Our very own Jill Franks ventured into the Southern Illinois Airbnb community a few years ago. Is it really possible to set my kids up to be rich by the time they are adults? That’s the question we are asking on this week’s episode. There are 2 different topics we’ve been hearing about lately that we’d like to talk about today. The first is the 529 College Savings Plan and its new changes, and the other is paying your kids as an employee while they are young. There has been a lot of chatter on TikTok and other social media channels implying that by utilizing these two investing approaches, you can help give your child a head start to building wealth at a young age. To find the answer we brought in our favorite local financial advisor, John Forbes, to learn if there truly is a way to set your kids up to be wealthy by the time they turn 18. Tune in to hear what he has to say about these two investing strategies.

On episode 32 of the Isn’t that Rich Podcast we talked about the financial “B” word, otherwise known as budgeting, and one thing we realized was neither one of us knew exactly where our money went each month. In order for us to set up a budget we could stick to, we had to do the leg work ourselves to figure out how much we were spending and whether or not our purchases aligned with our values. So we challenged each other to a month long of tracking our spending!
This week we talk through all the purchases we made in a month’s time, no matter how embarrassing they were to admit! Needless to say this exercise was extremely enlightening and we discovered some major spending habits we weren’t aware of before taking this challenge. We hope this episode encourages you to take your own spending tracker challenge so you can see first-hand how easy it is to get off track when you don’t pay attention to where your money really goes.
Today, we are once again talking about one of our favorite topics of conversation: Fraud! And fraud itself is not our favorite topic. Honestly, we wish it didn’t exist. But rather, we love sharing real stories of fraud happening in our area so, as listeners, you know what to look out for to prevent it from happening to you.
The specific kind of fraud we talk about today is known as Check Fraud. Although check usage isn’t what it used to be thanks to new banking technologies, fraud continues to threaten businesses and banks. But the good news is there are ways you can ensure your account remains protected. Today we are talking with guest, Taylor Shanks, about the newest way Farmers State Bank helps companies prevent check fraud with a new product called Positive Pay.
Today we are talking about the financial “B” word: Budgeting! If we are completely honest, most people hate the concept of budgeting, and for good reason! When people sit down and plan their budget, it starts with good intentions.
They want to save more money, get control over their spending, and plan for their future. But the truth is setting a strict budget can actually set you up for failure.
Because budgets feel so restrictive, they often don’t work! Although we don’t believe in strict budgeting, we do believe that understanding how much money you earn and how much you spend every month is really important to achieving financial security. Today we are going to talk about some guidelines you can follow to help you make sure you’re spending and saving in a way that works for you that isn’t oppressive or overly prescriptive.
Plus, join Jill and Ashley as we track our spending for the next 4 weeks to figure out whether or not our spending is aligned to our money goals!
It’s back-to-school season, parents! And if you have a high school senior in your household, than this episode is for you. Senior year can be stressful! We all know how exhausting (and expensive) the college application process can be and it seems impossible to keep track of all the deadlines and important dates throughout the year. In this episode, we will walk you through everything your student needs to do to stay on track during their senior year of high school.

You’ve seen it on the HGTV shows a million times. A crummy house on the corner goes up for auction and the gorgeous realtor couple puts in an all-cash offer and completely renovates the house in 30 minutes including commercials. This is what most people think of when they hear about the foreclosure process but there is far more to it than “Sold to the person in the back!”. Biding on a foreclosed property can be one of the riskiest investments in the real estate world and it’s hard to know exactly what you’re getting in to before the county clerk strikes the gavel! In this episode, you will learn why properties go into foreclosure, how the bidding process works, and if a foreclosed property is a bargain or a bust. Thank you to our Chief Mortgage Officer, John Streuter, for answering all our foreclosure questions!
Fraud is something that we take very seriously at the bank and one thing we continue to learn is that fraud isn’t the same scam over and over again. As technology evolves, fraudsters take advantage of ways to trick people into giving them sensitive information they can sell or use for their own evil purposes like stealing your money. Fraudsters are very smart and are unfortunately better at using technology for bad rather than good. During today’s podcast, we are going to be sharing 5 of our favorite fraud stories and ways to protect yourself against fraud.
Estate planning is only for the wealthy, right? Actually, that couldn’t be further from the truth! In this episode, we bring on Evan Taylor, JD, to show us that estate planning is not solely reserved for the wealthy; rather, it is an essential endeavor for everyone. Evan highlights the importance of protecting assets, outlining the significance of estate planning for families, business owners, and individuals seeking to secure their legacy and well-being of their loved ones. This episode should empower listeners with the knowledge and tools necessary to embark on their own estate planning journey, regardless of their financial circumstances.
Evan Taylor concentrates in the areas of complex estate planning, probate and guardianship estates, business law, personal injury, and real estate law. When Evan is not working, he enjoys spending time with his wife and two daughters, working in his woodshop, and volunteering in a variety of activities as a member of his church.
One of the most important things we do with our business customers at Farmers State Bank is build a relationship with them and find out all about the needs of their business. When we reached out to our guest for this episode, we knew he would be the right person to help find our business customers some answers to the questions they had about succession planning. Are you thinking about becoming a co-signer on a loan for someone? It’s not a rare thing to be asked to co-sign a loan for family members and even friends. However, most people do not understand the full meaning of becoming a co-signer or the responsibilities that come with it. No matter how well you think you know someone, mixing money and relationships can get complicated. Becoming a cosigner can actually turn into a big financial mistake if you do it without really thinking it through. We’ve heard horror stories from customers who’ve had their credit wrecked, have been stuck paying a loan for someone else, and even had their relationships ruined. All of that from cosigning a loan! If you’re trying to dig out of high-rate credit card debt, you might be considering a balance transfer. But before you go and do something crazy, like open another credit card, let’s get clear on a few implications that come along with transferring your debt from one account to another. Today we are giving you the TLDR on balance transfers: what they are, why you might consider one, and whether it’s the right move for you.

