The provided text is an excerpt from a 2025 article titled "Tipflation in Restaurants: Why You’re Paying More and How to Push Back" published by RetireCoast, which focuses on financial literacy and retirement planning. The article defines "tipflation in restaurants" as the result of rising tip expectations, increased menu prices, and new point-of-sale (POS) technology that normalises higher tip percentages (20-30%), compared to the historical standard of 10-15%. It argues that this trend benefits servers—who now often have higher base wages and a new federal tax exemption on up to $25,000 in tips—but creates "tip fatigue" and resentment among customers whose wages have not kept pace. Finally, the source offers practical advice for consumers, such as using the "custom tip" option and calculating gratuity only on the pre-tax meal subtotal, to reclaim control over their spending and combat the system's inherent pressures.

We critique Airbnb's 2025 fee structure change, asserting it's a "bait and switch" that ultimately increases costs for guests and reduces income for hosts and property owners. Previously, guests paid a visible service fee, while hosts paid a small commission. The new system hides the service fee within the host's payout, leading hosts to raise nightly rates to offset their increased deductions, making it appear as if hosts are solely responsible for higher prices. The text analyzes the impact on guests, property owners, and property managers, highlighting potential issues like fewer listings and a decline in profitability for hosts. It also advocates for direct bookings and alternative platforms like VRBO as ways to avoid the new Airbnb charges and support local economies.

RetireCoast.Com offers comprehensive advice for seniors considering solar panel installation. The article stresses the importance of assessing age in relation to system payback periods, current electricity rates, the benefits of cash payment over financing, and long-term housing plans. Furthermore, it warns against dishonest sales tactics targeting seniors and details the crucial aspects of utility buyback programs, roof condition, and optimal light exposure. Another insightful lifestyle article from RetireCoast.com, focusing on how great schools have a positive impact on property values and overall community well-being, thereby contributing to an improved life for residents, even those without school-age children.

The article highlights several key ways that school quality significantly benefits individuals and communities:

Impact on Property Values: A well-rated school district is identified as one of the strongest factors influencing real estate values. Homes in highly-rated school districts typically sell for 10-20% more than comparable homes in lower-rated districts. Research indicates that homebuyers are willing to pay a premium for homes in such districts, with some reports showing median list prices nearly 80% higher than surrounding county areas for homes near top-rated elementary schools. Investing in areas where schools are improving can also lead to tremendous returns over time, as property values tend to rise with growing demand. Even higher property taxes in well-funded districts, which contribute to better schools, can correspond with a 3% increase in property value for every additional £1,000 in annual property taxes.

Increased Demand and Resale Value: Properties in areas with top-ranked schools often experience shorter times on the market and attract multiple offers, leading to stronger demand. This translates to better resale value for homeowners.

Lower Crime Rates and Neighbourhood Stability: Good schools contribute to more stable communities, often leading to reduced crime rates. Data suggests an inverse relationship between crime rates and school performance, with well-performing schools tending to be in safer neighbourhoods. Areas with schools rated 7 or higher on a 10-point scale were found to have 30% lower crime rates than areas with schools rated 4 or lower. This creates a more pleasant and secure living environment.

Stronger Economic Growth: Desirable schools attract businesses and professionals, which boosts the local economy. When schools provide career training in skilled trades, communities benefit economically through lower unemployment rates, higher local business productivity, stronger local spending, and fewer social assistance needs.

Mississippi as a Case Study: The article points to Mississippi's recent educational improvement as a concrete example. Mississippi's 4th graders now rank number one nationally in both math and reading, according to the National Assessment of Educational Progress (NAEP) results. This surge in academic achievement has led to increasing property values in districts where these schools are located, as families seeking high-quality education move into these areas.

Selling your home in the spring market can be challenging—especially in a buyer’s market like the Mississippi Gulf Coast, where inventory is high and multiple offers are rare. In this episode, we discuss the top 10 things you need to know when selecting a real estate agent and how to maximize your home’s sale potential in a competitive market.

