Study the supply index number in the area. This is calculated based on the amount of storage in an area divided by the population.

Real estate allows you to do a lot of unique things that other investment vehicles like stocks and bonds do not allow you to do.
Before he proceeds, Fernando would like to remind everybody that he is not an attorney or an accountant, CPA so if you wanted more legal advice about this topic, please do find these professionals.
One of the things that he always tells people is that if you do not have living trusts or a will set up, you should start putting together your estate planning now.
Fernando started his living trusts when he was 23 years old, the reason is you never know when something might happen. If you have loved ones that depend on you, you need to make sure that they are taken care of.
The second reason for having an estate plan is to make sure all of your information stays private or semi-private. The worst thing that could happen if you don’t have an estate plan and you passed away then all your assets are subject to probate or probate court.
What probate does is it alerts the general public that you passed away and if you owe someone money or if someone thinks that they have a right to your property, then they will have the chance to state their claim. That could last from one year up to nine years.
For the long term strategy in real estate, rule no. 1 make sure you have a proper state plan.
Second, create not only an income for you but more importantly a generational income that you could pass down to your kids. To do so, as we accumulate assets we can delay paying capital gains and depreciation recapture.

What are some alternative investment vehicles that someone can participate in?
Most people have been trained to get a job, put money into a retirement account, invest in stocks and bonds. Some reasons for this strategy are, it helps drive the economy and the other reason is that the custodians of these retirement accounts get payment when you purchase stocks and bonds.
Somehow when you invest in real estate, usually, these custodians do not get charge fees. This is also the reason why many people when they go to their fidelity account they are not allowed to invest in self-storage.
What you need to do is set up a self-directed retirement account (self-directed IRA/401K). This will allow you to invest in anything you want. Of course, there are certain parameters but for the most part, you are allowed to invest.
Fernando likes real estate because it’s a physical asset. For him, it’s a hedge against inflation. As the dollar continues to drop in values, at the same time the value of the real estate will also increase to keep up with the inflation.
According to him, he also likes real estate because it produces passive income. It allows you to lower your tax bracket.
One more reason for Fernando liking the real estate business, the self-storage specifically over stocks and bonds besides being a tangible asset is that he has more control over the outcomes.
His advice for those who do not have the time to buy real estate or self-storage is to participate in syndications. Meaning you can become an owner or silent partner of one of these real estate investments and get all the benefits of this business without having to do the work.

In this episode, Fernando would like to talk about finance options and strategies when it comes to self-storage.
Starting from the end then move his way to the beginning.
The last on the list for Fernando’s finance options is to have stabilized senior debt that is non-recourse.
A non-recourse loan means that even though you are signing for it if anything happens. For instance, if the market goes down you are not liable for that loan.
This is one of the best types of loans to get to limit your liability.
Usually, to get these seniors loans, these what they call “the stabilized debt”, the property has to be at its maximum potential. It has to be fully occupied, it’s bringing a high revenue and net operating income as much as possible.
A non-recourse type of loan is one of the most favorable because it has longer terms and has lower interest rates.
Your next finance option for your property can be a bank loan. This is a recourse loan meaning that you are fully liable regardless of what happens in the market.

Recently, someone asked Fernando how he handles his money management or cash flow management not only for his personal income but with the multiple businesses that he runs as well.
There is a great book that he would like to recommend and it’s called “Profit First” by Mike Michalowicz.
According to him, the basis of Profit First is number one, you have to take a profit. As opposed to what most entrepreneurs do they spend first and then just see if there are some profits left.
This book focuses on profit first and then compute all expenses to see how much will be placed in operating expenses. If you are not making enough to sustain what you need in the operating account then you must realize that there is something wrong with your system and you need to fix that.
There are levels of profit first and how it works is you set up multiple bank accounts for each business or for each venture even for your personal life as well. It goes all the way from a start-up that is not making any money or revenue all the way up to an F-class business that’s making $50million in real revenue per year.

In this episode, Fernando will show you how to make a Turnkey Deal.
A turnkey provider is someone that would buy a property, rehab it, and then they will put a tenant and property management in place and then sell it to what they call “armchair investors.”
These armchair investors or turnkey buyers typically live in very high-cost real estate markets.
This turnkey provider was looking at the property. They almost closed the deal but then they realized they couldn’t turn the property into a four-bedroom model; it can only become a three-bedroom model.

For this episode, Fernando will talk about a “sticky” deal that happened in South Holland.
Being a sticky deal this gave them the reason to go to a wholesaler or someone who can pay cash quickly.
This property has a lot of family issues. The father is the owner of the house, the daughter lives in that house but hasn’t been paying any rent as the father’s claim. And of course, the daughter has her own side of the story as well.
Fernando tries his best to be professional by not taking sides. He still provided his services even though the property is in really rough shape. There are also a lot of things that were done to the house that was not up to code.
This could be a problem in selling this house to a retail buyer because it’s going to get an inspection. Because all those issues with regards to the house will come up and the retail buyer is going to ask for a large credit to repair those or else it will not be allowed to sell and transfer.

