Okay. Today I was just sitting around just all of a sudden I had an email company. And it was where a client added some pictures to Watkins construction, uh, in Jackson, Mississippi is Google business profile. Remember Google renamed it a few weeks ago from Google my business over to Google business profile.

So I was sitting there and it came through. So I sent Michael a text message and said, man, this is huge. And the reason this is huge, let's talk about what it is first UGC user generated content. But why is that? That acronym so big? Well, let me tell you why. So be it because Google loves user generated content.

It can be texts, it can be images. It can be a lot of different things, but the main two things that you want to go for. And the reason I'm having this podcast today is because I don't think that we talk about this enough inside of the community or outside of the community. Obviously our community is the most important thing.

So do you ask the client if they're happy to post pictures of their products? I know that masters home solutions up in Pennsylvania, they've had it just in the past month. They've had a handful of people post images of their projects. And of course, uh, you know, it might be easier to get some pictures of a bathroom remodel than a roof, but, you know, if you prime that client to do.

Then they're much more prone to put those pictures into your Google prints profile. So how do you go about getting your reviews for one? How do you go about asking them to put pictures in their Google business profile? Because Google ask you. So does apple let's talk about that too, because I just did a podcast and a screencast a week or two ago about Google maps reviews.

That is going to be big room crafters. Just got a Google map. Lead a couple of days ago. And I'm going to post that in a screencast that I'm doing in the next couple of weeks, because apple is going to be a player in the next couple of years when it comes to reviews, when it comes to leads, when it comes to getting people to you.

Now, of course, that might be more so for a pair of tennis shoes getting sold, but it will absolutely get you business is already doing it. I'm seeing it. So how do you go about doing it? You go about. From the word. Hello. When you knock that door, whether you're canvassing or either you're running a Google aid, it doesn't really matter.

You want to introduce yourself in your warmup. It could take five minutes, whatever everybody's getting different training, but in that warmup, you want to talk to that client about the review you want to talk to about the photos, to your Google business profile at the end of the project about their project.

You want to build that up. You know, Dave gross. And I, uh, at the beginning of the year, this year, we talked about this how to get more reviews and he talked about, and in Dave gross at my town is absolutely killing. And the way he does it is he starts it from the beginning. If you wait till the end of the project, the time has passed.

And of course the object of the game is to put the pressure on yourself and take it off of the homeowner to begin. So you want to put that pressure on you to perform, and if you're not performing, you're not going to get a review or a referral anyway. And at the end of the day, it's not just about the review.

It's about the review, but one, but if you can't get a review, how on earth are you going to get a referral? So those are the two things that we're going after. So let's get back to the UGC user generated content review and images of your project. Google loves pictures. They love images. And to prove that point over 20% of all search is image search now on Google.

So in your Google, my business, and we beg you guys for pictures all the time to put in your Google my business, because Google's AI is able to see that they can read every pixel in the image and know what that image is. They can see a gap with an air gun, and they know if they see the shingle, they see the guy, they see the.

They know that the guy is nailing shingles to the roof and I'm going to do it. I'm working on a video about that. So you can see their artificial intelligence into their vision. So these are the things that you need to be working towards. And that's obviously reviews because that helps in your rankings, that helps in your conversions.

And it, it just helps everywhere in your business. You I've said this in many podcasts. Videos, you can build a successful business around Google reviews. Now we're going to build successful businesses around Google reviews and apple reviews. You know, you can get reviews on a place to Facebook, but let's face it.

The most important is Google. Right now, apple is going to be a player and they just start getting some. So as we're winding this one down. The thinking about the process, be thinking about the guys when they're going to the door. We think about the guys when they're initiating that initial, whether it be a canvas door knock or whether they're running late and they're coming out and they're introducing themselves to the client, are you training them?

Are you talking? You guys talking about that in your meetings about how you're going to get that review, get the review, get the picture of the project because that's user generated content and Google just absolutely loves it. So. Work on it. Let's talk about it. Let's focus on it. If you focus on the images, you're going to focus on the reviews and you can focus on the main thing.

Chuck: Welcome to raise the rank digital marketing podcast, just for roofers, get marketing tips and strategies from Chuck muggy, digital marketer and roofing company owner. Let's start leveling up your roofing company with entrepreneurs that practice what they preach and live what they teach.

Okay. Welcome to our latest podcast. Brandon is going to be on with me today. Brandon has been working with me for about, I guess, what nine years. So Brian, his background is he started off as a roof salesman, like say nine years ago. And then he did some sales manager duties and sales training. So he's, he's sold, he's trained, he's managed.

So he's run a ton of leads, closed many, a deal commercial deals. He's done some big commercial deals along with residential. So condos and apartments and things like that. Okay. So Brian has got a lot of experience at running leads, talking to clients, phone calls, all that kind of stuff. So our topic today in, uh, just remind everybody that we grab a topic and we don't really have a script or anything.

We talk about what's going on. And today we're going to be taught. We're actually, we're going to be doing a series on the phones because the phones are such a problem. According to Google, over 50% of all phone calls for small to mid-size businesses go unanswered. That's a huge problem. So Brandon are going to talk about.

And Brandon wanted to talk about what happens before the call and what does the homeowner thinking? Okay. That's important too, because before the call, you're either going to get a Google organic lead or you going to get a Google paid lead either way. These are important. Now I'm going to let Brandon talk just a little bit about how hard it is to, or hard, but it's a little harder to close a Google.

An organic lead or Google my business lead. And simply because you're probably going to be up against more companies because they can't stop them from calling other companies. And that's why it's so important to answer the phone. Then you're going to say you're going to be in a bid situation in some cases.

And at that point, your demo is going to be extremely important. How well did you demo this client or this prospect? And that, that leads us back to a lot of conversations at Brandon I've been having, because pretty much everybody in our community runs from a Google paid as PPC. And the problem is when you don't answer that phone, the analytics that come with answering the phone, the call duration for one.

Does not get fed back into Google ads. So Google analytics, CallRail, all this tracking that we do is going to feed back into the Google, your Google ads account. And then Google is going to know that a 92nd. Okay, well this keyword or this key phrase generated this particular impression, and then we've got this click.

So we got this click on this particular keyword and we had a three minute call duration. Okay. Well, that's a, that's a conversion for Google. So Google's going to go out and search for more of that same thing, that same type of client, uh, in today's world of security and things like privacy and stuff like that.

It's called cohorts. So Google's got everybody out there grouped, and co-head already knows all this stuff. So it is searching for that particular type of person for that particular. Keyword or key phrase and it wants to serve it to you again. But if we don't answer that phone, we're missing a lot of analytics.

So it's going to hurt your paid ads account. And if you don't answer the phone, they're going to keep right on call. And so let's just say that you're busy and you call back in 10 minutes. Okay. It's highly likely, they've called at least one to two more companies. So now we're in a competitive mode. So we're on our heels instead of on our toes.

It's almost like being in a boxing match. So we don't want to be on our heels. We want to be in autos and be proactive and stop them from calling. So now you got to think about what's the intent. Okay. Well, I was telling Brandon there's only three types of searches on Google, transactional, informational, and navigational.

So we don't care about navigation, it's informational or transactional. So. They could be in the high power of the funnel and looking for information. So you guys have got to give them that information, you and your website have got to answer questions, solve problems, and build trust. And then we're going to get to what Brandon, the CC or the contract.

So we've got to answer the phone. It is so important. And Brandon, and we've got Brandon listening to call rail right now, simply because of his background. And Brandon, I'm gonna let you talk about some of the calls that you're here and, uh, some of the problems that we're seeing, because in some cases we're seeing what, 60, 65%, maybe even 70% of the calls not being there.

Brandon: We are seeing that, unfortunately, you know, the number one thing with the calls that I've seen myself as we just get busy, they go unanswered for whatever reason. Um, I think, I think we forget that the most important thing is is those phones ringing. You know, that how we handle that phone call it experience that customer has Google leads are really hard.

I heard you mentioned that they're really difficult to run. For various reasons. But I believe if we were to make that homeowner feel at home, feel comfortable and feel like you're confident that they reached out to a professional because we answered the phone, we took the client's information and then we got out there in a timely manner.

It's going to, it's going to ease a lot of things. It's just, like you said, it's gonna, they're gonna stop possibly calling more people. Or if they do call more people, did they answer the phone the way you did? You know, there's some, there's some things that can be set right up front to gear them to feel that you're more professional.

By the way that we answer that phone. Now you did say, we were talking about the analytics. I've got a question for you. What can we do if we miss the call? How do we get that? Is there any way to redeem yourself with Google? Is there any way we can call the client back through call rail? Is there any way to get that?

Well,

Chuck: you can call them back through call rail and, uh, we're, we're trying to, uh, we're launching what's called lead center. W actually they launched it. What we're trying to do is get everybody in it. Uh, we tested it. Of course it's relatively new. It was only about four or five months old. Maybe it may not even be that old, but no, to answer your question, uh, there is no.

Redeeming yourself at that point, you miss that opportunity for Google to care. Cause you got to remember we're coming from that keyword, that key phrase out of it, out of an ad group. And from that particular phone call. So yes, we can call him back from call rail and there's some cool things going on there.

We'll get to a future podcast, but no, we lose those analytics and it hurts.

So, I mean, when we miss that, then Google is going okay. One is not getting any of the analytics, but two is looking for that call duration for a conversion. So, you know, three minute call, four minute call a five minute call. That's telling Google a lot of things and Google will feed you because at the end of the day, yeah, you're.

You're paying Google and Google's making a ton of money, but let's face it. We make money behind Google. I mean, done. Right. And you've run your leads, right? You're going to make money behind Google and Google. That's what Google wants. Google wants you to make money because guess what? You're going to spend more money with them.

So. Yeah, the phone is important. We got to answer the phone. We've got to get those analytics back into Google ads. Of course, if it's a foreign film, things like that, that's all going back into Google ads. So the call rail metrics are extremely important in getting future clicks. Because if we say, say they Christ roof repair is going to get us on the roof, we're going to be able to get up there and get an inspection.

That's what a solid. But there's all kinds of different intent there with different keywords. Keywords are going to drive different intents. So you may have large, we've got two clients right now that are in the middle of, well, actually three or four clients that are in the middle item, actually. The intent, there has gone strictly from informational to transactional.

They're looking for, they're looking for tarps, they're looking for roofs, they're looking for words. So it is hard core transactional. So we need to be, and there's a lot of phone calls get missed down there and that situation, I mean, everybody's to their eyeballs and swinging elbows. So it's, it is what it is.

But you know, on any given day, the phone is the most important thing. That you can do it it's, you know, in my, in my, my recommendation is no matter what you think, as far as the money hire somebody that does nothing, but answer that phone and set appointments. Don't just answer the phone and then text it to a, how many times have we seen somebody answering the phone, then they take that information.

They text it to a PM or salesman. And then it gets dropped. The ball gets dropped right there. So that also leads to the client or the prospect having to field two calls from you. So they're going to get one call then they're gonna get a PM to call them to set an appointment. Okay. That's not good. We're starting off on our heels again.

We need to answer that call and book that appointment so we can run a demo. If you can't run. The demo at that appointment time, then either the PM can reset or you find somebody else that can run that appointment at that given time. Brandon, you should have a lot of experience in this. I mean, if you had a lot of problem doing resets or, I mean, that's typically not a huge.

Reset reset on your point.

Brandon: No, it just depends. I mean, you, you don't want to reset if you don't have to, but you don't want to go out and you don't want to burn, you spin your wheels. So, you know, if you don't have both, decision-makers there or something like that, you definitely want to reset, but it getting that client, getting that call, capturing that information and setting that appointment right there, one and done is the best way.

No doubt.

Chuck: Okay, well, uh, Brandon we're, we're starting to run long, but I think we've covered the fact that it's important to answer the phone, uh, the analytical part of the phone call itself. What's going on the duration time of the call. Uh, course we record the calls, but that's simply to qualify the lead.

Google is not listening to the call. They're strictly looking at the call duration time to figure out if this was a conversion or not, you know, 32nd phone call is not. So we're going to do a series on this and, uh, you know, we'll do another podcast next week, Brandon, on more of the phones. Cause this is this, this is so important.

We're seeing it really hurt some guys. And we're, we're seeing, we're seeing a lot of lost money. Just go down the drain.

Brandon: Yeah, for sure. And I don't think it's intentional, but I think there's some things being missed that could definitely help for sure.

Chuck: All right. Well, next week, maybe we can go in a little bit more about maybe what does the homeowner do if you don't answer the call, things like that.

So, you know, we could go on and on about this for hours, but it probably an entire day, if you want to know.

Brandon: Oh, yeah. You know, I want to talk about for sure next week, you know, what, what's that person what's that person's job answering the phone. What's their number one job. What are their number one duties?

You know, that, I think that's something that gets blurred. Sometimes. I think we should cover that as well.

Okay. Today's video is all about reviews. Responding to reviews and what reviews will do for your business. You know, I've said it for years, you can build a great roofing company, remodel company off the backbone of Google reviews. And today what we're going to do is go over the bright local. And let me just give you a quick background, who bride locally as they're one of the top sources for reviews and they have a ranking tool.

On the planet. So they keep their nose in it and give a ton of information out all throughout the year. And this is their local consumer review survey results for 2022. And I'm going to break this down for you today. It may take a couple of videos, but I'm gonna try to squeeze it into, to this one because some of these statistics are going to be just blowing.

And this first one is one of the first ones that is just Saturday. Check this out. Okay. More consumers are rating online reviews, never before. I'd say they are in 20 21 7. And this is last year, 77%. Always regularly read a review when looking for a local business. And check this out. That is up from 60% in 20, 21 year.

You're up 17%. So are we starting to get it? Power, power, power. I'm going to go quickly through some of the ones that are not as big of deal, like right here, you know, 67% of people will live in Ruby for a positive experience. 40 for not. 89% of consumers are highly or fairly likely to use a business that responds to all of their online reviews.

That's one of the things that we talk about in your Google review management is you need to be responding to every single Ruby. Doesn't matter if it's a five-star three-star. Obviously you to pick that phone up and try to talk to those people and get that one up. But you see what the power is of just responding to it.

It's the way you respond to leaving them. One is fine if you respond to it, right. Okay. Check this one out 57% of people say they would not very likely or likely use a business that does not respond to reviews at all. And most, and this is most companies that I see don't respond to reviews. So if you're not responding to reviews, you see just how strong that is.

And that, that response is what you look for. Yeah. You want to say thank you to the person that bought a row for a remodel or whatever from me, but you also may remember the main person you're talking to is the lead that you're trying to. Alright, now let's get to the grill. More consumers, use Google to evaluate local businesses than ever before.

Check this 20, 21, 80 1%. But the year before that it was just 63. Google is a behemoth. They been a behemoth and I believe it, or not 10 years ago, let years ago Google reviews were really not a thing, but when. Kicked it in and said, we're fixing the ticket and they took it and you can see right now that is a huge number right there.

So I would expect that growth, obviously you can't keep growing at that rate, but I would expect that growth to still be extremely strong. Okay. This is one that a year or two ago was a really big. People wanted to see fresh reviews. So they wanted to see a review from this week, last week. Uh, millennials would worst about that, but as you can see right now, that number has dropped from 50% to 22%.

So the freshness of the review is not as important as it was just a year or two ago. Now, let's talk about that star rate, check this one out just 3%, 3%. I mean, that matters when I'm talking about anybody said they would consider using the business with an average star rating of two or fewer stores.

That's down from 14%. So the power of the star rating is also getting really strong, too. Okay. Now let's talk about a question that I get asked all the time. Uh, 62% of people say they've seen a fake review for a local business in the past year. Yeah. They probably have of some sort. I have guys ask me all the time.

These guys bought me a negative review, gave me an it or either they bought themselves positive reviews. Well, there's really not much you can do about that. There is a resource out there that can actually track down these reviews. Not just to the IP, but they, they really dig deep and, uh, it's a paid report.

But even with that, it's still hard to go to Google and get those down. But the thing is, you just have to have reviews and you're going to see some, some people still buy. But Google is getting better and better at catching that. And if they get caught by them, very likely that they're going to lose their Google business profile.

And if you lose it for that, you you'll never get it back. So now let's just talk about a few trends before we get too long here. Let's talk about what this all boils down to. Okay. Now I actually got asked this question. Should I get a review on Angie? Okay, well, let's take a look at where are people going to look at a business?

Check this out. Consumer use of Google to evaluate a local businesses jumped from 63% last year to 81%. This year, 2021. Now that's going to jump again in 2022. So Yale, I, you know, I contend that Yelp is not thing and roofing and remodeling reviews don't even count unless you're what they call it. A Yelper that you use it all the time.

So I certainly would not even worry about Yelp, but I would be concerned about. Apple, I've done a video about that. And so you need to put that one on your radar, but check this out. Consumer use of Facebook to evaluate local businesses and dropped from 54%, 48%. Okay. 13% used apple. Okay. You're going to see that number.

Over the next five years. And that's why I say you need to put this one on your radar and start getting a few of them, the real easy for somebody to leave one. And if you've got a couple, which you know, people more willing when they go to jail, they're going to leave a bathroom you need anyway. So if you've got a few Yelp reviews out there, if you'll go and get some apple map reviews, and I don't know how many, I certainly get over five.

But the apple reviews will take precedence over the actual Yelp because apple uses Yelp as of right this minute in a lot of markets in a lot of cases. But if you go get a handful of apple maps, Reviews, which is basically a thumbs up thumbs down. I think that may have a couple of attributes, but you can get rid of.

So I would encourage you to get out there to get your handful of these. But the biggest takeaway today is I want you to, to know about responding to the reviews. You see how big that is, and you see who the gorilla in the room is that will beat you over there. If you don't have many reviews, or if you have bad reviews, this is where you're going to build your business.

The most in the market is what you want to go for, but get you a consistent. Review acquisition, Google causes the velocity, you know, whether that's foul 10 a month, whatever that case might be. But you can see right now just how powerful Google is. And the reason I'm really drive this point, home is Google is power Google.

You can build a business, a successful business. Around good Google. So I want to leave it at that. I'm starting to get kind of long and really have you been tore into these statistics? I'll do another video for another week, but you can see the power of Google and that's what I wanted to leave you with today.

Okay. Today, we are going to talk about some things that are happening with Google, my business, or some major things going on with some major things coming, some things that you need to know about because of reviews, messaging, things like that. So I'm just, uh, you know, I've kinda got a short list today, but what I'm fixing to go through are really, really important because you don't want to miss.

Reviews, and you certainly don't want to miss messages. It's important to respond to reviews and supports and respond to messages. Cause not responding to messages even timely. Google will turn that off and there is no way for you to turn that back on. So. The first thing is Google. My business is no more, so it is not going away, but this is, I don't know, fourth, maybe fifth time that Google was reunited.

It is now Google business profile. And if you've watched any of my videos or listen to any of my podcasts, you've heard me refer to. It was a profile for years, actually. So that's kind of what it is. It is your business program. So it kinda made sense, but Google my business by CSA. So I started off, you know, years ago, places, Google maps.

So this is just one more iteration of that. So the name is different, so it is from GMB to GB P and that's going to be a tough one to, to try to remember. I'm sure it'll be called Google my business GMB for years. So that's the first thing. But with this new change and I'm sure they changed the name of it, the cause of some of these things that they're fixing to take the app is going away.

So if you use the app to respond to reviews and to respond to messaging that is fixing to be no more. Also this one is on player. If you have multiple locations, It's not clear if you're going to be able to keep the desktop dashboard not. So I am, you're sitting there going, okay. Well, how do you respond to reviews and how do you respond to messages?

Okay. That's a new question that is actually going to be done through the maps out from now. So I've got an almost screen. You're going to see that. Uh, location root crackers has got three current locations, and you're going to see a couple that we have more disabled, a matter that's old locations, and one other businesses was used years in the past.

So this is what a dashboard looks like when you have multiple locations. And if you guys have multiple locations, not, I have a lot of clients. Multiple locations, that dashboard is most likely not going to go away. Now that's not a hundred percent given, but as of right now, that's what we're being told in mark.

So with the app going away, I'm going to roll some screenshots through here for you.

Okay. I'm going to do a quick audio edit when watching this with Ben, both of us felt that I was being unclear. I mean, I want to make this clear to you guys that what you're seeing on the screen right now is two different icons.

