Record prices, local buyers, and a century of family history collide in a fast-paced look at how land really changes hands. We team up to unpack two headline auctions—a strong multi-parcel sale near Winner, South Dakota and a landmark $19 million, 14-parcel sprint outside Casselton, North Dakota—and share what these deals reveal about price discovery, timing, and who’s actually bidding when great ground opens up.

We start with the human side: fifth-generation stories, wagon trails that became field approaches, and heirs who know the farm by a tax bill more than a township road. Then we zoom into the mechanics that matter—parcel strategy, honest marketing, and the right lead time—so buyers can arrange financing and 1031 exchanges while sellers gain the confidence that comes from transparent competition. You’ll hear why the Winner area’s blend of cattle, crops, and pheasant hunting attracts diverse bidders, and how the Red River Valley’s loam, drainage, and proximity to processors set the stage for rapid bidding and a decisive finish.

The episode breaks down online versus live dynamics, explaining why high-stakes buyers sometimes prefer the focus of a screen while others feed off the energy in the room. We also tackle the market paradox: softer grain prices and higher rates, yet deep demand for quality acres. The throughline is simple—well-run auctions expose real value. Whether you’re considering a family sale, eyeing a neighboring quarter, or weighing an investment that pairs production with recreation, you’ll come away with a clear view of buyer profiles, pricing logic, and the preparation that turns uncertainty into action.

Ever wonder why a field that looks “messy” in the fall can be the most valuable ground on the farm? We sit down with Paul, a third‑generation North Dakota producer, to unpack how no‑till, cover crops, and salinity management rebuilt soil structure, improved infiltration, and quietly raised the long‑term value of his land. His story starts with crop diversity after the Freedom to Farm Act and moves through the hard early years of saturated topsoil, compaction layers, and skeptical neighbors before the biology caught up.

Paul explains his simple definition of regenerative agriculture—regenerating the soil—and shows what that looks like on the ground: residue armor, living roots as long as the lawn is green, and tools like arbuscular mycorrhizal fungi working below the surface. He details how satellite‑based zone maps revealed hidden salinity halos, why he keeps steel out of those areas, and how buffers seeded to tolerant grasses and alfalfa, supported by CSP, both protected soil and paid their way through haying. Along the way, wildlife returned; tall stubble sheltered sharp‑tailed grouse and boosted habitat across wetlands and pasture edges.

We also dig into cover crop strategy for short seasons: load the drill by August, prioritize roots over showy biomass, and keep mixes simple and cheap with oats, peas, and radish. For those curious about interseeding, Paul shares timing windows around wheat’s growth stages and lessons learned from dry and wet years. Finally, we translate soil health into dollars. Drawing on his graduate research, Paul quantifies the annual nutrient value tied to each percent of soil organic matter and how that knowledge shifts what farmers are willing to pay in rent or purchases. Add in NRCS programs like EQIP and CSP to de‑risk adoption, and regenerative practices start to look less like a gamble and more like a long‑term investment.

If this conversation sparks ideas for your fields, tap follow, share it with a neighbor who’s “cover‑curious,” and leave a review with your biggest soil challenge—we’ll bring back Paul for a Q&A.

Rare land doesn’t wait. We open the gates on a decisive moment for ag buyers and sellers across the Upper Midwest, from a brisk harvest to a Casselton land auction that drew heavy, disciplined bidding and a single operator sweeping premium tracts. We talk through what set those parcels apart—soils, location near crush and ethanol plants, and development pressure—and why smart buyers are ignoring short‑term commodity noise to lock in long‑run productivity.

From there, we head northwest to a Bobells‑area quarter with strong soils and clean rent potential, then swing south and west to Bowman and Slope counties where mixed grass, hay land, and Little Beaver Creek frontage create diversified returns and standout hunting value. The spotlight turns to a tri‑state, 6,900‑acre ranch designed for 12‑month operations, with pipelines, wells, Box Elder and Sheep creeks, and interspersed cropland for feed security. With cattle prices at historic highs, we unpack how year‑round flexibility, water distribution, and unit sizing can reshape a buyer’s calculus heading into 2025.

If gear is your focus, we break down equipment you can put to work right now: late‑model UTVs, telehandlers, and skid steers at Steele; a Streeter estate anchored by a 9620RX and a low‑hour Fendt 1050 Vario plus a 624K high‑lift loader; and a live‑broadcast consignment stacked with livestock equipment, loader tractors, hay tools, and premium trailers. We also preview the South Dakota winter auction featuring utility wheel loaders, front‑assist tractors, sprayers, and more—all with live bidding to maximize transparency and discovery.

A family ranch, a hometown bank, and a region built on grit—this conversation brings them together to explain how modern agriculture actually works when the numbers get big and the margins get thin. We sit down with banker and lifelong ranch kid Duane Bowman to unpack the shift from two-hundred-thousand-dollar operating notes to multi-million-dollar lines, the rise of precision ag and seed genetics, and the reality of running million-dollar machinery on dryland acres. It’s a clear-eyed look at risk, growth, and the decisions that matter.

We start with the Bowman ranch story—custom feeding, backgrounding, and a long commitment to genetics that grew into a registered Angus program neighbors trust with their bids. That same neighbor-first mindset shapes Dakota Western Bank’s approach across Bowman, Scranton, Hettinger, and Regent: hire local, understand agriculture, and build relationships that last longer than a cycle. From coffee on Fridays to lending strategy, small-town banking turns out to be a competitive advantage when markets lurch and weather toys with your plans.

Then we go deep on the playbook. On the crop side: inputs, precision seeding, camera-guided spraying, and storage that supports smarter marketing when basis and futures aren’t cooperating. On the ranch side: record calf checks, facility and genetics upgrades, and why Livestock Risk Protection makes sense when bred heifers push four figures per head. We talk land and pasture, too—rising rents, out-of-area demand, and how cautious expansion beats chasing the last dollar. Through it all, the theme is discipline: protect the downside, invest in productivity, and don’t let short-term highs cloud long-term math.

If you care about agriculture, rural finance, or the way communities lift each other, this is a grounded, data-aware conversation that cuts through the noise. Subscribe for more candid stories from the people who seed, feed, and finance America—and leave a review to tell us what you want to hear next.

Taxes shouldn’t decide the future of your farm. We sit down with Jody Robinson, VP of Tax Planning at Mariner Wealth Advisors, to unpack how the so-called “Big Beautiful Bill” changes the game for landowners and the families who depend on them. From estate tax thresholds to capital gains strategies, we break down what actually matters when the goal is to keep acres in the family and options open.

We start with the bigger picture: how a higher, now “permanent,” federal estate tax exemption buys time and clarity for long-range planning, and why state-level rules can still spring surprises. Jody explains the step-up in basis in plain English and shows how it erases decades of appreciation for heirs, often preventing forced sales at the worst possible time. Then we pivot to active moves: 1031 exchanges to keep gains deferred and capital working, Qualified Opportunity Zones for an alternate deferral path, and portfolio tactics like tax-loss harvesting to soften the blow when sales are necessary.

Operators get a timely walkthrough of bonus depreciation’s return to 100% for qualifying assets such as equipment, irrigation, and grain bins. The upside is immediate cash flow relief; the catch is potential depreciation recapture when you sell. Jody lays out how to time purchases, align hold periods, and avoid trading short-term relief for a bigger tax bill later. We also dive into titling choices—individual, joint, trust, or entity—and how they affect control, transfer, and taxes. Finally, we tackle gifting versus inheriting: when lifetime gifts support continuity for an on-farm heir, and when waiting for inheritance preserves a step-up in basis for those likely to sell.