You open the door to find some relief from your air conditioned home when you find your a/c unit has gone KerPlunk. You call your favorite heating and cooling company, who gives you the not-so-great news that your a/c needs to be replaced. The good news is they have a unit is stock and would be happy to install it. The bad news is it’s going to cost you a lot of cash you just don’t have on hand. What do you do? You need cash fast but don’t want to go through the drawn out loan application process and the thought of putting a purchase this large on your credit card with its current high interest rate gives you a stomach ulcer. Today we are talking about a new option for a personal loan called a Quilo Loan that might be your saving grace if you ever find yourself in a situation similar to this. Not only is it a fast and easy application process, but it allows you to pick your interest rate and payment schedule that fits your lifestyle. Let’s dive in to how a Quilo loan could help you!

It’s not often you get to hear the story of how someone purchases and builds a community bank. Today we consider ourselves lucky to be able to sit down with the owner and Chairman of the Board at Farmers State Bank, Tom Franks, as he walks us through his journey from coal miner, to bank owner, and everything in between. You’ll get to hear the inside story of what inspired him to become a banker in the first place, and trust us it isn’t what you’d expect! Think Financial Advisors are just for the rich? Think again! This week we are sitting down with John Forbes of Forbes Financial Group to talk about why you might actually need a financial advisor. We ask him the tough questions like what the heck does a financial advisor do, what are some of the costs associated with hiring a FA, and when the best time to start working with one is. We decided to ask John on our podcast to talk about Financial Advice because his philosophy aligned with what we believe at Farmers State Bank, which is to get to know our customers so we can help them achieve their goals and dreams. One thing he stressed on this episode was that a great financial advisor won’t try to sell you anything or throw out solutions, but rather strives to know the real you and develop investing strategies aimed at accomplishing those specific objectives. We love that John cares more about the person than pushing a product and we are excited to share his advice with you on today’s episode. It isn’t new news that the mortgage and residential real estate market has been all over the place over the past few years. We’ve gone from seeing some of the lowest interest rates in history just a few years ago, to the highest rates some of us have seen in our lifetime! So what in the world is going on in the mortgage industry today?
In this episode, we sit down with Farmers State Bank’s Executive Vice President and Chief Mortgage Officer, John Streuter, for a mortgage market update. We’re asking him all the questions you are dying to know about today’s mortgage climate such as: Should we be afraid to get a mortgage in 2023? How are rising interest rates affecting the mortgage business? Will rates continue to rise again this year? What about this new unfair mortgage tax on people with good credit I keep hearing about?
We learned so much from our conversation with John and we can’t wait for you to hear all he has to say about the mortgage industry.
To get in touch with John with questions about a mortgage, you can reach out to him by email or by phone at jstreuter@myfsb.com or (618) 998-1188.
We see this scenario play out every day at the bank. Small business owners walk through our doors with hopes of growing their business. Whether they’ve outgrown their current operation and are in need of a loan to expand into a new location, or need financing to purchase new equipment, most often these small business owners don’t have their financials buttoned up. And for good reason! Maybe they started their business as a side hustle and never thought it would become an actual business. Or perhaps they just never took the time to make things legitimate because they just wanted to get paid a little extra cash under the table. Whatever the reason, the problem with not separating your personal finances from your business finances is that it can get you in big trouble down the road. Today we are talking about the 5 reasons why you should separate your business accounts from your personal accounts. You’ll walk away wondering why it took you so long to do so in the first place! Is your small business as profitable as you dreamt it would be when you opened it? Is it growing at the rate you hoped it would? If not, chances are it has something to do with how much attention you’re giving your company culture. There are hundreds of studies that show company culture is not only the leading predictor of profitability, but it’s also the leading predictor of future growth. So, be honest, how would you rate your companies’ culture? A few years ago, after realizing how drastically company culture can affect our bottom line, Farmers State Bank enrolled in a company culture transformation with The Emmerich Group in a last-ditch effort to become a profitable community bank once again. We are honored today to sit down with the person