One from the out and one from the maps now. What beans got rolled through here on the bottom, the maps out. That's what is going to go away? This is not going to look the same. And I don't know when, but in the next few months, this will not look the same. So what is going to be left is the maps. The Google maps out on the top of this message right here is what's going to be left.

That's what you're going to see every time right now, Google. Sin and bow through. And like I say, I said earlier in the podcast, you can possibly answer from either one, if you're not logged into multiple accounts, but if you're logged into multiple accounts, then very likely you're going to be like me.

And you're only going to be able to use that. The GMB app right this minute. But again, I want that to be clear that that is going away. And the only notification that you're going to see is what you're seeing on the top, which you can close say that that is the Google maps out icon. Okay. While I'm making edits in here, let me go ahead and add, just so I'm really clear on this, as far as making edits to your business and doing things like responding to reviews and things like that.

It's not just the app itself. Anytime you're in. You should see if you're logged in, you should see an icon that says you manage this movement. Google is going to want you to do that straight from either the Google search or either the maps app. So I just wanted to throw that in there. Make sure that you understand you can do.

Uh, obviously they want you to do it in the maps app, but you also

can

do that in

Chuck: local search. So you just type your name in and boom. You can

manage some point in 20, 22 and Google navigation that day. They're going to do anything. Cause they, they always moved around. But somewhere, I would think in certain, the first six months, maybe in the first three months in a year, the Google, my business app is going to go away.

So at that point, and right now, if you have multiple locations and the reason I can't show some of this as I have so many Google, my business locations logged into my, I can't, I can't my Google maps. Well, not show me the message or the review simply because it probably doesn't know where to go to, to get it.

Cause I got so many I'm logged into, but on yours it should take you to it. When you click on, it could still be a book. You know, Google throws things out there and they fix them on the fly and they just don't care what works and what doesn't work this just Googles. So I am going to show you now what a Google maps.

Message looks like. And then when I do that, finish that, I'm going to show you what a Google, my business app message and review looks like, then we're going to roll through here. And we're going to show you what it looks like when it pops up from your Google email that they sent you. So these are the things that you need to be looking for.

And right now you can still click on the app, GMB out. And it's going to take you in there and it's going to let you respond to that message. Just let you respond to that with me, but be prepared to wake up and that not be a thing anymore. Of course I'll. As soon as I know that it happened. I will immediately do a podcast and the video, so you'll know, but even doing that, you know, it takes a couple of days to do these and get it ready to go out.

So there could be some confusion there for a couple of days. And Google also typically does not roll things out when and why they roll them out in regions. Even through the U S and Canada, it could be rolled out completely in the U S and Canada all at one time. And it, they may roll it out across the country.

I mean, it just. On what kind of problems like sitcom. So these are the main things I wanted to talk about, but there could be some, you know, some other side things that come down with this and if it is, I'll do a follow-up podcast. And did he, uh, so if anybody has any questions about this, you know, you can always reach out to me in me or somebody on my staff.

I typically talk about Google, my business, Google business. So feel free to reach out to us now about answering some questions, you know, for a deeper dive or once this thing actually hits. And if you have problems and you can't get to a review, you can't get to a message. I typically recommend that you turn your messaging onus, moving away that Google might give you more business.

All right, Brandon, I think this is number three in our series on internet phone. Booking appointments, running a demo and closing deals. And today we're going to talk about the, basically closing the deal, you know, w we've we've got the phone call, we've got our appointment. What are the difficulties in running that, that demo and closing it?

And how can we convert at a higher percentage? Because I'm going to let you talk about the national closing ratios and the things that we have done for years. To help the PM out there on the ground. And, you know, I'll jump in back and forth with some of the things on the high level that we do to make a PM look better.

But talk to us about getting to that door, the obstacles and the things in the bottom of the barrel closing ratios and things,

Brandon: uh, statistically Google closes, you know, across the country, 30%, three out of 10. So you're going to run 10 deals to get three deals. Typically with Google. Now you got to put that in with all the other Google's statistics, 50% of phone calls for small businesses.

Go on answer. So, you know, that goes along with that. Um, so when you group all those statistics together, you know, really what we're trying to do is not be a statistic. We're trying to get out of that. You know, how do we, how do we try to get those deals to where we can close closer to an 80%? You know, like a referral closing percentage nationally.

So how do we get to that? You know what we, we answer the phone call for sure. We've covered that. We want to make sure that we capture that information. You know, set a good expectation for the homeowner to have them feel those warm fuzzies down inside. Then we want to show up to the appointment, of course, but lead nurturing is going to play a big factor in that for us, you know, getting that client, that information when they need that information.

After we've said it a strong point. Showing that that PM space before they show up, they're giving them a buyer on them, let them know, you know, that Chris has children and he likes to fish and hunt. You know, the guy's going to love that and they already have something. He already feels like, you know, something, you know, or letting them know that that Sarah has got three children and that she worked in banking for 10 years before she got into roofing.

Cause you just run into all kinds of crazy backgrounds. These people want to know who's coming to their house. And that lead nurturing is definitely gonna help them feel closer to us and get us closer to that referral percentage. Anything we can do. To show up and have that homeowner, because the point of the appointment when we present is to build that confidence and to get them to open up to us a little bit more, to set herself up as the expert to educate them.

But before that, we want to do that. That's a given for everybody. But before we do that, what do we do differently to soften all of that, to soften those blows? You know, that, that's the things that I think we're really talking about here today. How did those phones help you soften the blow for when the PM shows up?

How does that lead nurturing, you know, help soften the blow? How does, how does that personality on the phone taking that information and schedule that appointment professionally soften the blow. So when the PM gets there, they just have to do a little less. We want to do it all, but if we have to do a little less, it just makes it that much better at the end.

We just come up that much more ahead.

Chuck: Well, you definitely want to have somebody answering that phone that does have some personality. Yeah, the are job, but the main thing is, is to get in and out of the, the phone call, booked the appointment. But the main thing was just book the appointment, just get the appointment on the task out, or get it, get it to a PM and get a, get a ping him out there.

Now the things that that are going to lead to a higher closing ratio is one looking for. When you answer that call and yesterday, that person is envisioning the prospect when they're on that phone is they can see who they're talking to. Even though they can't see them, they're seeing it in their mind.

They're seeing whether they're smiling and happy and that they liked their job. You can tell when somebody likes her job now, so we've got that to deal with. Then we want to be serving that person. And this is important, guys. We want to be serving that. Uh, a welcome email. We want to be serving them who is coming, like what brand is talking about.

They need to see, they need to make a connection. They need to see the face of that person before they get there. We're going to give them a buyer. We're going to give them a video. And the video is going to say, well, okay, well, why you should be working with me here? Here's the things about me and my company.

And then we're going to be. Google reviews and work. We're going to get into reviews more because that's getting into Google my business. Of course, you know, that's my number one topic. I love it. It's the number one thing, you know, you might have a lot of trucks. You might have a handful of equippers. You might have a ton of tools and you might have a fancy office, but I can tell you right now, your number one asset is your Google my business.

So that helps get the phone call. Can we got to take the phone call now? We've got to close that deal. So. We want to get on up to that 80% of closing. Yeah. We're not going to do it going out there. And blue jeans, shorts, and just a t-shirt. You got to look the part we'll get into that in another one, but to kind of summarize this one.

Yes, it's a little harder to close a Google deal than it is a referral. Heck is it's easier in a lot of cases, Brandon, I would say to close the door, knocked in a Google review because you're either going to closing or not on the door knock, but you might be outside of.

Brandon: That's a fair point, but you could be upset at guerrilla next to a door back to check. And this, this is a really good point. I'm really glad you brought this up because it doesn't matter if there's a gorilla next door. When you knock on the door and I'm speaking from experience. When you knock on that door, I would stalk houses.

I'm telling you I was them. I would ride by it. I've seen them. One was there. I knock and I would figure out when they're home, I would pump. I'm telling you. And I feel like if we converted that type of energy into these phone calls, you know, Laser-focused with these phone calls. That could be a gorilla knocking behind me.

But if I knocked that door and I did everything I was supposed to do, and I scheduled that appointment, it didn't matter what he did when he came in. Not they weren't looking anymore and it's not going to be exactly the same, but you know, how do we use, how do we get this laser focus with the phones and how do we use all of the national statistics and just the way people are and the way things are to our advantage?

You know, we answer the phones because 50% of the rest of the people, aren't going to answer the phones and the ones who do answer the phones are going to answer that. That

Chuck: was a great thing. You just said 50 plus percent of the other companies are not going to answer the phone. So that right there helps you by 50%.

So that, that was an excellent statistic.

Brandon: You just gotta be better than the other half. You just gotta be better than the other half. It's going to suck less than them.

Chuck: That's the way it is an SEO as well. You don't mean you don't have to be the best in the country. You just have to be the best in your market.

So you've got those things. So yeah, I mean that good stuff. I mean, again, it leaves with the phone call because if you don't do the phone call, right, you're starting off, off balanced and that's not a good place to be. All right. Well, we're going to get into some other ones and we're going to talk about some referrals and some other things here in the next week,

All right, Brandon, this is going to wrap up our series that we started to do series because we're talking about things that are really important to phone furrows reviews and things like that, lead nurturing. Um, and it meant it was, there's been some good stuff going on for the last handful of weeks here.

And today, we're going to talk about wrapping up the series. We can talk about automated. If it were us and SSA that is called review us, you just click a button and it's going to be an automated platform. That's going to make at least three attempts. You can make it do seven, but I recommend three to five.

It's going to help you get that Ravina an automated platform is not going to be the be all and end all. I've had guys tell me, well, I just don't do a very good job of getting reviews. Well, if you're going into it and that's what you think, then you're probably not going to do a very good job of it. But according to Google, the number one reason that people do not leave reviews is because they were not asked.

And for some crazy reason, that percentage even goes up when you're talking about ladies. So the number one thing you got to remember ask for the. But if you wait until that job is completed, you waited too long, your odds, your odds of getting that review and referral dramatically went down. You've got to, when you start talking about that in your warmup, you know, you prep that client.

If I, if, if I do a good job, if we do this, we want to set that expectation and that bar high, because if we don't meet that expectation is high. As we sit there. Well, one, do we truly, did we earn how much we charged him if we're high. And then we certainly, aren't going to get the review. Remember back in one of these podcasts we talked about, do you really have a five-star process?

You need to really analyze that. Be honest with yourself, don't have process blindness. It's like, well, we're the best, you know, I've, I've talked to some guys and I'm going, do you hear yourself? You're you're mad at the client. You got to remember the client's always right. Uh, some classes are going to be hard to deal with.

That's true enough. But did you give them a reason to have a problem? You've got to look at that and I don't care how great you are. You've got holes in your process. You don't even know it. You've got to constantly be breaking down that process, tearing it apart. Weekly meets art. Well, what's going on?

What are we seeing? Getting feedback from these clients, talking to your. This stuff is important. If you don't cover those things, then you're going to have a process blindness and you're going to have problems and you're going to have problems getting reviews, but you got to start asking for that review way up front, all the way through it, as you're dealing with that.

Prep them for that review and that referral. And then the automated process is going to really help because let's face it. You're not always going to catch them at the perfect time to sit down and write. I have meant to write reviews all the time and I just didn't, I couldn't get to it at that particular moment.

And they never asked. But I have followed up and done a mini a review when they asked me. And then a few days later I get a text message or an email and says, oh yeah, man, I forgot to do that. That guy was great. I need to give him a review. Boom. There comes a Ruby. So it's the same thing. Only referrals, you know, that it leaves us to following up.

Do you ever follow up for the referrals? So Brandon you've been on the ground even more than me. I've been in the office a lot. So let's talk about, uh, how you go about it and what your concerns are when you're getting that repeat because they are critical. And here's my thing. If you can get your name in the reviews, you can get yourself an online reference sheet.

You can print it off and put it in your lay behind as you can, uh, class are gonna read it, put

Brandon: it in your drip, drip campaign.

Chuck: That's correct. We do that. So talk, talk about what you're seeing out there. As far as getting reviewed,

Brandon: you covered some good stuff. I think something that a lot of roofers for sure.

And people in general, you know, companies across the board, but businesses, small businesses, but roofers, I feel they have, we have a hard and I'm going to group myself. Well, we've had, we have a hard time, you know, looking at it from the homeowner side, you know, we really got to look at it from the homeowner's perspective when we're talking about these reviews.

And like you said, you can't wait till the end to ask for a review. You know, you don't wait till the end to say, Hey, look, if I did a great job, tell the world about me. Now that expectation is so critical. And when you set it up front, they never stop thinking about it. And you got to hit them a few times with it, you know, let them know, you know, something, we used to have fun with it.

Chuck we'd be in the field and we'd set that expectation and say, Hey. Yeah. When we were knocking doors, I worked with a lot of guys. We were all the time. We would work in the same neighborhood and we had a lot of fun trying to get these reviews and knocking and getting referrals. And I remember, you know, the homeowner they'd like to tell you something, you know?

Well, that, that was really nice or, oh, I really appreciate that. We'll make, Hey, make, you know, make sure you put that in the review, make sure you put the, make sure you get that in the review for us. You know, when we get done with this, they love that. They love those little, those little pokes, you know, and I think that stuff is, is crucial.

Having a five-star process and following up with it and pointing it out through the process and making sure that you keep those reviews relevant through the full process. So at the end you want that homeowner sitting there saying crap, he must be about to ask me for that review again. I mean, that's what I want, but you want them to be ready to give it to you.

And just like you say, I think we don't the follow-up game is we, you know, we don't put ourselves in the position of the homeowners, but they didn't leave us a review. I don't know what I could have done. Well, they were busy, man. They just had a new roof on the house. They got a baby, the wife's in the hospital that we got COVID going on.

The world's on fire. They didn't leave you a review because they just didn't sit down. Like you said, let's follow up. Let's get back with them. Another big thing I hear across the board is that clients who don't have a Google. Email a Google account. You know, it's difficult to get those clients who are not logged into their Google account to leave a review whenever the reviews are sent out, but you can actually go to Google maps and you don't have to be, you don't have to have a Google account.

You don't have to be logged into a Google account. You can go into Google. Find the business that you're wanting to leave the review for, go into it from there, and then want to ask you to log in and it'll leave your information all at the

Chuck: same. There's another thing too, in our system, we'll do this. You can leave our first party reviewed and that means you're leaving it on your particular website and then it will follow up after you have done your review.

So you do you want to post this on Google? At that point. Yeah. It, at that point it will post it on Google. So, you know, it's not perfect. And there are some, some situations where, you know, in, in a lot of cases, some older people, they, they don't do Facebook and they don't have a Google account. You're going to run into that.

But that's pretty rare. It, matter of fact, I had client out of Memphis where the lady emails. Of course that those automated systems come back to my email. At some point, she actually wrote it out and send it in as an email because she couldn't get it into Google. So, you know, we'll take that and we'll post it on his, um, his website.

So at the end of the. We're still gonna use it, but it's funny, she thought enough about this client that she wanted that to be known. So

Brandon: that's amazing. Yeah, that's

Chuck: good. Yeah, it really is. So, yeah, but that might apply it for them is absolutely going to help you. But again, it's setting the expectations, set the bar high.

Complete your tasks and do everything that you said, and then go pick up your money with pride and ask for, be proud to ask for the review and the referral, because if you do a good job, you should be proud of it. You know, whenever we do things, we do it well. We tend to be proud of it. I want to show it off and nothing's more satisfying than doing a really good job and getting a good review from

Brandon: it.

No doubt. And you know, and then getting that referral, I feel that a lot of, a lot of time is missed working to get referrals. So, you know, we focus on the phones and of course we do, and door knockers are going to the next store, canvassers that are moving on. Um, but going after these referrals, statistically, to, if you get three referrals, uh, three Google leads, you're going to close one of them.

But statistically, if you get three referrals, you're going to close two to three of those referrals and not count on door knocks. You know, you can knock 10 doors, get one, two people at home, one person not willing to let you inspect the other that's willing. And then you're not. There you are. When no damage after 10 doors.

Where three referrals or three, two to three close deals, you know, so I, I feel like the referrals, there should be a lot of time, extra time spent because they're extra good. There's a lot more there than your average deal. Um, and, and again, you're going to get that. Reviews from a referral. It's a lot, much easier for you to leave her for, and then you're gonna get more

Chuck: referrals, more referrals.

You got to look at a review and a referral is kind of like compound interest. I mean that that's going to keep building and building and building on itself for you and as an individual salesmen or PM and for the company. So, yeah, it's just going to bring in more

Brandon: so compound interest at a rate that we can negotiate.

So if we work hard at it, we can negotiate that. To be sooner than later, and it can come faster if we do a good job. And we asked for these referrals and we push these reviews, we can get that sooner. And that rate goes up and up and up. So that's a good way to put it. But I think that that rate can be adjusted depending on how hard we work at and how much focus we put into the.

Chuck: Well, this was good stuff. And we're going to move into some other things, you know, here next week and probably some Google my business and some things that, uh, you know, w we've talked about the phone. So we're going to back that up a little bit, and we've got to make the phone ring. So we're going to talk about the things.

We're going to make the phone ring and even get us to this series. And it's all important. You know, you can't have one without the other. If you don't get the call, then it doesn't matter how you handle a call. So you've got to get the call. Well, well, how do we get the call and what do you do to, to actually get the call?

So we're going to jump into a series and, you know, I love talking about Google my business, cause it's just extremely. You could talk about it for any vertical, but we're talking about roofing and the Google. My business is the absolute, most important thing that you can be working at your, at your business.

And it's hard to key. It's hard to do that yourself, but we're going to talk about it. The things you do you can do as a, as a busy business owner. So let's jump into that one next week. Brandon. Let's just absolutely go over that. What do we do to make that phone ring?

Brandon: I can look at anybody out there that's listening and that they're unsure.

They, they want a second opinion. Put smiles on their, their Google, my business, uh, Chuck or myself. We both handle that. So we can break that GMB down, take a look at where you're at, you know, take a look at where you want to go and let you know what's in between there.

Chuck: And the thing is it's easy to make a misstep in there.

If you're, you know, I've been doing this at this point for 21 years, but it's, it's easy to make a misstep in there. Throw things off killed, same thing as running Facebook, paid ads. You know, we've seen guys target California by mistake and be in Louisiana. So, you know, things happen. And I see guys that have the YouTube channel all the time, they said to the main countries, Afghanistan, and it was cause it was number one on the list they did.

He didn't mean to click it. They just saved it by accident. So, you know, little things like that, sometimes a pair of eyes that are trained in. Thanks. So yeah, we will absolutely help you. And again, we get on a mass amount of information away for free. So we, we love it. We love helping, you know, and it, at the point where it makes sense for us to step in and become a pay client, then man, that's awesome.

Okay. Welcome to our latest podcast. Brandon is going to be on with me today. Brandon has been working with me for about, I guess, what nine years. So Brandon, his background is he started off as a roofing salesman, like say nine years ago. And then he did some sales manager duties and sales training. So he's, he's sold, he's trained, he's managed.

So he's run a ton of leads, closed many, a deal commercial deals. He's done some big commercial deals along with residential. So condos and apartments and things like that. Okay. So Brian has got a lot of experience at running leads, talking to clients, phone calls, all that kind of stuff. So our topic today is, just remind everybody that we grab a topic and we don't really have a script or anything.

We talk about what's going on. And today we're going to be taught. We're actually, we're going to be doing a series on the phones because the phones are such a problem. According to Google, over 50% of all phone calls for small to mid-size businesses go unanswered. That's a huge problem. So Brandon is going to talk about.

And Brandon wanted to talk about what happens before the call and what does the homeowner thinking? Okay. That's important too because, before the call, you're either going to get a Google organic lead or you going to get a Google paid lead either way. These are important. Now I'm going to let Brandon talk just a little bit about how hard it is to, or hard, but it's a little harder to close a Google.

An organic lead or Google my business lead. And simply because you're probably going to be up against more companies because they can't stop them from calling other companies. And that's why it's so important to answer the phone. Then you're going to say you're going to be in a bid situation in some cases.

And at that point, your demo is going to be extremely important. How well did you demo this client or this prospect? And that, that leads us back to a lot of conversations at Brandon I've been having, because pretty much everybody in our community runs from a Google paid as PPC. And the problem is when you don't answer that phone, the analytics that comes with answering the phone, the call duration for one.

