I'm excited to share some insights from my recent podcast episode where I had an enlightening conversation with Mike, a seasoned investor and entrepreneur from the west coast. We delved into a variety of topics, from business and investing to personal growth and the power of relationships. Here are some key takeaways:

The Evolution of Identity: We often define ourselves by what we do, but it's more about where we put our focus and energy. My journey from a mortgage professional to an investor and entrepreneur has taught me this.

The Power of Focus: Mike shared his philosophy of focusing on things that have nutritional value and serve each other in his various business interests. He emphasized the importance of making, keeping, and growing money, each requiring different strategies and mindsets.

Investing in Yourself: Mike believes in the value of investing in oneself and developing a growth mindset. He strives to bring his highest and best version of himself every day, increasing his value and earning power.

The Importance of Intentionality: We discussed the concept of the highest and best for one's life, which includes loving God, loving others, and using one's gifts to benefit everyone.

The Power of an Opportunity Zone Fund (OZF): Mike explained the benefits of an OZF, including the deferment of capital gains tax until 2027, the ability to separate basis and gain in a property sale, and the most significant benefit of tax-free growth and exit if the gains remain in the OZF for a ten-year period.

I'm excited to share with you the highlights of my recent podcast episode where I had an enlightening conversation with Jacob, a successful self-storage owner-operator. We delved into our shared passion for commercial real estate, our transition from firefighting to real estate investing, and the intriguing world of self-storage.

From Aviation to Real Estate: Jacob's journey is a testament to the power of passion and perseverance. His love for aviation led him to become a pilot, but he also found a calling in real estate. Despite the challenges, he built a successful business in fix and flips and rentals.

The Allure of Self-Storage: As the market evolved, Jacob and his partner shifted their focus to self-storage. They found it to be a reliable income stream, even during economic downturns, and appreciated the reduced risk associated with the month-to-month lease structure.

Operational Aspects and Unusual Experiences: Managing self-storage is less labor-intensive but not without its challenges. From pizza deliveries to storage units to discovering meth labs, Jacob shared some truly unique experiences.

The Strategy Behind Success: Jacob's company targets secondary and tertiary markets for value-add acquisitions and markets with high barriers to entry for development projects. They focus on acquiring properties that are around 50,000 to 60,000 square feet in size.

Learning from Mistakes: Jacob emphasized the importance of learning from others and shared some valuable lessons, such as the significance of paved drive aisles in a self-storage facility.

Ideal Acquisition and Value Creation: Jacob described their ideal acquisition as a facility built by a mom and pop 20 years ago, which presents an opportunity for value creation by implementing a technology platform, raising rates, and driving up revenue.

The Importance of Time: Jacob advises being disciplined in holding onto assets and not being swayed by the allure of selling for quick gains. He also emphasizes the need to balance time with loved ones and the things that bring joy.

Advice for Aspiring Investors: Jacob suggests taking action and not waiting for the perfect time to invest. He recommends choosing an asset class, understanding return expectations, and getting to know sponsors.

I hope you find these insights as fascinating as I did. If you're intrigued and want to hear more, I invite you to listen to the full podcast episode. And if you're interested in learning more about real estate or investing, Jacob recommends the "Self Storage Almanac" as a valuable resource.

The Art of Investing in Commercial Real Estate: A Conversation with Joel
As a podcaster, I have the privilege of engaging in enlightening conversations with industry experts. In one of my recent episodes, I had the pleasure of interviewing Joel, a seasoned real estate mentor with 42 years of experience. Our discussion revolved around commercial real estate, investment strategies, and the importance of resilience in the face of adversity.

A Journey Through Real Estate

Joel, a veteran in the industrial real estate business, has dedicated his career to mentoring others in navigating the complex world of real estate investing. His philosophy is rooted in the importance of learning from mistakes and investing safely to avoid unnecessary risks. Joel and his group of investors operate on a cash-only basis, steering clear of mortgages and banks. Their primary goal is not to amass wealth rapidly, but to protect their investments and prevent financial loss.

Lessons from Economic Downturns

Like many investors, Joel has experienced his share of losses, particularly during economic downturns. However, he views these experiences as valuable lessons, emphasizing the importance of preparing for market downturns and maintaining a strong balance sheet. This resilience is something I can personally relate to, having faced a downturn in 2006 that led me to seek employment outside of my investments.

Rebuilding Character After Loss

Joel's journey of self-reconstruction following a devastating loss in the real estate market is both inspiring and enlightening. He candidly shared his struggle with depression and the feeling of letting everyone down. However, he found solace and guidance in a book called "The Four Agreements," which emphasizes the importance of being impeccable with your word, not making assumptions, not taking things personally, and always doing your best. This book played a pivotal role in Joel's journey to rebuild his character and change his worldview.

The Importance of Market Knowledge

Joel's expertise in industrial real estate was honed during his time as a leasing agent in the 1980s. He built a solid foundation by going door to door, canvassing for vacant properties. He emphasized the importance of knowing the market and being able to determine the value of a property. His business model has proven successful, with 70 of his mentees becoming millionaires.

Succession Planning and Company Legacy

Joel stressed the importance of having a succession plan in place, ensuring that his work can continue even in his absence. He believes that sophisticated investors understand the importance of this question, as they have likely been in situations where the person they invested in retired, passed away, or got injured.

