The Holy Spirits only judgement is divided into 2 categories: one is love and the other is the call for love.
Looking at my 2025 showings for buyers this number makes sense but this number actually came from something I heard on the radio about how many toys is the right amount for toddlers..

These or teachings of the ego include that love is dangerous, that fear is real and the idea is to keep you anxious and depressed. When we find that we are in these we can offer these to the Holy Spirit.
One of the ways to be a top professional and certainly what I have done is to be consistant day after day, by stacking good days on top of good days, on top of go weeks of effort, follow up, service, etc.

To choose God's Plan for Salvation we need to realize that Holding Grievances is what holds us back. Each day we typically find a way to hold a grievance against someone or some thing.
When we meet with a seller a go through the comparable property sale we talk about these pricing strategies: Aggressive price, Fair Market Price, and (not reccommended) Over pricing.

Often we will follow up with potential clients and if someone is not ready to make a move they are waiting for something. Sometimes it could be work related. Sometimes its world politics or economy related. It could be many things and here is what could the problem with waiting.
Its raining a lot the last 3 days in Minnesota and one of the best ways to see if the basement gets wet is to look at a home during a heavy Spring Rain. Another way is simple look at the real estate disclosures.
The market is very active now in much of the extended twin cities metro area. There still is limited inventory and multiple offers. When you go further out to Rural MN the market moves at a solid pace, but some of the higher price properties are sitting on the market.
On of the recent lessons on salvation there was a quick mention that my function here is to forgive the world for all the errors I have made and thus by doing that I am released from them with all the world. (The lesson is for all of us not just me) And I dont think that lesson is taught in a religious environment. Normally sin (error) is carried has this burden hat a spiritual being can pardon you from but you cannot pardon yourself.
One of the things that most buyers, sellers and realtors talk about is that you should get a pre approval for a loan before looking at homes. However, there are times when buyers want to look without pre approvals. The annoying situations is when buyers know they cant be approved for a while but still try to get showings on properties.
I think most people would agree with the one at the top of me list. Realtors not getting back to you. As a Realtor I do follow up with buyers, sellers and agents often. I suppose there are times I forget to follow up with someone unintentionally. This mention pertains to no follow up after several attempts.
I mentioned separation from time to time when doing these videos so today I am going to talk in more detail about what that means compared to your one self.

Selling for sale by owner is something sellers from time to time explore. Over the years through other statistics and some of my own tracking the actual numbers for saving money rarely actually NETs the sellers more money. Now it will even make less sense for sellers to sell for sale by owner going forward.

Grievances cause separation. Truly your function is to be connected to God. To know truth. Not to be seperated and disconnected. Yet how do we do that in the noise of the world?
One of the things we sometimes see on coming soon listings for example that look like they will be a "Hot" property is site unseen offers. But should you make a sight unseen offer?
Often times in a heavily contested multiple offer situation we will see some of the buyers waive doing a home inspection. But is that something that a buyer should do? And if so, what could happen?

What I am noticing at least for our team is a lot more inquires then January and February. This is very common historically for Minnesota Real Estate activity.

In the follow up to my last episode on Foreclosures, today I am talking about foreclosure purchase examples that I have done for my own home purchases.
I feel that years ago a foreclosure could be found that was a really good deal much more often. Now there are not many foreclosures and if they are a low price they need a lot of repair so you have to be handy and have money to make them a good deal for you!
We all have our bad days or difficult situations or circumstance. Its important to know any set up or failure is only temporary. Also in our Spiritual Walk Jesus stands at the end to erase our failures.
Its still a good time to sell for sellers! In many of our Minnesota areas inventory is needed for buyers who are out there looking but not finding a property on the market that fits their needs. Thus, the message is Minnesota Home Sellers are needed.