Does not get fed back into Google ads. So Google analytics, CallRail, all this tracking that we do is going to feedback into the Google, your Google ads account. And then Google is going to know that a 92nd. Okay, well this keyword or this key phrase generated this particular impression, and then we've got this click.

So we got this click on this particular keyword and we had a three-minute call duration. Okay. Well, that's a conversion for Google. So Google's going to go out and search for more of that same thing, that same type of client, uh, in today's world of security and things like privacy and stuff like that.

It's called cohorts. So Google's got everybody out there grouped, and co-head already knows all this stuff. So it is searching for that particular type of person for that particular. Keyword or key phrase and it wants to serve it to you again. But if we don't answer that phone, we're missing a lot of analytics.

So it's going to hurt your paid ads account. And if you don't answer the phone, they're going to keep right on the call. And so let's just say that you're busy and you call back in 10 minutes. Okay. It's highly likely, they've called at least one to two more companies. So now we're in a competitive mode. So we're on our heels instead of on our toes.

It's almost like being in a boxing match. So we don't want to be on our heels. We want to be in autos and be proactive and stop them from calling. So now you got to think about what's the intent. Okay. Well, I was telling Brandon there are only three types of searches on Google, transactional, informational, and navigational.

So we don't care about navigation, it's informational or transactional. So. They could be in the high power of the funnel and looking for information. So you guys have got to give them that information, you and your website have got to answer questions, solve problems, and build trust. And then we're going to get to what Brandon, the CC, or the contract.

So we've got to answer the phone. It is so important. And Brandon, and we've got Brandon listening to call rail right now, simply because of his background. And Brandon, I'm gonna let you talk about some of the calls that you're here and, uh, some of the problems that we're seeing, because in some cases we're seeing what, 60, 65%, maybe even 70% of the calls not being there.

Brandon: We are seeing that, unfortunately, you know, the number one thing with the calls that I've seen myself as we just get busy, they go unanswered for whatever reason. Um, I think, I think we forget that the most important thing is is those phones ringing. You know, that how we handle that phone call it experience that customer has Google leads are really hard.

I heard you mentioned that they're really difficult to run. For various reasons. But I believe if we were to make that homeowner feel at home, feel comfortable, and feel like you're confident that they reached out to a professional because we answered the phone, we took the client's information, and then we got out there in a timely manner.

It's going to, it's going to ease a lot of things. It's just like you said, it's gonna, they're gonna stop possibly calling more people. Or if they do call more people, did they answer the phone the way you did? You know, there's some, there are some things that can be set right upfront to gear them to feel that you're more professional.

By the way that we answer that phone. Now you did say, we were talking about the analytics. I've got a question for you. What can we do if we miss the call? How do we get that? Is there any way to redeem yourself with Google? Is there any way we can call the client back through call rail? Is there any way to get that?

Well,

Chuck: you can call them back through call rail and, uh, we're, we're trying to, uh, we're launching what's called lead center. W actually they launched it. What we're trying to do is get everybody in it. Uh, we tested it. Of course, it's relatively new. It was only about four or five months old. Maybe it may not even be that old, but no, to answer your question, uh, there is no.

Redeeming yourself at that point, you miss that opportunity for Google to care. Cause you got to remember we're coming from that keyword, that key phrase out of it, out of an ad group. And from that particular phone call. So yes, we can call him back from call rail and there are some cool things going on there.

We'll get to a future podcast, but no, we lose those analytics and it hurts.

So, I mean, when we miss that, then Google is going okay. One is not getting any of the analytics, but two is looking for that call duration for a conversion. So, you know, three-minute call, four-minute call a five-minute call. That's telling Google a lot of things and Google will feed you because at the end of the day, yeah, you're.

You're paying Google and Google's making a ton of money, but let's face it. We make money behind Google. I mean, done. Right. And you've run your leads, right? You're going to make money behind Google and Google. That's what Google wants. Google wants you to make money because guess what? You're going to spend more money with them.

So. Yeah, the phone is important. We got to answer the phone. We've got to get those analytics back into Google ads. Of course, if it's a foreign film, things like that, that's all going back into Google ads. So the call rail metrics are extremely important in getting future clicks. Because if we say, say they Christ roof repair is going to get us on the roof, we're going to be able to get up there and get an inspection.

That's what a lead is. But there are all kinds of different intent there with different keywords. Keywords are going to drive different intents. So you may have large, we've got two clients right now that are in the middle of, well, actually three or four clients that are in the middle item, actually. The intent, there has gone strictly from informational to transactional.

They're looking for, they're looking for tarps, they're looking for roofs, they're looking for words. So it is hardcore transactional. So we need to be, and there's a lot of phone calls get missed down there and that situation, I mean, everybody's to their eyeballs and swinging elbows. So it's, it is what it is.

But you know, on any given day, the phone is the most important thing. That you can do it it's, you know, in my, in my, my recommendation is no matter what you think, as far as the money hire somebody that does nothing, but answer that phone and set appointments. Don't just answer the phone and then text it to a, how many times have we seen somebody answering the phone, then they take that information.

They text it to a PM or salesman. And then it gets dropped. The ball gets dropped right there. So that also leads to the client or the prospect having to field two calls from you. So they're going to get one call then they're gonna get a PM to call them to set an appointment. Okay. That's not good. We're starting off on our heels again.

We need to answer that call and book that appointment so we can run a demo. If you can't run. The demo at that appointment time, then either the PM can reset or you find somebody else that can run that appointment at that given time. Brandon, you should have a lot of experience in this. I mean, if you had a lot of problem doing resets or, I mean, that's typically not a huge.

Reset on your point.

Brandon: No, it just depends. I mean, you, you don't want to reset if you don't have to, but you don't want to go out and you don't want to burn, you spin your wheels. So, you know, if you don't have both, decision-makers there or something like that, you definitely want to reset, but it getting that client, getting that call, capturing that information, and setting that appointment right there, one and done is the best way.

No doubt.

Chuck: Okay, well, uh, Brandon we're, we're starting to run long, but I think we've covered the fact that it's important to answer the phone, uh, the analytical part of the phone call itself. What's going on the duration time of the call. Uh, of course, we record the calls, but that's simply to qualify the lead.

Google is not listening to the call. They're strictly looking at the call duration time to figure out if this was a conversion or not, you know, the 32nd phone call is not. So we're going to do a series on this and, uh, you know, we'll do another podcast next week, Brandon, on more of the phones. Cause this is this, this is so important.

We're seeing it really hurt some guys. And we're, we're seeing, we're seeing a lot of lost money. Just go down the drain.

Brandon: Yeah, for sure. And I don't think it's intentional, but I think there are some things being missed that could definitely help for sure.

Chuck: All right. Well, next week, maybe we can go in a little bit more about maybe what does the homeowner do if you don't answer the call, things like that.

So, you know, we could go on and on about this for hours, but it is probably an entire day, if you want to know.

Brandon: Oh, yeah. You know, I want to talk about for sure next week, you know, what, what's that person what's that person's job answering the phone. What's their number one job. What are their number one duties?

You know, that, I think that's something that gets blurred. Sometimes. I think we should cover that as well.

And some, some of the things that were in the video, like the, uh, the missed call, the book and all that kind of stuff. So check it out.

Okay, today, we are going to talk about, uh, right quick. Uh, I'm going to explain what it is in case anybody doesn't know. Cause I had a client call me this actually we've been doing LSA ads for a while.

That was not a hundred percent sure of exactly what LSA stood for. So we're going to talk about some pro tips on things that will make your profile. Potentially your profile will stand out more, but they could potentially have some ranking factors core to Tom Waddington's biggest expert in LSA in the country.

These are the only few and only things that you really can do. This is not like some of the things that we can do in the pay-per-click campaigns. And. Uh, things like that. So we're going to talk about best practice, the things that you can do, the things that you absolutely need to be doing, and see if we can help get your LSA calls ups.

So first and foremost, LSA calls the Google guarantee program. Google local service and it's, that's what LSA stands for local service ads. So they've expanded that a good bit in the past. I don't know, eight, nine months. So obviously in our vertical roofing, we've got it. So one of the things that you can do to get more calls because.

LSA calls are all over the map. I mean, you'll get a handful today. You might not get any for a couple of days and then you'll start getting some more. And I see the ads running all the time and they're in the absolute best spot on the page. One of Google. So I don't know why they don't get clicked more.

But the one thing that I do know is that they convert at a much higher. Uh, level in percentage than a regular pay-per-click or anything else is going to convert course. Google my business leads convert pretty well too. Uh, but they, the go grantee, the LSAs convert really well. So you're going to see my screen right now.

And the first thing that you're going to see is a lady's name, Stephanie CarNow. All right. And you can see the booked beside, so this was actually a. Message lead. So what you want to do, the first thing you want to do is you want to make sure you got this app downloaded to your phone. You want to make sure that you're all logged in and then to the right, you probably had to create another Google account or use a separate Google account from your pay-per-click campaign.

So you want to make sure you're logged into the proper account. And make sure that you have your messaging turned on. That's one thing that is getting bigger and bigger, and we'll probably see a couple right here, but Stephanie CarNow actually messaged in and you'll see her messages right here. I need help with a roof inspection in Slidedale.

So, uh, that is a really big thing. Now here's the pro tip there. If you get a message from Google on LSA, you got to respond to it in the app. Make sure you have your notifications turned on and you need to do that as quickly as you can. Even if you're with a client, say, you know, you need to respond to that.

If you're the one doing it, Google measures everything. So they re they measure response times on callbacks. Messaging and all that kind of stuff. So you want to turn your messaging on because that'll help your profile. You want to respond quickly to the messages and then you'll see where it's, this is booked.

So there's a lot of things that you can do inside of this dashboard. And. As we're going through, um, I'm doing a podcast on this as well. So as we're going through this, I'm going to rotate, uh, some screenshots in, through the video that we're shooting here. And you'll see some of the things that you can do, but in your dashboard, you can actually write the customer's name, put the customer's email address in there, and put all of your notes.

You know what it might be. Maybe she's saying that she's got a lake around a skylight or whatever the case may be. So you can put your notes there and then you can turn around and you can mark this book and you'll see that in the upper right-hand part of this screenshot, this row rotating through. So that's important.

Google likes to see that your book and the lays that they're giving you. So at the end, Of the job. I'm going to go into this particular protein. You got two different kinds of reviews with Google. You've got Google LSA reviews and you've got regular Google, my business profile reviews. So the thing about the LSA.

Reviews are they're not going to be seen in your Google, my business profile that I'm not really how, but there's nothing we can do about that. But now the, your Google, my business reviews are gonna be seen in your LSA profile. So if you've got 200 reviews, they're going to see that when they're looking through the LSAs for what company they want.

So the reason you want to put your email address in. To that section is because, at the end of the job, you can send out, Google will actually send out through the LSA dashboard for a review into the LSA dashboard. So get you a couple, get at least get three or four, maybe five, six, seven, or 10, but get you, get you some reviews in your LSA dashboard pro that are another pro tip.

So we've got the messaging. We've got a booking, we've got reviews. So. One of the things that you're going to look at right here is also a, well, they're not going to be any right here cause Ms. Jack is going to take them back. So I'm going to put us another screencast, uh, another screenshot coming through right now, look at this screenshot and you'll see where it's got missed.

Call. So the reason that that is important is you want to make sure you call back through this out. So you can see right under the red Ms. Cole, meaning important, Google the call buttons. So most people don't understand. You can call that client back through your app, and that's where you need to be doing that.

You don't need to be copying the phone number down. Or either just calling it that because it came through, you know, most people use iPhone now for the company phone and that's fine, but don't just call it back from the iPhone. You need to open this app up and go to where it says, Ms. Call and call them.

If Google sees you miss very many of their calls, they're going to pull you out of rotation. Google is really funny about callbacks and a couple of reasons. They want to make sure that their customer is taken care of, but they also don't make any money if you don't call them back through the app. So we won't be able to make their money because they're giving us the special right here.

They're giving us some really good leads here. So they convert well. So make sure you're calling these people back through the app. That's another pro tip that will hurt you over time and probably even just make it where you don't even get any more calls. Okay. Now we're going to look at some things that you can do in your actual profile.

So. I'm going to rotate some more screenshots through here and it's going to be of your profile and your budget section. So one of the things you want to do is you want to make sure that you fill out this photo section, uh, and you go, well, that's just pictures. It's important to Google. So put as many pictures as you can in there.

Put, put pictures of your team, uh, the owner. Put pictures of, uh, what's going on inside of the office, but make sure that you fill out that photo section. Cause that's, that's really important to Google. Then you make sure that you get your service areas all marked, make sure that nothing's missed. So.

That's important too. Now your business hours, uh, you know, I'm not encouraging anybody to set business hours at 24 hours. If they're not truly 24 hours, but corn to Tom Waddington, it can affect a 10 o'clock at night phone call or message that's coming in. They could rotate somebody. That's got 24 hours there over somebody that's got, you know, eight to five and you'll see that we use eight five because that's what we're open.

So, you know, You could end up getting a bad review. If you mark 24 hours and you, that phone doesn't get answered, or if it just goes to the answering machine. So I'm going to also send a shoot a screenshot through here of how to turn your settings on, on for your message leads. Now, another pro tip. Is, don't worry about the weekly budget.

You're never going to hit it. You want to set that weekly budget as high as you can. We've got it set at $1,500, hoping that we can hit it, but you can forget it. It's not going to happen. So make sure that you've got maximized leads on that, that I've recommended maximize leads. And I recommend opening that budget wide open.

So we, if we've got our budget set at 1500, somebody else has got their set at 200. We're much more likely to get that click or that call from Google because of that. So pictures book, the leads call from the out aren't the messages only in there. Make sure you respond no matter what's going on. Make sure you respond to that and make sure you have your service areas.

All marked. Oh, and here's another pro-tip. If you've got multiple locations and they're over an hour from each other, you need to set up a secondary Google guaranteed account. You don't have to worry about the background check and all that it'll fly right through but open up another account. For the secondary LSI account.

That way you can keep those two separate. So, you know, if you're in one state and I have a lot of classes that are like this, you might be working in Louisiana and Texas or Georgia and North Carolina or Mississippi and Alabama. So get you an LSA account for Mississippi, get one for Alabama and do it like that.

And these are just some of the best practices and pro tips. Uh, that I can give you that'll make a difference in possibly getting that call over the next guy. Certainly beefing up your profile, make sure that you've got all these other things in there. Welcome to podcast number eight. And our last podcast on Google My Business. So today, and let me go ahead and say, you know, I blew podcast number six for it and jump that one into number seven, but I throw a bunch of stuff into number five. That was number six. And I also threw a bunch of stuff in number seven and ended up getting long winded and not even telling you, but this one was going to be about.

So, you know, last week, Uh, I was supposed to tell you that we're going to talk about LSA and a new feature, a huge feature that Google steaks and start doing in your GMB profile. And this is trust me when I tell you this is going to be huge. Now it's going to drop like a thud on you as soon as a day, what the name of it is, but what Google is doing now on your GMB profile is.

Doing what's called upgraded GMP profile. Okay. That's right. Is a hubbub, but you know, here's the thing. Thanks. What that means is, and we're going to talk about Google LSS ads or local service ads. First, and the reason for that is because both related to one another, and my thoughts on that are they're going to be really deeply related.

So let's talk about Google local service, as far as you know, this is something that not very many roofing contractors are taken advantage of yet. And I've even seen some markets where there's none in it. Oh, I've got a client in a market where there was not anybody taking Benj that this is something that's huge guys.

The local service ads. And if somebody out there is going to check, that sounds like the Google guarantee program is exactly right. That is the, the horizontal three pack of ads that are at the very top of the page. That is right above the Google. What used to be called Google paper click or paid PPC is called Google ads now, which is a vertical three pack this right below it.

So it has pushed the PPC. Down the page and it's also pushed the local pack down the page. We talked about that in a couple of podcasts prior. So what is it? Google LSA with Google care T program. Is a huge thing because it's your one. You're up at the very top of the page too. You're actually getting a background check and your Google guaranteed.

You got the Google check Mark that shows a potential customer that you are guaranteed by Google. Now there is a huge misconception about what's going on there and I'll talk about that too. But the Google guarantee program is going to be related to the upgraded GMB profile. Because the upgrade GMB profile is going to do the same thing.

I think it's going to give you that Google guarantee badge inside of your GMB profile. So when somebody is on Google maps and they're looking in there, you pull up in a three pack and there's three of you guys, and you're the only one that's got the upgrade GMB profile. There's no data yet that says that the click through rate is going to increase for you.

But I guarantee you it's going to, that is going to be a conversion tool right there. Now that is $50 a month for the upgraded GMB profile, but let's back up to the LSA and why I'm doing it. First one, there's not very many roofing contractors taken care of or taken advantage of it too. My thoughts are because, and I will get to this.

And just a minute, the things we know and things we don't know about it yet, but you got to be screened or your background check by Google. And that's when you're going to get that Google guarantee badge. And that is 100%. The reason I told you guys about this first. So let's talk about what I do know about it, right?

This minute, it will cost you $50 per month per profile, technically is unannounced and the test. This is an upright, a profile that will add the guarantee badge to your listing on your GMB profile. Google guaranteed is not new. It's just new in the GMB profiles. You will not see this in your GMB dashboard unless you are pre approved right now only a few GMBs are actually pre-approved to get approved.

You must go through the screening process much the same as the LSA approval. And that's why I mentioned that. Okay. So what does all this mean? First? Let me say a highly recommended you do this just as soon as you see it in your dashboard is $50 a month. The raising the site per profile, it goes, if you've got two or three locations, it's going to be $50 per location, but this is huge guys.

It's almost $600 a year. And I feel that it's going to be a huge. Factor in conversions when a customer sees that on the internet. So that is my first thing is as soon as you see it jump right on. Okay. As far as being unannounced in a test, it, Google does this kind of stuff all the time. I think that that's probably just a roll it out slowly.

Because think about it. They got 40 million G and BS in America. Google can't handle that all at one time. I mean, that's a lot of stuff coming out. They did the same thing with the, unless I, as they started out and I think it was in San Francisco, certainly California, and they tested it there. And then in what's bigger markets like Houston and stuff like that.

And then they rolled it out across the country, but it took a couple of years to get it. All the way across the country. And it didn't even hit all verticals at the same time. And the reason for that is they couldn't handle it. They were having to staff that thing up. So that's just another product for them.

Okay. Let me tell you about the LSA right quick while we're talking about this. Most people have an absolute misconception about what the Google guarantee really is. If you act locally, get a background check from Google and you have to pass that before. They'll do this with you. Now, most people think that if you put on a $15,000 roof, Google's guaranteeing everything.

That is, it couldn't be any farther from the Google has got a $2,000 limit on this and that's a lifetime lease. And it's only in the U S and Canada, as far as I know now. Yes. I also believe that if Google takes a hit on you, they're probably gonna kick you out of it immediately. But I can tell you, you hit that $2,000 cap and there you're out of there because Google does not take very many losses for very long.

So there's that, but you could take it back. And the fact that most people have completeness the conception of what this thing is. So think about it. You said that, you know, but if they ask you, you need to be, to be honest, it is absolutely not guaranteeing a $15,000 roof or even a $3,000 repair. Now, if it's a small repair, yeah.

It might be. But there there's even stipulations on that way down to if they don't book that appointment through Google, there is no guarantee whatsoever. So just because they see the Google guaranteed either in your GMB profile or either on the SERP page search engine result page, that does absolutely does not mean that they're backing you up.

Okay. As far as Google guaranteed being new, of course, it's not, it's been around with LSA for, I think three years give or take local services, but now it is new in the GMB. Now here's another reason I think that you need to go ahead and, and do the Google local service ads. Not just because you can make money.

Everybody that I've got in, it is making good, the money behind it. The conversions are much higher than they are with just regular PaperClick ads. There's no doubt the each call is going to cost you much more money than one hour, your Google ads account, as opposed to, you know, Maybe under $4 a click.

This is going to cost you anywhere from 28. Yeah. To get maybe as much as 55. Oh, there's a click depending on how aggressive the market is that you're in. But if you're LSA approved already, that means you've already been through the screening process. What my thoughts are on it. They're saying if you're not pre approved, it won't even be in your dashboard.

