Social mobility is a measure of movement of people within a country’s socio-economic status. It’s an expression of how easy or difficult it is for one to move up (or down) a social class.
That’s why there are sayings like “go to college, get a ‘real’ job,” and “you should be a doctor or lawyer.”
When we look at the laws and regulations built in the US, there is an obvious predisposition against those who do not have money. The law assumes that if you have money, you must be smart. And if you don’t have money, you must be stupid - this is not always the case. But this is what’s inherently taught.

A common misconception of the “Rich” is that they are all CEOs of huge companies that seem to have an infinite supply of money. But that’s not necessarily true - the “Rich” aren’t always who you think. What about the doctor or the lawyer making six figures a year? What do they do with their money?

When I started investing, I felt like I could never get ahead. I was stuck in my job, I was on that grueling treadmill despite making well over six figures. Which begged the question, why am I stuck? We’re living in some pretty interesting times - inflation, rising interest rates, social and political friction, volatile markets here in the US and globally, all coming off the back end of a long economic cycle of nothing but massive prosperity.
What does this mean for our businesses and our investments? What should we be doing to help adjust for these rapidly changing times? What does the future look like? These are all great questions and one’s you should be asking.
Truth is, there will always be a storm. Today, tomorrow, you never know exactly when or how the storm will hit or how long it will last. Yes there are some indicators and things we can look out for, but all said and done, these macro level economic drivers are things we have absolutely no control over. Unfortunately so many investors and business owners have banked on these uncontrollable factors playing out. They banked on the market to make them, and that’s a massive risk. We’ve experienced a long run of nothing but sunshine and huge gains, we’re talking 10+ years. The owners and investors who have planned on nothing but sunshine will soon find out the hard way that the sun doesn’t always shine.
No matter what point we’re at in a cycle, no matter the business or the deal - I’m always planning for the storms and I’ll never expect the market to do anything. I want to have as much control over my wealth and financial freedom as possible. I’m sure you want the same thing.
Right now today, I’m buying more deals than I ever have and growing my business faster than I ever have and very little of my decision making has to do with the general markets or economy. A deal is always a deal. So today, I’m going to share with you exactly what I’m looking at, and how I’ve continued to invest, grow, and scale rain or shine.

Well if you’ve been paying attention to the economy at all… things look a bit… questionable let’s say. Inflation just keeps going up and up. Government spending keeps going up and up. Interest rates are going up and up in an ever weakening economy. Despite higher interest rates, housing prices have stayed higher than ever due to demand.
All said and done, and as you might imagine, this isn’t a great recipe. Even still, this should honestly be expected.
One of the huge problems we see over and over again in our economy is individuals, investors, firms, and so forth expecting only good times. This is especially the case for those who didn’t go through the Great Recession of 2008.
It can’t be stressed enough - we should ALWAYS be planning for the downturns, the dips, the recessions. None of us have a crystal ball, therefore, we should err on the side of caution and plan accordingly.
This is what I’m going to talk about on today’s podcast. I want to help share the things we all need to be thinking about when it comes to our personal finance and investments. I want to help ensure that you have the insights to help you make the best financial and business decisions you can. You can’t bank on sunshine and rainbows. As a young adult Rich was diagnosed with terminal melanoma and given just 6 months to live. Having a wife and kids, this immediately kickstarted the very real need to ensure their families future without Rich - as tough as that idea was.
So what did they do? Through a series of events, they turned to real estate to secure that future.
Thankfully Rich had actually been misdiagnosed and 20+ years later, him and his wife Kathy have built a real estate empire, not only for themselves but for over 60,000 members of their group Real Wealth.

Of course we dive into Kris’s incredible story, but we also dive into the principles that Kris has applied to living his life - principles that have allowed him to grow, to succeed, to find fulfillment, and that have provided him with the ability to take control of his life in every aspect that he can control. He also talks about the key tenants to becoming hard to kill - a motto he lives his life by.

I’m going to share a bit about my journey on today’s podcast and how different the landscape and the opportunity is today than it was years ago when I got started. In some ways, there is immeasurably more opportunity and in some ways, there’s less. But the fact remains, opportunity exists to create incredible businesses, with incredible cash flow, so that you can live an incredible life.
This opportunity of timing, growth, and cashflow was one my partners and I identified in self storage and to say it’s paid off is an absolute understatement.