If you want a practical roadmap—clear steps, real trade-offs, and fewer landmines—this conversation delivers. Subscribe, share with someone planning a transition, and leave a review with your top tax question so we can cover it next.

What does it really take to keep a small town alive—and help it grow? We sit down with developer and community leader Nathan Burseth to unpack how Colfax, North Dakota, paired housing with heart to attract families, remote workers, and retirees while strengthening its school and tax base. From the first 15 lots to multiple phases in Colfax Meadows, to the shop-friendly Trackside, to the barn dominium-focused Reserve, Nathan shows how choice, covenants, and city services create real momentum without losing the rural feel people love.

We dig into the practical playbook: municipal water and sewer on large lots, creative architecture with many builders, and fiber internet that lets Minneapolis or Chicago professionals work from the prairie. Nathan explains how a diversion settlement funded county-wide housing initiatives, reducing risk for builders and banks, and why home rehabilitation is a powerful lever for affordability and neighborhood renewal. Each new household matters; just a few students can change a district’s budget, keeping class sizes small and opportunities wide.

Community culture ties it together. The Richland 44 Foundation’s scholarships—up to $10,000 per graduate—plus a new events venue keep resources flowing to students and teachers, from dual-credit support to classroom tech. Add pheasants at dusk, kids biking to the pool, and a 20-minute interstate drive to Fargo’s jobs and concerts, and you have a compelling mix of small-town life with big-city access. If you care about the future of rural America—or you’re searching for a home where values and opportunity align—this conversation brings a blueprint you can use. Land headlines may say “wild,” but the on-the-ground story is sharper: focused buyers, resilient prices on the right tracts, and real opportunity in mixed-use and grassland parcels. We unpack the three pillars driving value—farm profitability, interest rates, and safety nets—then dig into why “land is local” still explains so much of what clears at auction. Attendance may be thinner than last year, yet prime quarters near existing operations continue to command strength, especially where soils, access, and water line up.

We also trace the season’s format shift. Lakota’s live room popped, Devils Lake went heavy online, and harvest convenience kept producers bidding from the cab. You’ll hear when we choose live high-bidder’s choice versus timed online, how buyer profiles influence results, and why clear parceling, fencing status, water sources, and drone footage help sellers earn trust and bidders move fast. On the ground, grassland remains a bright spot as livestock values hold firm across western North Dakota and eastern Montana—where contiguous pasture, reliable water, strong fences, and maintained roads are the real currency.

Then we map the fall slate: Jamestown’s multi-parcel cropland, Emmons County’s contiguous grass, western ND pheasant-country tracts, and a standout 1,763-acre Cass County offering stretching Castleton to Wheatland. High PI soils and development shadow along Highways 10 and 18 create long-hold optionality, while additional parcels sit near the ethanol plant and along the interstate for future flexibility. Add a 2,500-acre Slope–Bowman package with river-bottom trees on Little Beaver Creek, and recreational and grazing value intersect in rare ways.

Ever wonder how a shy teenager becomes the person who can run a meeting, lead a team, and shift an 18‑speed without grinding a gear? We sit down with educator and rancher Colby Steeke to trace that journey—from a ranch in southwest North Dakota to a 1,300‑student CTE powerhouse where agriculture education meets real-world opportunity. The story starts with roots: parents who teach ag, sisters who show goats across the Midwest, and mentors like the late Butch Howland who believed travel and exposure could change a student’s life. Then it accelerates—Denver Stock Show meat judging champions, late-night practices, and the kind of high expectations that turn small-town programs into statewide standouts.

We open the doors to the Southwest Area CTE Academy in Dickinson, where seven partner schools share 18+ programs ranging from diesel mechanics and heavy equipment to floriculture, food science, and health pathways. You’ll hear how mobile CDL and heavy equipment simulators give teens safe, high-fidelity reps on 10-, 13-, and 18-speed transmissions, and how a USDA-certified mobile meat processing trailer turns pork loins into chops while teaching food safety, value-add, and entrepreneurship. Colby makes a compelling case for SAEs, scholarships, and travel—from state leadership conferences to national convention—as the engines that build confidence, networks, and career clarity for students who may never step on a farm but will shape the future of food and fiber.

We also tackle the ROI question head-on. Not everyone needs a five-year degree to build a good life. Many agriculture-adjacent careers—welding, CDL, precision ag, HVAC, dental assisting, agronomy tech—start with certificates or two-year programs that pay back fast and meet urgent local needs. Along the way, social media gets reframed as a teaching tool: TikTok Tuesdays, classroom-ready clips, and a national community of ag teachers swapping ideas that work. If only one percent of Americans farm, then ag education is how the other ninety-nine percent learn what feeds and clothes them—and how thousands of students find real, respected careers. Subscribe, share with a parent or student who needs options, and leave a review with the skill you wish school had taught you.

What happens when worlds collide? When Christian Miller sits down with Jack Pfeifer for a candid conversation about his journey from Lancaster County's Amish community to becoming a successful auctioneer in the Northern Plains, we're treated to a fascinating glimpse into a rarely-seen American experience.

Christian pulls back the curtain on growing up Amish, where one-room schoolhouses, horse-drawn farm equipment, and tight-knit community values shaped his worldview. He describes how Lancaster County's agricultural economy operates - from communal tractor ownership (with engines mounted directly on implements pulled by horses) to intensive dairy operations on relatively small acreages. We discover that virtually everything in Amish communities sells through auctions, explaining why auctioneering runs in Christian's blood as a third-generation professional following his grandfather and great-grandfather who began calling bids in 1942.

The land dynamics Christian describes are eye-opening, with prime Lancaster County farmland commanding upwards of $20,000 per acre. This price pressure has pushed Amish families into neighboring York County, doubling land values there as families seek space to continue their agricultural traditions. Unlike conventional approaches to land investment, Christian explains how Amish families willingly take on "lifetime debt" for farmland, understanding it may be their children or grandchildren who finally own the property outright - a multigenerational perspective on legacy that profoundly influences market behavior.

The conversation shifts to exciting developments at Pifers as they celebrate their 25th anniversary, with Jack Pfeifer stepping into the CEO role while maintaining the company's commitment to exceptional service across real estate, auction, and land management sectors. The transition of leadership in their land management division signals growth and innovation while honoring the foundation built by longtime leaders.

Deep in the heart of America's farm country, Big Iron stands as the nation's largest agricultural show, sprawling across 300 acres of the Red River Valley Fairgrounds. On this special episode of America's Land Auctioneer, host Steve Link takes us through the final day of the 45th annual event, capturing conversations with the innovators shaping modern agriculture.

The spotlight first falls on Chris Paulson and his groundbreaking QA Farmer app. Born from frustration with existing digital tools, this purpose-built application consolidates weather forecasts, grain market data, and inventory management into one intuitive interface. "I used to log into four or five websites," shares one farmer, "now I literally just have to go into one app." Developed in just three months after consulting with dozens of producers, the app represents agriculture's ongoing digital transformation.

We then journey into the sugar beet harvest with Harrison Weber of the Red River Valley Sugarbeet Growers Association. Weber explains the unique dual-harvest system and the delicate balance between sugar content and tonnage. With prices down 30-40% year-over-year, producers face significant challenges, yet remain optimistic about crop quality. "A good crop can mitigate some of those things," Weber notes, highlighting how weather, factory efficiencies, and storage conditions will ultimately determine the season's success.

