I am Leslie Mathis, founder of Streamline Multifamily Group. I have created a podcast as resource to all my apartment friends and family. 19 years ago this month I fell into the industry as a housekeeper while looking for an apartment in Mooresville, NC. I’ve worked my way up from a very entry level position and now am a consultant and an asset manager. I share this because I’ve walked a mile in most of your shoes and hope you can learn from my missteps, bloopers, wins, and accomplishments. For 2020, my goal is to release 2 podcast per month sharing all things just mentioned, along with a great interview line-up where you can hear from peers, mentors, leaders, and vendors in the industry.

Mark is also a NAAEI Instructor and worked on the development of the new CAMT program. Prior to Starting his own company, he was the Director of Service Team Development for Colonial Properties Trust, Inc, a New York Stock Exchange traded company with 148 properties and over 48,000 apartment homes.
On a personal note, Mark is also a professional Jiu Jitsu Coach and owns and operates a Martial Arts Academy in Harrisburg, NC.

She is currently an Instructor Pilot at the Eastern Army National Guard Aviation Training Site (EAATS) where she has the pleasure of interacting with and training Army aviators from all over the country on a daily basis. Amanda has over 24 years of experience in the multi-family housing industry. That experience ranges from LIHTC, Senior Living, Student, Lease-up, New Construction, Class A+, Dispositions / Acquisitions and Renovations. From 2019-2023 Amanda oversaw over 4,000 units of A+ new lease ups in the Southeast Market.
Amanda serves as a prior Board of Director, with the Greater Charlotte Apartment Association and was the President in 2017. Amanda participated in the Government Affairs committee with the GCAA, she was the 2013 recipient of the Citizen of the Year award and the 2013 Reach Award. Amanda was awarded Regional Property Manager of the year for 2014 and was also selected as Volunteer of the Year for the GCAA in 2014. Amanda was selected as Corporate Professional of the Year in 2019. Amanda was recognized by Women We Admire as the Top 50 Women Leaders of North Carolina for 2023 and 2024.
Amanda currently holds her NC Real Estate license, the Certified Apartment Property Supervisor designation with NAA. Amanda is currently a Certified Property Manager with the Institute of Real Estate Management.

Tracy is a Certified Property Manager through the Institute of Real Estate Management, and a member of the National Apartment Association. She previously served on the board of the Atlanta Apartment Association and was Chairperson in 2019.
She recently won the 2021 Globe Street Women of Influence Award and the Atlanta Business Chronicle 2021 Leaders in Corporate Citizenship Honor. Tracy resides in Roswell, GA with her husband, Johnny and their two daughters.

He has previously served as President of the Georgia Apartment Association (GAA) and the Atlanta Apartment Association (AAA). He is a member of the NAA and GAA Hall of Fame. He received a B.S. in Electrical Engineering from Duke University, an MBA in Finance from the Wharton School and has done post graduate work at Harvard. He is the recipient of the 2023 Philanthropist of the Year for the Association of Fundraising Professionals, Greater Atlanta Chapter. He has served on several Boards including the Duke University School of Engineering BOV, Community Foundation for Greater Atlanta, LaGrange College, Apartment Life Inc., and the Atlanta Community Food Bank. He has taught Bible Study for over 30 years and has served as Chairman of Deacons for Dunwoody Baptist Church. Jerry has made 13 mission trips around the world including India, South Korea, South America, China, and the Soviet Union. He and his wife, Beverly, have three daughters and eight grandchildren, and split their time between Atlanta, Georgia and Amelia Island, Florida.

Ken Szymanski, spent more than 30 years leading the Greater Charlotte Apartment Association as their Executive Director, and also spent the majority of his career as the Executive Director of the Apartment Association of North Carolina. He fully retired in December 2018.
Ken received the NAA Lifetime Achievement Award for his work in the industry. Debbie Phillips is an internationally recognized real estate professional with over 30 years of experience with diverse property types. As an entrepreneur, Debbie has a multi-faceted career including developing world class leadership development programs and talent management strategies. Just recently, Debbie was recognized as one of twenty Most Inspiring Women in 2022 by Woman Leaders Magazine. In 2020, Debbie received the J. Wallace Paletou award that recognizes individuals devoted to the betterment of the real estate profession and society as a whole. Debbie was awarded the first Real Estate Award of Excellence as a Certified Property Manager (CPM) in 2015 by the Institute of Real Estate Management (IREM) and received the 2013 Outstanding Educator Award by the National Apartment Association’s Education Institute.
In addition to her private consulting, Debbie serves as President of the Real Estate Career Academy. As part of her workforce development, Debbie serves on numerous boards and advisory councils related to economic development, business and industry partnerships and talent retention. She has become known as the Apartment Doctor as her multidisciplinary approach begins with an emphasis around human capital.
Debbie completed her Ph.D. from Georgia Tech, where her research focused on Resident Satisfaction and Employee Engagement as she developed an Employee Engagement Model for the Multifamily Housing Industry. Debbie also holds a Master of Science degree in Housing & Consumer Economics, with an emphasis in Senior Housing, and a Bachelor of Science degree in Consumer Journalism, both from the University of Georgia. Her Master’s research focused on lifestyle satisfaction for seniors and factors related to increasing engagement in shared housing.

Bob Metzger has served the multifamily industry for over 20 years. Starting onsite at a small community in Durham North Carolina, Bob’s operational journey focused mostly on the southeast as a Community Manager, Regional Manager, Vice President of Property Operations, and Vice President of Asset Management. These roles included responsibilities for stabilized properties, lease up properties, multi-site management, platform operations, policies and procedures implementation, software management, and financial asset oversight. The past seven years has been spent with RealPage as a team member on the Revenue Management product platforms. For most of his time at RealPage, Bob served as a Consultant, Trainer, and Implementation team member supporting customers in the launching of YieldStar and AI Revenue Management from both an individual contributor and team leader perspective. In 2023, Bob joined the Pricing Advisory side of the table as a Senior Manager supporting a team of 8 Pricing Advisors. In July 2023, Bob found his way back to the owner/operator side of the business as a Multifamily Revenue Management Director for TA Realty, a private equity firm out of Boston, owning 47 multifamily assets in 12 states. This role is designed to add incremental yield to the firm through proactive engagement with Asset Management and Operators in pricing, occupancy, and operational strategies. In giving back to the industry, Bob served on the Triangle Apartment Association Board of Directors including President in 2014. Originally from Philadelphia, Bob lives in the Raleigh North Carolina area. He is married with a young daughter, a Great Dane, and way too many cats. In his spare time, Bob enjoys Philadelphia sports, North Carolina State sports, travel, European soccer, golfing, and landscaping.