No matter what endeavor we set out on, no matter what direction we want to go in life, no matter what we do there will always be unknowns. Sometimes we like to fool ourselves into thinking that we have something 100% figured out, that our path forward is totally linear. This is almost never the case.
Life has a great way of reminding us every now and then about how much control we don’t have. Shoot, take me for example! I was doing great in the insurance world, bought a brokerage because I was going to crush it, and that totally fell apart. I recovered from that, began pouring capital into self storage, was totally crushing it, and then WHAM… I win the lottery and end up with GBS, on life support, and have to learn how to eat, and walk all over again.
Bottom line? We never truly know what’s waiting for us around the bend. This can sound kind of blue and pretty hopeless right? Well, there’s a few things we can do to build a shield for us and our families to help weather these unknowns when they strike. Yes, you still get hit, but you have at least some barrier, some protection against what could have been a killing blow.
This shield is exactly what we’re talking about in today’s podcast. How exactly do we deal with and move forward with these looming unknowns?

There’s something I hear quite a bit and I heard it more when I first started doing all this content and sharing my business and self storage investing “secrets” with the world. You guys and even friends have asked me, “AJ, why are you sharing all this information with everyone?” Or “Why are you doing all this work on content?” Well let me break it down for you.
The truth is - me sharing this information doesn’t hurt me, doesn’t hurt my businesses, the self storage industry, and it certainly doesn’t hurt those looking to learn more about business or investing. Yes you could try and make the argument that I’m creating more competition… you could TRY, but you’d be wrong.
Sharing this information actually accomplishes the complete opposite - it helps me, it helps the industries I'm in, and of course, it helps you. And it DOESN’T create more competition. Just think about this - because of these podcasts, videos, live events and so on that I’ve created and hosted, how many deals have been done? How many friends have been made? How many legacies have been started? How much freedom has someone been able to inject into their lives? It’s not even calculable, but just from the stories I’ve heard and even know about… the impact has been massive and it’s been staggering.
In today’s podcast I’m going to dive into all of this. I’m going to share why it’s been so important for me to build these brands, this content, and this legacy. I’m going to share what we do, how we do it, and why fundamentals are great but learning the actionable steps to those fundamentals is SO much better. We’re going to talk frameworks, building business, and sharing that journey with the world.

I am totally re-creating this podcast, and re-launching what used to be the Cashflow 2 Freedom YouTube Channel, and will be branding it as the AJ Osborne YouTube Channel. Now you might wondering… why is AJ doing this?
Well, that’s exactly what I’m going to talk about in today’s episode.

Yes, you read the title here correctly. For those of you who haven’t heard my story - several years ago I went from totally healthy and normal, to in just a matter of hours, becoming completely and totally paralyzed because of a rare autoimmune disorder called Guillain-Barré syndrome.
In a single immediate moment my life and my family’s lives were turned upside down. At first no one even knew what I had. The doctors couldn’t figure it out and even sent me home. Only for me to return to the hospital as paralysis began to take hold. It was terrifying and uncertain times, but this was just the beginning.

The fact is - risk cannot ever be totally eliminated. We can only control so much. So then, how do we effectively manage risk?
These are great questions and ideas, and this is exactly what we’re diving into on today’s podcast. I break risk down into three pillars and we expand from there.
The keys here - we should understand risk and know not only how to face it, but how to deal with and manage risk productively. We’ll never get away from risk completely and have to learn how to thrive in the uncertainty.

Debt - there are very few subjects that have gotten as bad a wrap as debt has. Don’t get me wrong, debt when you don’t understand it… can be downright deadly. But debt used as a rocket fuel for generating wealth and income… that’s when debt becomes a massive force of leverage.
But how? How can taking on debt ever be a good thing? Isn’t buying all cash a better way to go? Isn’t paying off a loan as quickly as possible the best course of action? Yes and no, just like the above gives hint to - it depends on what kind of debt we’re talking about.
Let’s clear this up once and for all - not all debt is BAD and not all debt is created equal. We have two kinds of debt - consumer debt (which is generally bad and that you should try to avoid). And then we have revenue producing debt (which is the sweet nectar of the gods for investors).
This is just the tip of the iceberg and I couldn’t be more excited to help shed some light on this subject because I see it and hear it every single day. I hope this helps you more fully understand the different types of debt, when you should and SHOULDN’T be afraid of debt, and when you can use it effectively to help grow your wealth.
Outside of that, I give a bit of economic back story in regard to capital, the different types of markets, economic cycles, and more to really take a deep dive on the subject.

So… if you’ve been online or to your local hardware or lumber store, you might have noticed something - the price of lumber (and materials in general) has skyrocketed. Honestly, saying the cost of lumber has “skyrocketed” even seems like an understatement.
This is why I’m having my great friend and our head of acquisitions here at Cedar Creek Wealth, Brain Mullally on the podcast today to talk everything lumber.