Ross Johnson of Agassi Drain Tile shares insights from his company's 20-year journey and their expansion into precision planting technology. "Getting everything placed, both spaced out evenly and at depth, with the same compaction over it" dramatically affects yield, Johnson explains. His comments reinforce a recurring theme throughout the episode: even in challenging economic times, strategic investment in the right technology delivers substantial returns.

The episode concludes with Fair Director Cody Cashman revealing record vendor participation and exciting plans for next year's show, including the potential addition of a combine demolition derby. His passion for agricultural education shines through as he describes the fairground's year-round educational center and livestock enrichment program.

What makes a community's stories worth preserving? Rick Thompson believes the answer lies in the rich tapestry of western heritage that defines North Dakota—a legacy he's dedicated his career to protecting as Executive Director of the North Dakota Cowboy Hall of Fame.

Thompson's journey from Bowman, North Dakota to his current role spans decades of deep connection to rodeo and western culture. With an animal science degree and 25 years producing a nationally syndicated rodeo program, he brings authentic passion to the Hall of Fame's mission. When asked why this work matters, Thompson's answer cuts to the heart: "If we don't tell our story, what's that story going to sound like?"

The conversation reveals how the Hall of Fame functions as far more than a museum. Beyond its impressive exhibits honoring legendary cowboys, ranchers, and rodeo champions, the facility hosts land auctions, receptions, and community gatherings. Perhaps most remarkably, Thompson and his staff of seven don't wait for visitors to come to them—they travel extensively throughout North Dakota and beyond, sacrificing countless weekends to connect with communities and members who've relocated to warmer climates.

This dedication speaks to a deeper truth about preserving heritage: it requires going to where people are, meeting them in their own communities, and creating opportunities for stories to be shared. The Hall's ambitious expansion plans—adding 10,000 square feet with technology-focused areas for younger visitors—demonstrates their commitment to evolving while honoring tradition.

As Thompson explains, the urgency of their mission grows daily: "We lose those people every day. We lose a piece of that history when somebody leaves us." From the sod houses of early settlers to today's multi-generational ranches, these stories create an unbroken chain connecting past and future. Through creative fundraising (including auctioning a donated motorhome that attracted bidders nationwide) and a network of over 300 trustees who nominate Hall of Fame inductees, the organization continues finding innovative ways to capture these narratives before they're lost forever.

Want to be part of preserving North Dakota's western heritage? Visit the Hall of Fame in Medora, attend an event, or consider supporting their expansion project through membership or donation. Every contribution helps ensure these powerful stories will inspire generations to come.

What happens when rural communities face development projects that promise prosperity but threaten local resources and way of life? Trent Luce, the voice behind Luce Trails Media for 26 years, joins us for a frank conversation about the changing landscape of America's heartland.

Trent shares his journey as a sixth-generation American farmer whose family built their Illinois barn in 1889—a structure that still stands today as his nephew prepares to become the seventh generation of land stewards. This deep connection to agricultural heritage frames our discussion about modern challenges facing rural America.

We dive into Trent's formative experience managing a pig farm on the Rosebud Reservation, where he hired and trained tribal members amidst 87% unemployment rates. While the project initially offered hope, it ultimately revealed how development initiatives can divide communities along unexpected lines. This experience transformed Trent into a passionate advocate for transparent communication about food production and rural development.

The conversation shifts to today's pressing rural development issues—particularly AI data centers consuming unprecedented amounts of electricity and water in small communities. When Trent reveals that a single AI center in Cheyenne will use five times the electricity of every home in Wyoming combined, we're forced to question the true cost of these projects. Are the promised jobs worth the resource drain? Who truly benefits when tax credits drive development decisions?

We also explore the status of controversial CO2 pipeline projects across the Great Plains and how South Dakota's grassroots opposition has effectively challenged corporate interests. Throughout our discussion, one message rings clear: when communities organize and show up at public meetings, they retain control over their future. As Trent powerfully states, "We haven't shown up to hold accountable the people representing us in this representative republic. If we start showing up, we actually dictate the direction of the ship."

Ready to understand what's at stake in your community? Listen now and discover how property rights, resource management, and citizen engagement intersect to shape rural America's future.

Navigating the complex world of agricultural programs can be overwhelming, especially for those just starting their farming journey. In this enlightening conversation with James Cruz, County Executive Director for Clay County FSA with over 31 years of experience, we unpack the valuable resources available through the Farm Service Agency that many producers overlook.

The Farm Service Agency operates in nearly every county nationwide, making it uniquely positioned to deliver critical support programs directly to agricultural producers. For beginning farmers, FSA offers specialized financing that dramatically reduces barriers to entry. Through the Beginning Farmer Down Payment Program, newcomers can purchase farmland with just 5% down, while FSA contributes 45% and a commercial lender covers the remaining 50% – all at interest rates significantly below market. This program is available to those who have farmed less than 10 years and don't own more than 30% of the average county farm size.

Perhaps most surprising is the innovative Conservation Reserve Program (CRP) Transition Incentives initiative. When landowners with expiring CRP contracts lease their land to beginning farmers for five years, they receive two additional years of CRP payments – creating a powerful financial incentive to support the next generation of producers while easing the transition of conservation land back into production.

The conversation also explores disaster assistance programs that provide essential safety nets. From the Administrator's Physical Loss Declaration that offers low-interest emergency loans for storm-damaged facilities to the Supplemental Disaster Relief Program compensating for weather-related crop losses, FSA stands ready to help producers recover from setbacks. Additional financial tools like the Marketing Assistance Loan program (providing $3.87/bushel for wheat at 5% interest) and the Farm Storage Facility Loan program (financing bins, dryers, and handling equipment at rates as low as 3.75%) round out FSA's comprehensive support system.

Ready to leverage these programs for your operation? Contact your local FSA office today and register for their GovDelivery communication system to stay informed about opportunities that could transform your agricultural business.

The wealth that's been created in farming and the transfer that's coming is unprecedented, yet many farm families still put off crucial estate planning conversations. In this insightful discussion with senior wealth consultant Galen McGregor, we unpack the essential components of effective farm legacy planning and why it matters at every age – not just for the elderly.

Farm families face unique challenges when transitioning assets between generations. From deciding who gets which parcel of land to managing the delicate balance between fair and equal distribution among heirs, these decisions require thoughtful consideration. As Galen explains, "Once you have worked with one family, you've just worked with one family," because each situation demands customized solutions that honor both financial realities and family dynamics.

We explore the five core components every comprehensive estate plan should include: a last will and testament, financial power of attorney, healthcare power of attorney, living will, and potentially a revocable trust. Surprisingly, everyone needs the first four components by age 18 – something many farm families overlook until it's too late. The conversation also highlights practical strategies for asset protection, including structuring operations with separate LLCs for crops, machinery, and land to limit liability exposure.

Perhaps most compelling is Galen's emphasis on the non-financial aspects of legacy planning. Her recommendation to create a "letter of wishes" – a personal explanation of your estate decisions – can prevent misunderstandings and preserve family relationships after you're gone. As she puts it, "Sometimes it's not just money, but how do you want them to operate every day and treat others?" This perspective transforms estate planning from a purely financial exercise into a meaningful expression of your values and hopes for future generations.

Whether you're just starting your farming career or contemplating retirement, this conversation offers practical guidance for protecting what matters most – your land, your legacy, and your family's future. Take the first step today by writing down your three or four most important wishes for your farm's future.

The vibrant green landscape stretching across North Dakota this summer tells a remarkable story of agricultural transformation. What began as a potentially devastating drought has evolved into one of the most verdant growing seasons in recent memory, with implications reaching far beyond this year's harvest.

