As a mortgage loan officer since 1995, we have seen many clients come to us that have been misinformed or misguided. Our goal is to bring you accurate information before purchasing your next home so you can make the best and most informed decisions during the home buying process.
Your host, Jennifer Hughes Hernandez is a Senior Loan Officer and Top Producer in Legacy’s Houston area office. Since 1995, Jennifer has built her business 100% on referrals, with 2/3 of her referral base from realtors and business partners, and the remainder from past clientele. Jennifer and her team’s reputation is known for closing accurately, on time, and with lots of communication.
Her greatest passion is caring for her family. Providing for a full household could not be possible without the loving support and teamwork from her husband, Fernando. Fernando is from Mexico and Jennifer met him there while as an exchange student (from Texas A&M) studying Economics at Tecnologico de Monterrey in 1993. In 2017, the Hernandez family started hosting an exchange student through AFS for the school year. They plan to do this for as many years as they can.

Are you a homeowner with a mortgage? Did you know that you may be eligible for some tax deductions? In this episode, we'll cover the basics of mortgage tax deductions and how they can benefit you.
First of all, let's define what a tax deduction is. A tax deduction is a reduction in the amount of taxable income you have, which can lower your overall tax liability. So, if you have a mortgage on your home, you may be able to deduct some of the interest you paid on your mortgage from your taxable income.
To be eligible for the mortgage interest deduction, you must meet certain criteria. For example, the mortgage must be for your primary residence or a second home that you use for personal purposes. Additionally, there are limits on how much interest you can deduct based on the size of your loan and when you obtained it.
Another tax deduction related to homeownership is the property tax deduction. If you pay property taxes on your home, you may be able to deduct a portion of those taxes from your taxable income. It’s important to understand the difference between passive and active income:
PASSIVE INVESTING – is income that you earn without having to work daily into it directly. It allows you to do work one time and allows you to make money after that one time. For example, you can invest a certain amount in a real estate fund or a syndicated property and receive a recurring monthly amount while the asset managers take care of the tenants and property management.
ACTIVE INVESTING – income produced from directly owning real estate properties that require your time and energy. A great example of this is residential rentals, like single-family homes and duplexes. You’re fully responsible as a landlord for managing the property, communicating with and keeping tenants happy, and covering maintenance and expenses that may come up. You earn rental income and own the appreciating asset in exchange for your time and energy.

Having seen my parents struggle from one paycheck to the next while I was growing up, I know firsthand how difficult it can be. Struggle wasn’t in the recipe for the life I envisioned for myself, but I never learned the basics of money or the discipline of saving until later on.
Never was I taught the importance of budgeting or how to handle financial difficulties. As time progressed, I became increasingly aware that I had to take action and face my financial habits head-on.
Around 2008, my unhealthy habits accumulated to around $100,000 in debt and deep financial distress. With help, I was able to settle my debt in less than one year and received coaching that helped me increase my savings rate from zero to 20% to 40% and develop much better spending habits.
My goal is that by sharing my experience with you, you will be better prepared to avoid making the same mistakes I did. In this hot housing market, buyers have to move quickly since there are likely multiple offers on their desired property. In this episode, I’ll walk you through the various provisions of the contract and explain some strategies for making your offer stand out from the competition.
You don’t have to have an all-cash offer to win the bidding war, but you do need the most thorough offer because sellers typically select the offer they believe will make it all the way to the closing table.
Whenever you’re making an offer, whoever your realtor and lender are, you need to make sure they are connected early on in your home-buying journey.

Homeowners in Texas have either heard about or experienced the dreaded escrow shortage and would prefer to avoid it at all costs since it often results in an increased house payment.
An escrow shortage occurs when the taxes and insurance portion of your mortgage payment that gets set aside each month can no longer cover the full value of the homeowners’ insurance premium or the annual property taxes.
Every single year, escrow analysis is done by your mortgage company in February or March. Then, property tax values come out, providing you the opportunity to protest them during the summer.

When you receive the escrow analysis statement from your mortgage company, you may face a payment increase to adjust for the rising taxes and insurance premiums. However, when you understand how to read the statement, you’ll see you have several alternatives.