Okay. My thoughts are, if you're Google guaranteed, then you've already been through the screening process. It's probably going to ride off of that one and not even have to do anything else. Probably. So if you're Google LSI, Google guaranteed. I think you're much more likely to see this thing in your dashboard much sooner.

I think that it's going to be a wow. If you're not Google guaranteed already. And why? Because they've got it ton of them that are already out there. It's going to be so much easier, faster to get those enrolled in it. Then it will be for somebody that has not done anything. So think about that. The guys that are Google guaranteed or making more money off of the ad space and.

If they jump on this, Google upgrade a profile. Now they're hitting you with a double whammy, got to get in these things. This is, this is making money right here. Yes. It costs money. But in the roof, if your profit margins or where they need to be, you should be making money. And if the profit margins, aren't where they need to be.

That's the first thing you need to take a look at it. You gotta be making money because we need to be able to go out there and do these advertising things. Now here's another thought of mine. And this is something that I, it could be Tom, Waddington touched on this or somebody else at local youth. You know, we talked about it spam heavily on the first two podcasts.

This could be an attempt for Google to come in and possibly control spam a little bit more, which they're getting a lot of heat from the feds to do. So this could be just another way that you're proving to Google that. Oh, your GMB profile is better than the rest. So, you know, let's, let's go ahead and wrap this one up and wrap the series up with, uh, just a couple of final thoughts.

Oh, we're asset things. What I see with my clients where I see that any roofing company should be. You need to be in all of these advertising channels, you need to be able to call omni-channel. And that means they don't Google be on Facebook. Being on Instagram on YouTube. YouTube is huge right now you need to be advertising with YouTube.

You need to be doing display ads. You need to be doing Google ads, not just being old Google, but you need to be doing the Google ads you need to be. And the Google LSA, I think that's huge. I think you need to be. Google guaranteed. I think that's going to put you into the upgraded GMB profiles faster, uh, and that's where you want to be, because it's not just about cultivating prospects and leads guys.

It is about conversion. If we don't convert, then we don't ever make any money and we need to be doing what's called you'll hear me talk about this conversion optimization. So even after we convert one, we need and optimize that conversion. What do I mean by that? We need to be selling them upgrades. We need to be selling them.

Hip and Ridge, we need to be selling them synthetic theft. If you just do synthetic velvets. I know a lot of, a lot of companies do you need to be, you're sure that you're collecting more for that because you can't just give this stuff away. I've had a client before and it was given away riser Ridge. With OSI and I'm going, man, you, you can't be doing that.

Well, this is helping me get the roof next door. I hear you. But you still can't give that riser Ridgeway. You got to charge for that stuff. You got to make your marketing plans fit that mold because we need to be making more money. So I appreciate you guys hanging with me through this. Okay, welcome to video number seven in our eight part series on Google My Business. And if there's anybody that has followed each and every one of these, I know you're going. Oh, okay. So we skipped six. Yeah, that's true. I got a little bit happy in. Podcast number five and I threw up bunch of stuff in there.

That was, it has to be in podcast number six. So, uh, that one was a deep podcast. I'm going to rebrand that one. Cause it was, it was a lot going on in there. But true enough, I did skip number six. Sorry about that. But it's actually all in one and it was, it's a good one. Cause there's a lot of good stuff in there.

And just as a recap, That one is about the weekly maintenance and I call it weekly maintenance. I call his tasks. That's something that you need to do every week. And you know, it's almost like food for the body. It is something that you just got to have just got to do it. So it's something that you need to put on your calendar for Friday, Thursday, Saturday, you know, whenever you've got some extra time or whatever that might be.

But those are some things that are going to make a huge impact over time with your Google, my business. And you know, one of my biggest secrets, I don't know if I've said this in any of the podcasts prior, but one of my biggest secrets really isn't a secret is consistent. You know, that's one of the things around here that we do.

This is just stuff that we do every single week. We don't go a week without making a post without putting images without updating ours, without checking that dashboard. We're in there a lot, you know, like right this minute, because of COVID. It's very possible that Google could be showing your hours off.

You need to at least go in and update your hours. Even if they have changed, just go in and click the update. It. And the reason for that is because if you update them, the Google's going to show them what they should base to that little caption up there, that there. So when they could be, you know, these hours could be different.

Whatever. So that's something that you need to do if you have not just a maintenance quickly, man, it's a task around here. So I would encourage you to go do that. Right now, if you haven't, because of it'll set your hours correctly for your clients. Now let's start into what makes up a search result with Google, because you know, today in this podcast, we're going to go rogue.

And what I mean by that is we're going to talk about ranking factors that are, is going to be put you in or out of the local pack and nothing else past the local pack and matters. Number four. Own to whatever ever, how many roofing contractors there are in your market. It does not matter only the top three matters.

So every time there is a different search, it is apt to be hundreds of different results. That's why you've got to be strong enough to rank and all of them. So today we're going to talk about the three things, the three main things that make up. A search result in Google and those, those things are proximity, relevance promise.

And I'm going to take these ones. Yeah. And then break them down for you and maybe you'll understand. While some of these things are going on. As far as you showing up in the local pack this time, or either your competitors are showing up. Let me go ahead and throw a pro tip in here. You can't do searches on yourself or your, your competitor on your iPhone or any device that you own and get a clean result.

Every time you click anything, especially yourself, your own website, or either your competitor's website. That is telling Google that you like those things, and it's going to serve those to you. So Google is about serving what they think you like and what they think you want. So every time you click yourself or a competitor, you're really skewing those numbers, you have to use an SEO tool.

I'm going, excuse me, an SEO tool. Like local Falcon. And there was a couple of other ones, but local Falcon is a real, really popular one. And that's the only way you're going to get a true surf because I got clients all the time. I don't see myself or I'm seeing this, or I'm seeing that. And skewed results is what you're doing.

Even if you use. Google's incognito browser off of Chrome. You're still very likely not right. You're gonna get a good result. So again, that tool, if you want to do that, that tool is local Falcon. Okay. Let's dive into these ranking factors and I'm going to go a little bit deeper than I did in the video.

Cause we got a little bit more time. Yeah. So you can understand that. So let's talk about proximity. First proximity is exactly what it sounds like. It is. How close is. Your office too, that searchers. So that's the first thing is going to reach for, you can take all the others, the ranking factors you want to, and, you know, Google openly, he says there's at least two to 300.

They're vague about everything. They're not going to tell you how many it is, but I can assure you it's more than any 300, but you can take them all. It proximity is going to Trump them all for the first ranking factor. Now you gotta remember inside of any search criteria with Google. There are a lot of criteria that are going on in there.

So proximity is number one. So if you've got somebody Sargent roof repair and there they're a quarter mile from you. The odds are you're going to get that, that click or a call that doesn't necessarily mean that because there's a lot of stuff, there's a lot of criteria going on, but the proximity part of that algorithm is going to kick in at that point.

So now let's, let's touch on relevance. So what does relevance really mean? Okay, well, the relevancy of you and your company to that search that was done, and we're going to go over a few different searches. And I'll explain to you what it means, but relevance is okay. How relevant is your company to the search that the Google customer just did?

So, yeah, if they did and I'll take these three, uh, starches to, as an example, roofer near me. Best roofer near me and local roofer near me. Okay. Those all might sound like the same thing, but I assure you, they are drastically different searches, especially when you start throwing all the algorithm changes in there, all the algorithms that they use.

So when you start talking about roofer near me, okay. Proximity is going to be number one, obviously. So now when you start saying. Best route for near me. Okay. Now we're starting to get to the relevance part of this thing. So now Google's going to look at how many Google reviews you have from one. They're going to look for anything that's negative across the web.

For two, they're going to be looking at your BBB profile. They're going to be looking at the secretary of state's office to see if there's any legal actions against you. Oh, wait a minute. There. You're talking about other other sites. This has got nothing to do with Google crawls, everything on the web.

They crawl every single website on the face of the planet that is hooked to the internet. And if your name pops up, it's going into their index. So they have everything there is to know about you. Good, bad, or ugly. So when the relevancy part of this thing kicks in is how close are you? And then how relevant to the search.

So if you're in, it says best route for near me, and you've got 150 reviews and you're a 4.8. And you've got stuff on your website because Google's gonna know everything that's on your website, every single page, ever every piece of a page. So if you've got stuff in there saying best refer near mate, then you've got those keywords in your, your website somewhere, and you've got good reviews and you've got a good BBB profile and you look good on the secretary of state and they crawl the.

Contractor boards, website, all of those things kick in and now you get to click even though contractor a may be closer to them. So now we start looking at promise, proximity, relevancy promise. So promise is going to kick in next. Okay, prominence. And let's say that somebody hits own local roofer near me.

Okay. That sounds like roofer near me. Local roofer near me is local, but those are drastically. Those are polar opposites. If you start really breaking it down, as far as the way Google looks at things. So how do I tell Google that I'm local? Well, the way you tell Google that your local one is you have content on your website.

That tells them that you're local. If you're in Oklahoma city, you need a pay about Oklahoma city and it needs to have a lot of things to tie you to Oklahoma city. Some of the other things that you can do back links back links are huge. So you want to have right backlinks from, if you do advertising with a local newspaper, you want a back link from them.

They, they owe you that if you support the little league team or a basketball team or the. The high school band, any of these things are gonna be the local back links that are going to be pointing back to your website that tells Google that you're local for that area. No other area matters. It's local to where the searcher is and where you are.

That is squat is easy to win the battle. Two and a half miles from your location. But now when you start getting past two and a half miles or Google local, you every 2.5 miles, that local pack is going to change and it doesn't matter what search has done. So you have got to be strong enough to win as close to your office is 2.5 miles, but you've also got to be strong enough to win.

2.5 miles, three miles, four miles, five miles, because it is going to be a battle. When you start getting out three miles in four miles, five miles from your office, take it from me. It's a battle when you get there. And if you're in a city, let's take his bird Mississippi, for example. And you won't, you're not in Harrisburg.

You're actually in Purvis because I have a client there and you want to rank. And how does bark, which is the bigger city. And that's a very common thing, whether it's Denham Springs to Louisiana. To Baton Rouge, Denham Springs is basically a suburb of Baton Rouge. If you will know the truth, but to be in denim and right, or the Baton Rouge keywords is that, uh, you know, those, those markets are a beast.

So that is what's hard to do. And that's when, uh, the prominence part of this comes in. You've got to have a lot of reviews. You need a bunch of back links. You need a lot of content. That is how you tell Google who you are, what you do and where you do it. And that is called proximity, relevancy and promise.

So those are the things that we really need to talk about today and try to get some understanding of it. Okay. That stuff right there can really get deep and it can get confusing. And if you don't have an answer, you know, background, sometimes that kind of stuff can be really hard to follow. So if anybody has any questions out there, please send them to me.

Chuck: Okay. Today's podcast is going to be just a little bit different. Last week I was in Memphis, so I sat down with David Gross with my town roofing. I wanted to know exactly what he was doing with his review acquisition. So I went through his process and today it's a little bit long, but I'm just telling you guys.

Listen to this thing, a couple of times take some notes because David is absolutely crushing it, getting reviews right now. He's getting his name in there. He's getting my town roofing in there. He's getting what the project name is. All these things are really, really important to Google. Um, it helps in your rankings and for David, it is, it's just incredible reference sheet online referencing.

So listen to what David's got to say today, because was some really good stuff. And um, if anybody has any questions about. So y'all listen to it and tell me, and, um, send me a message and tell me which thing. Today we are in Collierville, Tennessee. I am at my town roofing and I am sitting with David Gross. One of the project managers salesmen at my town roofing. And today we are going to go over Google reviews. And let me tell you why.

Because David is absolutely crushing it. So David, introduce yourself right quick and tell us, how long have you been in roofing and how long have you been with my town? And let's, let's just get a little background right quick. And then we'll dive into some reviews. I'll, I'll ask you some questions about the reason, and I want you to just tell us what on earth you're doing to get all these reviews and get your name in so many.

Cause that's all these things are really important. And with the mock community, we talk about this all the time.

David: Yeah. I believe it's very important. Um, appreciate you having me just, uh, Bit of a background. I'll keep it short is before I got into roofing, I taught customer service and sales. Okay. So

Chuck: here we go.

That now we're getting down to the nitty gritty. So, all right. So you've got customer service background guy, right?

David: So I CA I taught customer experience, customer service and sales, and, um, I, I taught multiple different types of businesses here in Memphis. When I transitioned out of that, some people called me crazy.

I kind of called myself crazy, getting into roofing. And what I've done, Chuck is I've taken that experience. I've taken that knowledge and transferred it all into, into roofing. So I've only been in roofing less than a year. However, every job I'm not going to say every job, nine jobs out of 10. There'll be a five star review.

Chuck: Well, here's some of the things that I noticed about my town in particular and you in particular, you guys are way out pacing. The average company. I see some go months and months, not even get one weeks and not get one. And there's barely a week that goes by that you don't get at least one. So you're pulling down three to five a month.

Is that fair to say somewhere. Okay. Yep. Um, and yeah, plenty of times I'll say more than that. And I see my town as a company way outpaced an average company. So there are certain things that I'm know that have to be going on behind the scenes for that to happen. One, they're getting a good experience.

Right. And, uh, we had a quick pre-talk today and that's one of the things that we talked about me and you. And, but it's not just that the experience of getting, but they're putting these things in the review. So tell me how you set up. Your client, how you build the expectation and then earn the right to go in at the end of it.

Cause that's, that's what we always talk about earning the right for the conversation, whether it be for the contract when you're trying to present it, whether it be for the review or anything else that you're trying to do. So tell us how you set them up. How'd you get your name in so many how you get them to put the project in whether it's a repair or a new roof.

And, uh, I see them putting Owens Corning in there, the type shingles that they're getting, and then tell us how you wrap them up. Cause you were telling me some other things, some, uh, that other people are really not doing the touchpoints. So, so just tell me how you do it.

David: Well, I'll try to tell you in a couple minutes.

Okay. I believe it all starts on the front end. It was setting expectations. So when, when we're at a closing table, meaning that. They have chosen my town roofing and we've agreed on our budget, our timeline. And we've agreed on, on really us doing the project, I'll say, and this is what I say every time I say, Chuck, I appreciate your business.

And I'm looking forward to it now, opt to tell you that my role changes and people kind of sit back here, like I said, Oh, where are you going? I said, uh, I said, my role changes from sales. Two project manager. And what that means for me is I become your liaison between our installation crews, our home office, our distributors, or manufacturers.

I am the complaint and the compliment department. And what that means is my goal is now to provide you with a five-star experience and everything that we do, every conversation, every interaction from the first nail that comes off the roof to the last nail that comes off the driveway. I'm your guy. Yeah.

So if there's anything in this process that is below a five-star experience, you let me know immediately and we'll take care of it. Is that fair? And I'll get buy in. Right. And at the end of it, uh, my goal is to, and I'm going to ask you for review. If I've lived up to those expectations, would you be comfortable with that?

And people say, of course in their mind, they've already, they've already understood what my pro what my goal is and what my role is. Well, you're getting them to

Chuck: commit

David: up front. Exactly. Yeah. So at the end of it, when they S when we're standing in the driveway and it happens like this every single time, I'm there when the project ends and we're both looking at the roof, I'll give you an example.

Richard's standing there looking at the roof and he says, it's just beautiful. And he said, I'm just so happy. And, uh, at that moment, when they, when they say they're so happy or they're so impressed, As I say, would you feel comfortable putting that in an online review? If I send you a couple links, just make it real easy for you and that, and they say,

Chuck: yeah, sure.

This is beautiful stuff.

David: Yeah. So, and then as soon as we, we parked I'm on my phone, I've got you can't see it on the podcast, but I've got review links in my, uh, in my text messages. And I'll say, Chuck, I appreciate your business. Thank you for thank you for your business. It would be very helpful for my town roofing.

If you left a five-star review, it would be very helpful for me. If you copied that review and pasted it in other places, some people like Yelp. Some people like LinkedIn, some people like Facebook and other people's other people like better business Bureau. Here are three links that may work for you and that's it.

And every time they will leave the review within hours. And if they don't, we use your system and I, I go in, click my button in. Um, and, and SSA, right. To send them a reminder the next day. And as soon as I get the job done, what I'll do is I'll write a handwritten note. And I say, Chuck, thank you for your business.

You made a great color selection. In fact, I'm showing pictures of your house to other people right now. Would you leave us a review? And that's a handwritten card in the mail, even if they've given us a review or not.

Chuck: So what I'm saying here is the first thing that you told me when I walked in and I found out who you were when you were sitting there, you know, because you know, in our community, there is nobody getting as many reviews as David is getting my town is outpacing everybody.

Right now. And David is getting, I don't know that you've gotten a review that I've responded to, that doesn't have your name in it. One, the project type repair roof, which these are important to Google is important. It's also your own line reference sheet. You know, there's nothing more important for you.

To go out and close the next deal, then for them to see your name and all these were all these other people, who've had an experience. So tell us about the word experience, because you're not talking about that too. That's a huge word with Google and that's what we're all after, because if they don't have good experience, you're not getting

David: anything.

Well, I believe the word experience for me comes into, into that, that initial conversation. For me to move into a sales to a project management role is to provide the best five-star experience.

Chuck: So you're saying the word, because there's, for me, I see the word in so many of your reviews, if I would say at least 80 plus percent of them, and there's no way that the individuals are putting that word experience in there without being led to do so.

Right. And, and everybody listen to this. It is perfectly fine to ask because the first thing David said, when I said, well, man, how are you getting all of these reasons I asked. Yeah. Cause when Google did a study in the first thing that came back with the number one reason for not getting a review is people said I was not asked.

Yeah. So he's asking he setting the expectation and then he can go in and expect the review when they do a good job. And if there's not, he's there to step in. Every job is not going to be there's a lot going on in roofing, jobless places. Yeah. So it is, this is just elbows going everywhere. Do you know it's a miracle, nobody gets a halfway house.

So we're getting the review. David is asking for the review. He's in is you're doing a really good job with what you're telling me. You're setting this up. So everybody listening to this, play this back again, because we all want and need more reviews. If you're a salesman. It's important for our online reference sheet, which Dave has got a deep one at this point for our company is important because it helps in your Google rankings, but it also helps close deals when you're up head to head with another good company.

Cause there's some good companies up here in the Memphis area. I mean, let's face it. This is a beast of a market up here. Right? So you guys are head to head with some real big guys and some real guys that have been around for decades. So how do you compete with that? And you compete on

David: Google's level.

That's right, because it doesn't matter what I say about the company. What matters is what other people say about the

Chuck: company. Yeah. And I'll tell you another thing. I do see David in my town getting more people to do a Google review and follow up with a Facebook. I think that happened three times last week where they did a Google and then turn around and did a Facebook immediately or the next day.

Yeah. So walk us through it one more time. You're you're asking, but then you're following up. You're following up with a handwritten note. Am I missing anything? Uh, your letters besides that the handwritten note you're talking about, basically

David: I try to, my goal close to is to have three to four touch points.

So I'd like to ask them three to four times, meaning that before we start the relationship, before I start the job, I'm going to set it up to where I live up and, and Chuck don't get me wrong. You can't just ask for a five star review and get a review. You have to do the work as well. All right. You have to deliver.

And once you, once you deliver on exactly what they were looking for out of a roofing experience and project, once you meet their expectations and exceed their expectations, remember we, we under promise and over deliver all the time. Right? So once they, once you find somebody and they say, once they have that wow moment, and you can tell when somebody is just captivated, it's almost the body language has taken a back.

It's like. This was the most impressive thing I've ever seen, right. When you've taken my top, the top of my house off and put it back together. And such a short of time and so neat of a job. And like you said, they're not all like that. I hope I wish they were all a hundred percent, but it is roofing. It is roofing.

But the thing is, as you said, you set expectations and then afterwards you're, it's the direct and immediate ask and follow up when you're sitting in, when you're standing in the driveway. As soon as we leave, uh, as soon as we parked, I send them the text message to the Google link, the Facebook link and better business Bureau link.

So it's right in their text messages. Most of them do it that night. And if they don't do it that night, I'll send them an SSA, the link to remind them, um, that quick link for review us. And then immediately after the job, I'll write them a handwritten note and that's their third touch. Now I have had people that have been unresponsive through the entire process and I could count them on one hand.

