Dan and Heather are no strangers to it, and even have continued to invest in marketing all through the skyrocketing market of yesteryear, and so they're poised to give the scoop on bad habits agents might be forming, as well as strategies that work, strategies that are overblown, and everything in between. They'll share stories of some of the craziest marketing expenses they've ever considered, and what marketing is really about for real estate agents in 2023.

We won't lie. We have a lot to be grateful for as Realtors in 2022. We had great years, homes flew off the market like selling life boats on a sinking ship, and a new class of buyer was created-- "distressed buyers"-- that we've never seen before. But all that has consequences, both for the market, which saw the FED printing money like it was going out of style, and for the real estate agent, many of whom will have learned all the wrong lessons for 2023 if they aren't careful. And we aren't above that either, so join with us as we bare all in what surprised us most about the insanity that was the last two years, what we wish we had done differently, and what agents, buyers and sellers will need to watch out for if they're going to survive 2023, especially on Hilton Head Island and in Bluffton.

So, this one might get us both into some trouble... but there's things that need to be said. HOA's are such a good thing in theory, and usually in practice, but there are some times that make you want to pull all of your hair out. Whether it's overharsh rule enforcement, not enough rule enforcement, vocal critics, bitter fights, misused funds-- there's any number of things that can go wrong when trying to live in civil society with other people, and just when we think we've seen it all, someone gets into a knock-down drag-out fight over NOTHING and you wonder why you ever moved into this place.
Okay, rant over. It's not all bad, and sometimes, it's painfully helpful. But it is something that people need to be aware of before they move in somewhere. So today we go over the highs, the lows, the do's, the don'ts, and everything in between having to do with Property Owner Associations (POA's as they're called in Hilton Head Island) or more commonly known as Home Owner's Association (HOA's). Buckle up and grab your popcorn because we have to get a few things off our chests.
