Five Months of Jason!
If you know me, you know this is my time. I like to call the next stretch of the year The Five Months of Jason — and no, I didn’t just make that up to hear my name. Okay, maybe a little. But hear me out:
- July
- August
- September
- October
- November
See what I did there? It’s five months of fun, food, family, real estate deals, and getting ready for the most exciting time of the year.
🏡 Why Are The Five Months of Jason So Important?
Because this is when things get real in Arizona.
Fourth of July is coming in hot (literally) with pool parties, popsicles, and those neighbors who totally swear those are legal fireworks.
August brings my awesome son Kalen’s birthday — a guaranteed highlight — and also marks the start of our unofficial countdown to cooler weather.
September 1st should be a national holiday. It’s my incredible, beautiful wife’s birthday, and in our house, that’s a month-long celebration. It’s also the unofficial end of summer (even though school’s been back in session since early August — go figure).
October is when we break out the fall decorations, pretend it’s chilly, and start eating pumpkin spice everything while still wearing shorts.
And then November hits, ushering in Thanksgiving and the ramp-up to the holiday season when Arizona real estate starts to get real interesting.

Here we are—nearly three months into 2025, and the Arizona real estate market is still keeping everyone on their toes. Prices have remained relatively steady, and it’s still a buyer’s market, yet some sellers (and even agents) haven’t quite caught on that this isn’t 2015 anymore. Some homes are still way overpriced, sitting on the market longer than they should.
But let’s be clear: this isn’t a doom-and-gloom post. The market is still good—in fact, it’s a great time to buy. However, there’s an interesting dilemma that buyers need to be aware of when making their next move.
The New Build Advantage
Now, before you think I’m about to bash new builds, let me stop you right there. The Grandon Group—Arizona’s #1 Brother and Sister Real Estate Team—has been selling a ton of new builds lately. And for good reason! Builders like Lennar, KB Homes, Taylor Morrison, and Toll Brothers (just to name a few) are putting out some fantastic homes right now.
But here’s where things get interesting…
Let’s say Mr. and Mrs. Buyer get prequalified through a regular lender. If they go to buy a home—whether it’s a resale or a new build—their interest rate is likely sitting in the upper 6% range (or higher). Not great, but manageable.
However, if that same couple walks into a new build sales office, they’ll probably find out they can get a much lower interest rate—somewhere around 5.5% or even less.
How is this possible?
Builders saw this market shift coming and locked in lower rates with their banks and investors well in advance. That means they can now offer special financing deals that most traditional sellers simply can’t compete with.
So, What’s the Dilemma?
Buying a home with a significantly lower interest rate means:
✔️ Lower monthly payments
✔️ More buying power (you might be able to afford more house for the same budget)
✔️ Better long-term financial benefits
Sounds like an easy decision, right? Well, not so fast.
The challenge is that many of these new builds aren’t always in the exact location buyers want. They’re often in booming, up-and-coming areas rather than well-established neighborhoods. So buyers have to weigh what’s more important:
• Getting their ideal location with a higher interest rate or
• Getting a brand-new home with a lower rate in a developing community
The Bottom Line: Don’t Ignore Your Options
Look, I’m not saying don’t buy a resale home. Resale homes have charm, character, and often better locations than new builds. But with today’s market conditions, you owe it to yourself to at least explore new builds.
And no matter which route you take—make an offer. Too many buyers (and even some agents) are afraid to negotiate, worried they might offend a seller. But this is business. If a home is overpriced, put in an offer that makes sense. The worst they can say is no, but you might just land a great deal.

Every season has a "SPECIAL" feeling. The week before Christmas is amazing and full. The market is not crashing. It is adjusting. Prices are NOT DROPPING they are going to where they should have been had the REALTOR did their job FOR YOU.

The agents at the New HOME centers DO NO WORK FOR YOU. Also if your looking for a great return add "HARD" items to the home. We spend so much time talking about the real estate market in AZ, that we forget about one of the most important parts of Real Estate, the RENTERS.
In my nearly 20 years, I have never seen anything like what is going on now. The rental market is CRAZY. Prices are super high and there are actually many people that can not rent on their own. Many rentals go so fast that by the time you show them and then get back to the office write up the offer, the homes are gone. In addition, they go for over asking price.
This is a reason why you should consider buying a home. There are many reason for renting. Perhaps you just moved to town, financial situation, etc. Bottom line is that if you can buy or close to buying, then pull the trigger. Home ownership has so many benefits and especially in a market like this, you can not go wrong.

Election Day special podcast. Hopefully if your home this will take your mind off tonights elections. We do not get Political on this show BUT it is important to VOTE for your REALTOR. You must have a Realtor that works FOR YOU. Buying or selling, that person must represent your values, your wants and needs and they must be working FOR YOU. In todays market, we have many Realtors that treat selling or buying a home like grocery shopping. You tell them what you want and they roll their eyes and do what they think is their job. This is 100% unacceptable.
Your Realtor should represent YOU and YOUR FAMILY. This is a job, we work for YOU. In addition, there are agents that think they can not pass on information, like offers, to their client because THEY don't like it. This is a HUGE violation and that agent needs to be removed.

Last week really got me thinking about how these Malls and Shopping centers affect the community and housing around us. So in this episode, we dive into little things that can be done to enhance our community.
These malls and shopping centers are generally ran by a property management company. The owners of the Malls and shopping centers pay a ton of money to make sure their investment is occupied , clean and safe. Well that is not the case in many of these places and it has a direct affect on our community.
When you drive by many of these places, you will see tore up pavement, dead trees, weeds, drug dealers in the packeting lot, etc. This is the property managements fault. They are the ones that are responsible. Many do not care about the community as they just want paid each month. This is where WE need to step in and ensure our community and home values keep rising. If this kind of garbage is allowed into our community you will see a direct impact on many things. In addition, YOU AND I, spend a ton of money to go to these places and we deserve to have a SAFE, CLEAN ENVIRONMENT from the time we pull in.

Sites like NEXTDOOR started off to be there for the neighbors and community have quickly turned into a social media shame fest. Everything is political, some neighbors think they are correct on everything and they love to fight online. This actually hurts the Real Estate industry. Also we will discuss how local and city elections have a direct effect on your community and home prices.

It is that time of year again. BACK TO SCHOOL. Yes it is a new world but the rules are the same. SCHOOLS AFFECT HOUSING PRICES. That means you need to get and stay involved in your local schools.