What You’ll Learn in This Episode:

✅ How to identify an agent with experience in the Mississippi Gulf Coast market
✅ Why pricing strategy is more important than ever in a buyer’s market
✅ How negotiation skills make a difference when multiple offers are rare
✅ The role of marketing—including professional photography, social media, and networking
Staging expectations—why lower-priced homes are often left vacant, while high-end homes may benefit from staging
✅ Why switching agents may not help if the core issue is pricing or market conditions
Seller incentives that can help attract buyers, including closing cost assistance and interest rate buydowns
✅ Understanding commission structures and contract terms before signing with an agent

Key Takeaways:

🔹 Not all agents are created equal—look for experience, marketing expertise, and negotiation skills
🔹 Multiple offers are not common—but a smart pricing and marketing strategy can still get your home sold fast
🔹 Staging is a function of price—homes below the median price are rarely staged, while higher-end homes may be
🔹 Switching agents won’t magically sell your home—if your current agent is using all the right tools, reassess price and strategy
🔹 Seller incentives can make a big difference in a buyer’s market

We discuss how plans have changed and evolved or devolved depending on your perspective on the plans we have today. How important it is for people today to manage their own retirement. In the past, their employer made sure that there were funds available and that the contribution was 100% from the employer.

That only exists in a few places today which we discuss. Bill Anderson and Dick Anderson who have much experience with retirement plans discuss their own experiences.

Buy that Sams Club fishing shirt instead of the brand name at twice the price.  Why would you do that?  This is a step towards planning for retirement.  The time when just because you can buy the more expensive shirt maybe you don't.  Put the difference in your retirement account.

Just because you have a great salary and can buy that BMW, why not buy the Buick or Chevrolet?     Either vehicle will get you from point A to B.  Both look nice but one is substantially less expensive.  Another contribution is your retirement fund.

It may be a time in your life to consider what you need rather than what you want.  This is not to say you never buy what you want but it's a transition period.  That Sams Club shirt is nice, it does the job but it does not have the name brand label.  Perhaps you no longer have to consider what your friends and neighbors will think if you buy a Ford rather than a Mercedes.

Yes, we probably are in a recession but who cares if we call it a recession or not?  What is important is that we bring out the old budget spreadsheet and plan for opportunities as we come out of this period in a few months.

Don't panic sell or buy.  Don't follow the herd to do anything during this period as it is completely unsettled.   Gas prices may go back up.  That motor home you bought during COVID, may be time to dump if you don't use it before everyone else sells theirs.

Don't overpay for a used car now.  Wait until prices drop and they will drop drastically as the supply chain improves and it will.  Buy that house you have been looking at for the excellent price you have negotiated.  The value may fall in a few months but over time it will recover.

The point is not to overreact.  Plan your spending and don't buy what you don't need now.  Be in a great position to take advantage of the post-recession period when people are dumping their goods and prices drop.

Snowbirds love the Mississippi Gulf Coast in the winter months (as well as the rest of the year). Snowbirds arrive from Canada, Wisconsin, Minnesota, Illinois, New York, and states where it's just cold during the winter. Seeking out warm weather and the best destinations takes some research. The Gulf of Mexico and specifically the Mississippi Gulf Coast with its white sand beaches are your cold weather destination.

Ocean Springs and Bay St. Louis have been named the best cities and best places along the coast for a few years. You have choices for your winter escape, the West Coast, East Coast, or the West Coast. The Mississippi Gulf Coast is the West Coast.

You may ask, how is the weather on the Mississippi Gulf Coast. At the time this was originally published in January 2022, the sky was clear and the temperature was 74 degrees. Very comfortable for the cold season. The beaches, restaurants, casinos, and other venues were all open.

Well Snowbirds, have we gotten your attention?

Forget expensive Florida or other crowded places this winter. Take a chance that you will love the Mississippi Gulf Coast. Unfortunately, there are no lines of traffic to follow here. You will have to plan a driving trip or fly into either Gulfport airport GPT or to New Orleans airport to get here.

You could sail your boat through the Great Lakes and down the Atlantic Seaboard, around Florida, and up here but why not just fly or drive. The Mississippi Gulf Coast is just a great place to spend the winter. You never know, you just may find that the Mississippi is one of your favorite winter spots.

Consider retiring with mortgage debt vs paying off your mortgage before retirement. Many will tell you to pay off your mortgage and many will tell you there are great reasons to have a home mortgage in retirement. There are strong opinions on both sides of the question. You can best solve the dilemma by having a thorough understanding of your financial situation. Don't try to answer this question before you have created a budget with variations.