And this is what I'll do in those cases, our office manager, I get hurt to send them a third and a fourth email and call them and ask them, Hey, how was your experience? I want to make sure that we did everything that we could possibly do for you. Would you mind leaving us a review? And that is another touch point, a third party.

Chuck: Okay, guys and gals are y'all here in all of this because you can't wait till the job is over and let that be your first time to ask for it. He is setting the expectation on the front end. Which needs to be done. You're putting pressure on yourself to perform, but if we don't perform, we're not going to get it anyway.

And, you know, I don't work with anybody that does not want to have a great company, does not want to be a great salesman and do a great job for their clients. So, uh, we're, we're only talking to the upper echelon here. So, you know, David could put a class on right now on how to do this and I'm listening to it.

And th this is just really good stuff. So you should all listen to this multiple times and take notes here because a lot of people are gonna do the job. Never talk about a Google review until it's all over and they're standing in the yard or trying to pick up the check, get a referral and a review.

Okay. And then you're wondering why you're not getting very many. So David is basically every time he's meeting that client, he sat in the stage to get that review and ask. And set the expectation at the end. This is great stuff, David. I mean, I, I, of course been working with you guys for a long time and I see your name and all of these reviews and I'm going Mach, which, you know, my talent in particular is getting a lot and it's not, it's not just you you're, there's other guys getting some, but you're, you're just outpacing everybody with the

David: reviews.

It's just, yeah. Right. And that's where I came into this from a non-construction background. Literally on LinkedIn. My name, my tagline is your unconventional roofer. Okay. My goal is to provide an experience that no one else is going to provide. I would rather do a quality 100 houses a year than a quantity 500.

Chuck: man. I'm waiting. Right? Absolutely less headache and everything, your eyes

David: you're right. I I've designed it around the lifestyle that I'd like to live. And also for your listeners here for any incentive, most of the, most of the time you hear a podcast and you get fired up and pumped up for it. And you say, or I've said in the past, man, I'm going to do this and it's going to be great information.

And I never do what has, this has helped me. And I've been in for, I've been in roofing for less in a year. And did y'all hear

Chuck: that too?

David: Right? And been in roofing for less than a year. However, I have people call the office. I have people call me when I show up to appointments, people ask me, David, do you pay people to do your reviews?

Or they ask for me specifically. Because of the online

Chuck: reviews, it is power. It is power. You can go head to head with Goliath, with you can build a business, you can build your own. You're a bit, you've got a business inside of my town roofing. So you're working your own business and that's what you're doing.

You're getting your own online reviews for that. So it's all in my town roofing, but what you're doing is you're building your business and your name and your reputation. So yes, I can absolutely see it. So guys. Gals. Y'all listen to this a couple of times. Take note. The biggest thing that I see is, and I've said this to my own guys, you have got to start this process upfront.

You can absolutely not wait to the end of the job. You've got to, once you get a commitment, you've got to put the expectation out there with the pressure on yourself, because our goal and our job is to put the pressure on us, take the pressure off of our homeowners and our clients. Chuck: Okay, Brandon, how are you today? Doing good, sir. How's it going? Doing good, man. I mean, we're, we're past the ice storm and getting into some new stuff, so good to see you. And let's just dive right into what we are getting pulled into, which is going to be our new raise, the rank virtual phones. So Brandon, I'm going to just talk about it for just a second.

Then I'm gonna let you dive in, do a, do a deep dive on it. The reason we're getting into this is because just like. SEO, you know, I've done that. Uh, I was telling you earlier that, uh, next month, February will be my 21st year in doing digital. So I've done a lot of SEO in the past. And we, I was pulled into SEO from clients, uh, in SSA.

You know, it was a knee, they needed a website, they needed visibility with Google. They needed to do these things. So what is one of the, let's talk about two of the biggest problems that roofing company owners have for me, the biggest problem they have is time. They don't have enough of it. No, absolutely.

And inside of that company, I'm gonna let you dive into what the number one problem is and why the number one problem is this. So tell everybody, listening, Brandon, what the number one problem that accompany is and where everything starts. It starts

Brandon: with the phones, absolutely starts with the phones that you've got to be able to answer that phone, be the personality that needs to be present.

Whenever you capture that lead, take down that information and immediately get it into your. Software, wherever you're storing that information so that you can, you can best serve that

Chuck: client. Do you hear what you just said? You said answer the phone and book the lead so many times. I see guys that are there answering the phones that they're trying to answer the phones themselves, and they're busy.

They're hanging on for dear life on a 10, 12, 12, 12. And. They they've got, this person has certain phone and then they're there. They're trying to code jointly, answer the phone, and then they're trying to text, salesman the information and that what's happening in the process that Brandon losing leads. So tell us about the, what we're going to be doing here at raise the rank and the virtual phones and how that we're going to solve that

Brandon: problem.

Well, So to start off took it, it starts with, with the, with a good CRM, it starts off with SSA. Um, so what we've got to have somewhere to store this information, we've got to have some more, uh, universal hub to be able to, uh, execute running these appointments, capturing the information, all of that, all of that stuff has to start with the CRM.

So when the phones ring, that's a great thing. The information has got to go into that CRM once we capture it from the phone. So, and it's not just about capturing the information and getting in, we want to schedule the appointment correctly. I want the best opportunity. For project managers out there to be able to close that deal, to be able to best serve that client, to go to help

Chuck: that let's, let's define it a project manager right now because you and I come from a background of rev, obviously Ruth Craft

Brandon: was a sales guy.

Yeah.

Chuck: But we don't call them sales guys because we do not want to be telling a. But a prospect or a lead, Hey, you got to sales will come down. So it's a project manager, so that's a project manager to us is a salesman, but they're called project managers.

Brandon: So it's, it's a good, it's a better way to look at it.

Uh, you know, we, we help serve clients, um, serve customers and. Salesman sells things, you know? So, so we're here to help you supervise that project. We're there to service that client and salesmen just doesn't go with that. You know, we all think about things when we hear so February, sorry. So, you know, project managers though, it doesn't do any good to have half of the party there.

Whenever you're trying to look at a major purchase of a 14 to $20,000 roof. For example, um, you need to know, you need to have everybody there. You need the answer.

Chuck: I know where you're going with this. So why don't you tell everybody what's the number one reason they guys don't make a sale?

Brandon: Well, the number one reason and that the objection you're going to get at the end of the deal is, well, I got to talk to my wife.

Okay. Absolutely. My husband, like

Chuck: you need to be pushing for that two leg at a

point.

Brandon: Absolutely. Maybe it's for like maybe, maybe you got a brother, a sister and a mom there who knows, but that information that needs to be. Floored, whenever you're scheduling that appointment for the project manager, because they're going to best serve that client by having everybody there to be able to answer it, all the questions and walk through that process.

And it doesn't do any good to serve half the people. Well there, it just doesn't do any good. So we want to be able to capture the information. Obviously that's really important, but being able to schedule the appointment so that we can best serve the client and have the best potential chance of. Getting that order and bringing that money back.

Chuck: Okay. So you're talking about scheduling the points. So tell them, how are we going to do that? We're I mean, we're going to be answering the phone. We're going to be in their SSA, gotta have SSI to make this work. And then we're going to be looking at that project managers tasks.

Brandon: Yep. So every project manager inside of SSA is going to have a task calendar.

So all the projects, even, even if you've got guys in SSA and you don't have, you know, our virtual phone feature, that you're going to be putting, booking those tasks onto your calendar and running the appointment right out of your calendar. You're going to log in to SSA. Everybody familiar is going to know this right.

Click on view job, and you're gonna click on the address and all the other information it's gonna be right there. It's going to carry you straight into that job. So from there, we need to be able to, we need to answer the phone, capture the information, and then book it directly on to that task counter.

And we need to be able to see that task counter lab so that we know what that PM's going on and we can book it and this can be,

Chuck: and it's going to be live in SSI, but of course, it's going to push to their icon or their Google calendar on their personal phones too. But it goes deeper than that because you've got to be able to.

Like you're saying, follow these things and track these things. That's

Brandon: it. So, you know, being able to set that appointment, being able to book that calendar, that project manager, getting an email saying when that, when that job was booked and it's also going to have a reminder in there, you can set it however you want to, but a good hour and a half, in my opinion, with the drive time, a lot of

Chuck: these now, let me tell you one of the things to me that is so important about that, as opposed to yeah.

Taking information then texting it to a sales guy. And then that sales guy trying to call them and set up the appointment one you're making the client or the lead or the prospect. You're making them live through two phone calls minimum, maybe more depending on what goes on with trying to set the appointment.

So instead of having a good, smooth, Experience for that prospect. Now you're making them live through multiple phone calls. Exactly. Take the call, book the lead. And that's what we're going to

Brandon: be doing. Lose information. When you communicate outside of your central hub, that's why I said it all starts with SSH because all the information is in NSA.

All the communication needs to be through us to say, or you miss details, pertinent information that can make that whole experience with a client different. It can change everything for him because we grabbed these details. We knew that the, the, the backyard had limited access. We knew that. Um, you know, that maybe there were some shingles in the yard.

So we brought tarps and they got to say that when they get there, just capturing that information and bringing it back to them is so valuable to those people. And, you know, it's also important when it comes to competition and we're going to get off topic a little bit, but it directly correlates to what we're talking about.

If you have a, a customer, a client. Call in and they schedule the appointment and they talk to someone who is perceived expert. They talk to someone who sounds very professional, great personality. They take all the information and then they set that appointment. And they're satisfied with that experience that they stop looking.

They quit Google. Well,

Chuck: here's another place and that's true. That's true. How many times would you running an appointment in your sales days? And they said, well, you were the, you answered the phone. So I stopped. But the thing is that that's a huge thing, but one of the next things, Brandon is going to be, most of these guys don't realize how many leads they're losing, right.

When you're, when you're texting this information. And you're, you're every time you do that, you're losing leads because you didn't set the appointment to begin with. And the next guy did catch the appointment. Right. That's just what you were just talking about. Well, How many times do you text information to a sales guy and he's on the road for, with a client and he may see it.

And then he's trying to get to the next appointment. He makes one phone call and then he forgets about it. Things are going on when you're in a mobile office all day. So you're losing you. Don't most companies don't have any idea how many leads they're eat. They're just losing. So now you're generating your co you're paying for these leads.

And we're just letting them fall through the, a bucket with a screen bottom as well. The way we talk about, so you've got to capture all the leads. You've got to book all of the demos. You've got to run your demos and you've got to keep up.

Brandon: It starts with SSA. And from there, the virtual phones where we're going to capture the lead, we're going to schedule those solid appointments where we can go out and we can get with all decision makers and we can go over the whole project and we can.

Then successfully asked for the deal at the end of the, at AI. And I'm speaking as if I'm in the sales guy, shoot, but this is the point. The point is, is to utilize the tools that we have. We have amazing tools. So I guess it says beautiful tool. Companies need these things, but the information being put in is where the ball gets dropped off and we hear it.

Chuck: Yeah. And you know, we've got a lot of clients and we talked to them and, and the thing is. You know, in the past we've had them call us up and say, Hey, you know, we just didn't install enough roofs. Well, if you look at how many leads just fell through the bucket, that right there would have paid for a great deal of the expenses for the whole company for the month.

So you can't, you can't, you just absolutely. Can't be losing five, 10, 15, maybe 20, maybe 30. I've seen it get over 30 that were lost in a month. 30 leads just vanished.

Brandon: Not tracking them, not scheduling appointment when the information comes in originally and being able to successfully move on. Now you got to be organized.

And that's what we're not going to talk about today, but, you know, that's where the virtual assistant, that's where the virtual.

Chuck: Yeah. And, and true enough, we'll get into that because that's some really cool stuff there. And then you start getting past that. It just turns into a beast. Um, but before we get too long, let's just tie it off on the virtual phones.

And again, Raise rank is going to answer your phones. They're going to be professionally trained. Somebody that's been using SSA for years, this trained in a roofing company to set appointments. So your sales guy can run that demo and not lose track of your leads. And we're going to be booking the lead in SSI.

So that way you can run your lead report at the end of the month. So now we know where the leads are coming from. Okay. We're listening to the calls, we're qualifying the leads. Finally, we didn't even talk about that. We're qualifying the leads qualified or unqualified leads. So at the end of the day, that package right there is just an absolute beast.

It's a beast. You got anything to wrap it up with Brandon?

Brandon: Yeah. I'm excited to get it going on. I know some people are listening and they want, they're going to, they're going to be excited as well, but, um,

Chuck: let's, don't name them by name because we, you know, we had to let them go, but there's, there's a ton of different, yeah.

Answering services out there, but all they're doing is babysitting. They're answering the call. And in a lot of cases, they're putting you on a 32nd to a minute plus whole time, then they don't know anything about roofing. So they can't answer even a basic question. And then they're emailing. The company owner the information.

So now we've got, no matter what outfit you're using, we are default into two calls for that client. That is absolutely not a good experience for the product.

Brandon: No, it's just the, why would they stop at that? And that's the point? Well, they're

Chuck: not going to, yeah, you're right. That was a good point. They're not going to, so yeah, I mean, if you just, if you look at it all the way around, uh, what it calls for these other answering services and they're babysitting this, this is not babysitting phone.

This is answering that phone. This is booking the lead and go on for the two legged upfront and booking it in SSA on the task calendar, which pushes to the IKO or the Google calendar, flu

Brandon: and other things. Uh, you know, there's a lot that, there's a lot of things inside of this truck and we can talk for days on it, but yeah.

You know, there's a welcome email inside of SSA. So capturing that information, getting on the calendar and then getting a welcome email immediately is going to make them get that warm, fuzzy feeling. They're going to see pictures and iOS or their, their project manager. They're going to have an idea of what the first steps are going to be.

You know, an informative client is the best client. And informed client.

Chuck: Well, once we get that first email out, and if, you know, hopefully they're going to have a video of the project manager of now we can guide them on how to do that. But the whole objective with that is to warm up that lead. So when your, a project manager gets there, they've already seen that face.

They've seen them talking on. Uh, welcoming to who your company is and to, to that particular project manager and a bio written up in the welcome email. So yeah, it's a beast. It's a real base and it's capturing the lead, not losing the leads, warming up the lead and then try and have a better call. That's it.

Brandon: That's what it's all about. Yes.

Chuck: Closing the deal. Good with nobody makes a check if you don't close the deal. Yes, sir. All right. Well next week, Brandon, you and I will get into the virtual assistant. Okay, welcome to podcast number five in our eight-part series on GMB. Uh, we are really starting to move through this. Now we're getting it optimized. We're getting things going. We're learning some about some spam. So, uh, in today's podcast, we're going to be talking about Google map pack, how to keep your rankings increasing over time.

It's basically what we're going to talk about today. And at this point, I'm going to assume that you've done upfront work to get everything set up, claimed verified. Okay. So let's, let's dive into some more, uh, weekly fitness tips and not necessarily maintenance. these are tasks you need to take on.

And these are going to be things that you need to do each and every week. Now, once we start diving into this, you're going to say, okay, well, this seems really easy to do. And that might be true, but no matter how easy some of these things are, nobody does it. And is this a deal-breaker, Chuck? Yeah, it really is because I'll get into a few reasons that these are, but the first thing we're going to talk about content.

We're going to be putting content in our GMs. Now with Google, you gotta remember when you say content, a lot of people think, well, that's like a book that's just text writing sentences paragraphs. Well, that's not true with Google. Tan takes many forms, text articles, videos, podcasts, pictures, anything like that.

Is considered content to Google. They love it all. They love fresh and they love you. So some of the things that we're going to be doing each and every week is we're going to be doing a post. Now there are five different kinds of posts now with, with, uh, COVID when COVID here, they added, you know, code update and some other things.

So those are five different kinds of posts that you can do. Now my recommendation is that you do the post update. Now here's why the post-update is going to last for one week. Yes. That's going to make you do it again next week, but here's the thing inside of our post. That's where we can put a lot of information and a post.

You can do a post, not put, but five words, but now that's, that's not really doing anybody any good. And remember if you're not adding value. To your prospect or your lead, or even your client, if you're working them through the workflow and you're trying to get them to upgrade and explain to them why they need to go to that hip and Ridge shingle and why they need that.

A drip edge and they need to pay for these things. If you're not adding value in what you're putting in front of your client, then while I do it, I mean, my thing is to have good content or have no content. Yeah. And you just got to choose what you're going to do, but. This is where you can make a difference each and every week.

Do these things count? Yeah. Heck yeah. It counts. Everything that I'm talking about is extremely important. Even down to the things like adding a post. Now that's something that we do for Friday around here. Fridays are GMB date. Of course, we're in there all the time. But on Fridays, we make a post. Our posts are between 100 and 300 words and they have a unique image on each and every one of them.

Now here's something that Google did. I can't remember if this was part of the November 5th update that, you know, joy Hawkins called it Bedlam. And because the reason she called it, the battlement date is because it was a freaking mass. Now Google called it, I think possum 2.0. And it was kind of, an addition to possum, the possum update that was done well before that, but.

In one of these last updates, Google added text knowledge where they can now read an image so they could read every pixel that is in an image now. So if you post, if you just snatch. Uh, images, stock images off of GMB image search. Then Google is going to know that, that somewhere else on the web. So in your posts, you want to have a unique post and you want to talk about things like a pie, Jack repair, very common roof leak, issue, valleys that are leaking in your room, and repairs.

Anything else you want to talk about? The way you install a roof? If you strip the felt off of the roof and you shuck all those nails out of there, make sure you talk about that because these are going to be some questions. A prospect in the lead has. And you need to answer those for them, even if they don't ask some of these things, they forget to ask them, read it, see it, or hear it in one of your videos, podcasts for own your website.

Then you're answering questions. Cause remember our website is to do three things. Our website needs to answer questions. Solve problems and build trust. You're gonna hear me say that over and over because if we don't do those things, your prospect is going to keep looking until they find somebody that does a lot of cases is going to be down to price.

But if you're, if you're listening to this podcast, my guess is it's not about the price with you. This is about doing a good job, making a good profit, having a good healthy company. You know, that guy that is strictly interested in price the client in and just making thin margins. That guy is not going to check out a video or a podcast for me may or anybody else.

So if you're listening to this, these things matter to you, so anything that you hear me? Yeah. It, it most certainly matters. So now let's get back to that post right quick. Now, in our posts, we want to, whenever you're talking to a human or Google, you want to tell a story, a human can follow a story and they can follow a whale.

So if you're talking about a pipe, Jack repair, you want to talk about how you're stripping around all of the roofing shingles and the felt and everything. Stripping it away. The odds are it's not going to have any ice and water around it. So we want to talk about stripping it down. And we won't have pictures of that.

Then we want to talk about how we're prepping it. We want to make sure that we let them know that we're putting that ice and water down there that we're putting good synthetic felt around that. And these things matter. So you want to have pictures of that. And then you want to talk about how you're wrapping it up, putting the shingles back on there, how you're trying to color match it, and all these things.

And that's going to be easy for you to write between 103 hundred words on a post. Now, our images, we want to do the same thing before, during, and after and Google in that November 5th update. Or maybe it was one after, well, in one of the updates here past, I don't know, eight or nine months Google added where you can put 10 images on a post.

So that's pretty cool because now you can tell your, your post story. You can tell it with images now, and yes, that does matter because if a client or a lead at this us, just call them prospect or a lead. At this point, if they're sitting here seeing. What their problem is on your website or in your GMB posts.

They can follow that and say, that is how he is, does it? And that's how he's going to do it for me. That's what I want. So that's the reason we're, we're wanting. This is so important. And let me give you a couple of pro tips here, Google also in the November 5th update. They made it where if a lead or a prospect or anybody jumps on your GMB profile and they ask a question.

The first thing Google's going to try to do is to answer that question with a Google review. Now, how cool is it that your prospect can be sitting there having a five-star review fed to them, serve to them. About how you handle the city for them. That is super cool. Now the next thing is, if Google can't answer the question with a review, then they're going to answer it with a post.

So now you're starting to, I see some of the madness to what I've got going on here. Because these things matter because if somebody has a question about a pipe Jack or a roof installation, Google's AI is going to pull up that post and it's going to answer, it's going to pull that post up for them, where they can read it.