You likely know this but just in case you dont or if you hear real estate market stats on the news that real estate is local. Often the stats they give are nationwide stats. In Minnesota we dont have a great amount of inventory yet available for buyers.
This answer is a follow up to episode #28. And is answering the question for myself on how many rentals do I own. Plus explaining the benefits of a 15 year loan for a quicker payoff. And the fact that you beat the market by owning a home even if interest rates are higher.
I am speaking a couple times at Cambridge Lutheran Church tomorrow and I am talking about the Challenge to Live a Spiritual Life. One of the main things to know is that we are sustained by the Love of God. In the introduction to the Course In Miracles it mentions that one of the aims of the course is removing the blocks to the awareness of loves presence. Lets look at this for a few minutes.
One of the questions we get is will the real estate market bubble burst? Some people are kept from buying because they think the market is going down soon or will crash. I do think it will eventually have some sort of correcting but when you hear what I share in this you will realize that it will likely be a long time before that happens.
I recently just finished my first read through of the Course in Miracles. Much of it builds upon itself and repeats itself in a similiar way which I need because I am not mister reading comprehesion. Recently on episode #25 we talked about what you should offer on a home? This one we will cover the same topic, but talk about what likely will not work for an offer and look at a specific scenario.
You can certainly build a new home instead of buying an existing home. This video points out that there is normally not a scenario where a new home is lower cost then buying an existing home. The upside of a new home is that it is NEW and then you wont have maintenance due right away and some existing homes may have work to do on them soon after buying. There are many reasons to buy a new home but it is not likely that the purchase price will be a lower cost.
Happy Valentines Day! One of our main purposes is to give out love! Giving love and forgiveness is something we are supposed to be doing all the time. Today and each day do this to as many people as you can.
This is always a great question and it really depends on the listing and how it is priced. Not every home is overpriced. Some are underpriced. Homes still get multiple offers. We help you pinpoint what we think it will go for and help you with what makes sense to offer based on the property.
The Super Bowl was a tight game that for segments of the game it looked like the 49ers had it, and then the Chiefs had it, then maybe the 49ers again and finally the Chiefs pulled it out. In Real Estate some closings for a property sale can seem like a rollercoaster. So when is a good time to celebrate the sale?
Its Super Bowl Sunday and its a big sports day. I have always been a big sports fan. What does the course in miracles say about sports, if anything?
Sharing an example of a home search I set up for an acreage home search in a 5 county area and only 18 listings came up for under $400,000. And some of those had accepted offers on it. Thus, often you have to start with an in town home and then work your way into an acreage property.
Overall miracle update on the couple medical procedures I had. First on my eye surgery it is a miracle that I dont need a prescription for my vision. On my hearts its such a miracle to me that they can go in there and correct the heart issues how they do. I am back playing basketball and getting my legs under me! These two things are definately are a testimony to miracles.

If you are in a position where if you bought a home and your vehicle suddenly went down that you would be in trouble financial then it would be recommended to wait to buy a home. Work on your finances and budget and get better positioned to buy a property.
The market is shifting toward multiple offers on the listings that are staged and dialed in for showings. These listings are also the ones that are priced slightly agressively. Multiple offers do not happen on the overpriced listings and listings that are not showing really really well, but overall this is a shift in what I think a lot of people were thinking would happen with the market.
There is a better way of doing things. Especially if your going through strife, chaos and struggles. There is a different way to look at things to move your towards the better way of doing things.
The things that can keep you from buying are home are simple things like getting a loan pre approval. Or if you need to sell a home to buy then it may be getting your home ready for sale, so you can buy a home once your home has sold. When a buyer said the interest rates are whats keeping them from buying. At this point the rates are what they are so this is not really a reason. It just says you are not familiar with the real estate market. On those things we can help you by holding your hand and guiding you through the process.
How much do you desire peace over endless strife? Endless chasing of the idols outside of ourself leads to the endless strife. Happiness comes from realizing God is within. The practice of shifting this what I am working on with this practice. You are not likely going to be perfect but realize that God is in everything and move away from strife toward peace.
Its February 1 and we have no snow on the ground in many of the areas in Minnesota which is very rare. So how does this effect real estate? Certainly it makes it easier to view homes. However, we have low inventory again so even that more people likely are in the market to buy there is not enough inventory to create a big upswing in home sales.

