In this episode of Dollars to Doors we are talking with David Randolph. David is a short sale expert who is sharing some of his experience and strategies with us. He highlights his success in rehabbing houses quickly, making $50,000 to $150,000 in gross profit each, and lending money to new rehabbers. He defined a short sale as missing one house payment, emphasizing the bank's role as the distressed seller. Randolph shares his high success rate, having only lost five short sales in 15 years, and his method of finding and negotiating short sales. He also offers a free two-hour short sale workshop via Zoom, encouraging listeners to text "intro" to 636-685-2990 for details.

This episode of Dollars to Doors is all about taxes.
Rema Ford, a CPA since 1997, and Sigi Hill, a business consultant specializing in cost segregation studies, discussed their expertise on the Dollars to Doors podcast. Rema emphasized the complexities of real estate taxation, including different tax treatments for various real estate activities. Sigi highlighted the benefits of cost segregation studies, which can reduce tax liabilities by accelerating depreciation on building components. They noted that their studies, done locally, offer audit protection and have saved clients significant amounts. They also warned against outsourcing studies to overseas firms, which can compromise data security and support.
With over 20 years experience as business consultant that includes being a general contractor, Sigi is passionate about assisting RE investors/owners to unlock the often-unknown treasury-endorsed and IRS-defined resources of instant cash flow benefits of engineering-based cost segregation studies. For the last 7 years, Sigi has worked with the premier provider in the US, cost segregation engineering firm CSSI LLC, Baton Rouge LA, to provide sound study results to dramatically reduce tax burdens for all kinds of income-producing real estate properties, including the lucrative Nightly-Rental market. With close to 60,000 studies in the last 22 years, none of the CSSI studies have ever been overturned in any client audits. Sigi is committed with her CSSI team to provide long-term support for her local and nationwide clients. That includes guidance and CPEs for the tax advisors. Don’t miss this opportunity to learn about insider strategies that could save you thousands of dollars and help expand your real estate investments.

Blue Dog Wine Co is owned and operated by Sarah and Tracy Johnson. Around 2016 or so, Sarah had a retirement idea of owning a wine company. After a good laugh, and some time for the idea to percolate, Tracy asked ‘why are we waiting?’ This was the start of what eventually became Blue Dog Wine Co.
After 3 years of research and planning and obtaining the required permits, Blue Dog Wine Co began in 2019. Working weekends and evenings to complete the building and start producing wine, Sarah and Tracy found themselves at home during the March 2020 COVID shut down. It was then that they decided to make a run for it and opened the winery. Since then, they have grown from 6 wines and reservations needed to over 15 wines and a NEW location in Mound City, KS called The Coyote Tasting Room

Join us as Sarah Olson is a guest on the podcast. We discuss what it’s like to transition over to becoming a High School Business Teacher and leading students in the Deca and FBLA organizations! Sarah recently had two students compete at Nationals in Chicago and one of her students won 10th in the nation!
Attached is information on Sarah Olson’s Class
High School of Business is designed much like a college business administration program. Students take approximately one course per semester, beginning with an introduction to business. The program continues with courses in various business functions concluding with the capstone course, Business Strategies, which requires implementation of the principles addressed throughout the High School of Business program. Students incorporate High School of Business into a college-preparatory style course of study, resulting in the delivery of a breadth of academic knowledge that is then used in rigorous business-focused projects.
Projects * Each of the five courses preceding the capstone course includes part of a program-long project. For example, students nearing the end of the Business Economics course learn how to use a decision matrix and business feasibility study to select a business idea from a list generated in the previous course, Principles of Business. * In Business Strategies, senior-level student teams use the knowledge and skills gained in all of the previous courses to implement their new business idea. * Each student has the opportunity to see business in action. Observing a senior-level business executive not only puts coursework into action, it can create a visual career goal for students.
Certification A*S*K (Assessment of Skills and Knowledge) Business Institute Certificate
The ASK certifications offer added value to completion of coursework and other learning experiences.
Post-secondary Rigorous courses, college-level learning outcomes, and accountability through third-party exams are a powerful combination that leads to many benefits for students in the High School of Business program. Students are encouraged to take what they have learned and apply it to a postsecondary institution. Several options are listed here.
University of Missouri
Careers There are numerous career options for students in the High School of Business pathway. We encourage all students to pursue additional education through a two or four-year institution in order to position themselves to be most marketable in the business industry. However, many career options are also available for students directly out of high school.

n this Episode Rockford Steele joins us to discuss entrepreneurship, real estate, and of course lending! Rockford brings a wealth of experience to this podcast. You won't want to miss this episode! Rockford's Bio-
Rockford Steele is an entrepreneur and real estate investor from Oklahoma City. He served honorably in the Marine Corps from 2003 until 2011, with a tour of duty in Operation Iraqi Freedom. He received his BBA in Economics from the University of Central Oklahoma in 2014. Rockford has been licensed as a Financial Advisor, Insurance Broker and Real Estate Agent. He currently holds licenses as a Mortgage Broker and originator.
Rockford first dove into Real Estate in 2014. He focused on buying rental properties while helping people with their financial planning as a financial advisor. Since then, he has built a portfolio of rentals, purchased and sold fix and flips, and transitioned from Financial Advising to Lending and Investing.
In 2018, Rockford joined Stout Lending. Initially, his focus was to help investors refinance their existing rentals onto 30-year fixed rate, Commercial financing. In 2019, Rockford helped create a new lending company, Stout Funding, to help bring in more Commercial loan products. That business has grown into a full Commercial Loan Brokerage with more than 50 lenders on the platform. This lending arsenal includes everything from private/hard money to insurance companies as well as hedge funds and banks.
Rockford’s drive and focus is to ensure the lending platform of Stout Funding is constantly growing and expanding to meet the needs of our clientele. This focus on customers’ needs allows his team of commercial loan officers to successfully assist investors with their businesses and accomplish their goals and dreams by providing the financing tools to get deals done.
Rockford’s target is not to be the hero of his clients’ stories. He and his team want to be the ‘Q’ to the investors’ James Bond.