One item used as a strong reason to buy real estate is now largely irrelevant which is the property taxes and mortgage interest deductions. Since the tax law changed in 2018, the big tax break was given to everyone and in particular, those over age 65 have killed that reason to retain debt. In addition, most people don't understand when you hear someone saying "I will write this off" what that means. The tax cuts have created a situation where the standard deduction covers almost all debt for retired persons.

There is a good chance that your retirement income will not be sufficient to need any tax breaks. This is a good thing in some sense, it prevents people from spending money just to get a tax deduction. Our example of a typical retired person's income and expenses below shows the effect of the 2018 tax changes on your income. I would love to write at length about taxes but you can read one of our articles about how the 2018 tax changes benefited retired people.

You may be able to retire by the beach on Social Security alone in 2022. You may even afford to buy a house. The low cost of living on the Mississippi Gulf Coast is the reason why you can afford to live on Social Security alone. Your social security income can pay the median rent, and cover living expenses so you can live a comfortable life. Mild winters and warm summers along with healthcare services attract people from the largest cities.

Calculations in the Blog Article on our website are based on two Social Security incomes. One at the average monthly benefit of about $1,450 per month and another at $2,400 per month. These amounts are typical for full retirement age benefits. The lower cost of living on the Mississippi Gulf Coast permits Social Security retirees to enjoy their golden years.

Mississippi is one of the best states for retirees regardless of their source of income. If you have retirement savings to supplement, don't worry about the State taking it in taxes.

Mississippi is among a few tax-friendly states where none of your retirement income is taxed by the state. This includes your Social Security check 401k withdrawals, pensions, etc. Let's get back to the topic which is how you can afford to live in one of the best cities for less. Did I mention our beautiful beaches? By the way, our beaches are open 24/7.

You have choices along the Mississippi Gulf Coast. You can rent or buy. Housing prices and rents are among the lowest in the nation. The Mississippi Gulf Coast is far removed from the high cost of for example Los Angeles or other big cities. Our cost of living is lower than that metropolitan area you want to move from.

Starting with your monthly budget, we will explore what a monthly rent payment and utility bills would look like. Great news, almost all medical facilities accept medicare and offer good healthcare in exchange. Doctors in some larger cities and metro areas no longer accept Medicare so the fact that healthcare providers in this area do is good news.

The Mississippi Gulf Coast is a great place with a low cost of living. Many active military members live in the community along with those who have seen years of service. A primary reason why the high quality of life attracts retired military is due to the proximity to the VA facilities and on-base outpatient clinics.

Do not forget that none of your social security benefits or military benefits are taxed by the State of Mississippi. There is a military tax exemption for real estate taxes. State taxes for any second career income are among the lowest in the nation. Your retirement benefits will go further along the Gulf Coast. Military veterans have been retiring in this area for decades. Did I mention the VA medical center?

These former military dependents came here to live and retire after having seen areas in New York, San Diego, Virginia Beach, and South Carolina. Some of the best cities in the country are located along the Mississippi Gulf Coast. Did I mention that state income taxes are not charged on any retirement income including your 401k and any civilian retirement income for those over 59.5 years old? Articles are often written about Mississippi being one of the best states to buy a house.

A simple will can solve unimaginable problems with your estate. Family members will understand what you expect and hopefully honor your wishes. Neglecting a last will may land your estate in probate court following state law. The probate process can be expensive and eat away at your estate. Your simple will: create it now

You need not hire a law firm to complete a simple will. If you have a complicated estate including a business, the right choice may be to engage a law firm. If it’s important to you that the correct distribution of your assets be done according to your wishes, then a well-crafted will is essential.

I have been an observer several times when family members and friends have argued over the distribution of assets. This has happened even when there is a will covering the distribution of assets. It’s the parents and adult children who argue the most about the terms of the will.
THE PARENTS FAILED TO TALK ABOUT THE WILL

In one example, there were several brothers. The last parent passed and while there was a valid will, the entire estate included many things including real property, collectibles, coins, and more. The parents failed to talk with the children about the distribution of their estate before they passed away.