So that's big. That's, that's huge. So one of the next things we want to do after we've got our posts and our new unique image. Okay. Now let me, let me back up just a second. If you, if you don't have a lot of images, And you want to put something really cool into your posts with, and that's what we do. We use an app called ripper and.

The reason we use ripple is that you can make up a quick 15, second video out of your pipe, Jack repair and that instead of putting 10 images in there, you can put your ripple in there and that's a pretty easy app to use. This is pretty cool. I think you can even use the free version of the name costs you think?

So that's really cool. So now we want to add images to our picture section. And why is that important? Well, according to Google, GMB profiles that have over a hundred images in them, get viewed more than GMB profiles that have fewer. So what we want to be doing is we want to be putting 10 good quality images in our photo section every week.

And again, we want to do before, during and afters of everything that we're doing, whether it be a roof build, or whether it be a skylight installation or a pipe jet repair, we're telling a story. In everything that we do, whether we write a blog post, whether we take pictures and we upload them, all of these things are going to be telling the story.

Okay. So w w w what are the images is that really doing so, cause I had a friend of mine and this a realtor asked me about that. Okay. Well, let me go ahead and it, Oh, your mind right here. 20% of all Google searches in 2020 are going to be image searches. Okay. Well, how does that blow my mind? So, okay.

According to SEO tribunals, Google handles 3.8 million searches per minute. And of course, that's across the globe that comes out to 228 million searches per hour, 5.6 billion searches per day, and 2 trillion searches per year. Now, how big did that? 20% just become. So now when a prospect sees an image of a situation that they're in the middle of.

Thank you click on that and backtrack to your website, backtrack to your GMB profile, which is going to backtrack them to your website and get them and your phone number. That's what it's all about. It's about more opportunities. It's about more awareness. If you don't ever get awareness, you never make a sale.

And remember these people are not coming to you. They're not looking for you just because they think it's a good time to spend 15 to $20,000 on a new roof, or it's time to spend 2000 to 5,000 or even more on getting my roof repaired. They're coming to you because they got a problem. They've got shingles laying in the yard.

They got shingles sliding down on the roof. Of course, it's probably high nail, but that's good for you. They got a problem. They got a leak. They see something that is concerning them and you've got to take care of them. You got to remember you do this all day. Every day is no big deal to you, but to this homeowner, The odds are it's their first Ruthie ever put on the house.

It's crazy as that sounds as many roofs as you put on everybody else's, home there are pretty strong odds that it's probably their first roof. So I'm going to wrap up today's podcast and just talk about Google reviews inside of, uh, our GMB profile, because those, those are huge, you know, anybody, and everybody knows that you need Google reviews, but the problem is how do you go about doing it?

So I'm just going to leave that one on you. You need to be gathering up Google reviews every single week. You need to be asking every client, don't be scared to ask if you know, you had a real problem. And, you know, you had somebody that. Woke up and was born salty. I don't, don't ask those people for review, but you need to be gathering up reviews.

So, today we're going to talk about the task calendar and how SSA can really help.

Keep everything organized in your company with the task calendar. So the first thing is everybody that has an account in your SSA is going to have their very own SSA task calendar, but then you also have a company task calendar. We call it all tasks, calendar, and that's going to help everybody on there.

Obviously, that's going to be segmented by color. And of course, in time of the day is you're putting it on there, but then, the color, once you have been using this for a little while, you'll know that blue is for Josh and gray is for Michael and orange is for Brandon. Thanks like that. So the thing that you're going to want to do is, and this is I've got some other podcasts, videos, and all kinds of stuff about managing leads.

So one of the best things that this can do is help manage those leads. So if you've got a phone person that's taking those calls, they're sitting on SSA, they get that into the job, and then they immediately put it on the task calendar and send that out. To whoever your project manager is, or your salesman.

Now, this is going to integrate with our calendar or Google calendar. And so what you put on SSA is going to push over to your personal calendars. That way you're going to get a couple of different. Notifications. And you can set those notifications for one minute or three hours, depending on what you want and what the task says.

If it's an appointment to see a client and probably want an hour notification, if it's, an adjuster, you know, you might need more time or less time depending on what's what your traffic situation is. So. The main thing is, is to use the task calendar for everybody in the company. And then whoever that is administrative over the company will have a high-level overview of what all is going on in the company.

You'll see where all of your project managers as a salesman are. If you've got. Uh, supplement people out, doing supplements. You'll be able to see all of these things on the calendar, whether it be for client appointments, whether it be for adjuster appointments or, you know, maybe you got clients coming into the office.

Anything that you want to use it for is obvious. Going to be very, very helpful. So one of the last things I want to talk about on the task calendar is the way that you get notifications. Uh, we talked about, you could set up the notification time for like, you know, like if you want a five-minute notification of 15, 30 minutes or an hour that you've obviously got that, but now let's talk about how you get that.

So SSA can either email those tasks out to your salesman. Project managers or they can text message it out. So, you know, we can help get that set up where you have email as well as text messaging out in there. So once we get you set up and integrated with the Twilio is who we, the platform is that we run off of.

Then there is no additional cost in SSA. Then all it is is what the actual test matches his cost. And you can send an immense amount of text messages for 20 bucks. So that's something that's not even going to scratch the budget in, even if you've got a big team and you do a ton of text messaging, that's a very minimal cost per month.

So, it is very cool to be able to text your team and to text your clients. And that's one of the things that is getting bigger. You want to keep always your salesmen, your project managers are going to be text messaging, the clients that's, that's going to be a thing, but you want to keep those communications inside of SSA because yeah, just say you talking about colors and drip edge colors, or color of the shingle, and you've got that in a text message outside of SSA, just in an iPhone.

And that changes, then all of a sudden you've got 20 squares on the house. The homeowner comes home and says, Hey, that's not the color we talked about. And they're confused, but that text messages in an iPhone. So it's not really, it's not timestamped or could be timestamped, but it's not going to be in your system where you can fall back on it.

So, Hey, here's what we talked about and you agree to it in the text message that we've got there. And I'm not, I'm not just making one up. I saw this happen. So the thing is you want to make sure that you're keeping those communications with the client inside of SSA. And that's one of the reasons that is so important to get text messaging set up because clients today expect to have some emails and some text messages.

You know, it just depends on what you have going on with them. So, you know, give us a call, let, uh, may Vicki, Brandon, or somebody else give you a demo. We'd love to talk to you more about text messaging and some of the cool things that SSA can do for you.

Today let's talk today about reviews.

Google reviews in particular because of how important they are. Uh, but you know, Facebook reviews too, but you know, reviews are so important and that's one of the things that we want to talk about today in SSA, uh, how we can set you up with one of our raise, the right features to help get that automated for you.

So it's integrated into SSA. It is our raise the rank. Google and Facebook review platform, we call it Review Us. And it's a button in your workflow in SSA. So when you finish that job with all the information that you've already entered, when you've put first, put the lead in there, the phone number and the email address, cause that's two ways we're going to communicate with the client about a review.

Once you hit that button, you just verify that it's in the right place, the right cell phone field, and then you just click that button to send it to your client. And it's going to give an automated. A platform to help get that Google review. So we've got a template in there to help them go to Google, go to Facebook, or you can, if you want to use Yelp or some of the other ones, you certainly can.

But, you know, today in today's roofing world, you can build a business around Google reviews, you know, Facebook, okay. We can, we can get into that conversation too, and it does help, but Google sees a Facebook review kind as a mention, and it's the same thing if your company name is in a newspaper article, Google is actually going to see that and you guys may have heard of what's called backlinks, but you know, there are backlinks, but Google also looks at mentions nowadays, too.

So, if you do get a review on Facebook or you do get your name mentioned in a local paper, say you sponsored a little league team or whatever the case may be. All these things are really important, but the number one thing that's important to Google is the number of reviews. So if, if you're, you know, if your company has only got five or six reviews and say, one of them is bad because you know, you don't have to ask somebody to put a bad review on there that they get mad for whatever reason.

They're going to hunt you down on Google and put that on there. So you need to be out there watching your reputation as management reputation management. And that is one of the things that we do at Raise the Rank. But one of the things that can help your roofing company is the review us. In your SSA account.

And you know, you can talk to Brandon about that. You can talk to me about that and talk to Vicky about that, but it is huge. Now, if you want to grow your roofing business, you have absolutely got to grow your Google reviews. And this is one of the best ways that we know how to do that. You can get that platform with SSA.

That is one of the very few things. That's actually, uh, an extra cost, but at some point, you might even want to Raise the Rank to actually manage that for you, but you can start. That's one of the things that you can certainly do yourself, but with this platform, you can hand out business cards, it'll have a text back phone number.

You can get analytics out of it. There's, there's a lot of cool things that you can do, but the main thing is. And SSA, you can click that review us button, and it's going to make anywhere from three to five attempts. I typically like to hold that to three, you don't want to beat them to death over review.

You do want to make several attempts at it. In our process, it's a one-click to unsubscribe and get out of it. So, you know, you should not aggravate anybody. If they, if, if you did a good job out there, then you've earned the right to ask for that review. They might not get it. Then I give you exactly what you want.

So we'll talk about that in another podcast about making sure you that you, you break down your process a lot, but this is something that you really need to be doing. It's worth a lecture to get out there and get Google reviews. You can flat out. Beat your competition. If you have a lot of Google reviews, even if you're a younger company.

So you've got to, I've seen this, I've seen a 30 year old company that was beat out by a three-year-old roofing company, simply because they had five times as many reviews. And I say it all the time. The more reviews you have, and of course you want to keep that above a 4.5, 4.6 to 4.8 is really the sweet spot where you want to stay, but you can absolutely.

Today we're going to talk about production, what all SSA can do to help.

Make that a whole lot better organized, organized in the the job that you're working. Make it easy to send the order to your distributor. It's going to keep up with everything. So let me, let me just walk you through some of the some of the cool things. So first in production, you're going to have a job, obviously, and then we're going to start with this.

So you can do a bid inside of SSA, send it to the client. They can e-sign that. Uh, you can put whatever terms of use and an agreement that you want on there. So it kind of mirrors your contract a little bit. Cause I know some people strictly use the bid form. They do a bid all the time and they get the client to sign that and they're not really even using a contract.

So you can either back that up with the contract after they sign the bid, because it's kind of like, uh, the, the price and then you're going to be signing the contract and that's, that's all good. But outside of the bed, Then we got to do a work order. So at that point, you can do your work order and SSA, and you can care if, if you do that, use the products, worksheet that isn't there for vacant ProPlus, or either SRS.

Then that's going to carry over from the bid to the work order. To the horror. So now we're from the bed, we've got our bid, we got signed, we've got our work order from our salesman or project manager. And now we're going to slide that over to the order for whoever is in the production workflow to get that done.

And again, you can use the product worksheet that is in there for SRS and bacon. And not necessarily, even if you're not used, if you're not even going to send it to them, you still work. Use the worksheets for all the products that they've got. Or you can just use the plain or form if you know what you got.

So say you've got certain Tate and you're going to order landmark, and then you're going to order a shatter raise. And then you're going to order the starters from certainty. You can just type that in. And then of course, from there on out, the browser is going to remember the things that you're using and you just put your, the number of products that you put in there.

So let me just make one thing, uh, just say this. So if you're in, if you're already in SSA and you're, uh, Listening to this as, as a, maybe some kind of training or whatever, uh, got to make sure that you put how many, if you're just using a product worksheet from Beacon, you need to make sure that you put how many bundles in there, like 99 or whatever, because we don't put a value in that.

Then it's not going to save it for you. So now we've got our order and if you use a vacant pro plus the cool thing about that is it's going to go straight to their server. You're not emailing it. To anybody anymore, SRS will still go on by email to whatever the distributor is. And SSA is going to reach out electronically.

And it's going to find the branch that's closest to you. You can switch that branch if you want to. And the thing is the products are going to update every Sunday morning. So you're only going to get the current products that they have. So if you need something that's not in there, you're going to have to add that manually and then you can send it over and then they'll, of course, call you and they'll, you can make your adjustments for, if you don't, if it says you won't landmark and they don't have it, so you can do your switch in there.

So we've got our bed, we've got our work order. We've got our order. We can have whatever trays. So say you've got a scope. And, and you've, you've got one house, but you've had a little storm. So you've got a roof, you've got a little siding. You've got, you need to come out. The condenser fans, you have some windscreens and you've even got some things out in the yard that is going to have to get worked on whatever, you know, mailboxes, fencing, whatever that is just a repair.

So you might have five different trades on that house. So you can set up all your different trades and they run independently of each other. And it's tied back to just one accounting on that main job. So that'll help you keep all of those things organized. And then let's get to our material drops in our material returns.

And this is, this is one place I'm not sure that. Everybody really puts a lot of thought into there's a whole lot of money left in return. So you need to ask yourself, what is your process for checking the material? And because an SSA, you can do that with your iPhone or your Joel, a device, and you can take the pictures and it's going to put that into SSA, and the material drops.

Then the same thing with the material returns when you make your order. And when that job is complete and you go in to do your material returns, the order is going to actually copy over to the material returns. And then all you have to do is put how much of something is left. So that whole order is going to be there.

If you got three bundles left, one bundle of. Help. And you've got, say a few, a handful of sticks of drip left and L down to some pipe jacks or whatever. Then all you have to do is put those numbers in and it's going to automatically send that to the distributor to pick up or whoever you sent the order to.

So that way you can also take pictures of it. And it's going to list those products that were left there. So you have proof that you can give to ABC, SRS, or Beacon, whoever you sent the order to that. Hey, I had, this was left on one pallet out there and I need credit for it. Then on the flip side of that, You can jump back into the calendar in SSA and at the end of the calendar, it's going to have a no CR, and that means that you have not put your credit into accounting yet.

So as you're getting your month overview there, or week overview, whatever you're looking at, that'll quickly tell you how many jobs that you've got out, that you have not had your credit given to you yet. So if you put your credit in SSA, into accounting, into the credit section, Then just going to put it, it's going to remove that.

So, you know, you've got your money back on your material, and on the job drop, it'll put a yes and a no. So you can have yes. The material has been dropped. No, that it has, um, it's not on the ground or yes, it's been ordered and no, uh, yes, it's been dropped and then you've got you to see that there is no, no CR so, you know, you've got your credit back.

So now we know that in this process, We're managing our money because at the end of the year, and you've got to remember, you can have anywhere from $15 worth of products left on the ground to hundreds of dollars. So depending on what your volume is, how many jobs you're doing a week in a month and a year that could add up to tens of thousands of dollars.

So, you know, in the past we always had the distributor pick those up and we negotiated it down to where there was no fee there. Uh, it just depends on how you're handling that with your distributor, but you need to manage those returns. There is a lot of money there and that's all always such, an overlooked thing that we're not managing that well.

And so if we're making money on the front end, we don't want to see any of it going out the back end. So. That was one of the things that I wanted to talk about today in the production and the production value and how SSA can help make that smooth for you and manage the money and manage the returns, which is a lot of money.

Today we're going to talk about.

Taking e-checks and touchless payments, credit cards, debit cards, and e-checks. This is something that post-COVID has become a bigger thing. Same by clients throughout the SSA community. We're already really gravitating to this, uh, credit cards, obviously. Cause you can get your points and all that kind of stuff.

So people were doing some of that. But today we're going to talk more about each check than we are on credit card and debit cards. But the thing about even taking the credit card, debit cards. You can overcome that 2.5%, 3%. Of course, you got to work that into your price layout, or either you have to tell them that it is a handling fee, not a processing fee.

You've got to be careful with that because if you're with authorized.net or right-brain, which is PayPal, they will absolutely kick you off their platform for that. But, uh, today less kind of focused on. HX. And the reason we're going to talk about HX is that typically that's going to be a 0.7, 5% fee.

So if you're taking a $10,000 check or a 15 or a 20, you know, average roofing cost today is probably somewhere between 12 and 15, then that fee is going to be something that you could even eat inside of your, if you're profitable, then you can eat that inside of the price of the roof or whatever. Your project might be if there's some siding in there and things like that, and you won't even feel it.

So in SSA, you can do an easy check. A couple of different ways they can log into their client portal, or you can send that invoice out straight out of SSA and they can, there's a secure link there and it'll open up. What if you looked at your client portal side by side. The secure page that they're on.

It looks a lot the same, but at that point, all they have to do is put in their routing number, their account number and verify the amount. And they're good to go. So that is going to actually show up in SSA. Anytime somebody has a balance, do you show him then if you send them an invoice, there's going to be a secure link on there.

If you're configured for that and integrated. So, uh, some of the reasons that I want to talk about that's big, of course, you know, here at SSA is part of the race, the rank. And we do a lot of things for roofing companies, but you need to be taken each act need to be taken credit cards in their cars too because that'll help keep that cash flow coming.

But the check is gonna help get those, uh, reduce those fees. Even if you take a certain amount of money each month on a credit card, debit cards, you can, you know, you can really push with your clients to do each iCheck and then your overall service fees for. Except in all our payments is going to be much lower.

So the thing is you always want to pick that, check up and try to get that referral. I get that, but you know, in some bigger cities, you know, we have clients in Baton Rouge, Louisiana Louisville, Kentucky, and Oklahoma City, you know, things like this and traffic is a beast. So if. It's going to take you an hour to get over, to just pick up the final check.

You can work with that client by phone and by text messaging by email to try to get that referral and that review. But the main thing is to get that check. So that's something that, uh, has been a big focus, especially their COVID's also, people are looking for fewer touchpoints in a roofing company.

That's not really what you're looking for because you want to interact with that client and you want to. Go face to face with them as much as you can build that rapport. And hopefully, you're, you'll crush it when you put the roof on there and they'll want to give you that review and that referral. So those are two of the big things, uh, cashflow, good experience for the client.

And fewer touchpoints. Those are some of the things and some of the reasons why you want to take each X credit card and debit cards, uh, and SSA. Let's talk about the invoicing, the statement right quick. So we were talking about, you could, in SSI, you can have on one project, you can have a hundred invoices.

If you want. Then at the end of that time, you can send out a statement that will show. Uh, if there's any kind of balance due and then that you can get that payment, then if it's paid in full, so you've got three invoices or say, you've got it. Okay. Condo that you've got going, and there are 20 different units in there.

You can send out 20 different invoices and then send that final statement out. So they have all of their payments back and forth, and everything will be organized for you inside of SSA, as accounting, and as well as for whoever you're working for, whether it's apartments, condos, or just a one-off. Single residential home.

So one last thing that we're going to talk about own HX, touchless payment, credit cards, invoicing, and statements out of SSA is going to be, there's no need to invoice out of QuickBooks. And the reason for that is SSA is going to organize everything for you and your accounting on that particular job, you're going to be able to invoice.

Straight out of the accounting. And the cool thing is when they make that payment, SSA is actually going to download all of that information into your accounting on that job. So if you say you took a $5,000 payment upfront and you take a $7,000 payment to finish it up and they do that by each check, it's going to automatically put that into your job.

Accounting in SSA. And it's going to automatically obviously put that into your checking account once it goes through the process. Today we're going to talk about SSA and the calendars that you've got in SSA.

What you've got as many as you want. You know, a lot of companies will have a repair calendar and a crew calendar. You know, if you've got other trades, you may have a site in the calendar, you could also have fencing all your trades. You can have a calendar for yourself. You can, there is no limit to how many you can have.

So some of the things that you're going to quickly be able to see once you log into SSA and let me go ahead and I should have put this in some of the other podcasts I've been doing. But SSA is now, uh, I guess for the past year and a half, we've had, what's called the PWA progressive web app where you have 100% functionality inside of the app.

You don't have to go to the app store anymore. You don't have to go to Google play. It is truly well-based, and it updates anytime. Safari or Chrome or edge, whoever you might be using as your browser, whenever they update that browser, it updates. So, it's really cool. You get 100% functionality, so you can dive straight from the calendar all the way into accounting.

If that's what you're, you know if you're administrative, you can do accounting. You can do it on the phone. You may have to turn your phone landscape. To be able to see everything cause there's a lot going on in the County, but every one of the buttons is there. All the numbers are there, there is nothing that's missing, which is really cool.

So when we get back to calendars, let's talk about the crew calendar and repair calendars and things like that. And some of the things that are on there, obviously we've got the client's name on there. We've got the address on there, got the crew. This is going to be going out to the job you've got, whether the material has been dropped.