Jim Sabe and Daryl Lies take listeners on a journey across the state's diverse growing regions, from the unexpectedly lush Badlands to the thriving croplands of the north. "I've never seen the state this green besides probably 2013 or 14," Sabe remarks, highlighting how timely rainfall has dramatically altered production outlooks. The transformation is particularly striking in traditionally arid areas south of Bowman extending into South Dakota, where ranchers are harvesting second cuttings of hay – a rare occurrence that speaks to the exceptional moisture patterns.

This abundance brings both opportunity and challenge. While crops appear poised for excellent yields, with corn standing six to seven feet tall and canola fields described as "so thick you could roll across without touching ground," the persistent rainfall threatens harvest logistics. Some alfalfa has already been lost to excessive moisture, and concerns mount about field conditions as harvest season approaches. Meanwhile, commodity prices remain stubbornly low, creating a situation where bushel count becomes critical for profitability despite visually impressive fields.

The conversation extends beyond immediate growing conditions to examine shifting global agricultural markets. Drawing from his recent meetings with trade representatives in Washington DC, Ease offers valuable perspective on how China's declining population contrasts with India's growth, potentially requiring American producers to adapt their crop selections in coming years. "American agriculture being dependent on row crops in 10 years might not be the thing," he notes, suggesting pulse crops and protein production may offer better opportunities as global consumption patterns evolve.

Subscribe to hear more insights on agricultural markets, land values, and production trends from the experts who work directly with farmers and ranchers across the Northern Plains. Whether you're actively farming or simply interested in the forces shaping rural America, these conversations provide valuable perspective you won't find anywhere else.

The auction block comes alive across the Upper Midwest in this dynamic exploration of recent sales and upcoming opportunities with America's Land Auctioneer hosts Andy Mrnak and Jim Sabe.

In the rolling green landscapes of Buffalo Gap, South Dakota, and the bustling main street of Bowman, North Dakota, recent auctions have showcased everything from pristine farm equipment to collector-worthy vehicles. A 2014 John Deere tractor with low hours commanded $67,000, while classic car enthusiasts drove bidding to $44,500 for a 2008 Shelby Mustang GT500 with just 2,050 miles. Perhaps most heartwarming was the donation auction of a 2015 Tiffin motor coach that brought $172,500 for the North Dakota Cowboy Hall of Fame, with bidders flying in from as far as Michigan.

The hosts provide valuable market insights throughout - front-wheel assist tractors and four-wheel drives maintain strong values, while the once-hot market for "square body" Chevy pickups shows signs of cooling as more inventory becomes available. Clean, well-maintained equipment stored indoors consistently outperforms similar aged machinery with weather damage, underscoring the importance of proper care for maximum return.

For landowners considering selling, the conversation shifts to strategic auction planning, with fall (September-December) and spring (February-June) identified as prime selling seasons. The upcoming 20th anniversary Western Dakota Land Auction takes center stage as a premier multi-day event bringing together sellers and qualified buyers from across the country, particularly for properties with valuable water features.

Whether you're looking to turn equipment into cash, transition farmland to new ownership, or simply understand current market conditions, this episode provides a comprehensive roadmap through today's agricultural auction landscape. When a small town decides to dream big, extraordinary things happen. The Dakota Territory Car Club's annual car show and auction in Bowman, North Dakota proves that community spirit combined with passion can create something magical that brings people together from hundreds of miles away.

What makes this event remarkable isn't just the 300+ meticulously maintained classics lining Main Street (though they're certainly impressive). It's the deliberate commitment to keeping everything accessible to everyone. Unlike most events of this caliber, everything here is completely free—from the professional concerts featuring tribute bands like 60s Mania and the East Coast's premier Bon Jovi tribute act, to the axe throwing station, bouncy houses, and kids' activities. The only things you'll pay for are food from the diverse vendors and any beverages you might want.

Behind this generosity stands a car club with 46 years of history and a dedication to service that extends far beyond vehicles. Throughout the year, these same members organize benefits for neighbors facing medical challenges, help neighboring towns with their events, and volunteer wherever needed. As Ryan Shear explained, "We're not just your average car club. We try to be more community oriented." This spirit attracts sponsors from across the tri-state area and as far away as Chicago, all eager to support an event that brings such joy to so many.

The Paul Mossberger Memorial Best of Show Award exemplifies this community-centered approach—honoring a beloved local resident known for always being the first to help others, with his brothers selecting each year's winning vehicle. The winning car then becomes immortalized on the following year's event t-shirts, keeping Paul's memory alive in a uniquely meaningful way.

Whether you're a car enthusiast, a family looking for affordable entertainment, or someone who simply believes in the power of community, mark your calendar for next year's event. Navigating the complex world of taxes isn't just for accountants—it's essential knowledge for every landowner, farmer, and small business operator wanting to protect their hard-earned assets. In this illuminating conversation, host Steve Link welcomes tax expert Kent Busick from Busick Associates, who breaks down the recently passed "Big Beautiful Bill" and what it means for your bottom line.

Kent brings a unique perspective to tax planning, having grown up on a North Dakota grain farm before obtaining his master's in business taxation from the Carlson School of Management. This blend of practical agricultural knowledge and technical expertise allows him to translate complex tax provisions into strategies that real farmers and landowners can implement immediately.

The discussion reveals several game-changing opportunities hiding in the tax code. The restoration of 100% bonus depreciation, the increase in Qualified Business Income exclusion from 20% to 23%, and the often-overlooked Section 180 soil study deductions all represent substantial tax savings. As Kent explains, "If you're making a million dollars in your operation... that's a $30,000 deduction for you that just comes off of your adjusted gross income."

Perhaps most valuable is Kent's insight into permanent versus temporary tax deductions. While depreciation on equipment must eventually be recaptured, Section 180 deductions for soil nutrients create permanent tax benefits that never need to be recaptured when passing land to the next generation. Combined with the $15 million estate tax exclusion ($30 million for married couples) and unchanged stepped-up basis rules, farmers now have unprecedented tools for transitioning operations without crippling tax consequences.

Whether you're contemplating land improvements, equipment purchases, or retirement planning through Cash Balance Pension Plans, this episode delivers actionable wisdom that could save you thousands in taxes while building generational wealth. Listen now to discover how the right tax strategy can transform your financial future.

The summer growing season is well underway across the upper Midwest, and the team at America's Land Auctioneer has been traversing North Dakota and Minnesota to check crop conditions firsthand. Host Jack Pifer welcomes Kevin Pifer and land manager Tyler Burby to share their observations from recent field tours, where timely rains have created promising conditions despite early season challenges from windstorms.

What emerges throughout their conversation is a fascinating glimpse into the interconnected world of agricultural land markets, auction methodologies, and the unique culture that surrounds rural America. Tyler reports that while corn and soybeans started slower than usual, the recent heat has accelerated growth dramatically. The crops' resilience mirrors the adaptability of the auction industry itself, which continues to evolve in response to technological change.

Kevin offers a passionate defense of live auctions in an era when many competitors have moved entirely online. "The online is the end of the line for an auction company," he asserts, explaining that a good auctioneer can add $300-400 per acre to farmland values. Data from Pifer's recent sales supports this approach – while 51% of their sales now come from online bidders, the remaining 49% represents in-person buyers who value the traditional auction experience. This hybrid model, combining live auctioneers with simultaneous online bidding platforms, has become Pifer's signature approach.

