Tim and Lisa share updates from their recent adventures -- Tim on his bike from Pittsburgh to DC, and Lisa with her paragliding in France! Plus they talk about the global state of speculative possibilities (i.e. none of us have a clue what's coming down the road!). How does this impact our RE investing. Talking with people like Property Managers who are local in their markets and also local bankers is a great strategy to understand the realities of markets. Remember that RE is LOCAL! We have to stay in touch with those who know the realities of the local market. Also, it's really never too late to get started in real estate even though it certainly can feel like you've missed the boat. Listen in if you want to be encouraged to get started or just keep on keeping on!

Tim and Lisa are talking with Lydia La Motta, the Director of Engagement for Flock DC. She's sharing details on the recent policy changes around the Housing Voucher Program.
These changes impact landlords and investors because the amount of rent that can be asked of the units for Housing Voucher recipients has been decreased, in some cases, significantly. It also puts the housing voucher recipients at an unfortunate disadvantage, as landlords have less incentive to jump through all the hoops to get their properties qualified for the program.

Gabe is joining us for the third time and we appreciate his insights and updates on rates and perspectives from the Mortgage Banking side of things. Gabe also shares from his own investing experience.
We dig into rate locks during this episode and learn lots about various options.
Overall, Gabe gives us the perspective that worrying about rates is mostly useless. We can't control them. We have to continue to look at the numbers and decide if they work for us or not. Rates will rise and fall. Keep buying when it makes sense, refinance when it makes sense, and let go of the worry and stress!

Today, Tim and Lisa have James Maffuccio on the show!
Jim is the Co-Founder of Aspen Funds. Aspen Funds focuses on helping investors earn high yields every quarter without the built-in volatility of traditional investment options.
Jim Maffuccio has enjoyed a long and successful career in real estate, and has some battle scars to prove it.
Before Jim discovered note investing, he was a thriving real estate developer in southern
California. One of his projects, Traditions, even won a Gold Nugget Award. But the housing crisis brought his success to a screeching halt, teaching him a valuable lesson about market
volatility in the process. After moving to the Midwest, where he flipped houses to put food on
the table for his family, Jim came to a realization: when the market stabilized, the people on the right side of debt would cash in big. In 2009, he began investing in mortgage notes, and three years later, with his investments proving to be secure, consistent, and highly
profitable, he partnered with Bob Fraser to launch Aspen Funds. So far, the business has
purchased over 1,000 loans in more than 30 states and grown to three separate funds in just
over six years.
With Aspen Funds, Jim oversees acquisitions and underwriting as well as relationships with primary sources and key vendors. More importantly, he helps people receive consistently high yields on their investments while helping homeowners stay in their homes, too.

In this episode (Jean's first in a co-hosting role!!), we discuss some of the mindset barriers that come into play when choosing between a rental property as solely an investment vehicle, and choosing a location where you may want to spend more time yourself. Tune in for some tips and tricks about how to potentially find asset classes in expensive markets that allow you to affordably spend the time you want to there, AND turn a profit when you're living in your primary residence. We also discuss the continually rising interest rates, inflation, and potentially adding a mix of short term, medium term, or ADU hacks to your portfolio of long term buy and hold properties. As always, we discuss how real estate investing is not a "one size fits all" venture, and there are a million ways to be successful. Each investor has to find the mix that works for their risk tolerance, and helps them to attain their financial goals. Spoiler alert, this strategy tends to change organically as you grow your portfolio, and that is completely fine!
Tim and Lisa talk with Eric Saul, Residential Architect and Owner of Saul Architects.
Eric lives in Takoma Park, Maryland, in addition to his architecture firm, he's a RE investor, has lots of experience flipping houses, and knows all about house hacking and ADUs.
This is a fantastic conversation that will help you sort out when you need an architect, structural engineer, contractor, or someone else to get your renovations completed professionally.
We also talk about ADUs and think it would be worth further exploring ADUs in a full episode. Let us know if you are interested!
More about Eric:
Eric Saul founded Saul Architects in 2005 and created a top quality residential design firm with the highest respect for customer service.Ever since he could remember, Eric has been fascinated by buildings, architecture, and cities. What started with Lincoln Logs and Legos eventually became real buildings.
Eric received his Bachelor of Architecture degree from the University of Notre Dame. Following graduation, he worked for several different architecture firms in California and Maryland where he developed his skills in multi and single-family residential projects, commercial buildings, and religious facilities. Since founding Saul Architects in 2005, Eric has designed over $100 million in construction and over 500,000 square feet.
With over 150 local projects completed to date, Saul Architects has quickly become one of the leading residential architecture firms in Takoma Park and Silver Spring, MD. Our firm has grown an extensive list of clients with projects popping up all over the area. Our clients continue to refer us while providing the highest reviews for quality, knowledge, professionalism and customer service.
In addition to being experts in residential design, Saul Architects are also experts in obtaining Montgomery County historic area work permits, Accessory Dwelling Units (ADUs), and Takoma Park tree protection plans.

