Building a solid real estate business takes time. It doesn’t explode overnight. That first mailing might not bring a single response. (What a depressing thought. This is where many throw in the towel.)
So, I’m using this episode to point out that this is a momentum business…
It starts slow, then builds, and builds, and builds. I also explain not only the importance of follow-up, but I give several ideas of types of follow-up that work well.

Weary and excited all at the same time. It’s about 2 a.m. and I’m driving home from the airport after having attended Sean Terry’s Extreme Freedom Live event in Arizona.
I have so many emotions and thoughts after being around all that excitement and energy. I enjoyed meeting new people and hearing their stories.
And especially meeting my buddy, fellow investor and REIM podcast co-host, Alex Joungblood, in person for the first time. I know, right?!
Events like these are both humbling and fulfilling.
The most important point here is that these events can be totally life-changing. Just one idea, one concept, one new system can change your business and take you up to the next level. Plus, you have the possibility of meeting your potential future partners.
It’s worth all the time, effort and expense it takes to get there.
I love talking with my coaching students and keeping up with how they’re doing. One of my students, Gavin, reminded me of what he did when he first got started — when he had time but no money. At least, no money for bigtime marketing. His strategy triggered my thoughts for this episode.
I’ve mentioned in previous episodes about how lease option deals are prime for using other investor’s throw-away leads. Well, Gavin approached other investors at his local REIA meeting about giving him their old leads. Because he had time to call them but no money for marketing, and these investors had money for marketing but no time to call the leads. He offered to call the leads and split the profits of deals that came through.
What a great plan for a newbie just starting out! Especially a newbie with a low budget.
Which brings up yet another subject and that is about competition. Time to stop looking at other investors as competition. They can be your partners! And I’m explaining the process.
I also share a little about the fact that we are testing a brand-new auto-dialer system. But more on that later.
Dig the well before you’re thirsty. What’s that supposed to mean?
If you’re scratching your head at the title of this episode, it’s yet another concept that I took away from the recent Mastermind group I attended. (The group is called Collective Genius.)
The reason this admonition resonated with me is because I was guilty of this early on in my investing business. I was guilty of starting out right… but was not finishing well.
I did well in ramping up my marketing, then I got a few deals, got busy with those deals, felt comfortable with the incoming cash, got lazy – and slacked off on my marketing.
All of a sudden I woke up and my well was dry. And I needed money. Get the picture?
I was thirsty, but now I was forced to re-dig the wells. Not a good situation. Learn to dig the right way in today’s episode.
I’m always pumped when I come back from a Mastermind group meeting. The one I just attended was in Florida called Collective Genius. Innovative ideas are always plentiful at Masterminds, and I come home energized and excited.
The title of this episode was something that was said at this Mastermind meeting. The point being that while learning is important, it’s in the doing that things get done. Oftentimes, investors get stuck in education mode, where they think that one more course, or one more webinar, is going to enable them to get more deals.
Not so…
Think about the 80/20 rule.
Assess what your most effective 20% is producing. Whether it’s in your marketing, making offers, negotiating or closing deals… this is what can be and should be implemented.
Alex and I have a great time in this episode, interviewing a young, 24-year-old Raphael Vargas. It’s a little tricky for Alex and me to get our heads around how young this entrepreneur is, especially in light of what a strong wholesaling business he’s built up in the Washington, DC area. (Which, in itself, is a tough market.)
Early on, Raphael made a wise decision to work with a coach. However, he made a very unwise decision in choosing who to trust. This so-called coach made off with Raphael’s money ($3k) – which was all the young college student had to his name at that time – and was never heard from again.
This alone would have stalled out any other person…
Raphael isn’t just any other person. His solution was to go online and ferret out all the free information and instruction he could find, which ultimately led him to my Real Estate Investing Mastery Podcasts.
Eventually, Raphael started closing deals – the first one netted him a cool $30k. Today, Raphael’s business consists of several strong team members, doing deals that average around $67k net profit.
The business model Raphael and his team use is to go into zoned areas to purchase single-family units, where multi-family units can now be built. Or they purchase multi-family units, clear them out, then flip to developers.