Shortly after she was promoted to Regional Property Manager to oversee the Charleston, Myrtle Beach and Greenville markets. She has worked for clients including Woodfield Development, MetLife, Prudential, Johnson Development Associates, Orange Capital, The Beach Company and Collins Group. Her primary focuses are centered around operational excellence and streamlined communication with third party property management groups.

Tami Fossum is the Vice President of Operations for RPM Living. Tami has been in the multifamily industry since 1989. She has an extensive background in both the development and property management of conventional and affordable multifamily properties. Tami holds her Certified Apartment Portfolio Supervisor (CAPS), Certified Property Manager (CPM) and Housing Credit Certified Professional (HCCP) designations, as well as her Real Estate Broker’s licenses in North Carolina and Salesman’s License in South Carolina.
Tami has been actively involved in the Greater Charlotte Apartment Association (GCAA) since 1993, serving as its’ President in 2010 and a founding member of the GCAA’s Education Foundation serving as President in 2013 and 2014. She has been recognized through-out her career with numerous multifamily related industry awards through the GCAA, National Apartment Association (NAA) and Institute of Real Estate Management (IREM). Tami has actively served at a committee level for NAA since 2009. She was an Adjunct faculty member for Rio Salado community college for their property management program and is a NAAEI faculty member and subject matter expert.

Alexandra Jackiw is Chief Operating Officer of Argenta Property Management Group where she oversees the corporate functions and business development for its affiliated management companies. Active in professional organizations, Alex served as Chairman of the Board of the National Apartment Association (NAA) in 2013 and President of the NAA Education Institute in 2008/2009. She is a respected industry speaker and has presented programs to industry trade groups throughout the U.S. and Canada. In 2013, Alex established the Alexandra Jackiw Diversity & Inclusion Scholarship to increase diversity and inclusion within the multifamily property management industry. Alex received the NAAEI Apartment Career and Education (ACE) Award in 2011 in recognition of her commitment to training industry professionals. In 2012 Real Estate Forum Magazine named Alex a “Woman of Influence in Real Estate” and in 2013 the Institute of Real Estate Management named her as one of the “Women Changing the Face of Property Management.” She was honored in 2015 as a “Woman of Influence” by the Indianapolis Business Journal and she was inducted into National Apartment Association Hall of Fame in 2018. Alex is a graduate of the University of Rochester and received her M. Ed. from Ohio University.

His final year in the Air Force he served as part of the crew on Air Force One under President George H.W. Bush.
While serving in the Air Force, Bill graduated from the Air Force Leadership Academy and that was the catalyst for his career as a successful leader in the military and private sector. After successfully running two multi-family organizations, Bill launched his career as a speaker, trainer and author. He talks about leadership, team building and company culture. Lee Carter is a female veteran and owns Carter Life Coaching & Consulting. She is a board certified Life Coach (BCC) who specializes as a Mental Fitness Coach. She is originally from East Los Angeles and left LA at the age of 17 with $10 in her pocket and a determination to create a great life. She is thankful for her 5 years in the Air Force where she grew and developed crucial skills in leadership; planning and organizing; building and working in teams, and a host of other valuable skills. She holds a Masters in Education from Georgetown College (in Georgetown, KY) and a Masters in Guidance and Counseling from Auburn University Montgomery (in Montgomery, AL)...did I mention she dropped out of high school after 10th grade?
The majority of her career was spent in the Educational community as a certified school counselor. Additionally, she has served as a counselor in some non-profit settings. She transitioned from counseling to coaching about 2 years ago and loves the shift of using her counseling knowledge and experiences to champion her clients to live intentionally, successfully, and happily (and yes all three are possible!) by creating sustaining and empowering life practices. Visions and goals are exciting, but how do we maintain the momentum in the day to day?
Currently, she lives in the Florida Panhandle with her husband, Craig, and is so fortunate to have her adult kids, Zac and Abby, live close by….tho’ they complain that her favorite kids are her dogs (and I “take the 5th” on answering that).

Join us as Steve sheds light on his philosophy of respect and equality for all team members, regardless of their positions. He shares how his upbringing taught him the values of kindness and respect, shaping his approach to leadership. Steve also shares his outlook on the untapped potential of the maintenance sector in the multifamily industry, a treasure trove of opportunities that often goes unnoticed by the public. He firmly believes that this profession is not just a job but an honorable calling, centered around providing safe and clean homes for all.
Steve Hayworth started in multifamily management as a groundskeeper in 1985. He quickly learned the industry by turning apartments and completing service orders. Steve worked his way through the ranks as Technician, Assistant Service Manager and Service Manager within the first year. He went on to be a Service Manager at several properties and was promoted to a Regional Maintenance Coordinator in 1998. After 10 years as a Regional, Steve was promoted to Director of Maintenance for a top 50 management company. In April 2022 Steve decided to move into the construction services group with another top 50 management firm but quickly realized this was not his niche. This is when he decided to come onboard with Chadwell Supply as a National Account Manager.
Steve has his North Carolina State License for electrical, plumbing, mechanical and general contracting. He is a proctor for the National Pool and Hot Tub Foundation’s Certified Pool Operator course and for the EPA CFC certification. Steve has served on the board of the Triangle Apartment Association for two terms.
Steve is happily married with five children and six grandchildren. He loves spending time with his wife and kids and enjoys boating and traveling.