Today I talk about seeing God in everything and keeping God on my mind. My dog was squeaking in the background and it was I thought a metaphor for how we can get thrown off easily on this very topic.
When looking online for a home you may notice that a listing is marked with a sale. In this episode I explain what these mean. For example Active, i - is sold sold to inspection. A, s - is sold subject to the sale of a property and on this status the offer can be bumped.
The way to help yourself and even someone attacking you is to forgive. And yes as strange as it may sound forgiving them helps you wake up from your dream and enter in the kingdom of heaven.
Many options to use for your online property search needs. The Multiple Listing Service (MLS) is the best due to keeping the listings status update online the best. Zillow for example may not have the status of the listing up to date for example. And for my top way of tracking a search for people I like our contact management system website because it helps me to know what our clients are most interested in.
Very thankful for all the people who sent love and prayers earlier this week for my heart proceedure. Today I am talking more about "attack thoughts" because they were a challenge going into the proceedure and still a challenge with day to day things coming out of it. My best suggestion is to do what so many people did with me this week and send love and prayers. Because when we attack the attacker it does seem to be an attack on ourselves.
Most people know what renting is but what is a Rent to Own. Renting to own you normally pay some extra money on top of the payment going toward the purchase of the home. Normally you will have a deadline to purcahse the home by. If you cant get financing by that time you could lose that extra money you paid toward the purchase. So I am very cautious about someone wanting a "Rent to Own" property. Often renting is a better option.
God is always present. There is no time, no state, no place where God is absent. How does that give us hope and healing? Plus an update on my medical procedure.
When buying acreage properties there are a few things to be aware of. 1) often they are fueled by propane. 2) Normally the acreage properties have a septic that you need to pump. 3) Also you normally have a well, so then you will not have a city water bill. There are other things to be aware of but those are common things that someone who has never lived on an acreage property might not be aware of.
Today I mention about my heart issue and proceedure that is happening. The help of my spiritual studies that makes me less anxious for the proceedure, but the reality that we can have worries and fears about what we dont know about. The course calls these worries, doubts and fears illusions. God is changeless and resting in God is changing our mind to know his ways. What to focus on to help with changing our minds.
Good news! Interest rates are much lower then their highes of over 8% from a few weeks ago. However, we are still hearing from buying that they want to wait until interest rates drop to buy a home. There are a couple important things to know to help you to buy a home now instead of waiting.
Continuing with the theme of resting in God. This is something that has been hard to me. God's promises is changeless and when we are not resting we are using our ego to push through instead of following guidance of the Holy Spirit. To rest in God it can be about changing our mind from what we think is the problem to focus and rest on the changelessness of God! And if resting is God seems hard to understand then work on changing your mind about God's ways of doing things.
Over my years of doing business a common thing I would hear is "Who buys a home in the winter?" or "Nobody wants to move in the winter." However many real estate transactions do happen in the winter in Minnesota and Wisconsin. And if you want to get a home bargin I always feel winter home buying in the Minnesota and wisconsin home markets is the best time to get a bit of a deal.
Single woman own more homes then single men. In 47 of 50 states single woman own more homes then single men. This stat is not likely to change.
Milestone episode #50. Today talking about the overall cureall for most challenges we face which is to rest in God.
If your renting you are paying for someone elses property! There is a segment of time that it makes sense to pay rent. However, once your past that ideally you would want be putting your money toward your own financial betterment.
If your someone who wanted to make an investment then know that one of the reasons to do so with real estate is someone else will pay most of the bill for you to own the property.
In 2024 we do predict that there will be more activity and more home transactions in 2024 over 2023. In 2024 I think nationwide there likely will be at least another half a million real estate transactions this year! #MinnesotaRealEstate
Continuing to work on not withholding forgiveness so its been helpful to do the daily lessons for the workbook for students from a Course In Miracles. I explain lesson 10 and 11 from the workbook about our "thoughts are meaningless" in more detail and how this relates to forgiveness and not letting the darkness and challenges in our life continue to bother us.
For the Minnesota Real Estate market for 2024 I am making my first prediction of the year. Different "experts" forcasting and predicting if prices will go up or down and stay flat. I am predicting a slight apprecition of 1-3% for Minnesota Home prices in 2024.
Continuing from yesterdays lesson on the Meaning of Miracles Chapter 1- 20-22. Last video I was focused on the darkness and stumbling through my words on explaining 22. Which is a life lesson we are normally focused on the darkness in our life and we could re focus on the light and let the light do the healing. Healing can be slow or withheld when we dont make forgiveness natural. Thus I am continuing to work on the awareness that the light of the Holy Spirit can do the healing for me! The healing is for both of us.
In this message I read from Chapter 1 and miracle 20-22 sections. Miracles reawakens the awareness that the spirit and not the body is the alter of truth. Miracles are natural signs of forgiveness. Many associate miracles with fear because of the belief that darkness can hide and I unpack my current process of understanding this section better.
In 2023 across the nation 30% of the inventory was new homes. That number is two times higher then normal. Single Family home and overall construction spending was up year over year as of late 2023 as well. So new home builders are doing well. One of the reason is the lack of supply...the inventory shortage of homes that is still a challenge.
Sharing from Chapter 1, miracles 5-7 from the book. Reminder miracles are expressions of love. Miracles should be involuntary and naturally happen. Miracles are everyones right but purification is needed. We walk through this today.
Another shift from 2023 statistics is the decline in licensed Realtors. Nationwide 1.67% was the fall in licensed realtors and that was the largest decline in many years. Minnesota Realtors actually dropped over 2%.
The course in miracles is a course in MIND Training. To really study and learn you need to pay careful attention to the information. Training your mind does start with your thoughts and then your words. Life is also about mind training to create the right actions and habits.
With this episode I am sharing that to start the year I am doing outreach. Very often its with past clients who have bought or sold a home in Minnesota with us. One of the shifts a realtor needs to make in 2024 is doing more outreach if they have not done a lot of outreach in the past to be more successful. I have always done a lot of calls to stay in touch with past clients.

