One of my favorite books about Las Vegas history! This book is called "Quiet Kingmaker of Las Vegas: E. Parry Thomas" by Jack Sheehan. It is about a pioneer, visionary called Parry Thomas, how he helped shaping the Las Vegas skyline that we see today, and how he helped founding University of Nevada, Las Vegas.

I met Motov at CES (Consumer Electric Show), the largest tech convention in the world, in Las Vegas. They are an urban tech startup based in South Korea. They create ad displays on top of taxis or uber, and each display consists of 32 sensors that collects more than 100 datum outputs about street information, road condition, air quality, weather, and other data point to help local government decision makers to make our city safer and smarter.

Last week, MGM Resorts announced it has reached an agreement to sell the operations of The Mirage Hotel & Casino to Hard Rock International for $1.075 billion in cash, subject to customary working capital adjustments.
On the same day, the CEO of Hard Rock International, Jim Allen, said "the faux volcano outside of the Mirage Hotel & Casino in Las Vegas will be torn down as part of a remodeling of the soon-to-be acquired resort." (Bloomberg)

We are running out of WATER! In today's book club discussion, we talked about a book called "Cadillac Desert: The American West and Its Disappearing Water" by Marc Reisner. Water issue relates to real estate development, infrastructure, urban planning, architecture and landscaping design, economic development, and politics. All of these topics and stakeholders heavily tie to commercial real estate. So even though this book talks about water issue and dam development in west part of the United States, we think it's very important to talk about it in our book club. In this episode, I invited my friend Branden Carter to talk about his experience of transitioning from being an architect to being a developer and how can we as an industry do better in terms of getting more young people to join commercial real estate and think outside the box of what goes into the design and development process.
Branden and I share many ideas about what makes a development project great other than just looking at the spreadsheet and pencil down the numbers. There are so many other aspects within a development project such as design, humanity, sustainability, it's impact in the neighborhood, and connectivity to the community. I think these elements are important and should be addressed more in our industry.

Today, their design work has touched over 500 projects, from two-million square foot historic landmarks to small, local cafes. In today's book club, we talked about the book "Other People's Money: Inside the Housing Crisis and the Demise of the Greatest Real Estate Deal Ever Made" by Charles Bagli.
Sitting on 80 acres in Manhattan, the Stuyvesant Town and Peter Cooper Village apartment complex was the largest deal ever made in New York City real estate history. Tishman Speyer and BlackRock purchased the project for $5.4 billion in 2006, planned to turn these rent restricted units into market rent unit. The plan didn't work out and the value of the property fell below $2 billion.

Las Vegas Sands officially announced it is selling its Las Vegas properties - Venetian, Palazzo, and Sands Expo Center for $6.25 billion. This is a 2 parts deal. The first part is the $4 billion real estate assets sale and the second part is the $2.25 billion operation business sale. I talked a little bit about this transaction, the history of the old Sands hotel, the Rat Pack, and the entrepreneurship story of Sheldon Adelson.

Today I spoke with Laura Shannon, a Managing Director with Kroll Bond Rating Agency, who leads their monthly subscription CMBS surveillance service – KBRA Credit Profile (KCP). CRE is a non-homogenous asset class that is best analyzed by people - and KCP provides the technology and processes to enable its seasoned staff with tools to deliver monthly commentary and analysis for over 1,100 CMBS transactions.
The service, which can be found at kcp.kbra.com, includes color for all top 10 loans as well as KBRA Loans of Concern (K-LOC), which are either in default or imminent risk of default - regardless of whether they appear on servicer watchlists. Information provided by KCP includes detailed loan level analysis, inclusive of valuations, assumptions, timing, and loss projections - with a team that stands behind their work and is available to speak to clients. KCP is a division of KBRA Analytics, an affiliate of Kroll Bond Rating Agency – KCP is not a ratings product.

Henry works in Houston, and he talks about his views on how these two global events will impact the Houston multifamily and office markets.