Jim had originally been working in sales… he couldn’t stand it, didn’t think he was good at it, and ultimately decided he had to move on. This led him to be unemployed for about an 8 month period of time, which brought to light his own financial situation and stresses that he himself began to feel about money. If you follow me on social media you may have noticed these past couple weeks, I’ve been posting quite a bit on the current economic events happening here in our country. What we’re seeing is honestly unprecedented and in our country’s history we haven’t seen or experienced quite what we are today. That said, I’ve been thinking, and reading about this… A LOT… and I have some things to share that I think can shed some light.
The fact is, we’re seeing massive government intervention. This is diluting the economic fundamentals of this country and the very systems we run on. Don’t get me wrong, there’s a huge importance that needs to be placed on monetary policy and reasonable inflation is actually a good thing (more on this in the podcast). What causes issues is when the very systems we’ve created to help our economy actually end up being used in such a way that actually start to hurt our economy.
I today’s podcast I break everything down. I talk about the good and bad regarding inflation, supply and demand in the market place and its relation to the value of the USD, examples from the past that we can learn from and apply today, the fundamentals of value creation, and the importance of truly understanding value. These are all great topics to discuss, but most importantly, I propose the one question we all need to be asking, when the right time is to buy assets, and how all these subjects are connected and are working together like a large spider web, and also how all of this ties into the very reason that I started my holdings company and structured my investing the way that I have.
I don’t have all the answers and I’m not going to pretend like I do. I do however believe that the more of us that truly understand our economy and the drivers affecting that economy, the better off the world will be. And honestly… I can nerd out on this stuff all day lol.

Tom wasn’t always in the financial industry. He actually worked an exciting job in the music industry for 29 incredible years as a producer and mix engineer. Due to partial hearing loss, Tom unfortunately had to exit the music industry. But he didn’t stop there.
Tom had always been passionate and interested in the wealth building process and finance. This being the case, Tom decided to go back to school and is now a financial consultant for clients across the country. But what is Tom doing in the world of finance and investing that sets him and his clients apart?
Before we get to that - have you ever wondered how banks use the money that you give to them? No, it’s not just sitting in a vault. When you deposit that money into your accounts at your bank, they immediately turn around and leverage (or lend) that money to borrowers at an insane ratio of 10 to 1. This means that after banks build up and meet their required reserve amount, or the amount of cash they are required to have on hand, the banks start lending YOUR money at that 10 to 1 ratio and earning interest. So for every dollar they hold, they leverage ten, and make money using YOUR money. This process is what we’ve come to call fractional banking.
Banks sure do have a great set up right!? But what if you could actually operate just like the banks? What if you could become your own bank?
Well you can.
This is what Tom is here to share with us today. He’s going to dive into his bullet proof wealth building strategy where he shares with us exactly how we can start operating and building wealth just like a bank. We talk about the tools to leverage and deploy to get you there and this amazing process of taking control of your money and not giving it to a bank. We also dive more into this concept of fractional lending or banking, infinite banking or sound money theory, inflation and deflation, and more.

Lane began like most of us do - he had a secure job working as a railroad engineer, he had a house, he was building his life. Being gone so much for work though, Lane decided to start renting out his house. One thing after another happened and before he knew it, he had 11 single family doors across the country. The thing was, once Lane realized the power that real estate had and the future that it could offer him, he decided investing in real estate was going to provide a much more rewarding and enjoyable future.
After dabbling in single family for a while, Lane realized how management intensive single family was, and how much more difficult it would be if he were to scale simply in the single family home asset class. This was even the case if he continued buying turn key investments (more on this in the episode).
Enter diversification and scaling both horizontally and vertically. This is exactly what Lane did. Now, Lane syndicates multifamily deals.
We talk about scaling, choosing the right investment strategy, the exact metric he uses to analyze a market for multifamily. We talk development, how to maximize cashflow while being able to leverage your property and what his ideal loan to value ratio is. I’ve talked about it a couple times to give you a heads up, but as of an episode or so ago, it’s official. The podcast, my website, everything, has been transitioned to this new AJ Osborne brand.
Today, I wanted to share with you why I went in this direction and wanted to do this re-brand. I also share why I started Cashflow 2 Freedom initially and how the idea came to mind when I was in the hospital on Christmas morning paralyzed. Speaking of which, I give you all some back story as to who I am, where I’ve come from, what I’m doing and so on. Well everybody, it’s been quite the crazy year for a lot of us. In one way or another we’ve all been affected by these global, national, and local events that have had massive impacts. There’s been a lot of uncertainty and discourse as a result of these events. Rightly so, we all have questions and concerns and a lot of us are looking for direction.
What does all this mean for the long term? How about the short term? Where do we invest? How do we invest? Where do we put our money? What will be the effects of the stimulus being injected into the economy?
These are just a few of the questions I’ve seen coming up over the past several weeks and today’s podcast is going to cover each and every one of these topics.
Something we absolutely need to do is take a long look at where we’ve been and get a really good idea of where we’re going. We need to look at the past to gauge and plan for the future. There are some major social and economic lessons we need to study and learn from our history books. So many of the same or similar events play themselves out over and over again throughout history, we simply need to take note and do what we can to prepare or even totally avoid our social and economic mistakes of the past.
So much of this is exactly why I’ve chosen to invest in real cashflowing assets. I’m going to talk about the importance of cashflowing assets, the perks, understanding risk, and more. At the end of the day, we shouldn’t be asking where to put our money, we should be asking what kind of a strategy can we build where we can control our money and thus, know exactly where to put it and when.
All said and done, I think we have an amazing future ahead, but it’ll take work and smart decision making done with a heavy emphasis on the long term.