Our guest today is David Shaw, owner of West Florida Invest. David has decades of investing experience around the world. He's an expert on the West Florida market and shares his formula for wealth building through real estate: Debt x Time x Scale = Your Wealth
David's journey in real estate investing and sales started back in 2005. Having discovered what he felt was a unique buying opportunity in the South west Florida I-75 corridor, he began scouring the area for investments that fit his clientele's profile.
In the early days David was primarily involved in sourcing preowned homes that could be converted into reliable income producing vehicles. Hundreds of properties later, this continues to build wealth and provide positive cash flow for his clients.
As time went on, David evolved his business to include complete renovation and rehabilitation of preowned homes for his clients. David was able to take neglected homes and transform them into like new condition homes for a fraction of what a typical investor would spend to complete this task. Thanks to the efficiencies enjoyed by renovating hundreds of homes a year, his trusted team is able to renovate to exceptional standards in record short timelines.

Canopy Road is a boutique brokerage in the Waldo neighborhood of Kansas City, Missouri. Their team provides professional buying and selling services for investors and local residents.
Kevin has served as the Acquisitions Manager since 2019. He's also been investing in KC since 2005 and has great wisdom and stories to share with listeners!
About Kevin:
"I began building my real estate portfolio in 2005 with single-family homes in the Kansas City area. As a property owner, I understand the needs of my clients and offer unique expertise in finding properties specific to their goals.
Before joining Canopy Road Real Estate, I enjoyed a long career as a Tennis Professional. During this time, I slowly built my portfolio and continued to grow my knowledge of real estate investing.
I have a passion for helping others find financial freedom through real estate. My goal is to create ease and comfort through each transaction with all of my clients. I joined Canopy Road as the Acquisitions Manager after meeting with Brent Voepel and realizing the similarities and parallels between our approaches. It was clear that we would be a dynamic team. Together we have enjoyed the opportunity to not only grow Canopy Road Real Estate but help our clients grow as well."

Michael Zuber is our guest on today's episode!
Michael began investing in real estate while working 80-100 hours a week at his w-2 job. His journey allowed him to retire early and he has since continued to grow his REI portfolio, author a book, and train others to get started and succeed in REI.
Here's a bit more about Michael:
"One Rental at a Time was never intended to be a book or YouTube channel but simply was how I had to build our portfolio as I was too busy at work and with family to think about anything except finding the next rental.
I now focus on helping people believe they can get to "4 Rentals" as that can change your families life in a huge way. If you chose to go past 4 rentals great but simply getting to 4 is a great goal. I also believe we need to help our next generation believe that they don't have to work in a job they don't like for 40 years hoping for a good retirement. Real Estate is a Path that offers so much to so many. Thank you for reading."
Michael shares wisdom about keeping great tenants, getting started, "getting to 4," and so much more.

Tim and Lisa discuss the strong opinions that exist in the realm of real estate investing. When someone hears about your idea and responds with "That's a stupid thing to do," it can really shake your confidence.
But what really matters is YOU. YOUR strategy, your risk tolerance, your approach to investing. And yes, there are guidelines to follow and yet there's no set rules. You've got to feel confident in your real estate investing strategy and it's ok if others wouldn't do it the same way. That's to be expected, even!

These are important questions to answer, as they will help you determine the best way for you to invest in real estate and build your portfolio.

Our guest today is Brent Voepel. Lisa first talked with Brent back in 2016 when she was searching for a reliable property management company in Kansas City. Lisa has been a client of Voepel Property Management ever since.
Brent is the President of Voepel Property Management and Canopy Road Real Estate. Between the two companies, clients are offered full service for building and maintaining their RE investment portfolios. Brent's goal is to provide the best service possible and he continually seeks new ways to strengthen his teams, enhance their services, and provide the best returns for all their clients.
From their website:
Voepel Property Management started with a simple concept: to match great properties with great tenants in a way that benefits everyone involved. While the real estate market is continuously changing, from our first listing to our last, this promise will always remain the same.
As a company, throughout the years we’ve gained extensive knowledge of the property management business and obtained a network of real estate professionals and organizational partnerships to help us along the way. This is how Canopy Road Real Estate was formed; it was out of the need to find a better solution to help clients locate and buy properties in addition to managing them.
Voepel Property Management and Canopy Road Real Estate form a complete solution for real estate investors looking to buy and cash-flow properties in the Kansas City market. We can help with acquisitions, sales, renovations, marketing, leasing, tenant selection and screening, maintenance and much more. We also have a huge selection of homes for our residents and can help them invest in real estate down the road when they are ready.
Every day we learn something new, but each day we’re reminded why it’s often the small things that matter most. Good communication. Follow-through. Hard work and the power behind a handshake. We truly believe we’re a different kind of property management company and a different kind of real estate brokerage, and we can’t wait to prove it to you.

Lisa grew up in a small town in Pennsylvania. Her parents were self-employed with a seasonal business and she remembers her mom's relief when rent checks arrived in off season. Her parents' two rental properties sparked the desire for her to pursue real estate investing.
Around the world:Lisa's been living outside the US since 2012. She and her husband have purchased all their investment properties while living abroad -- at first with the help of family, then with the skill of a talented REI team. Her favorite closing happened while they were vacationing in the French Alps!
Connector at heart:
Lisa is a connector of people and ideas. She loves helping others connect with their dreams, especially when it involves REI!