NFL reference on why poor teams still win end of the year because players in the NFL are week to week for employment and many are for sure year to year. In Real Estate we are technically unemployed if we dont have buyers, and listings to work with. Thankfully The Carstensen Team has build of the business over the years, but still we keep looking for people to work with in 2024!
There are two paths to take. The path toward Heaven and the path away. The away path has no purpose and is difficult and has continous challenges. Moving toward Heaven is bring people with you in happy confidence.
The biggest shift in 2023 was less transactions happening. The prices did not change much but the amount of sales happening from the peak of activity in 2021 and the units closed in 2023 was way less.

How do you see someone who is attacking? And your role in their Atonement. You can help them in their struggles and see them has guiltless and sinless.
How do you see someone who is attacking? And your role in their Atonement. An attack in this lesson when your doing something toward other people outside of what God would have you do. Spreading hate, angry, fear, etc...Your role in the atonement would be to offer them "light" and often we can do this by asking the holy spirit for guidance and allow that person to see or receive the offering you have given them. (The new way of doing things).
Peace and the enemy of Peace! The Eternal is forever kind, infinite in patience and wholly loving. It accepts you wholly and gives you peace.
Todays share is about Faith vs Faithlessness. We have all found ourselves in faithlessness even as a person of faith. Reminder love and truth are unchanging and everlasting and that is what is always available.
We need to be aware of the outcomes of the ego. One of the main ones is to create seperation from God and the kingdom of God. This is often done be one of the egos other outcomes which is creating fear and anxiety. And the ultimate outcome of the ego is death for you! Sounds a little gloomy but this is something we have the ability to swift when we are aware of these outcomes of the ego.

The healing needed for happiness and true happiness is the love, joy and peace that we all want to experience for our self and to give out to the world. A healed healer is a more effective teacher and I took a slight break from the podcast because of the lack of healing I was dealing with.
God Himself is incomplete without you! You are needed and welcomed at any time into kingdom of God living.
One of the questions available for us to ask now and each day is "Do I want to know my Father's will for me?" And in this message I share that I have up until now never asked myself this question. Plus I read from the course one of the examples of why there is depression in the world. And then ask the listeners what do you think of the "Do I want to know my Father's will for me" question.
In the preface and introduction of the book "A Course In Miracles" it gives interesting details of how this book came about. One of the statements that has stuck with me is that its A REQUIRED COURSE only the time you choose to take it is voluntary. Today I will share about this courses introduction and some thoughts on why its a required course.
Quick Eye Recovery Update- and then another "A Course in Miracles Lesson" - Error and correction versus Sin and Condemnation/Punishment. If you would to stop the struggle there needs to be a correction in the error (sin). And if we spot an error in someone else we are not to correct it with an attack. We are to help them correct it with the miracle (expression of love, healing)...
There are moments or days where you feel like you are getting "attacked" and days or moments that we are the attacker perhaps. What does the "Miracle Worker" do in these situations. Today I share about having a tool kit to be a "Miracle Worker" and to be someone who is living in a way to enter into the Kingdom of God lifestyle.
A stop by a bookstore in Red Wing Mn offered a free book which ended up being "The Screwtape Letters" by C.S. Lewis. Because I got a free book I thought I should buy a book which end up being "A Course in Miracles"...The book has been very helpful for my mindset during my eye's healing and not being able to be as active.

Michelle and Chuck Carstensen of the Carstensen Team is back with their quarterly Minnesota and sometimes a little bit of Wisconsin Real Estate update! High interest rates. People are still moving...the new the normal.
Inventory is a little better but prices are staying up there do to the still fairly low interest rates. You can buy without hitting mutiple offers but there still often is multiple offers. For buyers in some cases an assumable loan may work. Also there is a good chance in 2025 we will start to see lower interest rates.