Savannah Taylor is the Creative Director for RangeWater’s creative marketing team. She oversees the creative marketing items (like branding, websites, “fun stuff”) for the entire portfolio. She has been in property management for about 10 years and started part-time in college and worked her way through a few onsite positions (leasing, assistant manager) until she joined RangeWater’s marketing team in 2020. Her interest in social media got her foot in the door as she ran their property accounts and won a couple awards for her work.
Chloe Taylor is a Community Director for RangeWater. She started as a Leasing Professional 10 years ago in student housing and joined conventional multifamily with Matrix Residential 7 years ago. She specializes in operations and is passionate about building a team of high performers. She has done both urban and suburban, lease-ups, stabilized deals and renovations. Fast forward to today, where she recently started a new adventure at her first lease-up property in the Community Director position and is so excited for this to be her baby!
Baylee Taylor is a Senior Marketing Associate at Greystar, where her portfolio stretches from the mountains of North Carolina, to the entire state of South Carolina, all the way to coastal Georgia. Her journey in the multifamily real estate industry formally began in 2017 when she started as a leasing professional on-site. Since then, she has progressed and transitioned into a marketing role. She holds a degree in Marketing Strategies from the University of North Carolina Wilmington, where her passion for marketing flourished. The best part of her role lies in the fusion of data and creativity which allows her to explore new boundaries and create impactful decisions.

Will Brownlee is an attorney licensed in NC, SC and GA, and is the co-founder of two law firms serving landlords: Brownlee Whitlow & Praet, PLLC and Loebsack & Brownlee, PLLC. Over the course of his career, Will has focused almost entirely on all aspects of landlord-tenant law, including evictions, fair housing defense, legal compliance, and lease drafting/revision. In his service to the housing industry, Will has served on state and local apartment association boards, as well as serving as the Executive Director of the Apartment Association of NC (AANC) and serving as the SC/NC consultant to the National Apartment Association (NAA) on its lease forms library. In all, Will has served the rental industry for over 25 years, though “semi-retiring” in 2018 but continuing to serve as Of Counsel for the two law firms bearing his name and still appears in court for eviction cases in the Carolinas and Georgia.
When not appearing in court or teaching, Will loves spending time and traveling with his wife (a now-retired property manager who introduced Will to the rental industry – and who leased Will his first apartment, a good story). Will is often found devouring the latest sci-fi/fantasy book series, playing fantasy sports, enjoying a good game of poker, or spending clear nights capturing photos of the stars with his telescopes.

In this episode, I had the honor of chatting with President of Easlan Management Company and Past Chairman of NAA, Mike Holmes, who shares his inspiring story, emphasizing the significance of faith, community engagement, and continuous learning. He started his career as a corporate accountant with US Shelter Corp and held multiple roles including: Controller for the Property Management Division, Assistant Vice President/Director of Due Diligence in the Syndication division , and then as Asset Manager. In 1987, he left US Shelter to start Easlan Management Company and became President of in 1998. Affiliates of Easlan Management Company develop multifamily communities throughout the southeast, but Easlan Management Company is largely a third party management company, serving all types of clients.
Mike started his involvement with associations by serving as a local affiliate President in 1996. Since then, he has actively served as President of two local affiliates, 1 state affiliate, served on a variety of NAA committees and working groups, and served on the NAA Board of Directors for 10 years. He was NAA Chairman of the Board in 2020. Most recently, he was elected to the South Carolina Apartment Association Hall of Fame.
Mike was born and raised in Greenville, SC, as was his wife, Sally. They have been married for almost 49 years, and have one son, who is married, and has one six-year-old granddaughter. He became a Christian at age 10, but recommitted his life to Christ at age 18 through an experience that completely changed the direction of his life.

Suzanne oversees the association’s education department; serves as the staff liaison for the Education Committee and other initiatives and projects to move the association forward. Over the years in her journey with TAA, she has served as a coach/mentor, established the Education Scholarship Fund and fundraiser efforts, and developed curriculum and programs with some great volunteers/facilitators.
Suzanne has served on several NAAEI Committees and Task Forces, such as creating the Best Practices for NAAEI Designation/Credential Programs and the development and process for the Credentials eBooks; instructed various credential modules and served as a facilitator/panelist for NAA’s Apartmentalize Education Conferences and NAAEI’s Affiliates Education Conferences. Hello apartment friends it’s me Leslie Mathis with the Multifamily Streamlined podcast. Well we hit on some heavy topics a few weeks ago and I guess this week will be no different. Because I’ve been coasting lately on a wing and a prayer or perhaps better described as sliding in sideways there’s no road map for the podcast and I just find inspiration from my everyday life. Don’t worry that will change because Streamline now has a business support manager. More to come on that but you will see some shifts here on the podcast but until then you’re stuck with my old ways and bad habits.
Last month was our spring break and we took a long road trip. My dad and Henry included. On the way back I was listening with my dad to Ed Mylet’s podcast. He had Lewis Howes on as a guest - it was an awesome episode but the thing he said that stuck with me was the difference between success and greatness. To paraphrase he shared success is all about yourself and what you are able to accomplish but greatness is working with others for the better good accomplishing set goals and bringing others along for the ride. This very thing has been driving my dream or motivation for the Women’s Event in October but it truly applies to us all and I just hadn’t heard it said this way. If I am being honest I didn’t even know who Lewis Howe’s was but since then I have looked it up - he played Arena Football but he is really known as the author of The School of Greatness. My life coach had posted on social that this was a must listen to podcast but again if I am being honest as we traveled down the road I am not even sure if this was the episode she was sharing but dang I am glad I listened to this one.
Hello apartment friends it’s me Leslie Mathis with the Multifamily Streamlined Podcast. Last week was a whirlwind. In an effort to be home with my family for more of the week I crammed 3 or 4 days of travel into 2 days and basically utilized the full 48 hours. At no point was I bragging but it honestly just came up in conversation. I flew to Atlanta and my driver which sounds fancy took me to Cherokee North Carolina to speak at a leadership event. We then drove back to Atlanta. Carlo has been driving me around Atlanta for four years so honestly it was a great day. We truly enjoy each others company - he kind of just feels like family at this point. Being on stage filled my cup - something about seeing the faces in person vs. across your screen - it’s just awesome. The next morning I had a meeting in Atlanta and then flew to West Palm Beach for an afternoon meeting. Took those amazing people to dinner for accommodating my crazy schedule and then flew home. Honestly because Carlo was doing the driving on Wednesday and I was flying around on Thursday I kept up with emails and my day to day but still had a few pending projects to get done Friday. Hang in there with me because I promise I have a point that I believe several of you need to hear. My youngest had a presentation at school Friday and for once I knew about it ahead of time and we could all coordinate schedules. It was amazing and I was so proud of the person she wanted to represent in her project. The weekend hit and we had so much to do and when I sat down at my computer on Monday morning because I was too exhausted to work on Sunday a thought hit me - On Friday I chose to be a mom but in the process I let a lot of other people down and missed several deadlines that I had committed too. But the funny thing was - I didn’t feel bad about it. You know why - because for once the person I didn’t let down mattered a WHOLE lot more than all those others. For once as a mom I got something right - see lately it’s been all work and no play for a lot of different reasons. And while this past week might have been one of the craziest - it was honestly one of the most fulfilling.
Hello Apartment friends it’s me Leslie Mathis with Multifamily Streamlined podcast. Well a few weeks we talked about being heard and not hiding behind something but it’s time to pivot slightly and get back to some of our apartment basics. It’s not secret that I still think 2023 is going to be a tough one operationally. I always say we are coming off an 18 month high of rent growth but the experts remind me it’s truly been a heck of a 10 years for our industry. But when we unpack that so many of our onsite teams and RPMs haven’t even been in the industry 10 years so while they might have experienced the challenges with Covid they didn’t experience the downturn in 2008 when the economy tanked or 911 when there were six months free rent floating around. And because of all that we are going to have to get back to the basics and those of us that have been around forever are going to need to guide the newer ones and lead by example not to mention support them. If we are being honest some of our new associates might not even know what the basics are. Perhaps we dive into that on the next episode but while concessions are fresh on my mind I want to share some thoughts around those. Also, if you haven’t taken the concession battle class I strongly encourage you to take. We just hosted but if there is enough interest we can host again late March. For me the most powerful part is we share all the fundamentals around concessions, why we don’t offer, the financial impact, the impact to the demographic of the project, etc. but we close with a power hour on confidence with Kristina Watts. She comes in and basically tears down what I say and then empowers you with a confidence boost and says sell, create the experience, blah blah blah… And then shares with the class why they truly have what it takes to sell without concessions because you can do anything you set your mind to. And that’s what is about - whatever you believe good or bad that is your reality and no one but you can change that. I guess the actual quote by Henry Ford is Whether you believe you can or believe you can’t either way you are right. And that’s it - end of story. While we will dive into concessions and how to sell without leading with price and specials - if you buy into the strategy whatever it is; you will be successful. When we sell by leading with people and experience - yes it is going to be harder but it will be worth it. The other tough part of that is we have to be pretty darn close to perfect - but that is also possible when we have the right product and people. I might even challenge, it’s not about the product but just the people.

