"The Decision Making of a Financial Psychopath" shows the 2018 study to examine the relationship between psychopathic personality traits and financial risk. The revised Psychopathic personality inventory test was taken by 118 Business majors participants to examine their psychopathic personality traits and how they handled time preferences and risks. They concluded the primary trait rebellious non-conformity and the secondary trait and self-centered impulsivity may be beneficial to more rational financial decisions.

We are facing a seller's market, that means, you have too many buyers with a low housing inventory. When the pandemic hit in 2020, the FED lowered the interest rate to motivate buyers and the economy. Sellers on their side feel are better to wait since prices are rising.

New Construction and more sellers will start increasing the housing inventory, buyers will now have more choices and market reaches equilibrium (only for a while) until there are more houses for sales than prospect buyers, creating then a buyer's market.

Then the process repeats....

Que es la Oferta y la Demanda:

La oferta y la demanda son las fuerzas responsables que determinan la cantidad que se produce de cada bien y el precio al que se debe vender.

La demanda representa las cantidades demandadas de un bien que los consumidores desean.

La oferta representa las cantidades que las empresas desean producir.

Ley de la demanda: a medida que aumenta el precio de un bien, la cantidad demandad del mismo disminuirá.

Es la relación inversa que existe entre el precio de un bien y la cantidad demandad.

El efecto substitución dice que cuando aumenta el precio de un bien, la cantidad demandada de ese bien se reducirá, ya que su consumo se sustituirá por otro más barato.

El efecto renta: si tienes menos dinero, vas a consumir menos de ese bien. Por ejemplo: si la carne sube de precio 20%, entonces si tu presupuesto de la carne era $100, ahora vas a necesitar más dinero, y si no lo tienes consumes menos de ese bien.

Un bien Normal: (primera necesidad) o de lujo (sube la renta, se incrementa la cantidad demandada)

Un bien inferior: (la cantidad demandada disminuye cuando aumenta la renta)

Como se desplaza la demanda

1) La renta del consumidor

(bienes inferiores/normales)

2) Los precios de los bienes relacionados (sustitutivos/complementarios)

3) Los cambios en los gustos o preferencia de los consumidores.

OJO: MOVIMIENTO A LO LARGO DE UNA CURVA DE LA DEMANDA O DE OFERTA SOLO CUANDO SE ALTERA EL PRECIO

DESPLAZAMIENTO DE UNA CURVA DE DEMANDA O DE OFERTA CUANDO CAMBIA OTRA VARIABLE QUE NO ES EL PRECIO.

Today I spoke with Leah Bird. We met in China in 2018 when I was teaching there. Teaching in China was an incredible experience, however, it can be a real nightmare for a lot of foreigners that get scammed to teach with a tourist visa without understanding the risks of getting arrested or deported. I want to talk more about this experience to alert others. It is possible to do it, but you need to really be aware of their system and understand the dangers of teaching in China.

Jackie started the process when she was 14, she explained to me this challenging process of achieving a dream that most people told her she was not capable of doing it.