Hey everyone – yet another real estate continuing education class is now under my belt. And this one really got me excited. If I weren’t so busy with so many other aspects of my business, I would definitely do this…
It has to do with all those people who have money sitting around in their IRA accounts. Most are totally unaware that they could move their account to a self-directed IRA and use it to invest in real estate.
There are RE investors out there, who are conducting free workshops that explain this process. Through this strategy, they connect with potential buyers who have money to invest. It can be very lucrative.
So in this episode, I explain several powerful benefits of using this as part of your business model.
As an investor, you’re looking for motivated sellers – but you never want to be the motivated buyer. You should always be the reluctant buyer.
In this episode, I explain how you might become that motivated buyer – the one who is so desperate for a deal that you find yourself chasing the seller. The harder you chase, the harder they run. You find yourself so desperate that you end up trying to turn a non-deal into a deal.
This happens where there’s a shortage of leads. A shortage of leads happens only when marketing has slowed down.
Your attitude should be: “I am here with the solution to your problem.”
Realtors. Friend or foe?
Some investors aren’t sure. And actually, Realtors can be both.
But if you know what you’re doing, you can make friends of the foes, and make close allies of the ones who are already friendly. It all boils down to knowing how to design your business to integrate the services of an agent.
In this episode, I outline several strategies for working with agents. It’s important to keep in mind that 80% of all people who are either buying or selling a property, contact a Realtor first thing. (Read: They are not calling an investor.)
So, this should tell you where the buyers and sellers are. This is where the goldmine is located.
The problem comes when investors overthink (and overcomplicate) the process. All you need to be concerned with is making the offer. That’s it!
Again, I’m still in Spain enjoying the workshops, the relationships and the location by the ocean. At one of the workshops, I heard a comment that I really like…
This guy said, “It’s not a matter of win or lose, but rather win or learn.” What a great perspective.
The point is that you never “lose,” you simply learn from mistakes. It’s about making progress as opposed to reaching for perfection. So don’t be afraid of the seeming “failures.” Just determine to “fail forward faster.”
In other words, the key is to always be taking action. Don’t let fear of making mistakes paralyze you.
This is why it’s so important to have a coach. A coach can prevent you from making really serious mistakes. They’ve been there and know what to avoid.
As I recorded this episode, I was driving to the airport to leave for Spain. Whenever I get ready to leave town for a few days, I’m amazed at how much I can get done in a short amount of time.
Why is that?
It’s because I have an immovable deadline. I have no choice. I’m leaving on a specific date, which cannot be changed. So my various projects must be completed before I leave.

(This all happened before he and I connected.)

When I started out in real estate investing, my very first coach was Shaun McCloskey. I appreciated his coaching because he had a heart and a passion for helping others. Such passion, in fact, that for a long time he simply did it all for free.
Years have passed, and now Shaun and I both have successful coaching businesses, and we both have that passion for helping others.

If you listen to this podcast, or if you’ve been in any of my workshop presentations, or if you’re one of my coaching students, you answer will be: “Plenty of times.” And that’s true… I say it all the time because making offers is the key to your success.
In this episode, I’m taking things a step further – rather than simply telling you to make offers, I break down step-by-step exactly how I make offers. (Lease option offers, in this case.)
Rule #1 is that I ask sellers lots of questions. I drill down to learn their level of pain. Do they need to sell or do they simply want to sell? That’s what I have to discover. Here’s how I do it…

But then what? What brokerage is best?
And in this episode, I answer those questions and give you all the reasons why.
One of the most important features to look for is a brokerage that’s investor-friendly. Keller-Williams is definitely that.
This episode came about from a question on my Podcast Hotline. The caller said he had been approached by another investor who wanted to assign a contract – asking for a $5k deposit and 10 days to close.
This caller wanted to know if that was a type of deal that I would come into as a partner and help find a buyer.
You’ll hear my detailed answer, but the main point is that it’s better not to take on deals like this unless and until you have buyers at the ready. Always be marketing for buyers. That’s the key.
Here’s why: “Whoever has the best buyers, wins.”

Oftentimes on my podcasts, you’ll hear me talking about lease options. And I’m usually quite enthusiastic about the subject.
In this episode, I thought it would be a good idea to give you a glimpse behind the scenes as to exactly how I got started in lease options. Once you hear my background story, it will be much clearer as to why I’m such a big fan of lease options.
My first foray into lease options wasn’t all that successful, simply because I ignored all the basic fundamentals. I was counting more on appreciation than I should have. Nevertheless, it did get my feet wet, and I learned as I went along.
Things really shifted into high gear when 1) I began to wholesale lease options, and 2) I hired a coach.
Lease options are still a big winner because in this real estate climate there are still people who want to buy a home but can’t. There are still people who want to sell their home but can’t. Lease options provide the answer to those problems.