Well, uh, excuse me, whether it's been ordered and then you've got, uh, whether it's been dropped on the ground, then you've got, uh, whether you got your credit back, we talked in another podcast about that. And then you can put at the end of that, what that is, whether there's roofing or if it's a warranty, whatever that trade might be.

It could, it could be fencing and remodel. I mean, it could be a lot of different things of whatever you want to put there. It's kind of open. So then you can. Once you're on that monthly or whatever, you can click on it right quick and get a quick pop-up. Then when that pops up, you're going to have your trade.

You're going to have the adjust, the, uh, the job total. Uh, you can have the balance due, then you're going to have, of course, the customer's name. You're gonna have the address, phone number. So you own the home screen of yours. SSA app, you can either go immediately go to Google to get your direct driving directions.

You can click on it and call straight from SSI. They just going to show you who the salesman is going to show you who the crew is, who your crew manager is. If you have one, if not, it could just be understood. It's going to have your start date, then it's going to help. What is really important to your crews is going to have the pitch.

It's going to have a number of squares. It's going to have the shingle color, whether it's, you know, I'm, I'm sitting here looking at one right now, scaffolding. So obviously it's metal. So those are some of the things that are really important to the crew. They will look on there and know what they're going into.

I'm going into a. A two to six pinch and it started with squares as galvalum. So, you know, depending on your crew, we know that we can finish that in a day. So then we've got whether we need a permit materials to again, with the material's been late and it's also got the lead source there. So whether you're a crew, whether you're a project manager or salesman, or whether you're an administration or an owner, there's a lot of information right there in that quick little pop-up.

And what you can do from there. You can dive directly into the job. You can dive into the trade, you can even go straight into accounting. It'll open up counting and a whole nother tab for you. If you want to do something in accounting and then get out of it and go right back to the calendar. So those are some of the cool things that you can do with the calendars.

Uh, obviously you, if you've got. A lot of jobs on there. It's very important to be able to click and drag jobs say you've got four jobs on Monday and you know that it's going to be raining. So you just click and you just drag it over. Uh, some of those functions are really helpful and really cool, so you can quickly move things.

So anyway, the calendars are something that is really, really important. And when I started SSA years ago at this point, You know, the first thing I did, of course, I had in our background also have a roofing company is some of you guys might know, but what I did, I took a picture of a whiteboard with all the jobs in it.

I sent it to my programmer and I said, I want to build us a roof and CRM around this. And it was the job because for me, Own a company. It was important to know where the job was, what's going on with the job because if we don't have jobs and we're not collecting that money on those jobs, we don't have a company.

So the calendar to me has always been the heartbeat of the company and you can get to anything in SSA, you need directly from the calendar. So that's why that is one of the first things that you're going to see when you log into SSA. Your calendars are going to pop up, whether it's going to be your crew calendar, your repair calendar, or whatever you've got going.

That is what you've got to focus on, whether it be in the production part of it, the collection part of it, but that job is how we get paid. So give us a call, Brandon, I'd love to talk to you about SSA, some of the features and functions and see if it's a fit for your roofing company.

Okay. We are on video number four of our eight-part series. So, we are halfway there. This is a journey that's going to put you as a GMB pro. So, what we got going on today, so in today's podcast and same thing on the video, we are going to get into more of what we need to be doing as ongoing maintenance to build that strength.

So, we can have your GMB ready to do battle. And when I say battle, yes, exactly what it is. Uh, you may have another time have a competitor in your market, and you need to beat this guy or a couple of them, or you could have some guys out there spamming and you can't. You're fighting to get them out of there.

So, you need to have a strong enough GMV that you're going to stay on top anyway. So, uh, let's go, let's get your GMB ready for battle. So, what are some of the things that we need to be doing here? Okay. You're going to hear me say this a lot. Whether it be in videos, podcasts, blogs. If you read anything, some of the most important things that you need to be doing with Google is telling Google who you are.

What you do and where you do it. And that is an extremely good court because if you don't do that, how on earth is Google going to ever know? Right. So, you do that in your GMB, and you do that on your website. So how do you do that in your GMV? Well, first and foremost, you need to make sure you've got your primary categories set up when you're doing your maintenance, uh, or your optimization rather.

In your GMB. So, if you say you got a construction company and I've, I've got some that are pure construction, the companies that even though they do construction. Yeah. Their main thing is they're after the roofing. So, if you're construction, that's great. But if you're after roofing leads, you need to make sure you set your primary category to Ruben, or it's going to cost you.

Google is going to think you're in construction and that's exactly what kind of lays they're going to send you. They're not going to send you the roofing leads. Now you can do all kinds of things as far as content on your website and that'll help, but you really need to make sure that if you're after roofing leads, you put roofing contract and then you subcategories down under that is as far as skylights and.

Uh, some of the other things, Oh, I see a lot of guys using waterproofing skylights definitely makes sense, but there's, you know, your subcategories are not going to coordinator joy Hawkins. And I told you guys last week; I think who joy Hawkins is a to joy. The subcategories are not going to have any bearing on your primary category in what are going to do.

For you, as far as pulling in those prospects and leads, let's make sure that we get that primary category set up properly and you know, your subcategories, do whatever you want to do there. I mean, if, even if you're a hardcore Rover, you're still probably goanna want to put skylights in there and maybe waterproofing, if you do any of that, if you don't do it, my best advice is don't put it in there if you don't do it.

And here's why. You're going to, at some point, get some of those leads. And if you're going to say no to it, to begin with, and then don't worry about it. Let's focus on what you're doing. That's just like, I got some clients that don't do metal, so we don't have metal in their Google ads, campaigns, nor do we have it on their website because they don't, they don't want to do it.

So don't, don't put things out there and how people calling you if you have no intention to do it, it just let's just keep everything nice and tidy. And so after you get. Your primary category set, then we're going to go through and we're going to make sure that we have everything optimized. And, um, well, I'm going to go a little bit deeper than I did in the video as a typical, we do on a podcast and explain it.

Anything's a little bit different or deeper. So, you get that primary category sick. Get your subcategory set. Uh, we talked last week about your services and your products. And of course, you know, Google, you know, when I talk to Google about products, they told me that products should not be in a roofing contractors’ dashboard anyway.

Alright, well, it's in 90% of my, my client's dashboard. So again, careful of what information you get and use when you're talking to somebody from Google because they got all levels of. Support there from great to just downright awful. And that's probably somebody that's brand new and just doesn't even know, or either they just don't care.

So next we want to talk about our hours. Now, I'll say a lot of rovers putting 24 hours per day in there. And you know, very seldom is this actually true? You can get away with this right now on Google, but we're going to talk just a second about maps connect, which is Apple maps, which is the default for Siri when somebody is using Siri or Safari.

So, it's also important that we optimize maps connect and let's jump back over to Google your GMB and ours. So, when you're setting up these 24 hours, You know, you can get away with that and Google right now. But what everybody is after here is when your office is open, not the fact that you are getting your phones answered 24 hours a day, but now, since COVID.

Uh, Google did add a section called more hours and it's right below your normal hours of operation. So that's something that you can put in there. If you want to keep your hours of operation clean on your hours of operation. Why is that? Because think about it. If somebody comes up and pulls on your door, at six o'clock and you've got 24 hours and they expect somebody to be there.

You just picked up an opportunity to get a negative review. And Google's point is, you know, they're not pulling these reviews, these negative reviews down anymore because they, their stance on it have enough good reviews that it does it yeah. Matter. And you don't really even know when you take off a client, to begin with.

Okay. Well, they're not in my system for enough. Uh, I just gave you an example of somebody that could have been in your system. Had they not been put off by your hours, whatever, and this is just an example. So that's why you want to be careful there. You can use that. Google's not going to kick it out, at least not right now, but maps connect.

You can bet your behind. They're not going to do it. It's hard to get through and get approved with maps connect. As it is much less when you've got something. Yeah. They're not going to let that go. You're going to have to prove that you've got a legitimate office. You're going to have to show signage.

You're going to have to prove to them that that is legitimate, or you can believe you will not be on maps connect. So, so hours of operation, it is important. Uh, it seems simple, but here's the thing about Google. Google loves a well-optimized, fully optimized, Google my business, your primary category, your services, your products, your hours of operation.

Now we're going to get on down to things like. A good description of your company. Now, here is where you can put 750 words of good content. So, you want to have a really good description of your company. Again, this is not a ranking factor. I see guys that will keyword stuff. This thing to death, they'll put the city, they're working five times or six times, and they'll put roofing 20 times.

And, uh, you know, all you're going to do is put off the person that's reading it. So you want a good description. You want descriptive, if words in there you won't add to those in there. True enough. But the first thing you want to remember is Google's a different animal than it used to be in the past. I mean, they pick up on a lot of things, you know, people think that they're getting over on Google.

Yeah. You're not really getting over on Google. They, they, there's a lot of things that they're not kicking out just yet, but you know, you want to talk to your prospect and your lead first. Google second, but you want to do it all at the same time, but remember, we're talking to humans, Google is just like a human, they read top to bottom left to right.

Just like we do. And they like, well-structured sentences and paragraphs, just like a human does. They can follow a story now better than they could back in the day. So these things are really important. Take care of your clients and your clients will take care of you. It's the same thing with Google. If you take care of your clients, Google will see you doing that.

Okay. So, let's, let's put on this podcast down talking about optimum of your GMV, you know, primary category, how important that is services, do a good description of each and every service that you do. If you do skylights and gutters by George, do a good description, put it in there. Make sure you got your hours of operation, right?

Your phone number, right. I would suggest and recommend that you use a tracking number there. Google does, you can track to a, a degree, uh, phone calls coming out of your GMB, but if you're going to be able to get a lot more granular with it, if you'll use something like call rail for a tracking number, make sure you've got a short name chosen.

Uh, Google's just all over that and make sure you got your, uh, year of. Incorporation in there. Google likes a well-optimized GMB. So, take those things one at a time and don't try to do that whole thing at one time. I don't even try to. Uh, optimize, uh, a GMB all at one time. And I've been doing this for a long time.

The reason you want to be nice and fresh when you're widening this content, it won't, it needs to be good. So, you want to, any time you're starting to write about your services, write about your products, write about your company, make sure you do that first. Make sure you do it early in the morning. You want your mind to be fresh and do a good job on those things.

So, hope this is a. Some more good information that you can use. And this stuff is important, even though this part right here might be a little more boring in my day, talking about spam and how we're going to go get some guys and get them out of there and all that kind of this stuff right here is really important.

Good morning. It is almost Thanksgiving and time for a little. Shut downtime, but before we get into Thanksgiving and Christmas time, and are you guys starting to think about what you're going to be doing in 2021? Let's talk about one of the bigger marketing channels. Obviously, it's Google, but let's talk about one of the things that Google is doing that I see.

So many guys are not in yet. And that is Google guaranteed program or LSA. And that stands for local service ads. So this is something that is really huge, that all of my clients are in is really paying off well. It's really converting well. So let's dive into it and explain what it is, how to use it, how to best maximize it.

And one of the huge changes that just rolled out on November the 16th. This has been coming. Everybody knew it was comp. Well, I say everybody knew it was coming. I knew it was coming and it is going to be, I think, really big for everybody that's using LSA. So, let me explain what LSA is right quick. In case you don't know Google, that's the Google guarantee.

That's where you have the the green badge and the green check. Mark. You have to do a background check. You don't have in roofing. You don't have to have all employees check now in other verticals like plumbing and some, some of the other ones. I think that you're going to have to get all technicians.

Background check, but in roofing, you don't, it's just the owner and it doesn't cost anything to get into this. And the placement of this ad is really, really good. It is at the very top of the Google results page. And that's called a SERP search engine result page. It's at the very top in a horizontal three-pack.

That's right above the vertical three-pack of Google pay-per-click. So it's, it's great real estate to own up there. And we'll talk about it at the end of this podcast. Some things that you can do to get yourself moved up in that three-pack, because you know, there could be one guy in your market I've seen where there's none seeing where there's one and I've seen where there's.

  1. So it just depends on how competitive your market is for one, but on October, the eighth, Google started testing bidding, and this was one of the big changes that just happened on the 16th of November. Google started testing bidding in LSA. That's something, this new, this was a set price. And in roofing is typically anywhere from, I don't know, 25 to $27 up to the upper thirties.

Uh, I think the highest I see any of my guys pay him was around $34. So it's a set fee, or it was a set fee and still can be a set fee and we'll get into that. But in the US Canada, and I think some places in Europe, they started testing bidding. Obviously, Google started making a lot more money, so they rolled it out on the 16th, which is pretty quick from testing.

October rolling out mid-November. So here's, what's cool about it for you guys. This is going to be big for you because if you take advantage of it, you can set your maximum vid or let Google do it and it could help place you a little bit higher. In the three-pack. Okay. So let's talk about how this bidding works.

So if you, if you go to your dashboard, I was at this podcast, so I can't show you any screenshots or anything, but if you manage your own dashboard and I manage it for all of my guys, so if you have somebody managing it for you and they haven't let you know this, you need to let them know that you want to get into the bid part of this.

And I'll tell you why you want to do this. The minimum beard is going to remain. What the B it is now. So if you're paying $29 for $32, that's going to be your minimum bid. Now the maximum bid can be 2.5 times this, right. And that sounds insane. But before you get to thinking, that's crazy. Let me explain how this works.

Okay. So let's take an average of my guys at $30. So if you look at the maximum that you can be at, you're going to be looking at $75. Okay. That sounds really high for a lead, but I mean, what are you guys. Paying home advisor. I mean, I wouldn't, I wouldn't give the HomeAdvisor 5 cents for one of their leads, but you, you may be closing well on them.

And I don't think so. Uh, go out there and get your own leads through Google, Google. Pay-per-click Google LSA, because this is a really good one right here. So if you were to bid that $75, does that mean that you're going to pay 75 for. Every lead. Absolutely not. So if nobody else takes advantage of upping their bid or in my, I recommend letting Google maximize your bed, then you're only going to pay over what there be.

It is. And if it comes out to any, any sense, say $29 and 50 cents, Google's going to round that up naturally. That's what they always do. But if you look in your dashboard, you're going to have a couple of options. You can either click raise bed and it Google's going to give you either some options there that you can click.

So if you're paying 29 and then he hit you with a 32 or 34 and maybe a 41 or something like that, but yeah. Uh, again, I would recommend clicking the maximize be it, let Google bid it. So somebody who's going to be bidding, say $35, then that's going to put you bidding 36. Yes. You're going to pay more money for a lead, but if you're converting well, then it's going to still be worth it.

But watch your lead flow, watch your conversion rates so you can make that decision. Okay. A question that I get asked all the time, and I've heard all kinds of incorrect answers on them in webinars from guys, only us is, will. Raising your bid help get you more visibility or the highest visibility could get you more visibility.

Yes. But will it get you the number one spot? Absolutely not. There are. And we'll go over a couple of things that are gonna lead to making you number one, number two, number three, and all things being equal. Then Google is probably going to just put you in a rotation, but I'll explain why you're going to be picked number one or number three.

And the bed here is going to be. Part of it, but if you're 20 miles away from a. Potential client, this making a Google search. Google is not going to make you number one. I can assure you that is going to be the guy that's the closest. So what are my recommendations here? One, Google control on this one.

I don't agree with giving Google control in your pay-per-click account. You need to keep that manual for the most part. Google has got some good things going on with their AI, but I would absolutely not just give complete control there, but I would on this one, I would let them maximize it. Set your budget hat.

And what do you mean by that? Set it insanely high because you're not going to make that budget anyway, for the most part, I have one client that gets anywhere from. Three to 10 calls a day. Uh, Nope, of course. They've had some activity, whether activity in their area over the past couple of months, but for the most part, you're not going to hit that budget anyway.

So keep that budget high. That does make a difference to Google because Rambo, if you've got your budget set for $500 for a month and you do this by the weekend, LSA. Google has to be conservative on how they're going to rotate you because if not, they're going to bust your budget and you're not going to be in the rotation at all.

So they're going to restrict how they put you out there in the, in the three-pack. So keep that budget hot. If it gets to be too much and you can't run the leads or it's not paying off, then back it off. But I have not seen anybody hit their budget yet. And I mean, anybody. Add pictures to your dashboard.

Okay. That sounds really simple, but this is going to be more of a conversion element than it is for Google to put you high in rotation. You got to remember this. If you are in, I've got some brand new companies and they're going head to head with some absolute base out there. So if you're a guy and you've got seven reviews or 15 reviews, and you're going upside a guy, this got.

  1. Okay. That's a problem. You've got to get yourself in a competitive posture with this guy. So how do you do that? Well, you got to make yourself look better. You obviously can't do it overnight with reviews, but you do need to get out there and start gathering up reviews as fast as you can. It is important.

The number of reviews and your star rating is a factor anywhere and everywhere. Google shows you to one of their customers. And remember, this is a Google customer before us, your customer or our customer is their customer. And they're going to protect that customer. And they're going to show who they feel is the best and not always are the reviews going to be the best roofer, but that is a huge factor with Google.

Another conversion element is to book those leads inside of your Google local service dashboard. Okay. Well, if you haven't seen that, then you're not going to know what I'm talking about, but you can, you can keep up with your client's information and there are their email address and all that kind of stuff.

You can even get reviews. Through the dashboard. I'll explain that in just a second. You want to get at least one review and your Google local service dashboard. Now the problem with reviews in the LSA dashboard is they do not show in your Google, my business profile. Your Google. My business profile reviews do show when somebody is looking at you in the LSA.

So that is problematic, especially if you're a new company and you don't have many reviews, you don't want to bleed it down, get 20 or 30 over in LSA. And then you've only got 15 or 20 over in your Google. My business profile that that GMB profile, in the long run, is going to be more important. However, those LSA leads are going to make you some money.

So as a recap, what all do you say about the LSA? Chuck? What are your recommendations? Get in it, maximize your LSA dashboard. Look as good as you can get some pictures in there. Get some pictures of your team. Get some human beings in there. Humans relate to humans. Make sure you get your team members in there.

Uh, put yourself in there. Anytime that you're an owner, you need to be front and center. You need to be on the homepage of your website. You need to have a blurb about yourself. You need to have a video about yourself. You need to be front and center. People need to be able to contact you. Your, your email needs to be all over your website on contact pages.

You need your picture. A video, you need that on the contact page. So in LSA, set your bid high, get those pictures in there. Get those reviews, get one review in your LSA dashboard. Let Google maximize the bed and watch it through. Watch it by the week, watch it by the month. See how you're converting.

Everybody that I manage is converting whale, making money off of these leads. They just wish they were getting more calls. Now there's nothing you can do other than put yourself in the best position there. And then let Google do his thing. And, you know, remember any time you got rain or any kind of weather activity, that's when you're going to make out and you're going to make out bright on Google, local service.

Welcome to Raise the Rank digital marketing podcast, just for roofers, get marketing tips and strategies from Chuck Magee, digital marketer, and roofing company owner. Let's start leveling up your roofing company with entrepreneurs that practice what they preach and live, what they teach.

Okay. In today's podcast, we're going to go over what you want your client to say in a Google review. Somebody. Texted me yesterday through group me, they were coaching their clients on what to say. And they were asking me what keywords were good to get declined to put in there. So, let's, let's talk about what keywords we would like to say.

Our clients put in there, why those were important and what's the best way to go about getting them to do that. So, Let's go over first, the things that are good to be in there. So the salesman's name is an excellent keyword to be in a review company name, the type of project. Is this a new roof or is this a roof repair?

How was the experience? Okay. That is very important right there. The experience, the word experience, the type shingle installed at the end of the project by then, they're going to well know that they got CertainTeed or Owens Corning or whatever shingle you installed. What type of repair was done, if it was a repair, was it skylight repair?

Where did you put some Velux skylights up there? Did you put some V-Loc sun tunnels up there? So what was the actual project? What was the actual repair? And let's drill down a little bit and get them to simply explain the process. So why is the salesman's name important? Okay. That is an online reference sheet.

You probably, if you've watched much of my stuff, you heard me talk about this. You can do a screenshot and print those out and put them in your folders or whatever type of lead you have. And I would most certainly if I was a roofing salesman, I would be. Doing a screenshot and making sure that my clients saw that that is you can't hope they go through and read them because, you know, Google, you should put reviews in order, but they don't anymore.