I am continuing with my course in Miracles lessons that I started with my eye surgery updates. Today lesson is about removing fear. How do your currently process your fears? - Healing from your fears can only be handled by the Holy Spirit. Ask the Holy Spirit to be your guide!
My gas bubble in my eye is gone has of Friday. There is still recovering and healing going on in my right eye, but I dont feel there will be anything day to day to share other then I will continue with the teachings from the Course in Miracles. Todays message is a reminder of the blindspot I realized I had by not teaching and that its God's will for me to teach. And God's will does not mean you have to stop doing what you are doing. In my case as of now I am called to teach and we also learn by teaching.
Getting closer to the my gas bubble in my eye disappearing. Hopefully this weekend it will be gone. Todays Lesson in the Course of Miracles is a talk on healing again. Miracles are healing because they supply a lack; they are performed by those who temporarily have more for those who temporarily have less.
I can almost see out of my right eye now! However at this time of night I am really having trouble on anything nearsighted. Today's lesson in "The course of miracles" is about grace. When we error the Holy Spirit immediately looks past our error and sees us as Gods' loved son or daughter.
Today I feel like I am actually seeing out of my eye. My nearsightedness is not great right now. I am thankful for the progress. Today in the Course of Miracles Lesson - how do you enter the kingdom of God now. I would start with a prayer, and then learn more about what God truly thinks about you and also start to see other people the way God sees you.
Today is the two week mark since my eye surgery. I had my follow up appt yesterday and things are healing great. The lesson in the course of miracles today is healing is available for all, always...the start of the conversation on entering into the kingdom of God.
The last 12 days have been both slower and faster. Things keep progressing with my eye and I am thankful for that. Today's lesson in the course in miracles is about our perceptions. Perceptions we have learned or created and can be in the range of misperceptions to right perceptions. Its good to become more aware of your perceptions and naturally move toward right perceptions.
Today my eye is in a very similar spot as yesterday. Basically I am feeling the progress but still working through not actually being able to use it for sight. The lesson in the course of miracles is that a major contribution of miracles is their strength in releasing you from your false sense of isolation, deprivation and lack.
Today I am back to doing the video a bit early in the day because by the end of the day its been hard to focus. Really all day its been hard to focus but I can tell my eye is recovering. For todays share on "The Course In Miracles" its purposeful to mention that Miracles are examples of right thinking., aligning your perceptions with truth as God created it. Often our thinking is in high ego mode and misperceptions. You receive what you give so its important to shift to right thinking.
Today Chuck shares how he is seeing some progress in my eye. Yet overall I feel like he is seeing worse. Day by day trusting the process. For the "Course in Miracles" lesson he is bringing up how the Holy Spirit and the Ego operates.
The Ego is in opposition and conflict with the Holy Spirit. The Holy Spirit is there available to direct us in the right direction but often our ego pulls us in a misguided direction. The ego gives us misperceptions....we will talk more about this in the future.
Chuck talks about being out and about more today and in front of more people In general I feel like the eye is healing but still no eye sight and I woke up today and it was very bothersome. One day at a time.
"The Course In Miracles" lesson for today is on forgiveness. Miracles are natural signs of forgiveness. Through miracles you accept God's forgiveness by extending it to others.
Chuck talkes about one week ago his eye was under the knife/laser and how he is now more active each day...Todays "Course In Miracles" is that prayer is the medium of miracles. Prayer is a means of communication of the created with the Creator. Through prayer love is received, and through miracles love is expressed. Prayer can help re-fill you if you feel empty and dont feel like you have any love to give.
Today I feel a little progress both in my eyes recovery and I did drive today for the first time locally. For today's lesson in "The Course In Miracles" - Miracles are everyone's right, but purification is necessary. Part of the purification process may be awareness, foregiveness, and understanding that we need purification.
In today's episode Chuck mentions as far as his eye goes its been is most restful day so far. And for the lesson in "The Course In Miracles" he shares that miracles are to be natural and to become habits. A consciously created miracle could be misguided. Thus, when we are talking about entering the kingdom of heaven we want living in the kingdom and loving your neighbor to be natural/a habit. One of the ways we do that is by the awareness of where we are, and another way is by spiritual growth.
Chuck talks about his day 4 activities in his eye surgery, including that he did have a listing appointment and a showing and that is due thanks to Melissa, his wife driving him around. Also the lesson today in The Course in Miracles is that all miralces are expressions of love and the real miracle is the love the inspires them. Which makes the expression of love in a sense the miracle. Thus, we all can offer a miracle more then we think we are able.
Today is day 3 of Chuck's eye surgery and todays lesson from the book "The Course in Miracles" is that there is no order in miracles. Meaning there is no bigger or better miracle or lessor miracles. They are all expressions of love. So do not judge your giving and sharing of love vs anyone elses. Share what you have.
Chuck talks about a waking up fear in day #2 of his emergency eye surgery recovery and how listening to something in the "The Course In Miracles" book helped him to overcome that misperception of fear. The learning is that "perfect love" casts out fear and a suggestion is to say to yourself that "perfect love casts out fear" to help receive that love.

The Minnesota Home market normally picks up greatly in the Spring. Right now why Minnesota housing invontory is still very low and very few homes are still for sale are for a few factors.