I’ve had someone throw some Yoda words at me. It was from a boss who was over me at a construction site back in the day. (Back when I had bosses.)
While this guy was not my favorite boss of all time, I learned an extremely important lesson from him. A lesson that has stuck with me, and one that I share with you in this episode.
No excuses are allowed. You’re not trying to do this business; you are in for the long haul. You do whatever it takes. Period.
That’s the key to success.
This episode packs a punch – I’m fielding 3 questions here, since each of the 3 could be answered quickly and simply.
The first question has to do with my constant admonition of making 5 offers a day. The person who asked about this wasn’t sure if I meant 5 calls, 5 emails, 5 letters, etc. So, you’ll hear me explain exactly how this works.

A question came in on my Podcast Hotline asking how contracts work when you’re working with wholesaling partners. This listener wondered if a formal contract was necessary between you and your wholesaling partner.
At first, this may seem a little confusing, but it’s actually very simple, and I clarify every detail in this episode.
I explain that it’s important for you to keep in mind that you are handing your partners exactly what they need – quality leads that have a high probability of turning into deals. This creates a true team atmosphere with trust on both sides.
The trust and the relationship are key in a successful wholesaling partnership.
This episode is actually “REI at the airport” as I’m waiting to get a flight home. I’ve been in Oregon attending a mastermind session. In fact, what I’m discussing here stems from some of the conversations that took place during these sessions.
The discussion turned to the immensity of the universe and how small we are in comparison. In that context, I began to think about what really matters during our short lifetime. I came up with the concept that in our lives we are either consumers (always taking), or producers (always giving). The results lie in the choices we make on a daily basis.
I guess you could say this is my philosophical episode. And it’s good.

The title of this episode, If You Can Do One Deal a Month, Why Can’t You Do Eight?, is not original with me. I picked up the idea from Rob Swanson’s blog. But it was so good I just had to borrow it.
This statement has to do with a basic concept of scaling up. If you can do one system well, and it’s working for you, then it can be duplicated. And then duplicated again. The only thing that holds you back, is that you’ve not yet caught the vision of scaling up.
I dig into that subject in this episode, explaining in detail how to create systems, how to record them (video), how to hand them off, then how to step back and let your team take over.
Once you get the vision of scaling up your business, that concept and taking action on it will take your business to the next level.

Through the years that I’ve been an investor, I’ve been blessed to have several awesome coaches. In fact – and I’ve said this many times – I would not be where I am today had it not been for my coaches.
But I’m quick to add that I could have made even greater progress and faster, had I listened and acted on what I was hearing. In this episode, I explain how fear and doubt held me back for a long time. As I look back now, I see how senseless that was.
In order to be coached, one must be teachable. I wasn’t – at least at the outset. Believe me, all that has changed. And I’m definitely teachable now. And will continue to be as I keep placing myself under great coaches.
Those of you who know me, know that I believe in creating good systems and letting the systems work for me. That’s the focus of this episode. I’m going to share with you a system we’ve been using with great success…
This is a simplified way to have your VA make 10 (or more) offers a day on distressed homes on the MLS. You’ll need access to the MLS, either by becoming an agent yourself or befriending an agent who’ll be eager to work with you. (It can be lucrative for you and them.) You’ll be making what I call “soft-pass offers” to Realtors.
Once you have your VA trained, the system can work like a well-oiled machine. When that many offers are being produced each day, after a while it’ll add up to a whole bunch of deals.
Remember, this business is all about making offers!
Do you take your business seriously? Are you operating it like a business?
I’ve often thought about how some investors ‘work’ at their business. If they were an actual employee, they’d probably be fired. Come in late, leave early. Two-hour lunch. Always complaining. Never finishing tasks. Seldom going above what’s minimally necessary.
If you were a boss with an employee that fit that description, what would you do?
In this episode, I tell you about a boss I had years ago who was a hard-nosed guy. But, boy did he ever teach me about sticking with a task and follow-through, wow! Powerful lessons. He affected how I look at getting the job done – and to never leave anything to chance.
Check out my title for this episode – this is sooo important. “What if” questions lead to a dead end – I call them “anticipatory” questions. They anticipate circumstances that will, chances are, never, ever happen. It’s wondering what might happen.
If success is important to you, stop asking the “what if” questions. Instead, keep asking “what’s next.” “What’s next” questions keep you moving forward.
I’ve found that investors who keep asking “what if” are probably not doing deals. Unfortunate, I know. (I was that guy at one point in time!)
Don’t worry about steps 7 and 8, if you’ve not completed steps 2 or 3. Don’t overthink this or get ahead of yourself.
What is the only thing you need to be concerned about? The next thing! In this episode, we’re talking about that, and I’m giving you a detailed example of how this would actually work in a deal.
It amazes me that some investors will avoid partnering with other investors simply because they feel the market is too competitive. My take on this is that what you see as competition could actually be a potential partner.
Partnering is especially helpful if you’re doing a type of deal that’s new to you. So in this episode, I explain exactly how to go about finding a partner to work with you.
Yes, you’ll have a smaller piece of the pie, but guess what? The pie will be bigger because you’ll have a partner who has buyers, who knows the area and who knows the ropes.