The adult children had not even seen the will until after the last parent passed. The sons or brothers’ wives were worse than their husbands. It seemed that if one wanted something, the other wanted it as well just because.

Let’s step back a bit and think about what you want to accomplish with your will. If you think that your own will is being created to dispose of your property, think again. Put yourself in the position of those who will inherit your property. An irreparable split between siblings can happen without a complete explanation as to why one or the other is going to receive real estate for example.

Make a list of assets, not dollar amounts just things such as listing your personal property. Items such as a watch, necklace, etc. of a personal nature should be listed separately. Try not to leave anything off the list if it’s important to any member of the family. The good news is with your list in hand, it’s time to have a meeting with your beneficiaries.

APPOINT AN EXECUTOR AT THE MEETING TO CREATE YOUR SIMPLE WILL

You need not call in everyone. If you have three adult children, call them to a meeting. Explain the purpose of the meeting. Appoint an executor of your estate and go over the simple will form (unless you need a lawyer for assistance). Tell family members that your will is not to be challenged. You have thought it out and then explain what you have written in the will.

A person whom I knew passed away and decided to leave one of three children less than the other two. The reason was because of some incident years earlier. That’s ok, it was her money to give away. The point is that the reason was in the will so the executor, a sibling was not accused of undue influence over the process.

YOUR SIMPLE WILL: HELP THOSE YOU LEAVE BEHIND

In closing, remember, the more complete your will the easier it will be for your beneficiaries. Have that family meeting, tell them why you are giving Sandy your father’s watch and why Sam is getting $10 in cash instead of $50,000. Write down what everyone wants, make a decision, and include that in your will. Be sure that everyone gets a copy of your will. Don’t talk about dollar amounts at your family meeting, just shares or specific items.

2018 changes to federal income taxes exposed state and local taxes as potentially unreasonable. Many of us probably think that it's federal taxes that are the most onerous when in fact, your combined tax burden at the state and local level may be greater than federal income taxes. Now we know, it is all about hidden state and local taxes: your tax burden is exposed.

According to the Tax Policy Center, about 48% of all taxes collected are by state and local government agencies.

High-tax state bureaucrats and legislators are still complaining about how the 2018 federal tax rates will cost their residents more money. When the 2018 tax reforms went into effect, they saved the average taxpayer on their overall tax bill. States that have the highest income, property, and other tax rates were exposed. Their residents had a higher tax bill.

It was possible before 2018 to write off most real estate taxes and mortgage interest on primary and secondary residences including interest paid on lines of credit. Along with these nearly unlimited write-offs were unlimited state and local income tax write-offs.

Your tax burden exposed

The 2018 federal tax law has replaced those unlimited deductions with a fixed $24,000 maximum for a couple (higher if one or both are over 65) which includes about everything that most people were itemizing in the past.

The crux of the tax issue is that for the first time high tax states and local governments who for years told people to write off the higher costs had to change their pitch. No longer could a person buying that high-cost home fully deduct the mortgage interest, taxes, or insurance. The new limit is a maximum of $10,000. If that was not bad enough, it also included any government taxes such as state income tax and local taxes.

The $10,000 limit was a drop in the bucket. A person who owned a tract home in Orange County, CA worth about $850,000 would have a tax bill of about $10,000 per year. They would probably owe state taxes of about $15,000 or more than pay upwards of $30,000 in mortgage interest. $55,000 with only a $10,000 deduction. Think some residents realized what was going on?
You should not be obligated to pay ever-higher taxes

As you move toward retirement or at least plan for it, it's time to think outside of the box. You probably donated to causes all of your working careers, paid your taxes, and were otherwise an upstanding member of your community. You made your investment, you should not be obligated to pay higher taxes if you choose not to.

Consider this

Consider this: You can afford to live where you do and pay all of those taxes because you have a great job making lots of money. When you retire the economics change. Why wait? Every year that you rationalize paying 35% more by living in a high-cost state, that's 35% you could be saving for retirement. I have spoken to many in their 40s and 50s that admit they can not afford to retire in for example California. So why wait?

Consider the volatility of Cryptocurrencies before you include them in your retirement portfolio.  The classic strategy is to reduce risk when you get closer to retirement.  Adding cryptocurrencies goes in the opposite direction.