We hear it seriously ALL the time from people that we should “hustle”, that they’re their “hustlers”, and so on and so forth. Working hard is great and it’s absolutely necessary to truly build something big.
There’s a major problem with being a hustler though…
I know, I know, you’re saying, “AJ… you just told me that working hard was good!?” Let me explain - there is a vast difference between “hustling” and building a business and being a businessman/women.
This difference is what we’re going to dive into on today’s episode. You need to identify whether or not you’re building a business, or if you’re merely hustling to get by. I’m happy to break it to you - hustling is not a system and you’ll never reach your businesses true potential by hustling.
If you’re hustling, you need to start planning and building systems in your business that will allow you to start working ON and not IN the business. As business owners we need scalable, repeatable systems to grow for the decades to come. We need a long term plan, not a “I’m going to hustle harder this week and get back to where I was a couple weeks ago… again…”.
I don’t know, maybe there are people out there who want to stay in “hustle” mode forever. If you do, great. But if you really want to build an empire, then listen in and learn what you need to start doing to get to the next level. Well the climate out there in regard to politics has been pretty interesting these past few months and especially these past few weeks to say the least. That said, I’m not even going to attempt to dive in and put that dumpster fire out. Instead, we’re going to do something a bit different.
Yes, today’s podcast is based around politics, the elections, and what my thoughts are regarding the whole thing. If there was one thing though that I could ensure you took away from this podcast, it would be this - don’t lose focus of the big picture and get caught up thinking in the short term, thinking that your future is dictated by anyone but yourself. Buying into hype can cost us valuable time, opportunity, and resources, some we may never get back. We have to stay on track and on course no matter what the climate brings.
I wanted to highlight in today’s episode my position as a business owner and investor in these highly politicized and politically charged times. There are fundamental principles that we cannot allow ourselves to stray away from in our long term business, investment, and financial goals. As you know, we’re in it for the long game, for the marathon. Not only that, times like these are ripe with opportunity. Trust me, my team and I have been more busy these past few weeks with numerous opportunities that we can hardly keep up with them all.
How? Because we’re focused. We’re focused, we know what we want, and we’re out there getting it. I hope you are too!

Today is kind of an impromptu episode that we wanted to get out and share with you guys. It was a late evening at the office and we had some discussions come up that we had to be sure to share.
To kick the podcast off, Roc gives you all an update on one of our most recent projects… the old Idaho Statesman building located here in Boise Idaho. For those of you that don’t know, the Idaho Statesman was a news paper company here in the Boise area. As you all absolutely DO know… the news paper business hasn’t been doing well, which is why the building was up for sale.
Roc shares with you guys how he identified the building initially, his discussions with the broker, how we evaluated the value of the building, and why this was such a great property to move on. Mind you - we started looking at this building and got it under contract in the height of COVID 19 (April 2020 timeframe). There was a ton of uncertainty and fear, and things were a bit chaotic. Even still, we maintained our cool, kept our wits about us, stuck to our investment criteria, and just as planned, this purchase will absolutely be a great move for us.
Outside of that, Roc also shares some key insights into one of our online businesses. This is a business that we purchased for around $250k, the company just months later is now worth over $1Million.
Roc shares how he identified this online business, how increased revenue by double and the profit by triple, and what the plans are for the company moving forward.
The basis of our discussion today really touches on our core strategy of everything we do - value add. This is a strategy that can be applied to any industry, product, service, you name it. You just have to be able to identify the value drivers and be able to leverage those drivers to deploy and extract the utmost value. Simply put - bring value better. Find and fill people’s actual needs.
Lastly, as it was election night when we recorded this episode, we talk briefly about the election and what it means for us as business owners, entrepreneurs, and citizens of the United States.