When it’s time to close on a deal, it’s easy to get overwhelmed and stressed out over the myriad of details that it takes to get the deal done. Which is why I’m discussing in this episode the ONE question you should be asking. And that is:
“What’s the next step?”
Not the next 5 or 10 steps; just the next step. This is the best way I know to keep stress at a minimum.
Another way to ensure that things are moving forward is to stay proactive. Stay involved in every step of the process and with all the players. I cover this as well. So get to it…
In this amazing episode, it won’t take you very long to notice that Alex and I are super excited about our guest. Kent Clothier has become a legend in real estate investing, and we pepper him with intense questions all through this episode.
Kent has always been the entrepreneurial type, beginning when he was only 17 years old. At the time, he was in the wholesale grocery business with his father. Once they began implementing Kent’s innovative ideas into the business, it morphed into a billion-dollar enterprise.
Being young and cocky (as he openly admits), he walked away from it all, thinking he could do it again on his own. This led him on a journey from the pinnacle to the pit in a very short time. He now knew what it was like to lose it all and be at the bottom of the heap.
It was at this point that he tuned in to one of those infamous late-night infomercials about real estate investing. Cheesy as it was, Kent says if it weren’t for that infomercial, he’d never be where he is today. What came next, of course, was the weekend seminar at a local hotel. He attended and was hooked. He bought the course and never looked back.
His real estate investing empire now includes many facets, not the least of which is software, which Alex and I use in our businesses every day.
Now you see why I say this episode is amazing…
We entrepreneurs suffer with a kind of blessing/curse, in that we become successful in one thing, and then we’re tempted to run off and find something new. I was discussing the subject of staying focused with my St. Louis Mastermind group recently, so this is fresh in my mind.
We’ve all heard the saying about “spreading yourself too thin…” That’s what we tend to do at times. While it may seem that some investors have a multitude of things going on (and you think, ‘I can do that’), if you take a closer look, you’ll probably see they are centered on one core goal. Add to that the fact that much of what they do may be systemized and automated.
But what about you? Do you find yourself running from one shiny object to the next? If so, you’re gonna love this episode.

My guest on this episode is Haim Mamane Palman, and Haim is doing exactly that with his investing business! This is an amazing, young family man whose goal was to have a business where he could be free to spend quality time with his family and travel the world. He’s achieved that goal and then some.
Haim has an extraordinary way of entering into a remote market and making a killing. His techniques and systems will amaze you.
He has his outsourcing network down to a fine art (which never happens by accident, I might add), which means he rarely, if ever, speaks to sellers or buyers.
For a couple of months each year, he returns to his home country of Israel, where he continues working his business remotely. Yes – with just his laptop and cell phone.
You’re going to learn a lot by listening to what Haim shares with me in this episode.
When it comes to marketing, I remember back to the days when I rode the marketing roller coaster. I would ramp up the marketing, have a flood of leads, work the leads and make money.
But while I was busy working leads, I didn’t have the time or the inclination to continue my marketing. Now I was broke again.

See, I have some coaching clients who ask question after question, some of which are totally irrelevant. In reply to their endless questions, when I ask how many offers they’ve made this week, some get really upset with me.
But my job as a coach is to hold you accountable, encourage you and give you an occasional kick in the rear.
That’s what I address in this episode in which I keep saying, “Stop asking questions and start making offers.”

A lot of investors get confused when it comes to putting together a subject-to deal. They can be tricky. So, in addition to better explaining this strategy, I also run through a variety of options to consider, including how doing a short sale might make sense or perhaps even bringing in a partner.

