He attended a 5-day "Boot Camp" and learned the basics of "no money down" real estate investing, and eventually became successful in flipping houses.
When the real estate market crashed in 2008-2009, John and his partners amassed $77M in assets and controlled 429 properties.
Despite his long-term symptoms, John now lives a comfortable, happy, and fulfilled life.

In today’s episode, our special guest is Kunal Dewan, who shares his 20-year story of migrating to the US and establishing a successful company in the multifamily syndication sector. He describes his journey from his first $2,500 investment to the multiple 7-figure revenue company they have now.
Kunal came to the US after receiving a full scholarship to a Masters's program. After finishing his education, he worked as a structural engineer, even during the recession in 2008. When he was about to be married, he realized he needed more than just a W-2 to grow financially and create wealth for his family.
Kunal said his first business, before real estate, was preparing taxes, for which he hired people to help him. He then transitioned to investing in real estate and saved on taxes. He briefly touched on tax brackets, retirement accounts, 401(k), syndication, side businesses, entity formations, and more.
His and his wife's first real estate investment was buying a condo around the time that they purchased a foreclosed property for their first home. He talks about how they made it work, especially when they bought a property in Pasadena, a premium neighborhood.
Kunal experienced a shift in mindset when they had their first child. He realized that his time was more valuable now and he was paying for his investments with his precious time. This realization led him to switch to multifamily syndication, so he did not have to manage the properties directly and be able enjoy the passive income.

We are excited to share another information-packed episode, this time on multifamily syndication, with Anna Tan. The Tans have been in the real estate business for over a decade, and today, you will hear how they started and scaled their business.
Anna's first real estate property was a wedding gift from her parents, both Vietnamese immigrants who started in real estate by buying a house with their savings and renting it out. She and her husband opted to rent out the kind gift and stayed with her parents for a few years.
While they learned many lessons from operating a single-family property, Anna and her husband realized they could do more. After doing their due diligence, Anna was the first to jump in and sign the PPM for their first multifamily investment as a limited partner. She shared that syndication allowed them to scale bigger and faster. They borrow money at a low or reasonable interest and use that to acquire a large property with a higher return on investment. Obtaining a loan addresses the main barrier to entry in this type of investment: a large capital. She emphasizes the importance of understanding the underwriting and asking questions before investing.
Anna also discusses what they do after making the investment, which includes meeting with the property manager weekly or biweekly and focusing on marketing to increase traffic, hot leads, and occupancy. She also contrasts single-family and multifamily investments and discusses what they did to become more educated and efficient investors who are expanding their overall portfolio.

This week, we are joined by Cristobal Jimenez Priego with his immigration story and the challenges he faced. His initial target was to migrate to the United Kingdom. He started his journey in 2007, a year after college. He uploaded his resume everywhere online, but he was getting rejected in Europe. He then got a call from a professional services company in Northern California and went on an interview. He accepted the job and flew with a one-way ticket to Sacramento, California. When he finally got an opportunity to move to the UK, his wife told him he didn’t want that because it was too far from Mexico.
What pushed him to learn and become a real estate investor was the high cost of living and rent in California. They moved to Texas to get a company sponsorship so they could build their life in the US. This is where he bought a house through a second FHA loan and made it a rental house. This is where it gets interesting. Cristobal started talking about how to get a second FHA loan and other real estate options he used to build his business, such as underwriting, HELOC, BRR, and 1031s. He also shares how he qualifies properties for his investments with the help of his team of carefully chosen real estate professionals.

Who is Cristobal Jimenez Priego?
Cristobal Jimenez Priego immigrated to the US when he was twenty-four in 2007. He struggled to get by during his first two years in California. Cristobal married his soul mate in August 2009.

We had a great time and got a ton of value from Sue Bodine today on Neuro-linguistic programming (NLP) and the importance of your mindset about money and building wealth. Your mindset affects your decision-making and the risks you take in your real estate investments and other businesses. Sue shared a bit about her past, where she came from, her struggles as an immigrant, and the environment in which she grew up. She had a traumatic childhood and had low self-worth because of abuse. Despite that, Sue overcame her inner conflict and limiting beliefs. She shares how NLP helped her change her outlook, rise from her past, and achieve her goals as a real estate investor. We also talk about how her NLP coaching is helping her clients realize their identity and adjust their relationship with money to reach their business goals.

Who is Kristina?
She is a real estate enthusiast born and raised in New York City. She aspired to become a corporate employee working in the glamorous office buildings of Manhattan, only to realize that path wasn't for her. Real estate has always been in her life - her father brought his first property in China at 28. Then a few years later, he got his first rental property in Elmhurst and then, later, in Astoria (both neighborhoods in Queens). She has seen the sweat, love, and dedication her father put into his investments to plant the seeds for the next generation. She has always thought - there must be a faster way!
She learned about real estate syndications only a year ago after attending her first conference, where she met like-minded, humble, and ambitious people. They reminded her that everyone starts from a small rental portfolio, and it is only through steady work that they can grow it to become hundreds or even thousands of units.
Her "why" is to prove to my peers that anyone can own commercial real estate - you just have to take a chance on yourself and trust in the sponsorship team. While she may not be the biggest sponsor on the block, she takes each opportunity to learn from others to accelerate her syndication journey and will remain as humble as her dad, who has always said, "you can't go wrong with real estate!"