Hello Apartment Friends it’s me Leslie Mathis with the Multifamily Streamlined Podcast. Well I missed last week because I was traveling on a Monday and basically wasn’t prepared for life and now today I’m pretty sure I am not firing on all cylinders. Crazy I tested positive for Covid last Thursday - still positive but feel basically fine… but it robbed me of attending my Rise Up Girls event, now it cancelled my Charlotte trip where I had a photoshoot for my website scheduled and a small dinner party with my closest friends. And now y’all it’s trying to steal the joy of my birthday on Thursday. GEEZ okay okay I know it could be worse. My observation from Covid is the harm it does from the isolation. I’ve been at my home since 12:36 pm on Thursday the 19th and have not hugged anyone since Wednesday evening at approximately 9:30 pm the 18th. I don’t think any of us are meant to go that long without a hug. The stray cat hates hugs but I give them anyways and my Goldendoodle Henry is ALWAYS up for a hug thankfully but even after the last several days he might be tired of my hugs. I just keep thinking what I would I do if I didn’t have Henry. That was probably my biggest disappointment of me missing my event - there were 47 girls there I didn’t get to hug! Maybe the most ironic part of getting Covid is probably I hugged 47 people the day before I tested positive for Covid. Thankfully none of them have gotten it or shown symptoms.
So anyways I did have a true topic for you today and of course it has been on my mind for a while. You all know I have been showing up more on social and so I started recording videos for social too - it all started one day because I had a great blowout - thought dang I can do this when my hair looks good. Then I got on a roll and did several that day and then a few more the following and so forth. Y’all I would even change my shirt so things would look different. Started calling it my perch since I did them all right in the same spot. My thing is my hair - if it looks good I can conquer the world - most times when my hair is good I don’t even care about make-up but then I realized. That was truly because of my glasses. I started finding myself hiding behind my glasses. Hiding my puffy eyes, darks circles, wrinkles - you know the things you don’t like that rob you of your confidence. THOSE THINGS! I have TONS of glasses and now can’t read without them. I like having all the cute ones too in fun colors. But on calls - virtual meetings - and now videos I found myself hiding behind them. And I realized so many of us are hiding behind something and it’s just might be the very thing holding you back.
I sat on this thought a while and the first thought I had was how so many people say they are bad at math and then in our industry the next thing that leads to is a fear of financials. You don’t have to be able to do calculus to have a good understanding of our financials. And guess what there’s this thing called a calculator - you can punch in $1500-$437 to get the answer. My guess is when we have a fear or a lack of confidence we create the excuse that holds us back. But how do we fix that - for me that is spending more time doing the thing that scares me.
Hello Apartment Friends it’s me Leslie Mathis with the Multifamily Streamlined podcast. As the new year kicks off and we focus on our goals, dreams, and words for the year we are also really focused on getting back to the basics. At both Streamline and Woodfield we feel certain that this year will be all about being good operators and honing our skills especially the basics. As you will probably figure out, I am behind getting this episode done and really had a different plan for the podcast but my Monday derailed - you know the pain of coming back from a few days off. To sum it up it was just a Monday that seemed to be exacerbated by not feeling heard. As I reflected on the day and my response to a few things it hit me that during all those pain points throughout the day I truly believe they could have been avoided if I just felt heard. You know… Yes, Leslie I understand your disappointed, I am disappointed too but I will have an action plan to you by X. Throughout the day I was interrupted several times and didn’t even get to finish my thought before someone jumped to conclusions which just resulted in calls taking longer. It truly was like a non-listening perfect storm of a Monday. I notice even at home my biggest frustration with my family of 7 is NO one - I mean NO one listens. I find myself saying the same thing at least 6 times even when the first time we were all together. We say it in marketing - people see us an average of 3 places before they ever call. As I prepare for the first Rise Up Girls event I know I have to get it to people in at least 3 different ways before they ever notice. And as much as I feel like I have plastered it everywhere I know someone will say - Geez I didn’t even know about the event. We are just a society that does not pay attention or listen.
I am convinced more than ever as we transition into 2023 listening is going to be an important art form. Or maybe better stated a lost skill that we need to quickly find.

