job. In that time, Dan finally moved to a new employer and got that leadership position and pay he so greatly desired. The autonomy and freedom of the position allowed Dan to do his job at work, while also managing flips on the side. This seemed ideal at the time, but it didn't take long for Dan to see the opportunity cost of keeping his day job. It took him over three years to make the jump, but Dan finally made the move recently and hasn't looked back. Since leaving his job Dan's been able to acquire several projects to add to the dozens he's completed over the last couple of years. Dan has been able to run his flipping business without ever using any of his own money, and he doesn't spend much, if anything, on marketing. This month, Dan will go deeper into his story and share his tips on acquiring "zero-down" deals by focusing on one niche, pre-foreclosures, how Covid almost shut him down, and how he had to get creative to bounce back and start finding deals again.