Instead of “In the Car,” this is an “In the Airport” episode. I’m in the airport getting ready to come home from the Spain conference with Tom Wade, and I’m ruminating on all that’s happened. Interacting with other investors from other countries gave me so much to think about – in a good way.
I found the Brits were quite taken with the concept of land deals, so I apprised them of how that works in my business. And they are amazed at how accessible lists are in the U.S., as finding lists in the U.K. is more difficult.
You’ll probably be able to tell I’m weary and anxious to get home, but still exhilarated all at the same time…
Being with a group of investors – as I am on this trip in Spain – always reminds me how important relationships are in this business. I learn as I teach and share. I learn from other investors’ ideas. And at the same time, they learn from me. That’s the subject of this episode – building relationships.
So who in the business are you interacting with? I can assure you there are like-minded investors right there in your own community with whom you can build strong relationships. You can help and encourage one another.
One of the activities that went on in this conference I’m at was role-playing. This hones our skills in talking to sellers. This helpful role-playing is certainly something you can – and should – be doing as you create and build relationships with other investors.

You can have the best mindset in the world; you can read The Secret, have a dream board; visualize… but if you don’t market and make offers – you’re not going to have success. Mindset is just the first step.
If you spent $20k on education, but you still don’t want to spend $100 on marketing, then there’s a problem.

If done correctly, outsourcing tasks is an incredible time-saver and can really boost your business growth. I started outsourcing almost right out of the gate when I began as an investor. However, I’m hearing a lot of investors complaining that they’re trying to use a virtual assistant (VA) and it just isn’t working.
The root of the problem usually turns out to be outsourcing too much too soon. And possibly even outsourcing the wrong tasks. So I’m using this episode to clarify the steps you should follow for the outsourcing process.

A call came in on my podcast hotline from a Realtor/investor. He was asking for clarification about his business relationship (financially) with his broker. This call got me fired up. See, sometimes you’ll hear people (such as your broker) talking about laws associated with real estate brokering and real estate investing or that certain things are against the law…
Well, to help make sense of some that stuff and for other reasons, I always advise investors to go ahead and get their real estate license. But let me say this… if you do work with a broker, it doesn’t mean that your broker can take a cut of every deal you close. Or that they can tell you it’s the law to do so. That’s what this episode is all about.
If I had stopped doing deals in my wholesaling business every time someone told me NO (whether it was a broker, attorney, title company, Realtor, or whoever), I’d never be where I am today.

Hey there, guys! I’ve created a mini-series on the subject of virtual wholesaling. In Part 1 (episode #22), I went deep into details about market research.
See, once you know your market, you need a team to help pull this off. Most of the time when wholesalers first start out, they do all the tasks themselves. I did that for a while – until I figured out that outsourcing is the smarter way to work.
In this episode, I explain how I started outsourcing, and the first team member I pulled in – a local wholesaler. This particular team member allowed me to begin my wholesaling virtually in about 5 different markets.
Also, I’m giving you a number of places to find local wholesalers in your chosen market. I go over several important resources that you can access. And I even touch on marketing – which marketing strategy is most predictable and is easily scalable. This is yet another task that can be (and should be) outsourced.

One of my newest clients scored his first hit, then quickly had two more in the hopper. His comment was, “Joe says to make offers, so that’s what I do – make offers. LOL!”
And by the way, I’ve been working with this investor for just 3 short weeks.
So, in this episode – I hit this hard: Are you making offers? Or are you making excuses?
Time to do a checkup. How do you keep track of where you are each day? Do you have a scorecard that keeps you focused on the number of offers you should be making? Well, I’ll cover all those details, and then some, right here.
I’m starting off this episode with a direct question, and it’s one I hear a lot:
“Should I be marketing to absentee owners or high-equity properties?”
But here’s my question right back: “Is this a valid question? Is this a question you should be spending time deliberating?”
I want to give you something better to spend your time on… and that’s research and targeting. Once you do that, the question of whether to market to absentee owners or high-equity properties becomes irrelevant. Such criteria cease to matter.
As you’ll hear, I’m going to outline the details of my strategy, which is to target narrow and deep. See, when that focus is in place, you’re marketing to all the different lists in that area and you’re not concerned about which ones to include or leave out.
How does that line up with the way you’re currently marketing? Are you throwing marketing to the wind and hoping? There’s a better way and I’ve laid it all out in this episode.