There is something encouraging about a new day, a new month, and even a new year. Sometimes though we put too much hype around the new and then it becomes overwhelming or we put too much pressure on ourselves to conquer the world in the first day or the first week.

As 2022 comes to an end it only seems appropriate to take a moment to reflect on the year and prepare for the new year ahead. It’s funny I half wrote last weeks podcast and never finished it due to poor planning, travel, and prep for the holidays. Okay fine the last part is not exactly true. If you know me I don’t prep a lot of the holiday. I gave that up more than 20 years ago because I hate the commercial hustle and bustle. Trust me I love Christmas and the true meaning of the holiday and I don’t miss an opportunity to gather with friends and family around the table. See that’s what is so special for me not to mention this year Christmas fell on a Sunday which is my all time favorite! I do love the excitement of how my kids prepare for the holiday and how they get my mom and dad to give them money to shop at the dollar store for gifts for everyone. This year my little was the only one that did that but again I love it and I love that no one felt guilty they didn’t get the other a gift. In my heart I believe everyone knew with school only getting out 2 days before the holiday time just snuck up on everyone. I loved that no one complained about going to church two days in a row and I love that honestly I think everyone got along. I love that my oldest wanted Chinese food for Christmas Eve dinner and lasagna for Christmas dinner and everyone was thrilled with the idea. I love that we had the opportunity to have our annual Christmas party on Friday night vs. the Sunday before like we normally do. Honestly the whole experience just filled my heart and cup in a way I don’t recall in the past. I feel it was the true meaning of filling your cup where it overflows to others vs. filling your cup and then pouring into others which as Kristina Watts shared just leaves you with an empty cup. You all that is so draining and that is what leaves us exhausted and burned out. You see we have to flip the script and learn to pour into ourselves daily so we can share that blessing with others. We have to learn that things are not going to look the way we plan - I mean almost never. During my 7 years of being the owner of Streamline Multifamily Group that might be the biggest lesson I have ever had and when I go back through life and connect the dots I can see the same thing. As I sit here and write this podcast I can’t even think of one thing that has turned out just as I planned. I mean big thing! I am sure that there are little things but again in this moment I can’t think of a big thing. For me this week is a lot of prep for 2023 and finishing out 2022 with a clean to do list. I find the weeks when most are off are my most productive. I have high hopes for those projects that have lingered on the list because they need 30 to 45 minutes of uninterrupted attention. As I prepped for today and the podcast and as the thoughts of things often look different than the plan I thought of even my marriage. Our anniversary is New Years Eve and wow how we thought that was going to be so special to always celebrate on New Years Eve it definitely looks different. We have found ourselves going out on the 30th to avoid crowds not to mention how tough it is to get a reservation on the 31st. Many of those years I spent New Years Eve with just the kids because my husband worked at night when the economy crashed in 2008 and no one was building apartments. Those aren’t complaints but just the reality and proof things just often do not go as planned. We tend to glorify the event, the plan, the whatever but we just can’t predict all of the future and we need to learn to adapt and embrace the experience. Just another reason we talk about pivoting here so much. So if your 2022 sucked don’t let it get you down or to a place you aren’t closing out strong or preparing and starting 2023 off on the right foot. I put some pretty big words out in the universe last week at the closing of the podcast that I will follow up with a great one. Even as I said it I was a little worried that I might not be able to deliver but I put that thought out of my mind. See I recently just listened to the High Five Habits by Mel Robins and it really goes into the science of how powerful your brain is. In transparency I still haven’t high fived myself in the mirror but I am going to. LOL But one thing she talks about is self doubt and the confidence steeler our thoughts that we allow to enter into our brain really are. It’s so hard to silence the self critic within our brain especially for us people pleasers and overachievers. But with those thoughts apparently we train our brain to look for the things to confirm the negative talk. One of the tools she talks about is when those thoughts come in our mind we need to say “I’m not thinking about that right now”. Since listening to the book I have really embraced this approach and I think there might be some truth to it. So as I made that promise to you all and then the negative thought popped in my head I just said “not thinking about that right now”. So anyways listen to the book it’s worth it… I love that Mel Robins reads it herself too. So where do we head from here? You all know I like to tie things together and I like to circle back often times since I am a processor - as I get older I feel more comfortable and don’t have as much shame in my game for not being quick witted - there is a space for all of us in this glorious world. Two episodes ago Kristina Watts mentioned the drift - this is something her and I have talked about multiple times and even early on in our coaching. You see as she explained the other day and to me a few months ago the drift is the river you are flowing down and just going with the flow. Taking things as they come - self numbing with social media - online shopping - the thing you are allowing to prevent you from getting busy with whatever that goal or dream is. BIG and small.

I had an amazing interview ready to share with you all but for a few reasons that will be postponed until next week. During the pivot process, I’ve had on my mind this week a few thoughts I want to share. I’m calling this the Thanksgiving Buffet because you are going to get a little of this and a little of that today… And a whole lot about what I am THANKFUL for. Don’t believe me - just checking out my Instagram feed. It has all the things.
Before we get started let’s have a little appetizer… it seems worthy to discuss the pivot real quick. If you aren’t embracing it I encourage you to. It’s a big thing in our day to day lives. Things don’t go as planned and we have two choices. Embrace it make, a new plan know as the pivot, or shut down. If we shut down or lean into all the things that are wrong we are just going to spin our tires and waste precious time. We deal with people’s homes, so things just aren’t going to go right - we have to pivot. Pivoting takes practice but the biggest thing is just get started. Don’t get hung up with what is wrong but find the things that are right and keep them moving forward. If nothing is right - then start over. My pivot this week was little with the podcast. It was real easy when things weren’t lining up with editing etc. having the thankful series rolling on Instagram it only seemed right to pivot on the podcast. And why not have fun and take a moment to be cheesy all at the same time. If we conclude the podcast with being thankful and sharing a little of me why not release it on Thursday for Thanksgiving too. It’s fine and all survived.

