In today's episode, we will deconstruct what a mortgage broker does, why you need one, how they can help you get a home loan. We will also cover who mortgage broker might be best suited for.  Here is a brief overview of the benefits of mortgage brokers: Free of Charge The first advantage of going through a mortgage broker is that they don’t cost you a thing In most circumstances. they are pretty much working for you for free until you actually get a loan, till that point everything they do is free of charge. Available The second advantage of going through a mortgage broker is that they will actually pick up your calls quickly and guide you through the financial aspects of purchasing a home. You can literally ask them about anything related to this and they will be happy to answer. They have done this 100s of times before.  Hand Holding Mortgage brokers are the middle man between you and the lender, they will do all the work on your behalf. They will explain all the things you can do to improve your finances before you apply for a loan, they will also help you identify any issues that could work against you and give you some solutions to remedy them or work around them.  Here is an overview of some disadvantages of mortgage brokers: Commission A mortgage broker may not work with lenders that pay them a low commission. And that very lender may have a fantastic deal that is right for you, so you miss on that great deal!  Longer to Process Sometimes it might take longer for your home loan application to be approved, just because you are going through a broker and not directly to the bank. As your application will need to be prioritized & as it is coming from a broker, the bank may not want to prioritize it as high compared to the home loan applications they are receiving directly. More documents may be needed Since you are working with a mortgage broker who is external to the bank, you will be required to submit extra documents to them, like proof of income, where if you applied directly with your bank for example they would have all this stuff on file ready to go. We follow this up with some questions to ask the Mortgage brokers to decide if they are the right fit for you. In today's episode, we are talking about a property investment strategy called rentvesting. We will cover what rentvesting is, what the benefits are, followed by the downsides of rentvesting. We will also cover who rentvesting might be most suited for. Here is a brief overview of the benefits of rentvesting:

Live Where You Want - You have the flexibility to live where you want. You are not bound by the property that you purchased in a certain area. So you could live close to work, close to school, or to family. This is all while still investing property elsewhere, where it makes more sense to invest in.

Low Maintenance Costs - The owner of the property is liable for maintaining the place you are renting. So you will save a lot on not having to worry about that, as usually, you would be living in an area where property prices are higher.

Tax Benefits - You can claim a variety of different expenses when you have an investment property like interest expense, depreciation on building and fittings, costs of renting and maintaining the property, and much more. This can be used to help offset your income earnt, hence you will generally pay less tax.

Rental Income - The rent that you get from the tenants living in your investment property, can be used to pay down the mortgage and cover most if not all expenses depending on if you purchase a cash flow positive or negative property. If it is a positive cash flow property, you can use the surplus cash to pay some of the living expenses too.

Capital Gain - The investment property, in general, will appreciate in value every year. Which you can then leverage by using the surplus equity in the home to purchase another property or you could sell the property and pocket the difference between the sale price and the cost price.

Here are the downsides of rentvesting:

First Home Owner Grant - You won't be eligible to get a first home owner's grant which can be anywhere between $5-20k.

Cost of Home Ownership - You will have costs associated with your investment property, such as maintenance, property management fees, insurance, rates, water, etc.

Primary Residence is Less Secure - You are living in a property that is not yours. So if the owner decides to end your lease after the fixed term is up they can do that. If they decide to move into their home, they can do that as well. You also can't renovate the house and do any upgrades.

Stamp Duty & Deposit You have to pay stamp duty on an investment property which can be pretty hefty in Australia. While in New Zealand, if you want to purchase an investment property you have to pay a 40% deposit to do so compared to if you want to buy your first home to live in, which will only require a 20% deposit.