Let me paint a picture for you real quick - there’s a huge train barreling down the tracks, speeding on to its next destination. Every now and again the train will slow for a corner in the tracks or it could be climbing a mountain. No matter where the train is at on its journey, it has and maintains momentum, always driving towards its final destination.
Let’s say you want to go where this train is heading, do you get on, or do you stand there at the station watching the train build its momentum as it speeds off without you? Yeah, there maybe a train you can get on later to reach the same destination, but you missed reaching that destination sooner.

Today I wanted to give those who are starting out a view behind the veil. There’s a huge misconception that successful business owners and investors know everything about their chosen professions. Yes of course, they know a lot and they absolutely have to in order to realize the level of success that they enjoy. However, they don’t know everything and they certainly didn’t know everything starting out.
All too often we get caught up with this idea - as we start out, we have a ton of questions. We don’t know how so much of the front end or back end of the business (or both) work and operate. We don’t know how to plan for the future, to market, to develop ideas, to build industry infrastructure, and so on. Unfortunately, this lack of knowledge and understanding leaves a lot of people out there at square one. But you have to remember, everyone starts at square one.
Don’t pass up your goals because you get caught in the mindset of, “If only I knew exactly how to get to x, y, z… THEN I could do what I want. But I can’t.”
Learning and solving problems is the heart of entrepreneurship. It’s ok if you don’t know everything, we simply have to learn, solve problems, and drive forward. We have to create our success. Of course you won’t know everything, especially starting out. You won’t know everything when you’ve been in the industry for decades. The world changes, business is dynamic and ever changing, and you’ll always have to learn, grow, and adapt.

Raised in a blue collar family in Michigan, Mike started out like a lot of us do - he found a job, expected to work there forever, and would retire some day… maybe. But, like a lot us again, Mike realized that the career path wasn’t built for him, his life, or his goals.
Mike began looking at investment vehicles so he could rid himself of the 9-5 career life, and he ultimately settled on real estate. He began flipping and wholesaling properties which has led to his massive successes in real estate today.
But he soon found that there was one problem as he kept doing more and more deals… there was only one of him. That led Mike to begin thinking about how he could remove himself from the day to day operations and start working on the business and not in the business.
This is a topic we spend a lot of time on today - we go over hiring, building teams, when and who to hire, hiring for the jobs you don’t do well at and focusing your energy and resources on what will truly move the needle for you and your company. Today’s episode comes from a question I received at one of my speaking engagements. The question was - “Do you still invest in America?” The root of this question was in other words - do you still invest in the US economy and do you still invest in the US Dollar?
There are a multitude of factors affecting economies and values of currency. These effects don’t take place overnight and they often don’t stay for the long term. HIstory has positioned the US Dollar in a very advantageous place - I’m talking about the US Dollar being the reserve currency of a number of countries around the world. The US Dollar has also been used for currency swaps to help countries around the world to stabilize their currencies and economies.
These network effects, if you will of the US Dollar, are incredibly important factors to keep in mind when considering the value and stability of the US Dollar over the long term.
I dive into this network effect and these factors in today’s episode and how they work together to help give you an idea of where the US Dollar has been, and where it is today, and also my thoughts about the future of the US and global economies in relation to currencies.

Most of us react to pain by simply wanting to avoid it. We do this consciously and subconsciously. The issue with the avoidance of pain is that it simply doesn’t work. Pain is a part of life, it’s a part of growth, it’s what you might even call a super power. Once we learn to embrace this superpower, there’s truly no stopping us. Whether the pain is physical or psychological, we can and absolutely have to overcome it and use it to our advantage.
As most of you know, I’ve experienced my fair share of pain through both business and my experience with Guillian Barre. I wanted to share my perspectives on pain through these obstacles that we often face in life and how to push through to the other side.
Facing pain, no matter what form it presents itself to you in, is easier said than done. Just know that if something is difficult, the outcome has a huge potential to be incredible. So no matter where you’re at right now, if you’re in pain of any kind, know that it won’t last forever and that you can achieve relief from simply doing, from simply moving forward.

Today I have the pleasure of sitting down with my long time friend Dan Rockrohr. Dan owns and operates a bar here in Boise Idaho. One of the major issues going on right now across our country is COVID. COVID has impacted many businesses and economies, but it’s hit the hospitality industry harder than most. That’s why I wanted to bring Dan in today - to talk about what he’s experienced, what he’s seeing, and what the plans are looking like for the future.
We dive into issues today that so many other business owners are having to tackle and overcome. We also share the measures that Dan and other businesses have taken to try and work with the local governments as opposed to working against them, all in an effort to begin moving things forward. So many businesses have and will go under due to the current events we’ve experienced.
There’s also the glaring issue of the COVID pandemic being politicized and exploited. There are cleary a number double standards that business owners have experienced when they’ve been shut down, classified as non-essential, and so forth. All the while, larger corporate companies operating in similar fashions are allowed to keep their doors open, are classified as essential, and simply follow the guidelines put into place.
Speaking to this, we also dive into the importance of diversifying you businesses and/or sources of income. You never know when something like COVID will happen and being divers across your holdings will help to ensure that you don’t lose everything you’ve worked so hard to build.