Friday I was meeting with my life coach and we were discussing a power hour series that I want to do for my teams. Truly it will be based on confidence but as we worked through the details I had her add one more item. Showing up as you - unapologetically you. We talk a lot about comparison and it being the thief of confidence but as we navigate some potential challenges ahead we are really going to have to dig in. Then my youngest and I headed to a concert to see Lainey Wilson right after meeting with Kristina. I love country music and a good dream chasing story. Well Lainey Wilson’s story is amazing and she shares part of it at every show. When she talks about her new album she talks about being true to yourself and being proud of it and then she of course used those words - being “unapologetically” you!
This story get’s better - Years ago a leasing consultant that use to work for me in Wilmington left to pursue her dreams as a softball coach - I’ve followed her from afar but lately she’s been showing up in my feed a lot - I’m still old school and scroll FB but I’m sure you have noticed I’ve been trying to build my social presence and have a focus on Instagram - so I was searching for Paige Williams on IG and as I looked at her feed in November I found a post she made about showing up as you - unapologetically. Stop - I know some believe in numbers and their meanings and I don’t believe in coincidences - maybe the whole world is talking about this and I just live under a rock but I believe that there is some confirmation out there we should be talking about it too. I’m certain there needs to be a focus on confidence, comparison, and competition but today we will just focus on a small portion of confidence and that’s showing up as you! The best version of you! The unapologetic version of YOU! And let’s clarify one thing right now - this isn’t the free pass to be mean, say ugly things, or just do things the way want to do them. As leaders we don’t that opportunity - we will mess up or make mistakes and that’s okay but we don’t get to be ugly. If we are I guess that just means we aren’t leaders. What it does mean is we get to lead and guide our teams in our own way. It means we get to be ourselves and not show up like someone else just because we think they are cool. It means if you love bellbottoms you wear them to your show and bring them back in a big way.
It means leaving a coaching job to pursue a passion to coach people. It means being confident to say this is my organization or my event that will be hosted at The Graduate or Lynn Haven Methodist church. I am not sure how we got so disconnected or scared to say that something is ours. When we do that it doesn’t mean we didn’t have a team helping get the work done but most likely you put that dream team together. We have to stop giving up our power.
At the end of the day it is sometimes scary to stand out and just be you but my recent take away is that it feels a lot better to be me vs. trying to act like someone I admire. I say it a lot to my coach - y’all she’s super cool with a faux hawk and this amazing hype girl that can dance. If I showed up as her you all would be like what just happened. Listen it’s her gift and how she connects. It’s how she encourages people especially women. She’s put in the work and now she can share with others and help guide them. We might have similar gifts of encouragement but we show up a lot different. But hear this we SHO

I’ve had the pleasure of working with her the last 6.5 years and now she has come on board as the South Carolina and Asheville asset manager for Woodfield and will be working with me at Streamline Multifamily Group as well. We are going to tracking her journey from RPM to asset manager over the next several months and I hope will join us as we discuss the highs and lows. Hello friends it’s me Leslie Mathis with the Multifamily Streamlined podcast. Still on the struggle bus over here and sliding in sideways but I am determined to get this podcast out. I guess if I am being transparent it’s definitely not my best work lately but I know if I keep showing up it will get better so don’t give up on me. I swear I will find a groove again. I’m certain the interviews will help too. I was determined to corner my dad this week but some how time got away from me. That kid has had a pretty cool career especially in the military and is a born mover and shaker. While not in our industry but just seems like he might have some great Easter eggs to share. We shall see but he’s also a wild card with perhaps some surprises. Haha
Anyways it’s been a minute since we talked about customer service and since we are seeing some softness in the market not to mention a recent incident shared with me it seemed like a good topic to discuss again. If the market is headed where some say it is - customer service is going to be our game changer. It seems to be the thing that has been lacking lately because times were good but I warned all of you that it wouldn’t last forever and we couldn’t lose our the art of customer service.
Over the weekend I had a family friend call with an apartment issue. Y’all it happens all the time but I do always try to help. The short version was their family member was in a new construction deal and had several issues with minimal communication and no resolution. I get it - that happens but not cool. That ’s when people get MAD. See when we over communicate and at least provide a small amount of value we can appease them until we get the situation figured out. When we constantly tell them that corporate will handle or even worse - SORRY THAT'S OUR POLICY. What? Y’all that fuels fires. I mean big scary fires. There is not a phrase that sets people off worse than that’s our policy. Listen I don’t give a darn about your policy I care about my situation. Trust me that’s how they feel… I get it - they might be unreasonable - it might be out of our control - we might be at the mercy of the vendor but that’s not their problem it’s ours. So what can we do?

Hello friends it’s me Leslie Mathis with the Multifamily Streamlined podcast. Y’all I was doing so good and haven’t missed a Tuesday in so long. Honestly since I recommitted to making the podcast a priority. Now I’m not saying i haven’t coming in sliding sideways late on a Tuesday evening but I made it. Pretty or not - it was posted. Ugh the week just got a little sideways and I have to be honest I was really struggling with what I was going to share this week especially up against the deadline. Often when that happens it’s like writers block. Well we were at the beach and there was plenty of creativity there. So you are getting two thoughts today for one. First one - I was drinking out of a yeti highball and thought I wonder if people think I am drinking booze early in the morning. I’m super boring and it was just Diet Dr. Pepper but it dawned on me that when I see people drinking out of a yeti honestly in most settings I assume there is alcohol in their cup especially around water. Tell me you make the same assumption at the beach or lake! :) For whatever reason I reflected on that assumption for a minute… honestly I don’t care about the alcohol and what people think I am drinking. I’m the girl that cracks a can on a conference call and couldn’t careless if they think I’m drinking a beer at 4:00 or 10:00 for that matter but anyways… you know that old saying about assuming it makes an ass out of you and me… What is the thing you are assuming at work?
Are you assuming you are next in line for the big promotion?
Are you assuming your maintenance tech is just late for work because he can’t get up in the morning?
Are you assuming your assistant is handling all the reporting?

Make decisions based on what others want. Don’t die on the hill of the carpet color. The pew vs. padded chairs. Who are you trying to reach. It’s not about us.
Have you ever asked yourself that question?
Have you ever taken the time to sort that out? I would suggest if there is a common theme in what annoys you or no one that can make you happy you might need a little self reflection.
Sometimes can our expectations be too high? Is that the problem. No one is perfect including ME or YOU!
I’ve recently hit a spell of frustrations and with no clear path of how to solve. There was no one person, one thing, one day of the week but what I did quickly realize was I definitely could be considered the common thread. While I understand things just can’t be perfect I tend to get frustrated when things don’t go right not as planned but right. Communication seems to be the underlying thing for me - years ago I learned that people and communication are key. Everything else can be fixed. No matter the situation if you have the right people in place, rowing in the same direction, and communicating properly the world can be conquered...