Warren Buffett is against cryptocurrencies as he says, they offer no value.  Nothing is created with cryptocurrencies.  No products are bought or sold.  The only way you make money is for someone to pay more than you did.  This is reminiscent of the pyramid schemes of the 1970s.

If you must play with cryptocurrencies, do it on paper.  Pretend to buy and watch how it goes.  If you buy it in your retirement portfolio, will it be there when you retire?  If these flash in the pan schemes to displace national currencies do not work, who loses?

Parents should instill in their children at an early age that they must earn what they receive. Even if parents give things to their children the children should be taught the price of those things. The price is not in money purse but the price they have paid e.g. working long hours away from the family.

Both parents and children must give each other the gift of financial independence. Parents teach children values and children recognize how important it is that their parents remain self-sufficient. Others agree with the premise of this article. If you teach your children to become self-sufficient at an early age, you are likely to see that they will start offering to pay for your lunch.

My parents were in their 20s when the kids were born

My parents had their children in their 20s well before they reached their peak earning age. As kids, we learned that if we wanted money, we had to work for it. As soon as we were old enough, we started doing chores around the house. Later as we got older we picked up part-time jobs mowing lawns etc.

All of us were out of the house in our early 20s. Yes, our parents would occasionally loan some money, small amounts. We all paid them back even when they told us not to. We paid them back because it was the right thing to do. We raised our families and our parents improved their financial situation as they earned more and were not supporting kids.

Understanding that with people having children later in life, the concept of saving for retirement has taken a turn. It's difficult to buy sports equipment and pay for youth organizations at the same time as you are saving for retirement. Many will have children in high school into their early 60s.

The best gift kids can give to their parents

It's even more important that older people with school-age children teach their children the value of independence. Independence when it comes to how to manage their finances. They need to learn how to do things for themselves. It's a very hard thing for some parents but necessary. Frankly, it's an expression of love to push them in the right direction.

A note of explanation. This article is not intended to discourage parents who have special needs children from doing what they believe is necessary to take care of them. Even in this case, what happens when you are gone. If your children need help as an adult because of some medical condition, your work to plan for retirement has become even more critical.

There are only two ways to prepare for retirement. Earn more and save it or spend less. We encourage you to read our blog article on creating a budget for retirement, click here. There are many more articles on this site that you may want to read to help you prepare for retirement.

Setting a budget for relocation or retirement can be a difficult exercise. Particularly in the post-COVID environment. It is nearly impossible to budget for every item since you may not be aware of some things that could be an expense in the future. To help you with this process feel free to use our budget tool.

This budget process is a snapshot in time. It is not scaled for payments on credit debt or increases in income over time. You should create various scenarios and save them or use the sheet to model these scenarios e.g. change your Social Security income to consider CPI increases and reduce your credit card debt or show a vehicle is paid off.

Retire Coasts RELOCATION BUDGET Spreadsheet contains several sections where you can enter budget data. Download the spreadsheet to your computer to save your work. This article takes you through the sections of the budget tool.

CONCEPT OF BUDGETING FOR RETIREMENT

The day you create your budget and make final adjustments, is not the last you will see of it. This tool will be with you for some time. I have used the tool for my planning purposes and it helped me decide to relocate from California to the Mississippi Gulf Coast.

Several friends and family used the tool to make critical decisions. One result was that several people that I know related to the Mississippi Gulf Coast almost exclusively based upon the numbers contained in the budget. Of course, there were other good reasons to relocate to the Coast as well but the numbers were the most important.

OUR BLOG ARTICLES CAN HELP

Our blog is loaded with articles about relocation retirement budget topics. Please feel free to search by topic to find articles that may impact your decision about retiring and where. Creating a retirement relocation budget will take some time and serious effort. The results will pay off and may pay off very big.

Before you even consider creating your retirement relocation budget, you will need to gather lots of data. Time to start that process. Collect copies of any expenses that will be ongoing after retirement. Consider which of those costs you will continue to have after you leave your full-time job. Our planning tool is only as good as the data you insert.

This budget spreadsheet tool was created for a variety of purposes including deciding where to live. That is why we call it our retirement relation budget. Use it if you plan to retire in place or if you plan to relocate. By the way, you should purchase your new property before you retire. Read this article about this important topic, click here

Financial literacy education must be taught in school now. This course should include public finance and personal finance. There is no excuse for students not learning these essential life skills. Drop those nonsense courses on alternative lifestyles and sexuality and insert financial literacy in their place. Do it now.