So if you've got to review this a great review, that's got your name in it and it's three months old. They may or may not see that. So I would print those out and get them to my client, the company name. Why is that important? Anytime you can get the company name in there. That's going to be important for Google as a ranking signal.

When they're scraping all these reviews and everything, they scraped everything on the website. There is nothing on the web, the internet that Google doesn't see. So the company name is extremely important. What about the project? Okay. The same thing here, ranking signals. And it matters when somebody is looking up a roof, a new roof, a roof repair, whatever their project might be.

We've got guys that are doing all kinds of things more than just roofs and deciding and gutters, windows, and stuff like that. So get them to talk about these things. And this is all going to help as people are doing their Google searches, the word experience. Why is that so important? Okay. Google is after experience, period, whether it be page experience, when they're on a website, the experience with you, it was great.

It was awesome. Whatever the attribute there might be, but the word is experiences. What Google's after they want to serve their customer with the very best company that they possibly can be. And I'll be it. Everybody's got some heartburn with Google. That is something that they hold true to. And that is a fact that they want the best roofing company to be serving their customers.

So the word experience is great. The type of shingles. Okay. Well, if somebody is looking up Owens Corning, shingles, or CertainTeed shingles, these keywords in your reviews are going to be important. Okay. Now the type of repair let's get back to. Are you doing a Valley? Okay. If we've got a $3,000 repair going on that person's going to be proud of what's going on.

So less educate that client. I've always said an informed client is a happier client. So as you're talking to them about the project, get into the details about what goes into a Valley. There's a lot to do with repair and a Valley tearing the Valley out and repairing it. There's a lot of material going in there.

So you can talk about all these things. The same thing would feel like skylights that that's not going to be a cheap repair or installation, whatever you want to call it. It could be either one same thing with the sun tunnels. I've seen clients get eight, nine, 10 of those things. So let's talk about these things and those are great keywords when somebody else is looking that up now, how do we go about getting them.

The client to put these words in there that we want them to do. Let's walk them through the process. You know, just like somebody was texting me yesterday, coaching them. Okay. We, you can call it whatever you want, coaching them, educating them, informing them. Let's get them to walk through the process.

Let's get on to the. Let's talk about the day they met you and let's say, Hey, can you put my name in there by now? If you guys crushed it for them, they're going to love you. And they'll want to do that for you. So get them to say yes, a salesperson X was on time and they were great and all this and get them to walk through meeting you all the way to the final cleanup.

And let's, let's just go through a quick one. That's not very long. I see in re respond to reviews much longer than this all the time. This is a pretty good one. And you can just kind of use this and you can even leave them an example if you want. But David came out quickly provided me with a fair roof estimate.

The price was competitive. So we went with company X, the roofing crews showed up on time when they said they would and did the job in one day. We love our new certainty roof. No more ugly black streaks, like so many roofs in my neighborhood company. X was great in our experience was excellent. We highly recommend company X.

Okay. That is a good review right there. And it is full of keywords and attributes. Attributes are going to be things like quickly on time prompt, things like that. Keywords are going to be Owens Corning, roof, certainty, roof, new roof, roof repair, the Lux skylights. Those are the things that you want in there.

And then of course it just wraps it into a little, just a short paragraph and you can just tell them that, just do me one short paragraph, and then they'll take it from there. So walk them through the process, coach them on what went on during the project and get them to simply say what the project was and how it went.

What was the ask them? What was your experience and ask them to put that down. On a Google review for you? Uh, hope this helped. Welcome to podcast number three in our eight-part series. It's on GMB today let's Dive a little bit deeper into GMB and just to let you know, our first two videos were quite advanced. And let me tell you how advanced they really were. According to Joy Hawkins who owns Sterling Sky, and that's a digital agency up in Canada.

Just a quick background on Joy. She is probably the foremost expert on Google my business on the face of the planet. And she's one of only a handful of platinum GMB product experts with Google, which means she's got a direct pipeline to Google. She talks to them all the time. I talked to Them some, but I don't have any kind of the clout, like. Joy Hawkins has got, which is really cool. So what joy is talking about is that 64% of digital agencies don't even know how spam pipe. So you guys learned something last week that only about 35% or so of digital agencies even know what to do. And the reason they don't fight spam is cause they don't know what they're doing with it.

So you've got to look and find out how to combat that. Yes. And this is so important where you're going to be getting a lot of business over time. Invest the time with me, somebody somewhere else, but you know, invest the time, learn what's going on. Protect yourself, protect your company, protect your money.

And even though last week were actually the last two videos or podcasts were extremely deep on spam. I needed to cover those first. So you could see what the impact is from spam one. And hopefully, I'm getting across how important your Google my business profile is. So according to Mike Blumenthal, Who's part of that Local U team, but he was also co-founder of Gather Up and we'll talk about Gather Up in some of the ways to gathering up more Google reviews.

But Mike says and has been saying for a long time that your Google, my business profile is your homepage for your website. And I absolutely believe that to the court or inmate it's your website as a roofer is not going anywhere. Of course, people really don't go to restaurant websites anymore or less just say, but even if they come to your Google, my business profile, they're going to dig deeper on you.

And we'll talk about some of the reasons that they're going to dig deep in just a few minutes. So from here on out on this podcast, we're going to backtrack a little bit. And before you get to spam-fighting there are some things that we need to do, but you can spam fight as you're doing these. So the first thing that we're going to do is talk about maintenance, claiming your GMB profile, and some of the things that go along with that.

So let's dive into some general maintenance on here because this is what really, it makes things happen. So the first thing you want to do is you want to make sure that you've claimed. Your GMB listing or your GMB profile. Now, when I was at, uh, Win The Storm and I questioned audience, there was a lot bigger percentage of this than what Google says, the national percentages.

So Google saying that only 44% of SMBs, small to midsize businesses have even claimed their Google my business much less verified it. So when I pose that question out at the, when the storm, it looked like about 75% said that they had done it, which is great. If that was actually. True. So the first thing you want to do is you want to make doggone sure that you've claimed it.

And we'll talk about some real reasons why you want to make sure you've done that. But after you claim it, you also have to verify and cases your GMB is already gonna be there. Possibly. If it's, been an address in the past, Google may already have some things on you. How do they, how could they possibly?

Have I already set up Chuck? Well, if you've done some things, if there are any backlinks to your website, we'll get into what a backlink is later. Google could if that's like a citation because that's how it well used to build them out pack back in the day. Of course, they don't use that anymore. You could actually be there and all you have to do is claim it, verify.

So you want to claim it, verify, and now we want to fully optimize it. And right here is where you're going to need to be able to do a little bit of writing. If you've never written in the past, there are some websites out there where you can hire a freelance writer. Upwork is one that we use. We use other things too, and I have.

Uh, other writers on staff, but when we're kind of busy, I run to Upwork and get some freelancers for certain things. There are all kinds of freelancers out there from writers to graphics, to you, name it. They're there. You just have to be real careful about what quality you're getting. You can get everything from somebody that doesn't have a clue what they're doing, and they just started, freelancing themselves all the way up to somebody that has got.

Thousands and thousands of hours that were paid and you could look at the writings on these people. So, you know, depending on what you're doing and what level of writer you need, but, in your Google, my business, you don't need a great writer. You just need to be able to write. And we'll talk about the things that we're going to need a writer for.

You're going to need a rider for, or that you need to be able to write yourself about your services, your service, what type of services you do, if you're a, or if you're a mover. So you're going to want to talk about that roof installation. This is a place where even though it's not a ranking factor, there's no ranking impact here.

You want to build these services out. Is extensive as you can. And the reason for that is when a prospect is looking at you on your Google, my business profile, they're making a decision, whether they're going deeper with you. So if you don't have your services even sad, or you have nothing about them, and this other guy over here has done a good job of building out his services, then odds are he's going to go with this other person.

Cause if, if somebody is building out there. Services,, they probably take care of trying to gather up more reviews and other things. And all of these things are going to lead to you getting the click or the call and getting the job. And in some cases, some of these jobs are really worthy of getting.

So, you know, we'll, we'll dive into that here shortly, but some of the reasons you want to make sure you get all of these things done, including verifying and claiming your profile is. You could get hit with a troll and what I call these internet trolls or people are scumbags rather than have nothing better to do than to Jacqueline if you online and what they hear, some of the things they could do if you have not claimed and verified your listing.

If you climb it verify, then nobody's going to be able to get in there unless they've got your access, your password, and everything, but a troll could actually claim it, verify your ID. Then he could go in there and put his own telephone number we're in there. And look, I've seen some dirty things in roofing before, so even, um, An unscrupulous competitor could do these things, put his phone number in there.

And some of these trolls, they could even put a porn site in the, in the section for the website address, just to embarrass you. That's what these trolls do now, unscrupulous competitors. They are here to steal your leads, which is just plain and simple, just still. So these are some of the reasons that you got to get these things done.

So once you get your services built out, Then you want to jump into, and everybody's not going to have this in their dashboard, but you want to make sure that you build out your products section. And here is another, the place that you can really talk to a prospect, a lead, or even a client that is in your pipeline.

Now they're looking at possibly upgrading. So you want to talk about that hip and Ridge shingle. You won't talk about that. Synthetic fail. You want to talk about these things so you can upsell your client and upselling and I've had, I've seen some people talk about, Oh, well that's just ripping somebody off.

No, it's not, you know, upselling, you're going to make more money, but you're your pro if I had a better product in the end for that client. So just think about the guy, the salesman that never mentioned anything about the three-tab on the hips and ridges. They don't ever mention the fact that they could put a nice hip and Ridge on there and get a one 30 warranty, whim warranty all the way across that route. But instead, they stay cheap. Cause they're scared you're gonna lose a deal. And now you're doing a disservice to your client. So we want to talk about these things and that Google my business profile.

And you got a Q and a section in that Google my business profile too. That's not heavily used in roofing yet, but it is used. So you want to do, what's called seed that you want to go ahead and get in there and put questions, but you want to make sure that you're in as not your business Gmail account, you wanna make sure you use a different account.

It can be a Hotmail or Yahoo account. It doesn't really matter, but you want to make sure that you're not using your company. Email address to seed a question. Then you want to come in and answer it as the company. And the reason you want to do this is one trolls, a hit you with stupid stuff. Sometimes when you don't, they'll do stupid things and ask stupid questions about you.

Hours and other things. And those things were really hard to get down from, for Google. And as of November the fifth, 2019, it's hard to get a negative review down. It has flat out, got to be, you gotta prove that as political you've gotta prove that it's racist. You gotta prove that it's hate. Those were about the only three reasons that you can get a negative review down now, you know, but prior to that, I could get.

Most, well, I say most I probably get 80% of them down. So these are the things that you really want to pay attention to and be prepared for it. Now, before I wrap this podcast up on this, uh, number three podcasts, I promised you I was going to talk to you about a GMB lead and what could have happened if there was spam going on in a local pack.

So let's talk about riff crafters right quick down in Baton Rouge, Louisiana. I got two locations, Baton Rouge and one in Hammond. And the reason they opened at Baton Rouge was simply to get in the local back over there. So this was a Hammond lead and it came in through the GMB and this was nothing special.

It was a nice little GACO coding job on some storage units. So nothing spectacular, but that's pretty good. A little child there. And when it was all said and done, the net profit came down to $40,000. On top of a great commission for the salesman. Now, had there been some guys in there maybe even just one spamming, he could have gotten that job from roof rappers and I'm on, I've got screenshots in the video and on the, on the blog posts on the website to show exactly where this thing came from, how many leads, because of that particular month.

Ruth Craft has got 43 GMB leads. Now that's not phone calls, guys. That is 43 books. I'm Dan O run a demo lead and you should even have even a weak sales machine somewhere around there. Third of those closed. So hopefully I'm starting to get across just how big your GMB is or could be. If you start learning more about it and make sure that you are in it is really critical.

And then some of the podcasts coming up, we're going to talk about ways that you build strength in your GMB. So even in a lot of cases, the spammers can't touch it. If you're strong enough. Welcome to our second podcast on our eight-part series on Google My Business. I'm going to try my best to follow the script for our YouTube video that we put out. And I'm going to put those links in the show notes, each one of the links to those. So, if you want to go catch that video so you can see the screenshots and screencasts, it's a lot easier to follow this and to know what's going on.

And to be honest with you, you're going to have to. To, to dig in a little bit. I can talk about this all day long, but until you see it, it's not going to have a lot of meaning unless you've been doing these things. I'm going to tell you what spam is. I'm going to tell you how to fight it, what your remedies are for it.

But, but in the end, you got, you really need to see it. So, let me start off first by telling you why I consider all of these guys spammers. And the reason I call them all spammers is because that's what they're doing. And it, you know, in my opinion, it doesn't matter. They know it's wrong or not. It's wrong.

It's unfair. And as far as Google is concerned, you can't do it. And let me also state that. If you're doing some of these things, be aware they're spam, and it could get your GMB listing suspended and there are two different kinds of suspensions. The soft suspension and hard suspension. I'll cover those just right quick.

I didn't in the video because of time constraints, but a soft suspension is where they actually, Google's gonna suspend your Google. My business listing is still there. If somebody searches for you or searches in the area, you just won't be able to edit anything until you get the suspension lifting. Now hard suspension is when you can edit anything, and they take it out of the listings where people can't even see it.

Now that's the one you just absolutely don't want. Either one of those can be a pain to get out of. I mean, I've had a couple of, and just to let you know, there's no rhyme or reason why it could happen. I've had three companies of mine that manage that got their GMB suspense. But this year they were all saw suspensions and there was, there was absolutely no reason behind it.

The only thing that you're going to get told by Google is that you violate their rules, quality standards, that that could be anything or nothing. So, in one case, it took me five weeks to get. A listing back for roof crafters. Now I got one back for peak perfection out in Texas within 48 hours. That's pretty quick.

And then I think we had one on cobalt and we may have had one. On one other company and those got fixed pretty quick. So, Google my business. Of course, they were coming out of code and everything. So, Google my business that the service is better, but it kit depending on what's going on in there and depending on yeah.

What level of tech support you got? Then, you know, it could be could take a while to get these back. So, be careful if you're doing some of it, these things, and you, as I'm saying these things, you might be going, Oh, I'm doing the right thing. I'm going to be in the local pack. That's great. For now. So just be aware of that.

I also want to let you know, Google is catching more spam every month and every time we will make some algorithm updates and they make them a lot every week. Excuse me. Yeah. They probably do make them every week. Little ones. So just let you know, you might get away with it now, but once they hit you with another algorithm, right.

Makes it easier for them to find, just be aware that it could become. So I stopped deeper into the several tactics that these guys are using. And the first one we're going to talk about in, in of course I've got a screenshot and everything in the video, but what I got here? And I'm kind of following that script.

So I'm looking at the screenshot in the video here. And the first one that we're talking about is a home. As a location. Okay. When you're looking in the local pack, nothing looks wrong. So it looks completely legitimate. But the thing is guys, there's only three y'all that are going to be in there. You gotta make sure that if somebody is beating you in this location, that they deserve it.

Well, we pull the first guy up and absolutely he's not only is he spamming it. He's got a house which looks abandoned to me. And you know, in the video, I'll talk about that a little bit deeper. But he, it absolutely looks abandoned to me. So either way that is not a legitimate address, nor a legitimate location in the GMB.

Now, when I'm looking at some of these things in the local pack, some of them just jumped right out at me. And it could be that the images that I'm saying it could be the name, it could be. The fact that I don't see anything wrong with it, but they don't have very many reviews. And yet they're baiting somebody with over a hundred is a lot of reviews in roofing.

You don't see that a lot, but you know, a guy with one or two or three reviews. And on top of that, he might be a 2.5 star or a three-point something. And he's beaten the guy with 80 or 90 reviews with a 4.8 or 4.9. So yeah, that's just not happening. And the only way that you're going to get away with this is if.

You've got a market where either I'm not in there or either you've got somebody that doesn't, there's nobody that knows what's going on working for a roofing contractor. But just as soon as somebody that has gone through one of these series either was mine or somebody else's and then it what's going on, they can do the same things to get these spam yeah.

Out of there and get it where it's, everybody's playing on an even keel here. So just remember that. Just because you are not an agency. And just because right this minute, you really don't know exactly what to do by the time you get through this eighth podcast and you jumped back onto the website or either a video or two, and you see some of the ways to get rid of these spammers, you will absolutely be able to get these guys out of your way.

So that's what my goal is in this podcast series. And the video series is to show you one high importance. Your Google, my business is for. Developing leads and prospects and ultimately your, your client list, but how important it is for your money. So let's throw it back on that example that I was using over in mobile, Alabama, where I said that this is spamming on steroids here.

And you know, I'm not going to say the first, well, I guess my one out he's on the screenshot in the video is George bank builders. Okay. So George bank, if you're watching this, you know, we need to clean this up, whether you do it yourself or whatever, but anyway, George Beck builders is an example that I use in here.

And this one's easy to spot. So we've got George Beck builders. So what do you want to do is you see that hyphen and we know that most likely everything past that is going to be spam, right? So we've got a residential roofer. And so he's got an and in their home remodel and roof repair, mobile, Alabama. So this guy has got one, two, three, four, five, six, seven, eight.

He's got eight keywords that are stuffed into there. And why all of this matters, because he's got residential. Roofer home remodeler roof repair, mobile, Alabama. So Mobile Alabama is important because that's where he's working. So this is just, this is awful. This is one of the of the worst I've seen.

So what you want to do is. You know, typically everybody's going to have, if you've got a website, they're going to have a link to your website. So you want to jump over to the website and you can clearly see in this example, I've got it. Is George Beck builders. It is not all this other stuff you can put, whatever else you want to pass there.

That's not the way it's going to be, but. We jump over it. And we look at the BP they profile and it's the same thing, George bank builders. And you look at the secretary of state. So these are all things in places that you could go to check these guys out, to see what is legitimate. So why is this important?

Because once you start fighting this, you have to prove to Google that these guys are spamming it, or they will not take it down. You have got to prove it to the point. That it is like if you're in a court of law and you're standing in front of a judge and you've got two trial attorneys there and you're, you're debating this back and forth.

Okay, well, Chuck, this is, this is not spam. Oh yes, your honor. It is. And here's why I've got the BBB profile, which Google is not going to look at very many websites out there. For this kind of thing. Of course, they're going to look at the secretary of state, but they also take the BBB profile. So that's an easy, quick place that you could get proof also, the website you're going to need to get that you're going to have to prove to Google that everything passed.

It is basically what's called a modifier. I'm just going to touch on the ways that you can get rid of these guys. You can do it. What's called just an edit yourself. And sometimes that will work. It just depends. But you still have to prove to Google that these things don't belong, whether it be an illegitimate address or whether it be keyword stuffing, you've got to prove it to Google.

So you've got to take a lot of screenshots. If you can physically go out and take pictures of this stuff, especially on addresses. Use a street view is one thing, but it's better. If you can get a picture from your iPhone. To send to them or there's, what's called an in deeper and you know, you'll, you'll need a little help to get to this one.

It's called a redressal form, and that is not a re-address form. It's a redress form. And that's something that if you can't get them out of the way with an edit, then you can use their redressal form. Now I'm a level seven local guide with Google and I have hundreds and hundreds. Of approved edits.

So it's easier for me to get somebody out by just making an edit than it might be. If you've never done an edit before you don't really know what you're doing there, or you're, you're not a local guide. You have no authority built up with Google, let's say yet. So I've been doing this for a long time and I've got a lot of edits approved now before COVID hit.

If it was something like keyword stuffing or an illegitimate address that was plain as day. And I could get some good screenshots in there. I could get those things removed in under three minutes now, thanks to covert. This has made it really fun. It can take weeks to get them out of there. So that's a pain because they're still ripping you off during that time.

And I've seen some that didn't give them get approved. Even that I turned in there just. Blatantly apparent. So you just had to keep on and keep on and keep on. And that's why spam fight. And it's something that you're going to need to do from now, because you could get a competitor this much weaker than you.

They could jump on top of your listing simply because they're stuffing every, okay. I've gone into some things that I didn't go into. In the video simply because of time. And I say that this podcast is already clicking at 11, so, but here's the thing. These are some things that you have to know. If you're going to go fight this spam and get it out of your way.

So.