Hello apartment friends - it’s me Leslie Mathis with the Multifamily Streamlined Podcast. I know it’s been a minute or two but thanks for joining me back here. Great news I have two awesome interviews that will be released over the next four weeks. I can’t promise any consistency but I’m trying to get my mojo back.
So it’s been on my mind for a while that we need a mid-year check in but as you can see I missed that deadline by a long shot. Oh well we are still calling it a mid-year check in. I realized it when most of my managers were headed off to budget camp in July and then again when my attorney said he was headed off on vacation to clear his mind and prep for a big second half of the year. Maybe we all need to do that - some type of retreat to reset the button for the rest of the year. Subconsciously I think I did that in July - we had the most fun - week after week I would just pass through the house to exchange dirty clothes for clean ones. My kids even did it and thought that it was the funniest thing. One trip to the next - people around thought we were crazy but to us it felt like we were living our best life. See I hate when summer ends and my kids go back to school. Sure there is a quieter house and now living on the lake it eases the pain a bit but dang I love seeing their faces all day and the opportunity to eat lunch with them or watch them on the lake from my office window. My mommy heart hurts when all that goes away. So that’s where were we are - back in school and now ready to crush the rest of the year with intention.
As I was thinking through getting this written and launched out to the apartment world I realized the message was kind of all around me. And then someone shared with me it was time to get “UNSTUCK” - see that’s where I have been sitting - Stuck/Stagnant. Living on the hamster wheel practicing the art of insanity. I think I was getting real good at it until Craig Carter snapped me out of it. (That’s my pastor…) See we all need to have someone speak truth into our lives. Often in our industry we are around a lot of people that love us but they are scared to speak with us honestly - even out of love. We need people to challenge us and push us to grow...

If you aren’t familiar with J.K. Rowling’s story, I encourage you to read up on it. She went from flat broke to a billionaire by way of her success with Harry Potter. It is incredible how many people who reach her same level of success have a similar story. The common thread in all of their tales is that they were willing to take a chance and kept showing up no matter how hard it got.

So… I know we have talked about this before… Most of us live and die by or calendar. But now rethinking it, maybe we should say we are held captive by our calendar.
What is that task you aren’t doing? Is it on your calendar? Should it be on your calendar?
Maybe some will say this isn’t really an art but I think it might be. And maybe it isn’t an art but rather a practice of intentionality.

First let me say THANK YOU for sticking with over last year even they I haven’t posted in months. On the next episode I will tell you what I have been up to but for now please know it means a lot to me that you have still been listening and sharing the episodes that have been posted. So back at it - Y’all I love the word CHURN - that is what we are doing when we don’t create enough of an experience to keep the resident with us longer than their first lease term. Listen don’t get all technical on me I know that some of you are in military markets and some of you want to hold on to that air quotes - everyone is buying a home - and yes I completely understand what is going on in the market with home sales and purchases. But as usual I ask you to hear me out.
Perhaps this episode will be surprise and disappoint but a few months ago I had a conversation with someone I don’t know well and they stumbled upon this podcast. They shared with me how much they loved it and I wasn’t sure how sincere that really was but the conversation continued. It was what I needed to hear that week and my take away was a good one… these are things most of us know but we need confirmation or to hear it from a source that has a different perspective or that is not as close to our situation. See it enforces what you already know or feel in your gut. Probably the best compliment I have received came from this person - they told me they were trying to finagle a way for their 17 year old daughter to listen to the podcast for those reasons just mentioned. As a mom of a teenager that really pulled at my heartstrings. My goal for this podcast and honestly any of my speaking engagements is to be a resource. I never want to tell you what you are doing wrong, I want you to learn from my journey and hopefully save you a few missteps along the way. I also want to share my perspective from the ownership side to help you hone your skills as an operator. I want you to see the ownership perspective which will ultimately provide a focus on increasing the value of the asset. No matter the length of the hold ALL owners goals are the same - to maximize the value of the asset. Some of us just have longer to do so than others.
Hello apartment me friends it me Leslie Mathis with the Multifamily Streamlined podcast. As promised today we are going to focus on making the right hiring decisions. Holy smokes what does that mean? Do we even have enough time to unpack that? I’m not sure but lets give it a try.
For this episode our focus will be how do we recruit talent, build a team that works as a team and how to pivot quickly when things aren’t working.
I want to share a little snip-it from some recent soul searching. While this won’t come as a surprise for most of you - for me it is ALWAYS going to be about people. I mean ALWAYS - I can’t think of a scenario that wouldn’t ring true for me. While I won’t fall on my sword for my absence nor will I promise to be here every Tuesday I know this experience needed to happen before I could share my next two part series. It has been a good reminder of what pivot really means. If you set goals and life changes you might need to readjust those goals so you are not living a life of disappointment.
Recently I was reminded of a hard lesson and thought it was worth sharing. Perhaps I can save someone pain and maybe embarrassment perhaps better explained as self disappointment. There are ALWAYS going to be things we do not like doing. And those tasks are the ones that we typically put off to the last minute which creates stress and unwelcomed drama. At least for me. I often say that I create my own drama and it all stems from procrastination. I guess the first step is always acknowledging the issue. I bet you all can relate and think of some examples.
For the first time ever I have added layers to my word of the year. As I plan for 2021 and the future as outlined in my goals I knew this would be the FOUNDATION for things to come and it would come with sacrifice and from that my two additional words were formed to help me stay focused on my word of the year. Because this year is more strategic than ever for me personally and professionally again for ME it was important to add these two additional components. I am sure they could have been taken in several different directions but this is where I landed and in navigating the first 3 weeks of 2021 I am more confident than ever these were the right choices for me. PLAN is my overarching them for 2021 and as I navigate I will remind myself that I am building the foundation for all things to come and while this will not be easy it will be worth it and the sacrifice will pay off in the long run.
To outline a step by step process for you have never done a word of the year before:
Start by outlining specific goals you have for the year. The big goals - start with 3 to 5 so you can really focus on those otherwise it could really become more of a to do list versus a strategy for the year. We want to be strategic and not a list checker.
Next you are going to take those 3 to 5 big goals and under each add 3 to 5 additional steps that are going to be actions to achieve those goals.
Once those two steps are completed I reflect on the goals to determine my overarching theme - MY WORD - MY FOCUS that is going to be my word to achieve the strategy as outlined.
Good things are coming

