The Hotel SalesHop: Recent Episodes

Joe Gray

For years people in the hotel sales industry have been giving the same outdated advice for how to prospect and bring new people to our hotels.

Frankly, it’s not the 80’s anymore.

If you’re still reading this you’re probably sick of cold calls, cold emails, and uninspiring office visits.

And.. you probably want to know what the people are doing who are killing it in your space. The people who don’t have the brand recognition of a Marriott or Hilton.

If you’re interested, that’s what I’m out to discover as well. Let’s figure this thing out.

For a long time I was frustrated because cold emailing into local companies didn't work for me. I thought it wasn't a good method for prospecting. Now I realize it wasn't that emailing doesn't work, it's actually that my offer was terrible. This episode discusses my findings after changing my offer.

Sometimes companies stop producing room nights for an extended period of time and then hotels get annoyed and drop those clients. The truth is travel is variable for most companies. I've learned not to drop companies that aren't producing. We had one company this year that had only produced 5 or 6 room nights year to date. They reached out to me this weekend wanting 5 rooms from the middle of January through the end of April. Sometimes the accounts that seem useless end up surprising us the most.

Hotel sales is interesting because most companies you make deals with are lying (maybe not on purpose) to you about how much volume they'll actually bring you. This is the reason why you need to close way more deals than you think to consistently produce the number of room nights you're trying to hit.

I find that a lot of hoteliers and business owners are terrified to sacrifice rate and give horrible rate offers to their potential corporate clients. This is (in large part) why they can't seem to build a solid corporate base. If your offer is terrible, companies won't go out of their way to work with you. It is what it is.

I find that we're often trained to worry so much about volume of room nights that we miss out on a lot of great deals with "hidden accounts," or companies that produce 5-10 rooms nights per month or even less. The simple truth is, most other hotels aren't willing to work with these types of companies so there's almost no competition for their business. If you can get a lot of them to sign up it'll be well with your time.

Hey everyone, today I wanted to discuss how far you've come. Just a reminder that years ago you would have given a lot to be where you're at now. And if you're just getting started you'll have this same realization two years from now. I wanted to talk about this because we're always trying to grow, but we need to remember where we started. Two years ago we would have been amazed to find out where we are now. We originally thought if we could get to 300 LNR room nights per month that would be amazing. Now, if we do 300 LNR room nights in a month, that's a bad month for us. Crazy how things change. Maybe you feel the same. Maybe you don't.

Hey everyone, hope you enjoy my random thoughts today. We're really seeing pretty incredible results right now with occupancy and we're starting to see our ADR catch up a little bit to the big dogs in our market. I really think our clearest path to increasing ADR is to continue to increase demand by putting on more and more LNR accounts. The episode explains my reasoning further. Hope you find it valuable! If you're in sales & marketing you need to become okay with two things. First, hearing the word no. Second, hearing the word no a lot. This brings up two important points. First, one know doesn't matter. Second, you have to go through way more no's than you realize to get a yes and that's okay.

Hey Everyone, in today's episode I discuss how our company has effectively utilized one Director of Sales to cover three hotels in three different markets while still getting better results than most hotel sales managers get while covering one hotel. This is only possible through the purposeful use of powerful sales tactics combined with technology and automation. This methodology, in my humble opinion, will lead to less sales roles in the industry at large but far higher sales salaries, effectively saving the ownership groups money while rewarding the sales managers who understand technology and are intelligent enough to utilize it effectively. I hope you listen and find this valuable. If you have any questions feel free to reach out on LinkedIn. Just search "Joe Gray SalesHop" and I should pop up. Excited to connect!

Let’s talk about dealing with ownership for a second. The biggest thing they’re looking for from you as a sales manager are results. The best way to wow them is to show them (in depth) the analytics behind your efforts. It’s important to show them month over month and year over year what’s going on from a sales and marketing standpoint compared to the general hotel numbers. If you can show them what you’re bringing in compared to how much the hotel revenue has increased you’ll become their favorite person. Tracking all of these number will also make your 10x more productive. If you want an example of a good analytics sheet with all of the formulas built in shoot me an email at joe@saleshop.io and I’ll send you one for free. That’s how important I think this is to your success.

I often see sales managers doing things the hard way. They haven’t quite figured out the secret to selling. They don’t understand how to get warm leads and how much more easily those warm leads convert into sales than cold leads. It’s extremely important to follow the path of least resistance in your sales first and foremost. Do the things that yield the most fruits and do them consistently.

To be honest (and I can speak from experience here) working with many hotel sales managers is painful. They make it really difficult as a travel manager. Want to know the secret to selling more rooms? Become the easiest hotel to do business with. That’s all a travel manager really wants.

I have personally never been to a chamber of commerce meeting. I don’t do office visits. I don’t take travel managers out to lunch. I don’t do hotel tours. I don’t do most of the things the franchise tells me to do. I do things a little bit differently and you can too. Why? Because the world is very different in 2022 than it was even 3 years ago. The sales formula I discuss in this episode works on autopilot. It has helped us bring on nearly 100 corporate accounts in the last year and increased on LNR room nights by nearly 4-5x. We’re currently offering 10 hotels nationwide access to our exclusive training program and software for FREE through the end of 2022. Go to SalesHop.io to sign up now.

How do you get extraordinary results? The answer may surprise you. Has the world progressed since 1960? Of course. Many think it’s because we do everything differently. In reality we just built on the successes and mistakes from past generations to get to where we’re at today. We humbled ourselves and realized we didn’t know everything. We learned from people more experienced than us. Then we applied those same principles with new technology, thus leading to increased experience and skill. Each industry progresses by building on the past. How can you apply this into your sales? Get yourself a mentor, humble yourself, and experiment with what they tell you to do. Then once you start to see results, continue to experiment and build on what they taught you, all the while being open to learning new strategies and tactics. The formula is simple. Just be humble.

In the culture we live in today we often look for immediate results. That’s great, but we often have really high expectations that can’t reasonably be reached. Instead, if we just decided to apply the same strategies consistently over the course of the next year we’d see that incredible result we’re looking for. We’d see the Multiplicity Effect in action.

Many salespeople send one cold email and wait for a response. What they don’t understand is most emails actually go unread and many emails that were read go without a response, even if the potential client was interested. They don’t want to make a decision. This the urgent need to follow up quickly and consistently. The hotel that stays top of mind tends to win.