Final Thoughts

My conversation with Joel was a testament to his character and values. His resilience, focus, and dedication to helping others navigate the world of real estate investing are truly inspiring. His insights serve as a valuable guide for anyone looking to venture into the world of commercial real estate.

Are you looking to build monthly passive income that leads to financial freedom? Then you need to listen to the latest episode of the CRE Principles podcast, where I spoke with Martin, a professional investor from Sarasota, Florida.

Martin shares his personal journey of wanting to build monthly passive income that leads to financial freedom, which was inspired by his parents' struggles with money as migrant workers. He believes in taking control of one's finances by building true monthly passive income, which he defines as income that exceeds expenses and is generated in a predictable and passive manner.

Martin also shares his views on the current market and the asset classes he believes are recession-proof, such as real estate and energy. He emphasizes the importance of looking into the future and preparing for the worst, rather than relying on mainstream financial news.

In the episode, Martin also talks about his experience of founding a government contracting company with his wife in 2005. They sold goods and services to the federal government, but by 2008, they had been bleeding money for three years and were struggling to pay bills. However, he and his wife were committed to their business and went all in, which eventually led to them hitting on larger contracts and turning their business around.

Martin also discusses his approach to investing and the factors he considers before investing in an asset. He emphasizes the importance of understanding the operator and their accessibility, as well as the asset and one's own knowledge level. He prefers to invest in assets that he understands, such as housing and energy, and looks for consistency and predictability in returns.

If you want to learn more about Martin's insights and experiences, make sure to listen to the full episode. And don't forget to reach out to Martin and thank him for his time and insights.

Thanks for tuning in, and I hope you enjoy the episode!

Ready to discover the perfect investment opportunity? Join us for an eye-opening conversation with expert investor Paul Moore, as we dive deep into the world of RV park investments. With the multifamily market becoming increasingly overpriced, you won't want to miss Paul's insights on why RV parks have become the ideal alternative.

In this episode, Paul and I explore the soaring interest in RV parks, brought on by the growing market of RV ownership and the surge of new campers during the pandemic. We discuss the potential of working from an RV park and the appeal of traveling with family. We also cover the different types of RV parks, such as overnight, extended stay, workforce housing, and destination parks. Plus, we consider the possibility of building your own RV park and what it takes to make it successful.

However, investing in RV parks is not without its risks. We examine the dangers of partnering with the wrong people and building an average RV park in a saturated market. We also discuss the potential risk of investing in an area where demand levels out but supply explodes, the affordability of RV vacations compared to traditional car/hotel or air/hotel vacations, and the potential impact of the economy on RV park investments. Don't miss this opportunity to learn from Paul's expertise and unlock the potential of the RV park industry!

Marco is a Managing Principal in Opportunistic Capital Group (OCG). Marco focuses on investments in real estate. He is agnostic to the various asset types within real estate. Marco acts opportunistic as investment opportunities for above average returns or strong cash flows arise. OCG owns several multi-family assets and single-family rentals. It also holds notes on owner financed properties and issues high interest loans on real estate projects. OCG also helps other investors to participate in multi-family investments or acquire their own cash flowing rental properties.

Marco came to the US as an immigrant in 2002 alone and $1,500 in his pocket. He barely spoke English at the time. After achieving financial freedom at the age 45 Marco retired from his career as a CFO of the US Operation for a world-renowned manufacturer. He looks back on an extensive career that taught him many valuable lessons on Management and Finance. By acquiring cash flowing real estate assets he was able to replace his corporate salary and follow his passions. Now he enjoys true financial freedom.

Based on his success and the example he has shown, many have approached Marco to teach them how to become financially free and live a life more purposeful. Marco has taken on students to teach them how to budget, live within their means, increase their income and ultimately acquire cash flowing assets to achieve financial freedom.

Marco feels also extraordinarily strong about one of the biggest problems that the US is facing which is a lack of financial literacy in many adults. Not being able to build cash reserve and investing to build a financial safety net is the root cause of many problems this country faces Unfortunately, our schools and universities fail us in not teaching on important financial topics. He follows his passion and teaches financial literacy to the less fortunate.

Marco also spends many days a week volunteering in dog rescue shelters There are not many things more exciting than taking a dog out of small run he was locked up in for days and weeks and just take that dog out to be dog for a little bit. Marco owns 4 rescue dogs himself and is unfortunately maxed out with dogs at home. His goal is to acquire a large piece of land to give dozens of rescue dogs a new home and let them roam there free.

After becoming the #1 RE/MAX in Iowa Neil Timmins decided to take the success he had as an agent and try his hand at investing.

Neil has completed hundreds of Fix & Flips, Wholesales, Wholetails, Novations, and Owner Financed deals.

Neil longed to quit trading his time for dollars, so he started picking up single family rentals for passive income. Neil learned the hard way that single family rentals are anything but passive.

One day, Neil was offered to buy a Capital Multiplier commercial property. Despite not knowing a lot about commercial real estate at the time, he took the leap of faith and did the deal. That one transaction opened his eyes to how much easier it was to earn passive income in commercial real estate. A handful of properties like that and 3 ½ years later, Neil became financially free.

Today, Neil’s growing portfolio includes apartments, office buildings, medical offices, industrial, retail, and self-storage properties. He routinely teaches others how to earn more while working less with his popular 20x Profit Challenge.
