The regular monthly real estate housing data for August 2022 was released at the end of September, just a few days before Hurricane Ian left a very unwelcome calling card across the state of Florida. So this month will be different than a typical monthly real estate update. There are a few late summer trends from the August data that are worth mentioning. And from there I’ll share some early thoughts about SW Florida’s housing market going forward. For that, there are a lot of unknowns. That’s what we’ll talk about in today’s episode -

Should You Upgrade Before You Sell? Hold on . . .before you list your home for sale, should you upgrade? Today we're talking about Appliances and major home systems. Should you replace or update your appliances? Which ones are the most important to home buyers? Today we review a survey summarized by Realtor.com from Cinch Home Services. They surveyed home sellers who identified which top six appliances and home systems they would upgrade before selling their home . . and why they think it's worth making these improvements. This is a good conversation for home buyers, as well! When we're out with home buyers, they question and ask questions about some of these same appliances and home systems. Home inspectors put the appliances through a full cycle of operation to confirm they're in working order. Listen to this episode to learn what the top six appliances/home systems the surveyed home sellers are willing to upgrade. And these sellers shared what they think the value of their home improvements could be when they sell the home. Do you agree? Over the summer - especially during June and July - we questioned how the overall economy and mortgage interest rates would impact the housing market. First - what has stayed the same as I put together this March 2022 real estate market update is that the demand for the Southwest Florida lifestyle is remaining strong as we went through Q1 2022. Overall, our data shows new listings have risen since the end of last year, over the recent three-month period. If new listings continue to come on the market in the upcoming months, this will certainly offer more options for buyers who have been working hard to find the right home among the Naples area’s limited home inventory. Well, we've had a lot of experience - both with purchasing resale homes and building new homes - from the plans, after viewing a builder's model homes and by purchasing a 'spec' home that a builder constructed waiting for a buyer like us to come along and be the first to own their new construction as it was completed. We've seen and experienced a LOT . . and like most things as complicated as building a home, something is likely to go a little off course. A mistake can be made. What really matters is how everyone - both you as the buyer, and the builder's representatives - follow up and find good solutions to correct the issue or figure out a suitable alternative solution that works for both parties.