The conversation takes an unexpected detour into coffee culture when Kevin and Tyler share insights from their visit to Alley Beans, a specialty coffee roastery in Valley City. The parallels between carefully sourced coffee beans and meticulously marketed farmland aren't lost on the team, who appreciate the craftsmanship behind both. Tyler even cites research suggesting regular coffee drinkers may live 19% longer, adding scientific weight to their morning ritual.

Looking ahead, the fall auction calendar is filling rapidly, with the Western Dakota Land Auction Event anchoring October's offerings and eight significant auctions already scheduled for September 22-24 alone. As Kevin predicts Federal Reserve interest rate cuts by year-end, the stage seems set for increased agricultural investment opportunities. For farmers, investors, and land enthusiasts alike, this episode offers valuable insights into where the market is heading and why the human element remains irreplaceable in land transactions.

Halfway through 2025, the agricultural land market across the upper Midwest demonstrates remarkable stability despite economic headwinds that might suggest otherwise. This mid-year analysis reveals how 150 parcels representing 35,000 acres have sold at an average of $4,300 per acre—maintaining the strength shown throughout 2024 when many expected a downturn.

The regional variations tell a fascinating story of American farmland values. Premium Red River Valley parcels command up to $12,000 per tillable acre while challenging properties bring $3,000 an acre in the same general vicinity. What factors create this dramatic price spectrum within seemingly similar geographies? Our experts break down how soil types, drainage patterns, productivity history, and even micro-climate conditions impact valuation in ways casual observers might miss.

Perhaps the most surprising market development comes from western ranch country, where grassland values have surged 10-15%. With cattle markets reaching historical highs, grazing properties that historically fetched $1,200-1,400 per acre now regularly exceed $1,800. This demonstrates agriculture's cyclical nature—as row crop economics face pressure, livestock operations gain purchasing power.

The psychological impact of weather continues to drive market sentiment. A significant drought buster in mid-May transformed western Dakota auction results almost overnight, highlighting how precipitation patterns remain the ultimate market mover in agricultural communities. While modern farmers deploy sophisticated technology and financial instruments, Mother Nature still holds the ultimate leverage.

The buyer pool has evolved since the frenzied markets of recent years. While attendance remains robust, active bidders have decreased from 20-25 per auction to single digits in many cases. Online participation continues to strengthen, and investor presence has increased compared to 2022-23. Yet the fundamental driver remains constant—quality land commands premium prices from buyers who recognize its long-term value.

Looking toward the second half of 2025, several extraordinary properties are coming to market, including Black Hills parcels with direct views of Mount Rushmore and bordering Custer State Park. Visit piperscom to explore these opportunities and subscribe to our podcast for continued market insights from America's Land Auctioneer.

The hidden world of agricultural land management takes center stage as Morgan Ulmer, a seasoned land manager with Pifer's, pulls back the curtain on what happens after the seeds go into the ground. Racing from field to field across the entire Red River Valley, Morgan reveals how professional land managers become the eyes and ears for property owners who may live hundreds or thousands of miles from their agricultural investments.

Morgan walks us through the meticulous process of field inspection—checking everything from water issues and weed pressure to crop health and projected yields. These detailed assessments, complete with extensive photography and documentation, ultimately form the backbone of comprehensive reports that keep landowners connected to their investments. "We have boots on the ground," Morgan explains, highlighting how land managers provide crucial peace of mind for distant property owners including trusts, family inheritances split between siblings, and investment groups.

The conversation takes a sobering turn as Morgan describes the aftermath of recent catastrophic straight-line winds that devastated farms across portions of North Dakota. Machine sheds destroyed, grain bins toppled, and power poles snapped "like matchsticks" serve as stark reminders of agriculture's vulnerability to nature's fury. Yet through it all, Morgan notes the remarkable resilience of the farming community: "They're resilient people... they don't miss a beat" when it comes to cleanup and recovery efforts.

The episode offers fascinating glimpses into the technological evolution of land management, from smartphone apps that estimate corn yields by photographing cobs to the game-changing deployment of drones for aerial inspection of difficult terrain. We also hear how land managers contribute valuable regional data to industry organizations like the American Society of Farm Managers and Rural Appraisers, helping establish crucial benchmarks for rental rates and agricultural trends across the region.

Whether you're a landowner seeking better oversight of your agricultural investments, a farmer curious about professional management services, or simply interested in the behind-the-scenes work that supports modern agriculture, this episode delivers valuable insights into the vital role land managers play in protecting and optimizing one of our most precious resources.

The auction landscape is constantly evolving, and Pifers Auction is at the forefront with their revolutionary approach to equipment sales. Their recent conversion of the Upper Midwest sale from a timed online-only format to a live auction with simulcast bidding has proven extraordinarily successful, drawing over 1,600 registered bidders from across all 50 states and countries including Mexico and Peru.

This broadcast takes you behind the scenes of what makes a modern auction work in today's global marketplace. A Ditch Witch boring machine that sold for $127,500 exemplifies how specialized equipment can now reach buyers from coast to coast, while a matched pair of 2023 John Deere 8R410 tractors commanding $365,000 each demonstrates the continuing strength at the premium end of the market. Perhaps most impressive was a 2024 John Deere 335P track skid steer with just 275 hours bringing a record-breaking $94,000.

The wheel loader market has shown exceptional strength, with machines headed to buyers as far away as Peru. What makes the new auction format particularly valuable is its flexibility - sellers no longer need to transport large equipment to a central location, saving significantly on freight costs while still benefiting from competitive bidding. As regional manager Chris Baer explains, "Not everybody wants to bring their equipment in. Freight's expensive...so why can't we sell it there and have a live auction?"

After several years of equipment appreciation during the pandemic era, the market has now stabilized into a pattern of normal depreciation - yet remains remarkably strong. The gap between new and slightly-used equipment values continues to create opportunities for buyers and sellers alike. Whether you're looking to acquire premium farmland like the upcoming 839-acre property bordering Custer State Park (with views of Mount Rushmore) or planning to consign to their classic car auction in Bowman, Pifers continues to connect exceptional properties and equipment with the right buyers.

When disaster strikes in America's heartland, every day counts. For farm families facing a health crisis, injury, or natural disaster, the inability to plant or harvest can spell financial ruin in a matter of weeks. Farm Rescue stands as a powerful testament to the enduring spirit of rural communities coming together, providing emergency support when farmers need it most.

Founded in North Dakota by airline pilot Bill Gross twenty years ago, Farm Rescue dispatches volunteers and equipment to farms across ten states, ensuring crops get planted and harvested when farmers cannot do the work themselves. What's remarkable is the scale of impact achieved by just six full-time employees coordinating over 700 volunteers who commit at least a week of their time to help complete strangers save their livelihoods.

The stories behind each case reveal the harsh realities facing America's agricultural communities. From farmers battling cancer while trying to keep multi-generational operations afloat, to young families facing catastrophic injuries during critical planting seasons, to those struggling with mental health crises—Farm Rescue provides not just practical assistance but a lifeline of hope. Their reach has expanded well beyond their North Dakota origins to include Minnesota, Montana, Wisconsin, South Dakota, Iowa, Nebraska, Kansas, Kentucky, and Illinois, with plans to add five more states in the coming years.

What makes Farm Rescue unique is how it embodies the best traditions of rural America while adapting to modern agricultural challenges. Their fleet of equipment—including late-model planters, tractors, combines, and semis—allows them to efficiently serve families in crisis across vast geographic areas. The organization operates on a $4.5 million annual budget, with 85% going directly to operations, ensuring maximum impact for every dollar donated.

