In this episode, expert NYC real estate brokers John Gasdaska and Jonathan Conlon review Corcoran's January 2024 Manhattan Real Estate Market Report and give their analysis.
In January 2024, 789 contracts were signed in Manhattan, +18% year over year and +14% month over month. Inventory continued to decrease, with 5,727 active listings representing a -5% drop year over year and a -10% drop month over month. Days on Market rose again to 170 days, a +8% change year over year and +24% increase month over month.
Last month we talked about how 2023 was a tough year for Manhattan's real estate market, but we had a lot of hope for 2024. And fortunately, that sentiment remains true - while we still have interest rates to deal with and election years are always unpredictable, all signs point toward a greatly improved market and a strong 2024.

In May 2023, the number of contracts signed rose 24% to 1,199. The annual market-wide decline that has been trending for months shrunk in May, indicating that the market may be revving back up!
Inventory numbers remained high, at 7,439. That's just over 10% higher than the ten year average for the month of May. If you are searching for a new home, you have more options than you've had in months.
Buyers should be decisive as this market which has allowed them to take their time and be picky may be replaced with a much more competitive market soon. Sellers can use this to their advantage with asking prices that inspire competition.

Whether you’re searching for a rental apartment or looking to buy the perfect home in Manhattan, you may have noticed a surprising trend (especially if you’re not a native or long-time NYC resident). Most New York City apartments don’t have central air!
The lack of central air in most buildings in New York City comes down to when they were built. The NYC Department of Buildings reports roughly 75% of the residential buildings throughout the five boroughs were built before 1960. Central air didn’t become standard until the late 60s/early 70s.
So, that charming pre-war you’ve got your heart set on may not have central air conditioning. But, as usual, New Yorkers have figured out a number of ways to keep cool without central air! Listen to this episode to learn all about air conditioning in NYC.

There were a total of 797 contracts signed in November 2022, up 0.1% vs. October 2022, but down 43% vs November 2021. The total was just 4% below sales in November 2019. Higher price ranges faced the sharpest declines in activity, with $5M+ sales down by over two-thirds annually.

There were a total of 2,576 contracts signed in Q3 2022, down 36% from Q2 2022, and down 29% vs Q3 2021. This shift from post-pandemic record-high deal activity brought the number of contracts in line with the Q3 average seen in the years since 2008. Contracts signed were also 13% greater than the third quarter average from 2018 and 2019.

Following the upward trends from previous months, Manhattan real estate continued to break records as 2021 came to a close. Manhattan saw its best year yet in 2021 – partially due to pent-up demand, but also due to growth in the 3+ bedroom market. As is typical, July sales fell 14% versus June but were still more than double last year’s total. Welcome to the John and Jonathan Sell NYC Podcast, where experienced, expert NYC real estate brokers John Gasdaska and Jonathan Conlon break down what’s happening in the market, what you need to know whether you’re a buyer, seller, or agent, and their insight into the future, with a little bit of fun along the way. 2020 was unprecedented and had a profound effect on the real estate market in Manhattan. In this episode, we’re sharing our Q4 2020 analysis. At the end of what has been a tumultuous and unprecedented year, we finally have some good news to share: since the reopening of Manhattan, the residential real estate market is improving well, especially during Q4. Not all the news is perfect, but overall we are happy to say that the majority of the Q4 2020 report is favorable. Signed contracts were up 8% in Q4 2020 when compared to Q4 2019, and up 43% versus Q3 2020. Additionally, closed sales experienced a quarterly increase for the first time since the Covid-19 pandemic began, up 18% when compared to Q3 2020. This increase in sales during a traditionally slower time of year is thanks to a few different factors - low interest rates, pent-up demand, and negotiability (though not on all properties). These are the same factors that have driven the recovery so far, but the continued increase in activity leaves us hopeful for 2021 and beyond. The market is stabilizing, and it will be interesting to see where 2021 takes us. If you take a look at the market through the lens of bedrooms, some interesting but expected trends reveal themselves. Studios have become a smaller part of the market overall, and move slower than in previous years (a 34% increase in days on market YOY during Q4 2020). This, balanced with the higher prices on larger units, further solidifies the $2M-$3M (and likely 2 Bedroom) units as the least influenced by the ups and downs of 2020. While we saw a dramatic increase in listings during Q3 2020, that trend did not continue for Q4. With only a 4% change when compared to Q3 2020, Q4's inventory seems to be somewhat stabilizing - for now. With that being said, it is still important to note that this is the largest volume of units we've seen on the market since 2008, when inventory was 10,217. Most of the increases between Q3 and Q4 were due to resale co-op (5% increase) and resale condo (4% increase), while new developments actually dipped slightly (down 1%). While the market can be hard to predict, and both buying and selling properties can be challenging, our team has the experience, passion, and knowledge needed to help you find exactly what you need.