After acquiring the GT teaching position, Hensley has led multiple Destination Imagination high school and junior high teams to global competitions in both Knoxville, TN, and Kansas City, MO. Her teams have experienced success statewide and globally in this creative problem-solving competition. She also coaches 6-8 grade academic bowl teams and in 2016 relaunched the History Day program at the Carl Junction Junior High. Rachel was recognized as the MSTA teacher of the month twice in 2020, received the Joplin Globe’s HOOT Award (Honoring Our Outstanding Teachers) in December 2020, and was also featured in the Show Me the Ozarks June 2021 magazine.
Rachel strives to create a classroom atmosphere filled with creativity, problem-solving, and critical thinking activities. These transferable skills fused with a scholastic environment where every student belongs generates a place where learning is fun. She wants her students to leave her classroom with not only the skills to create a better world, but also the desire.

I am joined by Leah Dunagan from Capital Choice Financial Group. Listen as we discuss personal finance and the plans she can help you build, to secure your financial future!
About Leah-
Currently I'm dedicated to the basic financial principles/values of Dave Ramsey, as he's a liaison to the company, Capital Choice tackles one of the biggest problems- generational financial ignorance. Our mission is to help the American displaced middle class due to the failure of financial literacy from the public education sector.
Taking a holistic approach to financial wellness, Capital Choice assists clients with asset protection, debt elimination, FINRA related investments, retirement planning, etc. However, arguably one of the most beneficial things Capital Choice offers is an opportunity to escape living pay-check to pay-check. Break the continuous cycle and invest in yourself on a part/spare time basis; increase savings, pay off debt/mortgage, create college funds, develop stock portfolios, increase retirement, etc.
In my later years, I plan to create/fund/be a part of 3 different non-profit organizations representing various issues very close to my heart.
The first organization will be dedicated to teaching our youth about finances as this education is now essential for the average family; understanding the fundamentals of budgeting, saving, debt and investing impacts our daily lives and can mean the difference between prosperity or poverty.
The second organization will be committed to providing a safe and loving process for orphanages and adoption agencies, specifically in México City.
The third organization* will be devoted to cleaning oceans around the world of hazardous chemicals, pollution, plastics, etc. Oceana, The Blu & The Ocean Cleanup are wonderful examples addressing the fact that our oceans are the lungs of the planet and lack of proper protect.

America’s Tallest Living Christmas Tree FERNDALE, Ca. (KIEM)-It has been a Ferndale tradition for 85 years and counting, with nearly the whole town turning out in anticipation.
America’s largest living Christmas tree was all decked out with colorful lights strung up by Ferndale’s volunteer fire department on Sunday.
It’s an annual tradition dating back to 1934 that occurs on the first Sunday in December.

In this episode James Bird, Director of Sales and Marketing for Coverlay Manufacturing joins us. We discuss the manufacturing plant that is now in Texas, the high quality products they make, and his success tip!
About Coverlay® Our Mission
To design, manufacture, and provide high quality automotive parts which are affordable AND easy to install.
Our History
Coverlay® Manufacturing, Inc. originated in Denver, Colorado in 1982. Originally incorporated as Import Auto Products, Ltd., a Colorado corporation, the company imported auto products for foreign vehicles, but switched to manufacturing dash covers after seeing the tremendous need for dash covers for both foreign and domestic vehicles.
After operating in Colorado for approximately 10 years, Coverlay Manufacturing founder and CEO, Paul Cornwell, decided to move the plant to San Angelo, Texas. Known for its warm and dry climate, San Angelo was better suited for the manufacturing business with less downtime due to snow delays or other inclement weather challenges. Coverlay moved into a newly constructed facility at 4017 Highway 67 North, where the plant still resides today.
Our trademarked Coverlay® brand name soon became recognized throughout the auto industry and the corporation changed its company name to Coverlay Manufacturing Inc. in 1994. Soon after the success of its dash cover line, Coverlay Manufacturing started to design, manufacturer, and provide other interior auto parts such as replacement door panels, kick panels, arm rest, door inserts, and more. Coverlay® Manufacturing Inc has expanded its operation and has plans for further expansion in the next few years.

In this Episode Joes Manns takes us for a on-site tour of Big Brutis!
Big Brutus put the oooohs and aaahs in the backyard of the Heartlands!!! Miles before you reach this retired giant — you can see it on the horizon south of West Mineral, Kansas. Standing beside it makes one aware of how fragile he or she is.
The statistics give the hard cold picture —
There is more to Big Brutus than cold steel and long shadows falling across the Mined Land Wildlife Area. Big Brutus is not just a symbol of the past, but an eternal tribute to the mining heritage of Southeast Kansas and to miners all across this nation who toiled to support their families.
On July 13, 1985, Big Brutus was dedicated as "a Museum and Memorial Dedicated to the Rich Coal Mining History in Southeast Kansas."
In September 1987 The American Society of Mechanical Engineers (ASME) designated Big Brutus a Regional Historic Mechanical Engineering Landmark, the 10th since 1971 to be so designated.
In 2018 Big Brutus was placed on the National Register of Historic Places.
