Ryan and Melissa Faircloth have no problem figuring it out. Whether buying tax lien properties, vacant motels or pursuing development, they have learned how to leverage relationships, small town dynamics, and a quality reputation to have real estate as their full-time job.
With experience in flips and quickly gaining experience in motel conversion, they are just starting down the road of development, at least partly to avoid the unknowns associated with buying distressed assets. By focusing on niches and value focused rehabs they are able to achieve premium returns in what many would assume to be market rent based projects. Ryan is “comfortable being uncomfortable”, combine that with a more conservative point of view from Melissa, and you achieve a good combination for opportunity.

Mason syndicates vineyards in Texas. It is definitely a niche and has longer time horizon than what many real estate investors may be used to, but the overall returns look very favorable if you have patient money. With a background in biology and a team experienced in the space, Texas Vine Country looks to be on track to a viable agricultural investment opportunity.

Pinny is an entrepreneur and multifamily real estate syndicator, he studied business management at Fairleigh Dickenson University. He then went on to be a sales representative for a building supplies company (Dependable Plastics). He was promoted to business development manager where he supervised and grew a sales team that grossed over 5 million annually in sales.
After meeting many successful real estate professionals on the job, Pinny was inspired and decided to begin his own entrepreneurial journey. He began in 2019 by purchasing his first real estate deal, a single-family home in Pennsylvania. Concluding that he would have to acquire hundreds of such properties to reach his goals of financial freedom, he decided that multifamily syndication would be the more efficient vehicle to help him reach his goals.

Whether you are self-managing or using a third party, the honeymoon ends quickly after the close. Now you must run a business. Kyle shares his slightly different approach to the first 90 days of ownership, for him it begins before closing. They also talk about the tradeoffs between third party management and doing it yourself, much of that has to do with the scale and trade-offs involved.
Asset management is an incredibly project specific part of any real estate business. What works for one project, might not work for another just a few blocks away. Brandon Thornberry has been quietly and consistently growing his real estate business over the past years. Starting with a house-hack he has now completed roughly 100 single family transactions, has participated in 300+ doors in multifamily and recently started a private/hard money business.

In this episode Greg and Darren have an inspiring conversation with investor and philanthropist Jesse Shelton. They hear the story of Jesse’s big “why“ and the steps he took to achieve it. By looking at what he wanted to accomplish with his life and the ways he wanted to impact the communities he cares about, Jesse used his drive and organizational skills to create systems that have allowed that to happen. Through his highly successful house flipping business – the number will blow you away! – he has been able to reach the position where he can take action on the causes he so strongly believes in.
Jesse had no desire to make a lot of money. He had no desire to be a businessman. In fact, in his early 20’s he published a book titled Life Without Work: A Guide to Happy, Work-free Living espousing the benefits of a low-work, low-expense lifestyle. Although a simple, ecologically-grounded life was satisfying for himself, in January of 2017 Jesse sat down and came to terms with the limits of his ability to help others given his limited financial power. He decided to do something about it. Fast forward to 2020 and he and his wife are retired with enough cash flow to both live comfortably and fund a new private foundation. His is an unusual story of how flipping houses and single-family rentals led to projects in animal welfare, environmental conservation, and educational assistance for low-income students.

Having successfully developed and raised capital in the Boston area for over a dozen condominium projects, Nick and Eric have now ventured into multifamily syndication in the Southeast and Midwest markets.
In today’s talk we compared and contrasted development against the buy and hold strategy. Both have their advantages, but opportunity may be market based. For instance, buy and hold has been a goal for quite some time, however their local market rewarded condo development over market rent builds. Now Eric and Nick are looking to leverage their knowledge and network into markets more suited long term holds, leaning towards an emphasis on affordable housing.
Some great insights into partnerships and growing a business are also shared. Nicholas is a history buff, and his analogy about Japan’s growth over the 20th century can be a template for both personal and business growth. Nikolai Ray is a bit of a cynic and contrarian. I don’t mean that as an insult and I don’t think he’ll take it that way. Todays conversation centered around accuracy, holistic thinking and NOT getting caught up in the hype. With an endless onslaught of content being posted every day it can be hard to discern the useful from the noise. Does a Costar report about the median rents for suburban B class one bedroom apartments in a complex of 50 units or more (always consider the source data) really tell me anything about the markets that I operate in? Maybe, probably not is my answer. Curation of content has always happened. For every photo in the family album, there are 6 blurring one in a shoe box somewhere.
One great takeaway – You shouldn’t be avoiding or afraid of failure. Failure is a lesson and failure is a stepping stone if you have the right mindset.

A resident of Honolulu for more than 16 years, Duc has lived and worked in many areas on Oahu. His business is based on mostly referrals from satisfied clients. One great takeaway – When you dabble, you don’t get the results you want.
Bill Hamel has been a successful multifamily real estate investor since the 90’s. He started buying smaller investment properties in the Albany, NY area with a childhood buddy. Once established in this space, Bill continued building his portfolio by adding his brother as another partner. He added larger multifamily properties into the plan and accumulated well over 200 units in the portfolio.
Bill operated an in-house property management company focusing on great customer service maximizing resident retention and referrals.
In 2017; after a serious health issue, Bill decided to transition from an operator of their portfolio to large multifamily investments.
Bill plans to utilize many years in the business by sharing larger, profitable investments with like-minded, active investors along with providing access for passive investors seeking alternate, high yielding investments to diversify their portfolio.