Today we’re diving into just how he’s built this incredible legacy and what his plans are to continue down this path of massive growth, challenge, opportunity, and value.
This episode is packed full of incredible insight through and through, but there were two major takeaways from this episode that can have a huge impact on your life. One - enjoying doing this that you’re not yet able to do. Enjoy learning, enjoy the growth, don’t think that because you can’t yet do something, that that is a barrier keeping you from obtaining your goals. Which takes us to the second takeaway - barriers equal opportunities. The epitome of an entrepreneur is someone who solves a problem, someone who provides a solution. Barriers offer that opportunity to develop solutions, they’re not mountains standing in our way, they’re literal road maps showing us where to go and all we have to do is follow them. As you’ll hear in today’s episode, Rob has done just that and built empires to address the barriers he’s faced.
One last thing I want to mention is this concept of taking massive accountability for yourself and your business. During this episode Rob mentioned that he has huge plans to further build out his company Flag nor Fail to take it to the next level, and he’s come to the conclusion that there’s something standing in his way from taking Flag nor Fail from a $10million company to a $100million company - himself. That right there should show you just how legit and down to earth Rob is.

We have Corona Virus, we have riots, we have protests, we have social media, we have politics… we have A LOT of noise. Unfortunately a lot of us like to seek out this noise as a distraction from our everyday lives. This noise can and often does negatively redirect our lives and our goals.
If we allow it, our thoughts and emotions can be hijacked by these external factors. Not only that, this can also lead to us continually wanting to escape our own reality instead of living it. This is where today’s episode comes in.
Today we wanted to talk through these external forces, these factors, and the effects they can have on us. We talk about the importance of self auditing our everyday lives to ensure we’re maximizing our time and resources and staying on track to achieve the goals we’ve set. We talk about the heard mentality and the awful side effects it can have in business and investing, fake perceptions versus reality, and simply facing truths.

Whether we like to admit it or not, understanding timing of opportunity is critical to our success or our failure.
We also touch base on being able to select the correct wealth vehicles to then be able to attain our visions of success. The path and the vehicle we choose, needs to align with the goal or vision that we’ve set for ourselves. This can be more tricky than it seems a lot of times and something we dissect in the episode as well.
It takes time, work, discipline and execution to get where we want to be. For most of you listening, that means being in control of your life and your finances, it means having financial freedom. It's an amazing process and one we’re excited to share with you.

Sean, who as working as an electrical engineer, decided that financial freedom sounded a lot better than being an employee. He began searching for a solution that would get him on the path to financial freedom and ultimately decided that real estate was the wealth vehicle he was going to drive. It was scalable, one could manage the risks, and there were deals to be had. After studying, going to real estate meet ups, and networking, Sean decided it was time to jump in.
Using his salary from his job, he began purchasing by and hold rental properties in Florida. Living in southern California though, investing out of state was a challenge in and of itself. Sean walks us through how he found deals across the United States in Florida, how he set up a team to be able to get these deals and manage the properties afterwards, and more.

Damion’s personal finance and investing journey started when he was in college. His college didn’t last long however, as he was kicked out for refusing to shut down a bookstore that he had started that was putting the campus bookstore out of business. Damion obviously didn’t stop there.
A huge topic of discussion throughout this podcast is taking action… massive action. Damion shares how he went from investing in one house, to investing in one hundred and fifty houses in three and a half years.
The Great Recession of 2008 however hit Damion hard and forced him to look at himself and his strategies moving forward. As of today the Dow is down over 3,000 points and has become one of the worst drops in market history. The cause? No, not the coronavirus, but the way in which we the people are reacting to it. We need to understand, we alone can make or break a market.

What’s going on everybody!? AJ here with Cashflow2 Freedom. I’m really excited to get into today’s topic with you guys and to also have my trusty co-host Roc Pilon back in the house to help me cover this topic.
So many of us get into business with the idea that we’re going to start this business, launch this product, and so forth, and grow our company to replace our current income, or to grow it into an empire well beyond our current income.
But how do you get from A to Z?
And at what point do you formulate a plan to help you scale from $1 million in sales to $100 million?
And how do we break through those barriers we reach in our journey to scale? How do you make the leap from $1 million in sales to even $5 million in sales?
A lot of us start out with an idea of how we think this whole process will play out, and very few of us get it right the first time. It takes years of learning, usually via the school of hard knocks to finally figure it out. It takes systems, processes, and a well executed plan - all of which must be laid in the very foundations of your business from day one.
Roc and I cover all of this in today’s episode and help you figure out how to break through those barriers, how to scale, how to make your business more secure, reliable, profitable, and more importantly, how to get you working on the business and not in the business to help you get further down the path of financial freedom.