A multibillion-dollar rainstorm has completely transformed the land market across Western North Dakota and surrounding regions. After months of drought conditions had operators questioning whether there would be enough grass for the season, recent rainfall measuring 2-10 inches has saturated the soil, filled dugouts, and created a wave of optimism that's driving strong prices for both grassland and cropland.

The results from recent auctions tell the story vividly. A 3,076-acre ranch in Golden Valley County drew 52 serious bidders, with cropland parcels bringing $2,375 per acre and the ranch headquarters selling for $1,750 per acre. Similarly, a quarter-section of grassland near Dickinson fetched $2,000 per acre - evidence that well-maintained properties with good water infrastructure and fencing are commanding premium prices. These sales reflect more than just improved moisture conditions; they demonstrate the fundamental strength in a market where livestock numbers have declined nationwide over the past five years.

The cattle market has responded accordingly, with bred pairs selling for approximately $4,500 at recent sale barns. With forward contracts for calves potentially bringing $2,100 each, the economics of restocking herds makes tremendous sense for operators. The farm equipment market shows similar strength, with used John Deere sprayers bringing $40,000 more than comparable models sold just last year.

Looking ahead, several exceptional properties are coming to market, including 1,800 acres in Corson County, South Dakota, 685 acres in Burke County, North Dakota, and a truly unique 840-acre property in Custer County that offers something extraordinary - a direct view of Mount Rushmore from one of its nine parcels. Whether you're looking to expand your operation or find that perfect recreational property, now's the time to explore these opportunities at Piferscom or call 701-523-7366 to speak with our experienced team.

The agricultural auction landscape continues to showcase remarkable resilience despite economic uncertainties, with machinery and land values holding strong across North Dakota, Minnesota, and South Dakota. What began with cautious optimism has transformed into a season of exceptional results that consistently exceeded expectations.

High-quality farm equipment has commanded premium prices throughout spring auctions. From the Fent tractor at Harman's to the combine and four-wheel drive at Sheely's, well-maintained machinery continues to attract serious buyers both domestically and internationally. When a combine sold to a Brazilian buyer, it highlighted the increasingly global nature of agricultural equipment markets. Most surprising has been the strength of on-site participation, with one auction seeing just 26% of items sold online – a striking contrast to the typical 48-52% we've observed in recent years. This dynamic has demonstrably pushed values higher as buyers compete in real-time for quality equipment.

Beyond the mechanics of selling, what distinguishes professional auction services is the comprehensive approach to managing every aspect of the process. From washing and detailing equipment to handling complex logistics, marketing, and post-sale loadout, sellers often only need to "open the mailbox and take a check" when working with full-service auctioneers. This support proves invaluable for retiring farmers navigating emotional transitions after lifetimes of agricultural work. Many sellers lack exit strategies or tax planning, making professional guidance an essential component of the auction relationship.

Transparency forms the foundation of successful auction businesses. Honest representation of equipment condition, including disclosing any flaws or maintenance issues, builds trust with repeat buyers who follow specific auctioneers from sale to sale. As the summer progresses, specialty auctions continue even as traditional machinery sales slow during peak farming months. Looking ahead, the second annual Bowman Car Auction on July 26th coincides with Pifers' 25th anniversary celebrations, promising an exciting event featuring approximately 50 vehicle consignments alongside a 330-vehicle show spanning Main Street.

The agricultural equipment market is experiencing a remarkable recovery in 2025, defying early predictions and showcasing surprising strength across multiple categories. This episode of America's Land Auctioneer dives deep into these market dynamics with Chris Bair, Regional Manager at Pifer's Worthington-Sioux falls office, who shares firsthand insights from recent highly successful auctions.

Bair reveals how their March auction became "the strongest sale in almost five years," setting the stage for a robust spring season. The conversation explores the fascinating phenomenon of pre-COVID equipment commanding premium prices, with examples like a 2012 John Deere 4830 sprayer recently fetching $171,000—breaking a three-year price ceiling. Meanwhile, newer equipment faces accelerated depreciation of $1,000-1,500 per hour, creating a market environment where quality used machinery has become increasingly attractive to buyers calculating operational costs.

The heart of the discussion focuses on auction methodologies and how Pifer's has evolved to maximize returns for sellers while maintaining their commitment to the live auction experience. Despite technological advances, over 50% of auction value still comes from on-site buyers, and research indicates roughly 16% of American farms lack internet access altogether. This reality has shaped Pifer's hybrid approach—combining the energy and momentum of live auctions with sophisticated online bidding platforms that together engage up to 1,400 bidders per event.

Particularly fascinating is the company's strategic pivot from timed online-only auctions to "live online" formats that allow equipment to remain at owners' locations while still benefiting from live auctioneer engagement and multiple bidding platforms. As Bair eloquently states, "Technology should never replace the auctioneer. Technology should always complement the auctioneer."

The episode concludes with previews of upcoming auctions, including the May 13th Summer Equipment Auction in Worthington featuring construction equipment, vehicles, and recreational items, along with several farm retirement auctions throughout the Upper Midwest. Whether you're looking to buy or sell agricultural equipment, this episode provides valuable market intelligence and strategic insights that could significantly impact your next auction experience.

Beneath the expansive North Dakota skies, a transformative mega-project is reshaping the landscape and future of the Red River Valley. The Fargo-Moorhead Flood Diversion Project stands as one of America's most ambitious civil engineering undertakings – a 30-mile channel designed to protect communities from the devastating floods that have repeatedly threatened homes and livelihoods.

Gil Gilbert from ASN Constructors takes us behind the scenes of this monumental project, revealing the staggering scale of operations that most observers can barely glimpse from nearby highways. "We're moving 45 million cubic yards of excavation," Gilbert explains, painting a picture of massive earth-moving that would cover the entire NDSU campus with several feet of soil. The $130+ million investment in locally-purchased equipment includes specialized excavators so large they require five separate truckloads just to transport to the site. These machines operate 24/7, accumulating 8,000 hours in just two years before retirement – a testament to their relentless workload.

What makes this project particularly fascinating are the extreme challenges overcome through engineering ingenuity. Construction continues year-round despite temperatures plunging to -50°F, where metal components crack under stress and excavation equipment battles ice chunks that can cause $100,000+ in damage with a single impact. The Red River Valley's notorious clay soils present their own obstacles, requiring specialized techniques like discing mud to facilitate drying. Surprisingly, winter operations often achieve higher production rates than summer work, thanks to expertise brought in from mining operations in Northern Canada. The project employs a diverse workforce, including local farmers during winter months, international experts, and NDSU graduates through internship programs.

When completed in 2027, this infrastructure marvel will deliver far more than flood protection. The diversion channel will feature recreational trails and parks, creating lasting community amenities alongside its primary purpose of eliminating the need for flood insurance in Fargo-Moorhead. Though designed to be used for flood protection only once every 20-50 years, its daily impact on regional resilience and quality of life represents a blueprint for how modern civil engineering can transform environmental vulnerabilities into opportunities. Ready to witness this extraordinary transformation firsthand? Take a drive along I-94 or I-29 to glimpse the future of Fargo-Moorhead taking shape before your eyes.

Agricultural land values across the Upper Midwest are showing remarkable resilience, with recent auction results highlighting the market's continued strength. From Burke County farmland bringing $3,400 per acre to an exceptional Emmons County property fetching $7,500 per acre, today's buyers are proving willing to pay premium prices for quality land.