Greg and Darren have a super interesting and incredibly enlightening discussion with Kevin Gardner of Multifamily Utility Solutions. Kevin, and his company, help multifamily operators increase their NOI (net operating income) by negotiating their telecom (internet & cable) contracts. There are a couple of ways to approach the contracts and the numbers aren’t easy to pin down. Like everything else in the multifamily space, there is no one answer, it depends on the number of units, location and operators that are servicing the property, not to mention regulated vs. nonregulated industries. By the end of this podcast you will be calling up Kevin to see how his company can help your bottom line.
One great takeaway – Utilities that are not being looked at for more than the usual cursory reasons, might be worth a closer look to unlock their hidden potential.
Kevin spent nearly 20 years with Comcast and was responsible for managing the team that negotiated telecommunications access agreements with multifamily property owners. In 2007, Kevin started Telecom Marketing Strategies (Parent company of Multifamily Utility Solutions). In 2017, Multifamily Utility Solutions became its own entity to better serve the needs of Multifamily Property Owners. For Multifamily Property Owners, Kevin’s experience has resulted in favorable contract terms related to their telecommunications agreements which are important even if Owners do not pay for their residents’ cable. At the request of clients, MUS expanded their services to include electric and gas utilities. Now MUS clients can benefit from improved Net Operating Income in multiple utility services. MUS serves clients across the country with as few units as a hundred to one’s with thousands.

I can easily find the info and templates I need online.” In this episode of the Real Wealth Solutions Podcast Greg and Darren speak with their contract attorney, Lindsey Hobbs with a Breeding Olinzock Carter Crippen, P.C. in Knoxville, TN, to answer that question for you. From making sure that your contract spells out exactly what transfers at purchase to watching deadlines so you can concentrate on due diligence, the reasons are many. Monica Herber, the creator of The Joyful Unknown, is a Certified Life and Marriage Coach and a Licensed Registered Professional Nurse in NY and SC. She has been happily married for 12 years to Nathan Herber. In 2015, they welcomed their beautiful adoptive son, Caiden, when he was 3 months old, after 7 years of struggling with infertility. At birth, Caiden survived a severe loss of oxygen, resulting in spastic quadriplegic cerebral palsy, microcephaly, severe epilepsy, and global developmental delays. Lee began his real estate career in 2012, with a real estate license in Florida. After six months, he transitioned to the Property Management Division of the brokerage. When Lee took over the division there were 20 houses under management, in four years he was able to grow that to 220 houses through implementing designed systems and processes. Simultaneously Lee was selling $5 million a year in real estate to and for his property management clients. In 2017, Lee made the move home to St. Louis, MO to begin the next phase of his real estate career. Lee has worn many hats in the commercial real estate space including investor. Currently, Lee is a commercial broker with a large publicly traded brokerage and loving life in St. Louis.

In this episode Greg and Darren have an inspiring conversation with investor and philanthropist Jesse Shelton. They hear the story of Jesse’s big “why“ and the steps he took to achieve it. By looking at what he wanted to accomplish with his life and the ways he wanted to impact the communities he cares about, Jesse used his drive and organizational skills to create systems that have allowed that to happen. Through his highly successful house flipping business – the number will blow you away! – he has been able to reach the position where he can take action on the causes he so strongly believes in.
Jesse had no desire to make a lot of money. He had no desire to be a businessman. In fact, in his early 20’s he published a book titled Life Without Work: A Guide to Happy, Work-free Living espousing the benefits of a low-work, low-expense lifestyle. Although a simple, ecologically-grounded life was satisfying for himself, in January of 2017 Jesse sat down and came to terms with the limits of his ability to help others given his limited financial power. He decided to do something about it. Fast forward to 2020 and he and his wife are retired with enough cash flow to both live comfortably and fund a new private foundation. His is an unusual story of how flipping houses and single-family rentals led to projects in animal welfare, environmental conservation, and educational assistance for low-income students.

In this episode Greg is joined by Kim Scully and they speak with investor Derek Tellier. Derek speaks openly about his journey this far as an investor, real estate agent, full-time W2 employee and maintaining the mindset to make it all work while always looking, and moving, forward.
After working for 20+ years in a blue collar W2 job, Derek listened to Rich Dad, Poor Dad and realized the opportunities that real estate could offer for wealth building and financial freedom. That lead to an extreme shift in mindset and a focus on education and getting heavily involved in all things real estate. Which included starting a meet up in October of 2018. After overcoming a few obstacles, he purchased his first investment single family home in June of 2019, with none of his own money.
Just one year later, Derek owns five homes, including two long term rentals generating $350/month each in cash flow, one short term rental generating $1000/month in cash flow and a house he just completed a flip on.
Derek is now working for The Short Term Shop Real Estate Team, who are dedicated to helping investors buy and learn to self-manage short term rentals in the Smoky Mountains and Panama Beach areas.
He continues to host the Teat TN REI Meet Up which meets the last Thursday of every month in the greater Knoxville area and is all about networking.
Derek is also continuing to remodel homes in the area and as of today still working his full time W2 job as well!