What’s going on my fellow Freedom Fighters!? I hope you’re all doing amazing and you’re out crushing things and making it happen.
Man, where do I even begin… This was such an amazing, value packed episode I don’t even know where to start.
First things first though, let me introduce you to Antoine Martel. A 24 year old real estate investor who before graduating high school, decided that real estate was going to be his wealth vehicle.
Living in LA however, Antoine soon found out that the LA area for a beginning real estate investor was far too competitive. He spent two years learning in LA and finally made the choice that investing in LA just wasn’t going to work. Which was when he set his eyes on investment opportunities out of state.
After speaking with other successful investors and learning about where and how they were investing, Antoine found out that his investment capital could go much further in markets across the country. Deciding this was the path to go, Antoine began collecting data on cities all across the U.S. and narrowed his aim on a select few cities to begin prospecting.
From there, Antoine goes on to talk about how he found his very first deal, how he built out a team to manage properties out of state, how he scaled his investments into a flipping/turnkey investment business, and how and why he made the leap to investing in apartment buildings.
This could not be a more perfect example of someone starting from ground zero and building out a real estate empire - an empire that allowed him the freedom and ability to recently retire his parents.
This is what Cashflow 2 Freedom is all about and couldn’t be more excited to share Antoine’s story with you guys.

What’s up everybody!? I know it’s been a little bit since my last episode, but please bear with me. I’ve been traveling a lot this past month to speaking engagements and conferences, which is great, but I’m excited to spend some time with you and get another episode out to you all.
Today I want to talk about value. Not just the concept of value, but what value is in the marketplace and the economy - not only that, but how you can capitalize on it.
Value is constructed from two sides - returns and risk.
Applying this concept to business or investing - think of the returns as controllable factors and risk as uncontrollable factors. Controllable factors are things like management, offerings, services, revenue stream diversity, advertising/marketing, branding, and so forth. You can make management more efficient, effective. You can formulate and bring to market new products and services. You can change your advertising or marketing strategy to increase sales or brand awareness.
Uncontrollable factors would be things like supply and demand, the state of the market, capital pricing, etc. No matter how hard you try, generally, you cannot control or affect these aspects. However, I use my own software company as an example in this episode and share how we used controllable factors to help offset uncontrollable factors such as these.
Being that we generally cannot control the risks, we need to look at business models that allow us to increase returns while also limiting or lowering the risk (this is exactly why I got into self storage investing).
Whatever your endeavor, you need to ensure that your controllable factors far outweigh your uncontrollable factors.

Well everybody, it’s brand new year and a brand-new decade. What does that mean? Pretty much the same thing it means every New Year – people set goals and take up new resolutions. But what’s the biggest issue people have with New Year’s resolutions?
Yep, you got it – the issue is people not following through with them and therefor not achieving them.

Goals should be looked at as a lifestyle choice that are long lasting, that you do simply because you love to do them, or you love the result that it creates. But that’s a huge thought right!? How in the world can you possibly set such huge goals and actually achieve them?
It all comes down to planning and execution and that’s exactly what I’m going to share with you guys today. I want to share a process with you that will help you that will again, help you to identify, plan, and organize your goals, but it will also help you a huge way to figure out the exact steps you need to take and the execution of those steps.

I know, I know… it’s been a while since we’ve done a Cashflow 2 Freedom Fifteen Minute Friday. With the New Year, there were a few things I wanted to cover and share with you.
I’m not really about New Year’s resolutions, but I do take time to reflect on the prior year and plan for the big changes I need to make to continue learning and growing.
So what am I focused on this year?
It’s simple – tactics, strategies, and changes that are going to propel me and my overall goals into the future.
I don’t remember where I saw it or who said it but a quote I came across has stuck with me for years and it went something like this: “Successful companies are not the biggest, not the smartest, they are the companies willing to change.”
This doesn’t mean you should, or that you have to change your overall goal for your life. It simply recognizes the fact that everything in the world is constantly moving, constantly changing, and that we have to be able to change and adapt if we truly want to grow and accomplish our true potential.
So what big thing am I doing specifically to continue to change and grow this year?
I’m starting another company that will drive me and my investment goals forward that’s going to move the needle in a serious way. I talk about this company, what it is, and what my plans are for it.
I also dive into a few other topics such as:
A brief market overview of this crazy bull market we’ve experienced over the past decade, how monetary policy controls the market, how to stop inflation, and the importance of diversification across asset classes.
I talk about my own sources of wealth, my revenue streams and how I’ve chosen to diversify them, and I also share the one and only place where I use debt and what my exact debt ratio is.

