I love to educate. I have enjoyed a lot of success with the simple approach to educate people and share with them their options. And with absolutely NO pressure whatsoever.

Life happens and is often unpredictable. 

And even though we cannot predict the worst, we can plan and protect ourselves as much as possible. 

The HECM is a great way to buffer ourselves from a lot of unforeseen financial circumstances that could cripple one's retirement. 

Unfortunately, a lot of people wait for the unforeseen to happen before exploring the HECM option... and oftentimes too late. The HECM should not be treated as a loan of last resort, but as a tool to improve our retirement years.

This episode's title might confuse a lot of people at first. It is confusing because we are taught to "pay off the house" and then retire. What the real goal was to "eliminate having a house payment" and then retire. But what is forgotten is that the home is a monetary asset. It is worth thousands and thousands of dollars.

During our working years, we put our hard-earned money into one of 3 buckets: 1. savings, 2. retirement, 3. house (home equity).

We try to live off of our savings, put away money for retirement and buy a house to retire in. And if things go as planned, we we don't touch our retirement money or our home equity. 

We are NOT taught that we can have a more comfortable retirement by using BOTH the money we put into our retirement AND the money we put into our home equity. We are not taught this because nobody taught our parents/grandparents that the HECM loan can convert a non-liquid asset with monetary value (home equity) into money that can be withdrawn with a phone call. 

And if you didn't know this was an option... now you do!

Today's episode talks about how this can help retirees with fun expenses during retirement, and not-so-fun expenses but important ones.

Here's the biggest question for a lot of people looking forward to retirement: Will the house be paid off in time?

The primary benefit of paying off your house is that the mortgage payment goes away... and that makes retirement that much more comfortable. But what if the house will not be paid off for another 5-10 years. Can you last that long? And if so, do you want to work that much longer?? Will that affect your health??? Will you miss out on quality time with the family???? The list of questions goes on and on. 

So back to the Elephant in the Room: Will the house be paid off in time?

Well guess what... it doesn't have to be, if you qualify for a HECM loan! If you have enough equity, then we can use the HECM to payoff your existing mortgage. And with the HECM not having a required monthly mortgage payment, that means you would have eliminated your mortgage payment... and get that much closer to your retirement!

I love seeing the magic & the power of the HECM help people succeed in buying a home!

I am 45 years old and do NOT qualify for the HECM loan. The mortgages that I qualify for have a required monthly payment with them. That is just the way that it is. I cannot take advantage of this awesome program.

But if you are 62 years or old, then you already meet the minimum age requirement for this amazing loan.

Imagine this...

You want to pay "all cash" for your next home, but realize that you are $100K short of having your dream home. Did you know that if you are putting more than half down, that a HECM might be able to cover the difference AND WITHOUT A REQUIRED MONTHLY PAYMENT. 

As long as it is your primary residence and you are 62 years or older, then you are a prime candidate for this Federal Housing Administration program.

Or imagine this...

You have $600K to pay all cash for your next home, but you learned about the HECM & now want to keep $200K of that money in the bank (or invested). That is a great possibility if you are 62 years or older and the home will be your primary residence.