Did you know every year the conventional and FHA loan amounts can change?
This year, we’re experiencing record-setting home values across the country. Although there are many types of loans for homebuyers, the main ones are FHA and Conventional.
Home values are so hot these days, that both loan types have raised their maximum loan amounts.
In today’s episode, we’re going to discuss the definitions and differences between an FHA and a conventional loan.
The term FHA refers to the Federal Housing Administration. This is the type of loan that the government will fund and monitor on your behalf. You’ll never have to pay your mortgage payment to the government, they are simply backing the funding for your loan through your mortgage company. The United States Department of Housing and Urban Development oversees the guidelines and the security of the loans made.
Fannie Mae and Freddie Mac are the organizations that set the guidelines for conventional loans. In the same way the FHA loan works, you won’t be making payments to Fannie or Freddie, but directly to the mortgage lender. The maximum loan amount is $647,200. Anything below that amount is called a conforming loan and must abide by their rules.
Loans above that $647K figure are called Jumbo Loans and are called non-conforming loans. We’ll talk more about that another time.

The Fair Isaac Credit Corporation began operations in the early 1950s and is known as FICO. The organization had already begun conducting data analytics prior to the formation of Experian, TransUnion, and Equifax. They wanted to create transparency and consistency with their data. Keep in mind that back then, there were no computers, but these businesses all had the unified goal of providing a scoring system that could be used across the board.
The organizations we now know as the main 3 credit score companies realized that since Fair Isaac was analyzing data anyhow, they could design a model that would calculate a credit score based on a person’s borrowing and repayment history, among other factors. It was at that time the FICO score first became available to consumers.
When you apply for a loan, a credit check will take place, and in this episode, we’re going to debunk some myths and share some truths surrounding the credit check process.
First, when someone calls about a loan and leads the conversation by sharing their credit score number, my first question is, “Where did you get your credit score?”
By no means are we discouraging you from obtaining your score from other sources like your credit card company, Credit Karma, and the like, because monitoring your score is beneficial to the overall health of your financial life. However, you should know lenders are required to always pull a credit report (and we all use the same system so your rates are being quoted fairly across lenders) when initiating financing.

While I completely understand why everyone’s concerned about a housing bubble, the data shows that we actually are not facing another one right now.
Anytime we start to hear rumors of impending doom, it’s important to go back to the facts. In this episode, we talk through the data we have now and compare it to the data that led up to the housing bubble and the subsequent housing crash of ‘08 -’09.
From my experience, this market in 2022 is unique from anything I’ve seen. The big question I’ve been getting lately is whether housing values will fall and whether there will be a rush of foreclosures on the market.
During the pandemic, lenders were unable to foreclose on homeowners' homes due to moratoriums that prevented them from doing so.
Leading up to the housing crash of 2008, there were few regulations for lenders, and obtaining a home loan was simple for consumers. Things are different now, and there are laws and restrictions as a result of those ‘wild-west’ full-value loans.
Right now, financial institutions are doing a fantastic job of ensuring that homeowners are keeping their debt-to-income ratios within reasonable limits, which further ensures homeowners can afford their homes over time.
Where is the market going? We’re looking at the historical data in order to forecast the upcoming housing market, rates, and inventory. In short, nothing indicates we’re headed toward home values declining.

In today's episode, we’ll talk through an overview of the basic steps for buying a new home, which will help you develop your financial plan for making your homeownership move.
From the highest, most simplistic level, you’ll get pre-approved with a lender first. Then, begin looking for homes and selecting your realtor. And finally, you’ll choose a lender and secure a contract on your home purchase.
The process of purchasing a home can be broken down into three steps:
The first step consists of research and planning. Once you have a clear idea of what you want in a new home, both the real estate agent and the lender can better assist you in achieving your goals. They have the ability to help you make sense of wild variables when you feel unsure or overwhelmed.
The selection of a real estate agent is a major component of step two (maybe the most important) and will take place simultaneously with the selection of a lender. Realtors play an important role in helping you find a new home in alignment with your goals, and using their services won't cost you anything.
By using a real estate agent, you’re looping in additional team members who can look out for your best interests in the home buying process. Finding and buying a new home can be an emotional journey.
Realtors bring professionalism to the table, assisting in leading you through the various stages of the process that are yet to come, including negotiating, directing you through inspections, having things in order, and reminding you of important details.
Step three is making certain you’ve been pre-approved by a lender for financing. Your realtor will be able to recommend lenders with whom they have an existing, trusted relationship, again, speeding up and decomplicating the process.
In this current market, homes are on and off the market sometimes within 24 or 48 hours. So, it’s imperative that you get pre-approved with a lender first and then find a property on which to make an offer. Having your credit pulled and your documents reviewed during the preapproval process secures your opportunity to finance your new home and gives any offers you make more weight.