Tim started out as a real estate agent focusing on commercial space. Doing a few deals, Tim was able to see behind the curtain and figured out where the real value was - he needed to be owning real estate, not brokering it.

One of Bitterroot's partners, Sam, joins the podcast to discuss the importance of underwriting. *Note: We had some audio issues towards the end, but the information shared is still very important.
The more you know, the less risk there is. This is the idea behind today's episode. Sam works as an underwriter with AJ and they have learned what to look for in getting involved with deals. Not only do you need to know revenue sources, but also project expenses and the difference between the way it's being run and the way you would run it, if acquired.
It's easy to know how much you're going to spend on a project, because you can always stop spending, but projecting revenue is a much harder game because it's market driven, especially in something like self-storage which is month to month.
With correct underwriting and negotiating, you can score big. Listen to find out how AJ and Sam pulled off one of their biggest deals, all thanks to solid underwriting.
Don't let banks tell you what you can afford or realtors tell you what something's worth.
AJ and Sam are both big proponents of starting small. Start out smaller, learn the basics, and then move up as you become proficient. You may not make a whole ton of money right away, but you'll start to understand how to find good deals, and how to deal with them.

Real Estate Investor Michael Blank joins the podcast to discuss investing in multi-family units. He also recommends four books for everybody to read including "Rich Dad Poor Dad" by Robert T. Kiyosaki.
Michael focuses on helping educate people to broadening their horizons away from just single-family homes or stock market investments. Instead, he suggests you go straight for the multi-family housing market, as well as commercial opportunities.
When do people take action and when don't they? When they find their life unacceptable in some form. Until they feel that way, they won't take action.
In order to get started, figure out your next three steps. Don't worry about what comes after that, just focus on the first three things. Then the next three. Then the next three. After a few months you'll look back and realize how far you've come.
Investing is a team sport. You have to have a team with you. Whether it's hunting for deals, or going out and raising money, you need people on your side.
Michael likes to focus on cities where there's a population of at least 300,000 people, in order to have it managed properly. Larger cities give more options over smaller markets.

Is college worth it? How do you create luck? AJ and Roc Pilon tackle both questions in this episode.
Starting out, AJ and Roc talk about "Chase Chance and Creativity" by James H. Austin and the four different types of "luck" or chance.
If you were to have engineered the modern computer, would you be as rich as Bill Gates? Or does luck come into play, and if so, which kind?
Most luck is created by those who are actively seeking opportunity, and that's the kind of luck we need to harness in order to become successful in our lives.
More importantly than the degree you earn in school, are the environment you surround yourself with, the higher level thinking you learn, and the information you gather while there.
Roc makes the point that if you don't know what you want to do in the long run, or even what to study, you may want to spend some time in the workforce to explore your options without drowning in student loan debt.
While talking about the idea of "luck of motion" AJ mentions that motion takes time to build up. "Luck of preparation" also takes tons of time and work. You need to be ready for the time you can take your preparation and put it in to motion. Of course, all this hinges on the person that you fundamentally are, which is the last of the "lucks".
Lastly, school is really just an avenue to create opportunity. There is no answer to whether school is good or bad, or if everyone needs it or not. You have to assess your life and decide if going to school is going to create more opportunity for you right now.

Without ever even seeing the property, Larry can estimate what the repairs are for each home, and know how to flip it, sometimes even from the very first phone call.
Knowing where you can compete is crucial! Small towns are often easier to get started in, even remotely. The internet connects us all so easily, that no matter where you are, you can invest all over the US.

From a young age Brittany knew she wanted to work with real estate investing. She grew up watching her mom buy and sell rental properties and helped work on fixing them up in order to sell. When she was 18 she bought her first property, and now has 13 doors under her belt.
Based in Canada, Brittany follows the BRRR method, (which stands for Buy, Rehab, Rent, Refinance) to do what she loves and help others along the way.
Especially in the beginning, Brittany learned how to be frugal to help push all her money into her projects for a greater return! She is a disciplined young lady who knows the meaning or hard work and isn't afraid to get her hands dirty.
Creating a network around you who are supportive of your dream is huge. Brittany helps create that network with her social media approach. She encourages everyone to reach out to people who can be great resources for you. Don't become discouraged if you don't hear back right away, or even at all, just keep growing and learning and reach out, and with persistence and hard work, you'll get there.