The pattern is clear throughout North Dakota, South Dakota, and Minnesota – premium cropland continues to command top dollar while more marginal properties sell for predictably lower values. This growing price disparity reveals how sophisticated agricultural investors have become in evaluating productivity potential, soil quality, and long-term value. In Wells County, quality cropland sold for $3,100 per acre while nearby pasture land brought $1,250, perfectly illustrating this market dynamic.

Even more impressive has been the extraordinary machinery market we're witnessing this spring. Four-wheel drive tractors remain the stars of equipment auctions, with well-maintained units bringing stellar prices. A John Deere 9560R with 2,500 hours sold for $240,000 at our Bowman consignment sale, while a 2015 model 9620R with similar hours fetched $275,000 at a farm retirement auction.

The transportation segment has been particularly remarkable, with semi-trailers reaching unprecedented values. A 2012 Wilson grain trailer recently sold for $50,000, and even older cattle trailers from the late 1990s are bringing $30,000 to $50,000. This reflects both limited new inventory and the essential nature of these assets for agricultural operations.

Looking ahead, we highlight several exciting opportunities for buyers, including a 3,000-acre working ranch auction in Golden Valley County on May 8th and an extraordinary 840-acre property in Custer County with direct views of Mount Rushmore coming up in July. Whether you're a farmer expanding operations, an investor seeking agricultural assets, or someone dreaming of your own piece of the Black Hills, these upcoming sales offer rare opportunities to acquire exceptional properties.

Step into the fast-paced world of agricultural auctions with this engaging conversation between host Jim Sabe and special guest Cliff Sanders, a veteran livestock auctioneer who recently joined the Pifer's team. Their friendship spans decades, beginning at auctioneer school in Mankato, Minnesota, where both men stood out wearing cowboy hats among their classmates.

The auction market remains remarkably strong despite economic uncertainties. A recent Fent tractor sold for $395,000, highlighting how premium equipment still commands top dollar. The podcast showcases several upcoming sales, including the Sheely auction in Drake featuring pristine 2017-2019 John Deere equipment that was professionally maintained and stored indoors. Another upcoming sale in Mandan features a 2012 Bobcat with just 35 hours – virtually new despite its age.

Sanders brings a distinctive livestock auctioneer's cadence to machinery sales, maintaining the faster pace that livestock auctioneers are known for. His territory covers eastern North Dakota, including the Devil's Lake region where he previously worked at the auction barn. Throughout the conversation, both auctioneers emphasize that live auctions with online bidding consistently outperform online-only formats, drawing buyers from across North America.

The social dimension of auctions emerges as a central theme. As Albert Roerick from Pifer's Steel location explains, "Building relationships is the main thing with all the sellers, buyers." These relationships extend beyond individual sales, with auctioneers often connecting buyers with specific equipment they're seeking. In rural communities, auctions serve as gathering places where neighbors reconnect, highlighting their importance beyond just commerce.

Join us to discover why quality farm equipment continues to bring strong prices, how the hybrid auction model maximizes returns, and why the personal connections forged at rural auctions remain irreplaceable in our increasingly digital world. Check out Piferscom for upcoming sales across the Upper Midwest!

Farming isn't just about what you grow above ground—it's also about what lies beneath. The fertility of your soil could be worth thousands in tax savings through a little-known provision that's been hiding in plain sight for over 60 years.

Stephanie Scherbinski from Arthur Companies joins us to unpack Section 180 of the IRS tax code, a powerful tax strategy allowing farmers to depreciate soil nutrients when purchasing farmland. While farmers have long been able to depreciate equipment, buildings, and improvements, the land itself has traditionally offered few tax advantages—until now.

We explore how this overlooked tax provision works in practice. When you purchase farmland, comprehensive soil testing can identify valuable nutrients—from nitrogen and phosphorus to zinc and boron—that represent a depreciable asset. The numbers are striking: farmers in the Red River Valley are seeing deduction values of $1,800-$1,900 per acre, while those in central North Dakota average around $1,200 per acre. On a quarter section of land, that could mean tax savings approaching $100,000 for farmers in higher tax brackets.

Stephanie walks us through who qualifies (active farmers, inherited land) and who doesn't (gifted land), while addressing common questions about the process. Unlike some tax strategies, Section 180 can be utilized repeatedly as land changes hands through inheritance, creating multi-generational tax advantages for farm families.

As land prices continue to climb and margins tighten, this tax strategy could be the competitive edge farmers need when expanding operations or helping the next generation get started. Whether you purchased land recently or years ago, Section 180 might be the financial tool you've been overlooking.

The agricultural land market is defying conventional wisdom. Despite economic headwinds and rising interest rates, farmland values are reaching unprecedented levels across the Midwest, with premium soils commanding exceptional prices at recent auctions.

A Clay County farm recently sold near $9,000 per acre while Lamoure County land exceeded $7,000 per crop acre - both representing some of the strongest results ever seen in their respective markets. What's driving these remarkable numbers? The answer lies primarily in soil quality. Properties featuring loam-based soils continue attracting intense competition from both neighboring farmers and outside investors who recognize the long-term productivity such land offers.

Tax planning has become increasingly critical for landowners contemplating a sale. Many current sellers purchased their land decades ago for a fraction of today's values, creating potential tax liabilities that require careful consideration. Proactive strategies like 1031 tax-deferred exchanges can help manage these implications effectively. Without proper planning, tax obligations can substantially reduce net proceeds from even the most successful auction.

On the rental front, rates have generally maintained stability across the Northern Plains despite some downward pressure from current commodity prices. The pastureland rental market has been particularly strong, supported by healthy cattle prices and continued demand for quality grazing opportunities. This rental stability further reinforces investor confidence in farmland as a reliable income-producing asset.

Looking ahead to spring, an impressive lineup of equipment auctions features several notable retirement sales with exceptionally well-maintained machinery. These sales present valuable opportunities for producers looking to upgrade their operations without the premium costs of new equipment.

Despite various challenges facing agriculture today, professionals remain cautiously optimistic about both land values and farming opportunities. Their advice: stay focused on operational excellence and long-term planning rather than becoming distracted by short-term market volatility or political noise. Those who approach the market with patience, prudence, and a commitment to quality management will likely continue to see farmland demonstrate its enduring value.

The agricultural land market demonstrates remarkable resilience in early 2024, despite ongoing concerns about tariffs, interest rates, and commodity price fluctuations. In this information-packed episode, we dive deep into current farmland trends with special guest Jim Rothermich, "The Iowa Land Guy," who tracks every land auction in Iowa and provides crucial market insights.

Rothermich reveals that Northwest Iowa continues to see premium farmland prices exceeding $20,000 per acre, driven primarily by local producers rather than outside investors. This producer-dominated market reflects the strategic importance of land acquisition beyond simple ROI calculations—farmers recognize that expansion opportunities may be once-in-a-lifetime chances. Despite rising interest rates reducing the buyer pool somewhat, most transactions still involve significant cash positions from farmers with strong balance sheets.

The conversation shifts to recent auction results across several states, showcasing the tremendous range in current land values. From recreational properties selling for $3,800/acre in Pembina County, North Dakota, to premium farmland reaching $12,500/acre in Brown County, Minnesota, and multi-parcel offerings near Moorhead bringing $9,600/acre, the market demonstrates continued strength across diverse property types.

Hosts Steve Link and Andy Murdock share exciting details about upcoming auctions, including a 3,000-acre ranch property in Golden Valley County and a unique 840-acre offering near Custer State Park in South Dakota featuring parcels with direct views of Mount Rushmore. The episode provides valuable perspective on market trends, buyer motivations, and what both sellers and purchasers should consider in today's dynamic land market.