Well today, I want to talk to you about your leads and how to get the most out of each one. The real key to making money in this business is to: 1) make offers and then 2) follow up! That’s really it in a nutshell.
You spend time, effort and money to bring in those leads… so I’m a firm believer in sending offers to every single lead that comes in.
Working a well-oiled system with your leads – and then following up – is what I’m zeroing in on in this episode. If you’re not using a system, or if you’re handling leads in a haphazard manner, take a listen to this. It can change how you operate your business and can increase your bottom line.
On the road again today with REI In The Car, and I’m hitting on a strong (sometimes scary) subject in this episode…
The ongoing back-and-forth (potentially negative) encounters between Realtors and wholesalers is a continuing saga and seems to be getting more and more attention every day. But is there a way to protect yourself from ever having such an encounter?
I say, ‘Yes there is!’
So in this episode, I’m covering several tips and ideas about how you can protect yourself from some unwanted and unwarranted attention. (BTW – yes, wholesaling can be done legally without a real estate license – when done the right way.)
Look, there’s no sense in being a moving target, right? So, learn how to play the game safely by working smarter not harder.
Don’t you hate it when someone tries to get a discount on a service just because that business person is a friend or relative? I call those people cheapskates. That’s my subject for this episode.
It’s just not cool to be cheap… and it’s not cool to take advantage of friends and family members. Now if they offer a discount, that’s different.
My thought here is, “Don’t be that guy.” You don’t want a reputation as the cheapskate in the crowd, right? My take is to be just the opposite. “I’m going to bless that business person…”
In your wholesaling business, have you run across the investor who insists on knowing exactly how much commission you’re making? If not, well, you will because they’re out there. Why do they ask? Because they resent you making a good profit. You’ll want to hear my thoughts on how to deal with those types of cheapskates.
Remember: Don’t be that guy!
Ever step into something new – a new endeavor or a new venture – and notice how people literally come out of the woodwork to tell you it can’t be done? It’s almost guaranteed to happen. But you have a choice…
Will you listen to the negative voices or listen to your heart?
In this episode, I’m talking about the various things that can complicate the wholesaling process. One is the negative voices, but another is the limited-thinking mindset. (Which is why you might be tempted to listen to the negative voices – because you didn’t really think you could do it in the first place.)
I love to tell the story of my first deal… I was scared and I was green. But I just did it anyway. (You’re gonna love this story, it’s pretty funny!) And it proves that action comes first. It also proves the point that “wholesaling is easy.” I couldn’t believe how easy it was.
So I say, “Just do it.”

Immediately after this podcast, I called one of my former students who is crushing it in one of my markets, and I told him that we need to meet and implement this stuff.
I have been throwing away too much money. Enough of that…
Why buy ugly houses when you can make more money with pretty houses? These “Hidden Cash Flow Fortune” deals are 5-10 times more profitable than wholesale deals, and they are 10 times easier than rehabbing. You don’t need any cash buyers, private money, high equity, investor buyers, contractors, unexpected surprises, experience, etc, etc… Get the picture?!
This is the PERFECT strategy for new investors. There is very little to no competition for these deals because most investors are hunting for “high equity” wholesale deals, and they pass these deals over because they aren’t trained to see the opportunity.
Get ready for some role playing, people! Selling can be stressful for the new and old investor alike. Sales is a part of every business and can often times determine success or failure. I know what you are thinking and, no, not everyone loves selling; that’s true. But there are things that you can do to make it easier. This was a short little episode of just Joe and Alex talking about what has been going on in their businesses. They also talked about what they would do if they were dropped in a completely new market, and what they would do if they had to start all over again.
This was a fun podcast to record. You might actually laugh once or twice. Jake was a good sport (and very patient too). But minus all the mindless bantering Alex and Joe did, there was really a point here – and you might actually learn something along the way.

Both Alex and I have been mentored by Cris Chico when we got started in the Wholesaling business. He is a Young Sage when it comes to real estate investing and helping people make their first check. In this episode, Cris shares some great insight for beginners who maybe are worried about taking that leap. He talks a lot about getting focused and STAYING focused.
For example, he has all his students focus on one thing – marketing and talking to sellers. His big goal for each student he coaches is to get them to start their marketing and start talking to sellers within 2 weeks. That’s brilliant if you ask me!
Cris also shares some really helpful information on how he manages his time & how he keeps track of all the projects that he has going on. Cris is very focused and organized, and he shares some great tips on how he holds it all together.
