We dive into the weekly turd to discuss how a Buyer tried to go behind their agents back to purchase a For Sale By Owner. The seller did not want to pay the Broker fees and offered a discount to the buyer if they would go forward this way. We discuss the ethics of the buyer’s in this case, the importance of having representation, under what circumstances can the agent be fired, and will the agent get their commission anyway? Our “How to Act like an Adult” skit of the week is a great one. Listen in as Luis and Dave rehearse a recent phone call an agent was involved with. The seller of a home had put dry wall over the sewer line access restricting the ability of the sewer scope contractor to do his job. We discuss how this played out and if we think this was done intentionally or at best just a bone-headed move by the seller.
Don’t miss the Feel Good story where we talk about a great situation in which an agent stepped up their game and contributed in a very positive manner to the community as a whole. We announce this week’s Hot Listings, CE classes, and Charity Spotlight. As always thank you so much for tuning in to the Rocky Mountain Real Estate Network. If you have a real life Real Estate story whether good, bad, or ugly we would love to hear about it and potentially include it on a future episode. You can contact Jon Edwards directly at 303-921-5747 or by email at rockymountainnetwork@gmail.com. Don’t forget that the Rocky Mountain Real Estate Network can be heard live at www.blogtalkradio.com at 11:30Am on Tuesdays. The show also airs at 10am on Sunday’s on AM1690 KDMT Denver’s Money Talk Radio.
The weekly turd reflects the unprofessionalism of some people as a client’s neighbor who happens to be a real estate agent tells the client that the agent she chose to work with listed the home way too low and she would have listed it higher. The comps did not support the higher price and the response after the property went live definitely supported the lower price as it did not get under contract for some time. We discuss how going behind a fellow agent’s back to try and knock the agent down is just unprofessional and probably a good reason why that client did not choose to work with her own neighbor in the first place. A tractor is lost amid a transaction but don’t worry it’s our Feel Good Story so we know this one will end well. Our lender tip revolves around low appraisals and how best to address them. We discuss the impact on your loan and talk strategy on the Real Estate side. Your Kane contract tip involves potable vs non-potable water as it pertains to your contract. As always we have our list of the Hottest Real Estate to hit the market this week, CE classes that never disappoint, and our Charity Spotlight. Thank you for tuning in to the Rocky Mountain Real Estate Network airing live on Blog Talk Radio Tuesday’s at 11:30AM. For all archived episodes go to www.blogtalkradio.com. The Rocky Mountain Real Estate Network also airs on AM1690 KDMT Denver’s Money Talk Radio Sunday’s at 10am. Have a great day!
Get ready for the Turd of the Week, Dave and Luis teach you how to act like an adult, and of course the feel good story of the week and all the rest of the information you need to navigate the Colorado real estate market.
Playground bullies, lost dogs, buyer’s agents that don’t have time to show their clients a home, the Adult skit of the week, Lender tip, Kane Contract tip, and the Charity spotlight are all discussion points piled high with enthusiasm on this episode of the Rocky Mountain Real Estate Network. It seems that each week we have another example of an Agent acting like a playground bully. This week a Listing agent goes to town on a buyer’s agent because she had to cancel a showing on a home her buyer’s really liked. The Buyer’s agent ended up in tears and was told that the seller’s and listing agent would never work with them so don’t call again. Real nice! Luis while out on a Saturday afternoon comes across a lost dog. Luis, his son, and a very kind couple end up chasing the scared little dog down on someone’s patio. The owner of the home came out and yelled at the hero’s and told them to get off his property. The nice couple ended up taking the dog and worked to find the owner’s. Some people right?
Our How to Act like an Adult skit includes some buyer’s whose agent could not find the time to show them a home they very much liked. We dive deep into this one as we discuss the ethical and legal ability of the listing agent to show them the property. Our lender tip this week is around Credit Reports. Kane’s contract tip deals with the Property Insurance deadline and how this can be a killer on your deal. Our Charity spotlight this week is one you will want to donate your next commission check to, or at least a portion! Thank you for listening to the Rocky Mountain Real Estate Network!