After speaking with the curriculum director for a Mississippi Gulf Coast county school district, I am convinced that a good one-semester course in financial literacy should be required and not just an elective.

Some schools do not have a course to take even as an elective. Some schools cover this financial literacy with other life topics but it's not enough.

We teach our kids about math but stop there. 38 states have implemented some type of financial literacy education, it should be all 50 states. Stopping at an elective course that is watered down with other topics does not do the subject justice. Our kids are graduating from high school without a basic understanding of how to balance a checking account or account for debit card use.

Why are so many struggling through life

Money is at the heart of a large number of divorces. Money is the reason for suicides, depression, and job loss. People lose their houses because they did not pay their property taxes. The public complains about taxes without understanding what taxes do to improve their lives. A good deal of this misery could potentially be avoided with early education.

Ask yourself, did you teach your children about basic finance? Did your parents teach you? I already know the answer, no. My parents did not discuss financial stuff with any of my siblings. We learned by trial and error.

I recall when I was in high school, the subject was included in "home economics". Everyone thought that class was just about cooking. I wish I had known, I would have taken it.

During my interview with the educator, I learned that often state legislators want to do the right thing and create a required course but they fail to support the courses with funding for the teachers. As parents, grandparents, and concerned citizens, all of us should become involved in this discussion. Spending what would amount to "chump" change on financial literacy education can help the economy in so many ways.

What does a five-star rating mean for your stay at a vacation rental? It means that the property was as described on the website. Five-star AirBnB ratings are important for owners. Consider when you are looking for a property to rent. Do you select only five stars or do you select three stars? Exactly.

Why do guests give lower ratings? Lots of reasons include the wrong belief that a property has to offer caviar and champaign to get a five-star rating. Ratings are very important to owners, their ability to maintain their properties is based upon how often people stay. If you decide that the property was ok and give a three or four-star, you are not doing well by the hosts.

Yes, some properties advertise a swimming pool and when you arrive it's empty. Give that host a lower score. The beds were not made, linens were dirty, giving them a lower score. The host does not reply to you in a reasonable period, yes, reduce the rating.

Five Stars means the property was in good condition as advertised

I have to admit, I have in the past graded surveys as less than excellent only because in theory nothing is excellent. Those surveys probably did not hurt anyone's ability to pay their bills. You have to be more diligent with your AirBnB or other ratings. If for example, the property advertised three queen beds and two full-size beds which were there. The website also said that there was a coffee service which was there. They advertised a few minute's walks to the true beach. In this case, you should give a five-star rating.

Don't look for things to reduce the rating. If you were comfortable and your guests enjoyed themselves, give the owners the benefit. One of the rating areas on Airbnb is the location. Some guests give high ratings for everything but the location. Perhaps they wanted to be closer to something or further away from something. The website can not anticipate everything you would want if this was a perfect world. Even if you were not pleased by the location of the owners of the property who took good care of you, give them a five-star anyway. Why penalize the property hosts because of the location unless the location was not what was described.

Guests cause damage

Time to talk about the guests. The reason why properties deteriorate and future guests make complaints is because past guests damaged the property. I can tell you from experience that I have replaced carpets because a guest spilled something and it stained. The same is true of furniture. We recently replaced a sofa sleeper with one that cost well over $1,000 because guests' children were drawing on the cushions.

Guests that wear out properties well before their time are not often charged for the damage. The owners try to repair the damage but in some cases they have a new guest coming in behind the last ones. Rather than cancel and ruin their new guest's vacation, they accept them. The guest then companions about the damage and wonders why it was not fixed. Perhaps you can understand these situations. More reasons why owners need some kindness from their guests in the form of a five-star rating.

Owners can rate guests

Owners can rate guests on the Airbnb platform. I have spoken to many owners who resist the desire to tell everyone what the guests did to their property. Often the bad guests give a high rating hoping they will not be charged for damage. The owners are reluctant to then give a lower rating to that guest. This is one reason why the rating system is far from perfect. There are perhaps many properties with averages in the 4 point range that are better than rated.