What if that was our mantra for 2021? I often hear the hardest winter brings the most beautiful spring. Or the peace that comes after a storm. While 2020 might not be the year we hoped that doesn’t mean we can’t excel in 2021.
I believe this so much that I even have the t-shirt to prove it. :)
No More Excuses December 29th Episode 15
We talked about this during the episode of ‘There’s no Perfect Day to Start’ but it is time to get out of our own way. No more excuses. Buckle up and let’s do this. We are 3 days from the new year and as much I would love to say when the clock strikes midnight all of the challenges of 2020 will go away we probably all know that it is not the reality.
Maybe you are tired of me talking about this podcast or what I consider failure when it comes to goals I set for this year but I do think it is such a good example. My goal was to release 2 episodes each month which would be 24 for the year. Well today is the last episode of the year and it is number 15. I missed what some would consider a pretty simple goal by 9 podcast which truly feels like a lot. But the real thing you need to hear that I really had 9 MILLION excuses as why I couldn’t get those done this year:
The Pandemic
Children Virtual Learning
Summer at my parents and there was no quiet time
My husband working from home early in the pandemic
The Kids messing with the dog
No creative juices flowing
Professional Survival Mode
But at the end of the day - you guessed it, those were just excuses. I could have found time to do it - I could have gotten up earlier - I could have followed my own advice and turned off my email - and I could continue to beat myself up over it but I’m letting go and moving forward. For me that was settling on shorter podcast to get them released but hopefully with content that would be worth your 5 to 13 minutes. With commute times down the thought was at least you could take a 5 or 10 minute break and listen to one or maybe your commute now is only 20 minutes you could still listen to two at the end of the week as you decompress and maybe even while you are getting ready in the morning and it would still allow time for something else.
Let me ask you this - what is the excuse that is holding you back? If you can identify that you can begin to overcome it.

So off to part 3 - You can’t finish what you do not start. You guys let me say that again! You can’t finish what you DO NOT start!!! WOW! We probably can all agree starting is the hardest part. But we have discussed it so much lately - any step forward is a step forward. Even if you can only give it 5 minutes today and another 10 tomorrow YOU HAVE TO START NOW. The worst thing would be for you to be mad at yourself because you never started. That is definitely worse than failing! At least with failing you gave it a whirl and no matter what I promise you learned something even if it didn’t go as planned.

More times than not you self sabotage yourself until Monday gets here making getting started that much harder. You’ve heard the saying theres no time like the present or today is just as good as any. Well I believe all of that to be true so lets just get started. If you don’t think you can dedicate the time to complete the full plan or even get started let me tell you just putting 1 minute towards getting started is getting started.

It’s time we discuss how to prep for a call. I have a belief that it is not a call unless you provide an agenda. Have you been on one of those calls that goes rouge and last way longer than it should? YES, we all have and I bet if you look back there wasn’t an agenda for the call so it got off track and sideways. This can be prevented! Save yourself some time and look like the rockstar - create an agenda.
I’m not a big fan of living the “what if” scenario but I think for so long that had a negative connotation for me but I have found myself saying that so much lately to my teams. What if we did this or what if we looked at it this way? My “what if” has changed to a positive. Not a living in a missed opportunity role but a new perspective in an effort to put our best foot forward and deliver beyond expected results.
As we continue to navigate our ever changing space, our calendar year is coming to an end, and are bombarded with nine million calls and 54 Zoom meetings; have you ever thought what you would do if you didn’t have a MUTE button? Maybe more than ever you are relying on that sweet little magic button, that provides privacy, from the reality you are living and the actual call you are trying to participate in. As I thought through the chaos that has become every day life, I wondered - what if we lived every day as if we didn’t have a mute button? What if our natural filter needed to be stronger because we could no longer say the things we wanted to say because their is NO MUTE BUTTON. How would this impact the way we approach customer service, What would this mean for our team building, resident retention, and overall onsite operations?
Here is the big question - What are you doing now to prepare for 2021? This weekend I am having a planning retreat to outline the next year, set goals, and put new initiatives in place for 2021. In the coming weeks I will reflect on 2020, review my goals, and set new ones for my asset manager position at Woodfield but for now the focus is a 2021 strategic plan for Streamline. It is important to me to plan for next year for both of my roles. No longer are the days where we can wait around and see what comes our way. If nothing else 2020 has taught us that and Just because it was a dumpster fire for some of us or because it brought new challenges we never faced before doesn’t mean we just give up now or throw our best practices away. If some of your best practices have been thrown out the window maybe you don’t have time to chase those papers down however we can set new ones for 2021. And listen just because 2020 is almost over doesn’t mean you can’t find a few wins before it ends. :)
If we once thought our first impression was the moment someone drove onto our site or walked through the front door we might want to re-think that. Perhaps over the last few years things have shifted and our website was our first impression and how quickly someone got a response to an email request for information. We have really upped our game on the digital front and that is great but perhaps there is a forgotten skill. I often see shops where our team members do amazing on the in person tour but typically the phone portion does not align with the same type of scoring or feed back. Today our phones seem to be ringing off the hook and perhaps that is pandemic related - maybe everyone has email and Zoom fatigue but that leaves us with needing to sharpening our phone skill tactics. Some how we need to instill in our teams that this too is part of the first impression of the property. While it is most likely the second or third contact they have with us it is all going in that tally of how we are comparing to our comps.
What will our take away be from the last 30 days working under new conditions? How will we adjust our schedules moving forward? What tasks will we complete during this time that have lingered on our to do list? Today I do not have the answers but we definitely need to start asking the questions.

As our industry has grown abundantly the last few years - markets booming with new supply - value add projects underway - large cap ex projects - properties sold and/or transitioned to new management companies it is really easy to lose focus. It is often easy to just use our annual budget as our report card or goal setting board, but what would 2020 look like if you took it a step further?
