When a developer is assessing the profit potential of his project does he look at the market prices in the geographical location of the project and work backwards from those prices to work out what he can afford to purchase the land for, or does he simply take the land cost, cost of building, add the appropriate profit margins and work out what the development will sell for? The latter could, I guess, be the riskier calculation.

I understand the seller is desperate for cash, hence the greatly reduced price. What advice would the panel give me to minimise the detrimental effect on my proposed sale? Because of the level of my mortgage, I simply can’t give away 30% of my property’s value.
New estate agents are opening up along the proposed station locations for London Crossrail. Do the panel think that property values in these areas will rise significantly as and when Crossrail eventually starts operating?

2) I have entered the buy to let market and am ready now to purchase my second property. Naturally, the interest rate I pay on any loans affects my eventual yield. 1) I have recently received a significant pay off from an insurance claim for an industrial accident which precludes me from carrying on my previous occupation which involved a considerable amount of physical work. My thoughts have turned to property as my source of future income. I have decided to either purchase a number of buy to let properties or actually, my preference would be to perhaps develop a small block of flats. I realise that both activities need different skill sets but both require careful evaluation of the geographical area in which to invest. Could the experts help with guiding me to understanding the different ways of assessing an area’s potential? I would be most grateful for any help or advice?
2) If the panel stated with a ‘clean sheet’ what would they do to assist young and first-time buyers nationwide?
3) I have found a property I wish to buy, this will be for my own use. The slight downside is there is an existing assured short-hold tenancy currently in occupation. The tenants lease goes on for about nine months after I am required to complete on the purchase. I am happy that the tenant stays for that period and my Bank have agreed. It just suites me time wise. However, there are terms in the tenant’s lease that I do not like. Because I will be the new Landlord can I either issue a new lease or alter the terms of the existing one.
4) I am a new Buy to Let Landlord and was lucky to find my first tenant very quickly. However, although my estate agency undertook credit checks, three months on I have no rent. I was charged a 10 % fee for finding the tenants and a further fee for the credit check. After making some enquiries the employer the tenant gave as a reference does not exist and they apparently had no previous record as tenants as they stated they had been working abroad. Have I any recourse to the agents for the money lost? And how easy will it be to repossess my property from these delinquent tenants?
