My name is Harvey, and I’ve been a property investor since 2009! Although I started investing locally, limited resources led me to look for investment opportunities elsewhere in the country – and thank god for that! Thanks to this I’ve been able to become a remote property investor, and I have the luxury of being able to run this business from my phone.

In this episode Harvey talks about which bank accounts work best for your property business. He tackles what aspects of a business bank account you should be looking out for to suit the operation of your business and keep your banking costs to a minimum.
KEY TAKEAWAYS If you are a sole trader or freelancer you do not need one. With a limited company or you set up as a formal entity you are going to need a company bank account. The Financial Service Compensation Scheme (FSCS) means that some banks will compensate you up to 85k of your money if things go wrong. Multiple bank accounts means you spread your risk between them. Starling Bank is an online bank that can be integrated alongside modern applications like quickbooks. They have good features to make electronic banking and accounting easier. Welcome to Harveys’ April Property Market Update. Despite all the odds being stacked against property developers, the market is still seeing plenty of growth. Harvey gives you a roundup of all the indicators so you can make more informed decisions.

Regardless if the market goes up, regardless if the market goes down, what you should do is sit tight and stop trying to time the market. Rightmove is a good source of data. They state that the average price of properties presented to the market has risen by 1.7%. This sort of data means you have access to instant data pertaining to the performance of different areas of the country, so don’t feel that you just have to invest only in the area where you live. Supply is still failing to meet demand, causing high prices. The uncertainty of recession still stands, however. They claim annual house price growth has risen to 14.3% from 12.6% with Wales being the best performing region. Recession could be coming and the property markets may be about to correct. Harvey denotes six signs of a coming recession and gives you all the information so you can make a decision regarding your own property investments.

It is critically important to get the right deals at purchase to properly develop and grow your portfolio efficiently and cost effectively. Harvey has three ways you can increase your likelihood of acquiring that golden deal.

In this episode Harvey teaches you how to raise private finance without having to actually ask for it! He has recently acquired 140k for his latest projects and is going to share with you how he achieved this.

Potentially only raise the purchase price or the deposit price, not the whole amount. Always bear in mind how you will pay the amount back. People do business with those they know, like and trust. Should you be buying as the market is going down or as it is going up? At the moment the market is growing but as a result there are less lucrative deals available. Harvey rides the hypothetical wave so you know when to jump in with your money.
KEY TAKEAWAYS The North East market has seen very little capital growth over the last decade and this results in more motivated sellers. Deals are still available, however, if you spend time and effort out there searching. You may find less than you would in better circumstances, but there are always motivated sellers out there. Make sure you have at least 10-15% of equity as a margin buffer if the market has fluctuations. Stay fresh on estate agents minds. Keep in touch and do not let communication lapse. They will be the best source of good deals.

I didn’t stay fresh on his mind because I got side tracked doing a few other things and he told me about a deal before it come to market when he valued it. Then as a result when it come to market it went into a bidding frenzy and I didn’t get close to bidding on it.’

How does the threat of war affect the property market? Already we are seeing financial markets heavily affected by the uncertainty political volatility produces, but should this alter the decisions you make regarding your portfolio and projects? This March update should make things clearer.

‘If interest rates double from 150 to 300 pound a month, even at 500 pound a month you’ve still got some margin and coverage in there. You want a strong foundation of these in your portfolio, and then above that you have the more higher cash flow and the more riskier stuff.’

You have 15k and you want to start in property? The challenge you have if you live in a high price area is 15k is not going to purchase you much. However, Harvey knows of several in roads into the property market if you have low funds in a rich area like the south east.

What should you do if your property is down valued and you disagree with the given estimate? Harvey recounts how one of his properties has been down valued and what action he is taking to rectify the situation and get that valuation increased.

Can a refurbishment and subsequent management be handled from a long distance? Is it possible to complete the necessary tasks remotely? Harvey thinks so and in this episode he will explain to you how.

This episode is Harvey’s monthly property investment update summing up all the latest news from the marketplace. He will be covering sales prices, rental market changes, mortgages, inflation, interest rates and giving his prediction looking forward to the new year.

One of the impacts that this could have on the property market may be increases in interest rates and thus a slowdown in lending and higher debt for borrowers.

How can landlords avoid this, or indeed, should they?

If you get the right people they will not only follow the systems, they will help create and build them.

There is so much free content and information out there now for anyone starting in property. It’s important to remember this wasn’t the case 10, 15 or even 5 years ago.
Following advice and techniques leant from courses Andrew found a joint venture partner and completed a no money down HMO deal – he made money but it also made him realise that HMO’s was too much ongoing work for him. At the same time he realised one of his buy-to-lets was in a less than desirable area. So he then decided to invest in an area that his friend knew very well so he would not make this mistake again.
Your network is your net-worth. It takes time and effort to build strong relationships with many people that will help you on your journey. It’s these relationships that can often make or break a deal.
Diversifying your property portfolio does not mean scatter gunning. You need to know the area you invest in. Diversifying means to mix it up WITHIN your property investments, by using different strategies, for example your tenant type, such as having students, professionals and universal credit tenants.
There is a property strategy for everyone. We all want different things from life. Some people have the time an energy to put in a lot of work in for several years whereas someone else may just want a small passive income – you have to figure out what is right and manageable for you.

Gavin’s Dad sadly died quite suddenly which meant he is dropped in at the deep end of the family business. As well as helping with the family business Gavin began doing his own side projects and investing in property. He discovered the turnover that could be made and took a bit of a cookie cutter approach on his successes.
He was doing incredibly well but then the financial downturn and uncertainty in 2008 meant he lost almost everything and had to rely on help from his family. It was a very sobering and humbling experience. He spent a couple of years ‘licking his wounds’ but then figured out it was no one else’s fault but his own and he took ownership, put his ego away and started to rebuild.
In the world of property development it can be difficult to mitigate risk as the length of time it takes from the idea to completing can be years. It’s often advisable to have multiple projects at any one time so you have a more regular stream of cash flow.
As a country, we have jumped ahead 20-30 years in terms of debt, this is going to have a massive impact on the economy.
Technology is shifting the way business is being done, this has been further accelerated by the pandemic. Just looking at the property world and how people find and buy houses has completely changed and that is just one small aspect of one sector.
Change can happen and it can happen quickly. You need to be an eternal student, don’t assume you know it all and always be curious.

In this episode, Harvey explains how to do BRR even if you have a mortgage. Doing so in a non-fraudulent way, that does not break mortgage rules. He briefly explains what BRR is, then walks his audience through the main borrowing options. Ways that anyone can benefit from the BRR model even if they have to borrow from the banks. In this episode, he also talks about bridging loans, buying with cash and using private finance.

Before diving deep into Facebook ads, which are a great way to do direct to vendor. Harvey explains how to target those ads to reach people who are highly likely to want to sell their property. He covers the direct response and nurture approaches. Then explains how to create a funnel to capture those leads and convert them.