The heartbeat of southwest North Dakota pulses through the iconic white grain elevators of the Scranton Equity Exchange. For 110 years, this cooperative has adapted, evolved, and expanded to remain the cornerstone of its community—a testament to rural resilience in an ever-changing agricultural landscape.

General Manager Ben Hetzel takes us behind the scenes of this remarkable operation that stretches far beyond a typical grain elevator. From its robust feed plant that once defined the company to its modern grocery store, C-stores, lumber yard, and truck shop, the Scranton Equity embodies the diverse needs of the communities it serves. What truly sets this cooperative apart is its forward-thinking approach to agricultural services, especially evident in its recently completed 24,000-ton fertilizer storage facility.

The fertilizer plant represents a quantum leap from the days of 50-pound bags of Elephant Brand fertilizer unloaded manually from rail cars. Today's automated system allows for precision blending in seconds, delivering higher quality products with greater efficiency. This forward-thinking investment allows the cooperative to ship fertilizer as far as the Canadian border and deep into Montana, turning Scranton into a hub for agricultural inputs across the Northern Plains.

Looking ahead, the horizon of Scranton is set to change again with plans for a new slip elevator and additional dump pits designed to improve traffic flow and accommodate the increasingly diverse crop mix grown in southwest North Dakota. From traditional wheat and durum to newer crops like corn, canola, and pulses, the cooperative continues to evolve with its producer-members.

What makes the story of Scranton Equity particularly compelling is how it balances technological advancement with community service—maintaining vital services like its beloved bakery and meat department while investing in cutting-edge agricultural technology. It's a formula that has sustained this cooperative for over a century and positions it for generations to come. Discover how rural businesses can thrive by embracing change while honoring their community roots.

North Dakota stands at the crossroads of agricultural evolution, with livestock diversification emerging as a powerful economic driver for farms across the state. In this revealing conversation with Amber Wood of the North Dakota Livestock Alliance, we uncover how this relatively young organization (established 2017) is reshaping the future of animal agriculture across the Peace Garden State.

For a state dominated by crop production and beef cattle, the potential for dairy, swine, and poultry expansion represents an untapped frontier. Amber shares the remarkable story of two proposed dairy operations that could literally transform the industry overnight - a 12,500-cow facility near Abercrombie and a 24,000-cow operation near Hillsboro. Together, these projects would triple North Dakota's current dairy population, potentially attracting processing infrastructure that has been steadily disappearing from the region. This chicken-and-egg dilemma of needing processors to support farmers while processors need sufficient volume to justify investment highlights the delicate balance required for agricultural growth.

Beyond the economics of scale, we explore how livestock integration enhances land value through what Amber playfully calls "number two being number one" - the profound impact of manure on soil health. Beyond providing the basic NPK nutrients, livestock waste delivers micronutrients, organic matter, and moisture retention capacity that commercial fertilizers simply cannot match. This natural enhancement creates a virtuous cycle where crops feed animals and animals nourish the soil.

The NDLA offers a suite of services that remove barriers for producers considering livestock diversification. From free site analyses examining everything from power availability to road infrastructure, to guiding farmers through complex permitting processes that can span hundreds of pages of documentation, they provide the expertise many landowners simply don't possess. We also touch on current challenges facing livestock producers, including the recent spread of avian influenza into dairy herds and the promising developments in vaccination technology that could help control its spread.

Whether you're a crop producer considering diversification, a current livestock operator looking to expand, or simply curious about the future of North Dakota agriculture, this conversation illuminates the tremendous potential waiting to be unlocked. Connect with the North Dakota Livestock Alliance at ndlivestock.org to explore how livestock might fit into your agricultural operation.

America’s Land Auctioneer reminds us that land values are driven by fundamentals, not a one or even two year drought.  Fundamentals that drive land values are Interest Rates, Commodity Prices, and Risk Management (Crop Insurance).  The 2021 drought has been damaging to crops and forage throughout the western United States and starting to creep eastward into the Midwest. Still, land values remain strong, mostly driven by fundamentals.

This week on our podcast, we are joined by Steve Troyer.  Steve Troyer is a Tax Partner at Eide Bailly, one of the most prominent tax and business consulting firms in America.  Steve also is Partner in charge of Agricultural Producers at Eide Bailly.  Steve has been with Eide Bailly for 23 years and in the business for 36 years.  He is a graduate of the University of North Dakota.

Steve explains in sharp detail the Capital Gain Tax Rates for 2021.   The Capital Gain Tax Rates are reasonable in the tax environment today in America but that may all change as Congress and the Administration search for additional tax revenue to address the out of control national debt.  The Capital Gain Tax is a progressive tax and is part of your Adjusted Gross Income (AGI).  This will likely have a significant impact on all landowners who are considering selling their land.

Farming in America is largely composed of family business or generational farms. Nearly 97 percent of US farms are family farms.  This week on America’s Land Auctioneer, we are joined by members of the Melvin family, to talk about generational family farming.

The Melvin farm on the western edge of the Red River Valley near Buffalo, North Dakota is a perfect example of an American family farm.  Generational families have their benefits and challenges. We will discuss those in future podcasts.  As the older generation ages out of the industry, young farmers struggle to access affordable land.

This week America's Land Auctioneer is joined by co-host The American Wine Girl.  America's Land Auctioneer will cover commodity prices, land valuations, and capital gains tax.
Farmland values are increasing but it is likely capital gain taxes will in 2022 if not sooner.  The Biden Administration and Congress are wrestling with an out of control National Debt and one of the main options to raise tax is through the Capital Gain Tax structure.  This will challenge those with a low cost basis in real estate and dramatically increase their tax bill.  It is likely something will happen, just how big an increase no one knows for sure.Follow Kevin at www.americalandauctioneer.com and on Instagram & Facebook.

Marketing auctions.  Auctions just don’t happen.  Each auction has its own marketing strategy.  This includes advertising, promotion and direct mailings.  Social Media is becoming a more effective marketing tool for selling land and equipment.    Target marketing includes tapping into a valuable resource – your buyer data base.  This is invaluable.

Consistency and Branding.  Being front of mind is always important.  People may not need an auctioneer today, tomorrow or next year but when they do you always want to be top of mind.  Consistency in marketing is key to building a business and a brand that people recognize.

Structuring your Legal Entity.  It is easier to get into things than it is to get out of things.  We all have heard this saying.  When buying land or any real estate it is important to hold title in the appropriate ownership entity.  This will prevent issues down the road.  What’s more, you have exposure to liability and risk and the property entity will better help you manage this risk and exposure.
Succession planning can preserve your wealth and capital.   What’s more, it can allow for a smooth transition and save you in taxes and potential family dissension down the road.  Succession planning is easy to put off for another day, but it should be part of your financial planning now.  You owe this to yourself and your family.

Reason to consider a 1031 Exchange.

Preserving capital and putting that capital to work for you is possible through a 1031 Exchange.  Do not ignore this opportunity.  Many landowners who sell land are not even aware of their options to defer capital gain taxes.  Nearly all baby boomer landowners have a low-cost basis in their land and are subject to significant capital gain taxes.  These can be deferred during their lifetime.  A Pifer’s specialist can provide you with the information you need to consider a 1031 Exchange.
Capital gain taxes can be deferred.  Your broker or land auctioneer should always ask the question: “ If you sell your land what is your likely capital gain tax liability?”  Not asking this question is irresponsible.  In many circumstances, the landowner’s sale of land will be subject to a capital gain tax liability.  Determine what this liability potentially is and develop a strategy that will defer the tax and preserve your capital.