who helped us lead that transformation, Roxanne Emmerich! Sales and Marketing Management magazine named her one of the TOP TWELVE most requested speakers in America for her unparalleled ability to transform lackluster workplace cultures into high performing “let’s rock this job” cultures. Roxanne is a New York Times bestselling author of Thank God It’s Monday! How to Create a Workplace You and Your Customers Love and a three-time Entrepreneur of the Year award winner. She is a member of the Speakers Hall of Fame and has received the Nido Qubein Philanthropist of the Year award for her work funding over 30 schools in Africa. Roxanne has advised the senior executives of some of the most respected businesses in the world and has founded and is chair of the Institute for Extraordinary Banking. She has spoken to more than 3000 audiences, including Coca-Cola, Prudential, Blue Cross Blue Shield, Lockheed Martin, and Merck and we are excited to have the privilege of having her as our guest this week. Owning a small business may quite possibly be one of the loneliest jobs on the planet. You set out to create something beautiful for your community only to find yourself navigating more challenges than you ever thought possible, and there is no one to turn to for help but yourself. Every community bank out there claims they want to support your small businesses, but their efforts turn out to be little more than smoke and mirrors. Plus, you wouldn’t know what to ask them for even if they could help. Sound familiar?
On this episode, we sit down with one of the owners of Crown Brew Coffee, Jared Gravatt, to talk about his journey as a small business owner in southern Illinois. What started out as a shared vision of creating something special for their region came to fruition in the form of their café located in Marion, Illinois. It was all made possible through the relationships they built along the way; one of those relationships being their banking relationship with Farmers State Bank.
You’ll walk away from this episode with a clear picture of what a healthy relationship between a small business and a community bank should look like and learn ways your bank can add value to your small biz.
The phrase Financial Stewardship gets thrown around quite a bit in our society, but what does it mean exactly? The truth is it can mean something a little different to everyone. To an organization, financial stewardship might mean protecting the long-term assets of that organization in a moral and ethical way. To an individual, it may mean making purchasing decisions that align with your values such as living within your means, staying out of debt, and perhaps even donating to charity. Since Farmers State Bank is a Christian bank, we wanted to take a closer look at what the bible says about being a good financial steward, so we asked the best resource we could possibly think of; our own pastor!
On this episode we sat down with Pastor Jason Mckinnies of Purpose House Church to talk about what it looks like to be a good financial steward! From holding space for his church members to take courses on financial freedom, to building a multi-million dollar church completely debt free, we learned so much about living a life of financial stewardship and we know you will to.

Credit, credit score, credit reports, credit cards. We’ve all heard about credit and the implications a negative credit score can have, and when someone brings up the topic of credit, everything just seems to go in one ear and out the other. Maybe you can relate? In the most basic terms, credit is a three-digit number that helps lenders judge the likelihood they’ll be paid back when they lend you money. Our credit score determines our creditworthiness and it’s not really something you can just “opt out” of if you ever want to borrow money to buy a house, to get approved on an apartment application, or even get a job in some cases.
Our credit plays a crucial role in these important areas of our life, so today we’re giving you the entire playbook to the game of credit. You’ll walk away with actionable steps you can take to instantly up your credit score because, at Farmers State Bank, we want you to play the game and win!

Farmers State Bank| 618-998-1188 | Alto Pass- Harrisburg - Marion| IL At Farmers State Bank, the core of our story is a simple truth: no one serves you better.
This is the second episode of our two-part series on Financial Inventory Planning. Last week we told you the exact documents you need to get started when taking your own financial inventory. This week we are diving deeper into each of those categories to see the bigger picture and determine our net worth.
Knowing your net worth is key because without knowing where you stand financially, you won’t be able to set goals and dreams for the future. This is also a great thing to do for your loved ones, so you are prepared in case of death or other tragedy. Being prepared is a good thing and a financial inventory will make you aware of your financial situation.
This week we’ll ask you the exact questions you need to answer when taking your financial inventory. We encourage you to schedule time with yourself, to pause this episode when you need to, and answer these questions as you complete our financial inventory planner.
