In this episode of the Income Flip Podcast, Tyler Coon shares his journey from driving Uber with $2,000 to his name to building Savvy STR Agents, one of the fastest-scaling short-term rental real estate teams in the country.
Tyler breaks down how he niched all the way down into short-term rental investing, walking away from a general real estate team to focus exclusively on Airbnb buyers, and why that "subset of a subset" bet is what allowed him to scale past everyone who told him it was impossible. He highlights the power of repeat, high-trust client relationships in short-term rentals—where one investor bought eight properties in a single year, and one $800K house has since generated over $100K in commissions across multiple resales. He also contrasts the grind of individual production with the leadership transition required to scale a business, explaining why hiring, delegation, and a willingness to reinvest every dollar—even at a loss—are what separate a good agent from a category-defining company.
In this episode Rob Chevez sits down with Andy Bui, an engineer turned real estate investor who built a successful co-living portfolio in Northern Virginia. Andy shares how a desire to create passive income for his family led him to discover an overlooked housing niche, validate demand through years of research, and scale a room-by-room rental business in one of the country's most expensive markets. The conversation covers risk management, market research, co-living investing, and the mindset shifts that helped Andy go from employee to entrepreneur.
In this episode of the Income Flip Podcast, Bob Bernotas shares his journey from being a college athlete with no clear direction to stumbling into franchising in the 1980s, where he scraped together the resources to buy his first West Coast Video franchise.
Bob breaks down how franchising gave him a structured roadmap compared to independent businesses, allowing him to scale with more predictability and less trial-and-error. He highlights the power of recurring-revenue, membership-based models—particularly in the modern men’s health space—where a single investment of around $350K scaled into six-figure monthly revenue with strong margins and a projected multi-million-dollar valuation. He also contrasts business ownership with linear income, explaining why well-structured franchise systems can create far greater leverage, scalability, and wealth-building potential than traditional income models.
In this episode of The Income Flip Podcast, Rob sits down with Jeff Shafritz, a franchise consultant with 20+ years of experience helping people find the right franchise opportunities.
Jeff shares how he accidentally entered franchising after college, rose through franchise development at The Athlete’s Foot, and later transitioned into consulting after being downsized around 9/11. Rob and Jeff discuss how franchising can help people own their future, especially as AI and corporate disruption change the job market.
Jeff explains that successful franchise ownership is not about loving the product — it is about finding the right fit based on your skills, capital, time, goals, and lifestyle. They also connect franchising to the Income Flip framework: moving from being the technician to owning a system that can create freedom, optionality, and long-term income.

Laura emphasizes the difference between the accumulation phase—focused on growth and risk—and the transition into preservation and income, where priorities must shift to stability, tax efficiency, and sustainable cash flow. Will explains how he transitioned into hard money lending almost by accident, initially deploying idle capital into loans and then recognizing its potential as a scalable business. He dives into why lending fits his skill set, the benefits of fund structures for diversification, and how trial and error ultimately helped him find his niche. The conversation highlights a key lesson for investors: success in real estate often comes from trying different paths until you identify the one that aligns with your strengths, interests, and long-term goals.

Deborah Razo founded the Women in Real Estate Network (WREN) to support and empower women in the real estate industry. With 30 years of entrepreneurial experience, Deborah transitioned to real estate 13 years ago, inspired by Robert Kiyosaki's "Rich Dad Poor Dad" and the desire for passive income. Starting with house flipping in LA, she faced numerous challenges, including a life-changing car accident that led her to reassess her career goals. Frustrated by the male-dominated industry, she began hosting brunches with female real estate investors, which evolved into WREN. This network quickly expanded, offering resources, support, and opportunities to women across the country. Deborah's journey includes investing in properties outside LA, including Memphis and Puerto Rico, where she co-owns a bed and breakfast. Her mission is to foster a community where women can thrive in real estate, sharing knowledge and encouragement. WREN now operates online, continuing to provide valuable connections and support to women in the industry.

Henry Washington is a rising real estate entrepreneur. His main goal is to help people out of distressed situations helping homeowners with properties that have become difficult and cumbersome to manage.
However, Henry didn't start in real estate. Following college, he moved to Arkansas, working in IT software development for Walmart. Not financially educated, he became a "paycheck to paycheck guy."
After Henry got married, his lack of financial education made buying a house complicated because of his low credit. This motivated Henry to begin Googling how to make more money, including making passive income to provide for his new young family.
After watching a TEDx Talk titled "How to design your dream life through passive income," he figured out a way to buy houses with no credit and no money.
Henry's tenacity and willingness to help people through difficult times make this entrepreneur a shining star. Learn how this young real estate entrepreneur currently owns 65+ doors, built a fast and furious IG following, and continues to show up for his community!

Jennifer Beadles had a goal of buying a house by the age of 21. So determined, she worked multiple jobs while finishing up college and lived out her dream of purchasing the least expensive home she could find.
From there, she saw how many opportunities presented themselves with real estate. For example, she could tear down a home, build a multi-family (since zoning applied), or have the option of fixing and flipping. The potential in real estate seemed endless and from that point on, Jennifer was hooked.
Her first job for a builder-developer included project management, which trained her in leasing, permitting, estimating cost builds, and managing subcontractors.
When she did decide to go on her own and become an agent in 2009, the real estate market had recently crashed; with few deals out there, she decided to put her own projects together! Her first project of four townhouses was a success.
Fast forward, Jennifer has built a network of real estate investors who are looking for out-of-state buy-and-hold rentals in markets all across the U.S.
We promise you will learn a lot from this rock star!

In the late 1990s, Scott McElhaney, a recent college grad and recruiter, read Robert Kiyosaki's "Rich Dad, Poor Dad." The book's central theme, making money work for you, resonated with Scott and one that he has carried through his Real Estate career.
As young newlyweds, Scott and his wife Lisa ventured into flipping homes, starting with bathroom and kitchen remodels. A decade later, they were building luxury spec homes.
As their family grew, they leaped and transitioned to buying commercial real estate properties. Out of love of food, they purchased mainly restaurants and retail asset classes, but true to their life's goal, to not trade time for money, they wanted a business that gave them the freedom to spend time with their family. Today, they have more time for their family while working on their real estate portfolio.
After a defining moment as a teen from East Texas, Chris Arnold set out to get his masters in theology. Finishing up grad school, he was conflicted to either follow his vocation or enter the business world. He decided to take some time and travel the world, visiting Italy, Greece, Uganda, Kenya, Egypt, India, Thailand, and Turkey. Upon return, he had influences that encouraged his direction toward real estate.
For 15 years, Chris has been building his real estate businesses. As those businesses grew, so did his deep value for four freedoms; time, resources, thought, and location. He came to understand that he could run a profitable business, live the life he wanted, and serve others. He now lives out his dream in Tulum, Mexico, all his real estate businesses run virtually, and he fulfills his vocation of helping others through his online coaching programs.