Who let the dogs out? Well in this week’s episode it was a buyer’s agent and it was an accident. However we give this particular agent many kudos with how she did the right thing and made it her job for the next 7 hours to find both dogs. I have heard an array of stories of things that just happen during showings and it’s easy to say that it’s not your house so who cares but that’s not the right way to approach unforeseen things that come up. When something happens during your showing own it. Do what you need to in order to make it right and move on from there. This episode also addresses homes that are sold “as-is” and noted that way in the broker/public remarks as well as the contract. Typically this will exclude any safety or hazard issues, those will need to be addressed. However Luis recently ran into a transaction where the buyer’s after inspection wanted to get the sellers to pay to have the custom bunk beds removed. This was not a safety issue by any means. If you are buying a home “as-is” you need to understand that you are not going to get things like this done and stop wasting everyone’s time. We also discuss some marketing tips with agents/lenders and the importance of having a listing sign placed if you are doing sign riders. We talk about a particular agent (Luis) who has on multiple occasions not had the sign in the yard to hang the sign rider on, 2nd turd of the week? We think so. Don’t miss our upcoming CE Class announcements, Hot listings of the week, and our Charity Spotlight.

This show is a doozy. Listen in as we discuss how one Buyer’s Agent called the Listing agent to tell her that she had her head stuck up her ass and her property was listed too high. This same buyer’s agent would come crawling back with an offer that would be over asking price as his buyer’s really wanted the property. We will go in depth as to why this kind of behavior is totally unacceptable in our industry. In addition, stay tuned for our Feel Good story, Kane’s Contract tip, this week’s Hot listings and Charity spotlight. And of course we will have a new How to Act like an Adult Skit of the week to perform. When a seller just can’t get out of the home by the deadline how should this be handled? We like to provide a weekly tip from the lending side and this week we will briefly discuss the ins and outs of USDA loans. Last but not least we do have an additional VA situation that we will dive into regarding the acceptance by the seller/builder of a VA contract and the builder was not an approved VA builder. We helped walk everyone through the process and hope to have the deal closed very soon. Should you have any questions, valuable insights, or show talking points you would like us to discuss please feel free to call in to the show directly at 303-632-4160 or email us at rockymountainnetwork@gmail.com. Thanks for tuning in, check in next week for another exciting episode of the Rocky Mountain Real Estate Network.
Folks in this episode we talk about lazy agents and the resulting dead deals. If you are lazy then stop working in Real Estate and let your license expire. Send your deals to an agent that wants to work and earn a commission. Seriously as industry professionals we really don't have room for laziness there is way too much at stake with these transactions. Worst of all your laziness directly impacts the buyers, sellers, and damages the reputation of the industry as a whole.
We talk about communication on every episode for a reason. On this week's Turd of the week a buyer's agent does not fully fill out the contract deadlines and then does not communicate after executed contract. This causes numerous issues along the way especially when the appraisal comes in low. Ultimately the deal is left to die 2 times and buyer's earnest money is lost. This situation unfortunately is too common in Real Estate and this is why we put this show together to try and weed out the lazy agents, lenders and other industry ding bats. We must hold ourselves to a higher standard to regain and maintain the reputation we want.
We get “Fired-up” addressing the Weekly Turd. A listing agent decides to enact revenge on her clients after she is fired which can cause in a best case scenario delay of time and in a worst case scenario thousands of dollars. If you get fired own it and learn from it, act like a professional and move on. Our “feel-good story of the week” will no doubt restore your confidence in humanity as a couple top notch agents come together to make a bad situation great. In our Lender tip we address TRID and some good rules to follow to keep your transaction moving smoothly. Don’t miss this week’s Hot New Listings, upcoming CE classes, and our Charity highlight.
This week, Luis Gonzalez brings his 20 years’ experience with Real Estate here in the Denver area and is co-hosted with David Hosterman and Jonathan Edwards with Castle & Cooke Mortgage. David and Jonathan bring nearly 19 years of Mortgage Origination experience. Dave's team closed 76 Million in Loan Volume last year with over 270 units. In this episode we take some of that experience and mostly common sense to address various issues presented to real estate agents each day. Specifically in this show we talk about this episodes "Weekly Turd" a ridiculous landlord that wanted to charge the tenant to replace the ring around the bottom of the toilet as if they had somehow caused it slow deterioration. Don't miss the "How to act like an Adult" skit of the week where Dave and Luis use their superior acting skills to walk through a common Real Estate related situation and how not to act. This show is designed to provide direct unapologetic education and insights around today's most relevant real estate hurdles and successes. On this show you will hear it like it is, so love it, or leave it!