In this episode, Fernando will talk about his Fix and Flip deal in Schaumburg, Illinois.
It is a very interesting and unique property because it has a lot of lessons built into it.
The property has been stuck in probate for more or less 7 years. When the owner finally moved the property from probate she decided to sell it. At the same time, she is also building a house in Florida and expected to move- in into that home on December 15, 2020.
Although before she could move in, the builder of her house in Florida required her to pay all the cost by December 14.
Thus for the need for Fernando’s team to sell the other property in Illinois.
The house was built in the 1970s. It’s a 3,000 sqm floor area property with five bedrooms and two and a half bathrooms. It has a full basement with a pool table and bar. It also features a spa room with a hot tub. It has an outdoor pool as well. It sits on 1.2 acres in the middle of forest preserves that gives a very secluded ambiance.
The only issue with the house is it’s super outdated and a lot of things are not up to code which brings a lot of safety issues. This gives Fernando’s team a lot of work to Fix and Flip this house.

In addition to non-capital expenditures, increases in revenues and decreases in expenses also look at building additional land and facilities on that land.
Be very careful with this because you don’t want to over rehab or overbuild your facility in an area that does not support it or won’t bring you value.

One of the questions that Fernando often gets is, how do they hire, train, and evaluate their employees and contractors?
When it comes to the hiring process, they go to different resources.
One thing that helps them a lot to go through this process is the book called “Top Grading”.
The book is about how to go through the hiring process. It also teaches how to get to the core of the person that you are working with.
They also use a behavioral assessment called the Predictive Index.
Predictive Index creates a personality assessment that allows them to see the motivations of the individual or candidate.
This is a great tool for them to know if the position that the candidate is applying for matches their motivations and behavior.
While in resourcing they usually use referrals and aggregator websites such as Wisehire or LinkedIn.
Another tool that they use in hiring its contractors is the EOS processor. The Entrepreneurial Operating System process which is made famous in the book “Traction” by Gino Wickman
One of the things that they teach them is how to evaluate your personnel not only against your core focus as an organization but as well as to see if they understand the business if they want it and if they have the capacity to do it.

A fix and flip usually take two or three months to a year, depending on how much work a property needs.
Not only is there the closing of the property which some investors can do quickly; usually faster than a retail buyer or someone who is using a real estate agent. There is also the time needed for the title agent to get everything coordinated with closing.
After getting permits and approval, we also need to get subcontractors. Then we can start the actual rehab.
Rehab can take two weeks if it is just a simple cosmetic turnover rehab. If there is much to be done then it may take 30 to 90 days to complete. It is also possible to take longer than that depending on the situation. Nevertheless, the more skilled the fix and flipper is, the shorter the rehab will take.
Once the rehab is done, then comes the marketing. This all depends on the kind of market.
Some fix and flipper use staging, this is when you put accents and decorations to help buyers see the potential of the property. Though in some markets they would want to see the property empty so as not to influence their decision in buying.
If there is a buyer and it locks up the property as soon as it is listed. It usually takes 30 to 45 days for a bank to issue a standard mortgage to an owner-occupant, even if they are pre-approved. The new owner would also want to do inspections, have it appraised and the banks needed to have all this information.

It's time to discuss After Repair Value or ARV.
As real estate investors, we need to make sure that we make money from the properties we get into. This basically refers to the price that we can sell the property AFTER we make repairs and make it look brand new.
If a property can be sold for $200,000, which is the after it's been repaired and based on my due diligence (ARV, it takes $50,000 to accomplish those repairs. Next, we'll subtract the repair cost, holding costs, profit, overhead, and all other costs, and that's how we get to the offer.

What are contingencies in a contract?
This is any type of clause in the contract that states that either the buyer or the seller can get out of the contract without losing earnest money if there is something not of their satisfaction.
An example would be an inspection contingency, especially with properties that need work done on them. Professionals would be brought in to check how much would be needed to fix everything up. If the price is more than what the buyer anticipated or the seller-provided, then the buyer can get out of the contract without losing earnest money.

The toughest aspects of investing in self storage is negotiating contracts. Coming to an agreement between two parties despite conflicting economic factors is difficult. The buyer thinks the price is too high while the seller thinks it is too low. The ideal scenario is everyone walks out feeling that they have accomplished what they wanted. As much as possible, you want every negotiation to be a win-win.
The world of real estate and especially self-storage is very small. People talk and the last thing you want is a bad reputation and no one even considers doing a deal with you.
Avoid wasting time and energy with letters of intent. There is a very good reason for this.
The seller in the negotiation will end up shopping the offer against other potential buyers. This can be time-consuming and simply delay the entire process. And worse, you could end up in an auction where you are bidding against another investor. Skip the letter of intent and move immediately with a contract.

I've been asked about how many investors typically invest in a single fund or syndication.
It really depends on several different factors. In smaller deals, we may have up to 9 investors. In larger projects, we can have 15 to 20.
But what you need to do is create a list of potential investors. You don't want to go to the same people for new investments or syndications, you want to find new investors.
