Groundbreaker was just chicken-scratch on a napkin back in 2011 when Jake underwrote real estate investments at a growing REIT in Chicago. My real estate journey began when my husband and I were living in a poorly converted garage. It did its best to serve us well, but the building was hanging on for dear life. We discovered we were expecting our first child, and as you can imagine, this arrangement was not going to work for our growing family. We had to spring into action. My landlord suggested we buy a house that has a basement apartment. We were short on money but quickly realized by renting out the basement apartment, we could live for cheap or even free. So we dove in!
The next strategy we tried was to buy a broken-down house and live there while we fix it then sell or rent and move on to the next house. It seemed like a pretty sweet deal. Living in a constant construction zone wasn’t exactly comfortable, but it gave us the skills and knowledge we needed. Over time, my husband and I began diversifying our involvement in real estate, going from flips and rentals to eventually group investing in multifamily.
The bigger the properties got, the more I realized there was no way I could do this without a growing network. I had to hone the skill of being intentional with my energy.

Matthew was raised in Round Rock, Texas where he loved playing sports and competing in anything imaginable with his younger brother. Over the past 30 years of working really hard, I overcame every obstacle and I am very successful in business. I could have pretty much anything that I want, but I still am not happy. There is an emptiness inside of me and I start to grow depressed. "What's next?" I have past the halfway point in my life. I struggle to figure out a purpose and what to do with the rest of my life.
Growing up in Chicago during the 1970s, my parents had learned that the apartment building that we were living in was going up for sale. Tim is a 15 year veteran of the New York City Fire Department (FDNY) and currently serves as a lieutenant in the borough of Queens. We’re a professional couple living and working in the Northeast and over the last few years, we’ve built up a portfolio of properties in cities around the U.S. that we run as short-term rentals on Airbnb. It’s been an amazing experience and we’re on track to host 10,000 guests per year, while doing it entirely remotely - living hundreds and sometimes thousands of miles away from our cities.
Moreover, it’s enabled us to things that we’ve always dreamed about - such as being able to take 7 months to do a 20,000 mile overland journey from Boston to Argentina in a ‘99 Land Cruiser - while managing our little hospitality business and other commitments on the road.

Buying or selling a home the traditional way hasn’t always been the best experience for any party involved — buyers, sellers or their respective agents.
The old way didn’t allow for access to real-time insight around pricing, offers, competition or timing.
In many cases, it held the seller back from being able to move forward while they waited for answers and activity on their property. After a successful career in the Air Force and in an executive role for a software company I founded a consulting company in 2005.
The Great Recessions around 2009 introduced me to real estate and the many things it seemed to allow. I had never paid much attention to it but now I began to realize that there was a whole world that had been hiding from me and that I wanted to explore and learn more about.
I studied while rebuilding my consulting company, we moved to San Diego. Finally, I heard about something called 1031 exchange. Most people described it as complicated, challenging, hard to do, etc. Our house close to Santa Barbara had increase considerably in value, our house in Santa Fe was coming up on a new lease term and I decided we should try the exchange.

Growing up in Charlotte, NC, I always had a fascination with how money worked. Why some people had it and others always seemed to struggle with it. My grandmother, who grew up during the Depression, had a huge influence on me. She was constantly saving everything! Half used paper towels, pieces of ripped cloth, and paper…can we talk about the paper! She was a living example of the slogan, “A penny saved is a penny earned.” I followed in her footsteps for years until I attended college at the University of Florida. It became clear through several small business ventures that in order to make money as an entrepreneur, it typically required money up front to get started. This is where the epiphany started! I began realizing, the more I could save, the more I could invest. And the more I could invest, the more money would work for me; giving me time to pursue other interests.

My real estate investing fascination began in 2003. I was 33 years old, working at a very low paying job, and starting to contemplate my future. Specifically, my retirement. Needless to say, I was in a job that I did not like at all, working for someone who I did not respect, and very unhappy.
It occurred to me after I did some very simple math, that I was never going to be to retire on my current income. I knew the only way to retire, ever, was to invest. My first thought was stocks, bonds, day-trading (day-trading was a hot topic back in the early 2000's). I bought a few books on the subject and started to read them. I also hopped on the Internet to research and try to learn everything about stocks, bonds, the stock market in general, day-trading, etc.
After only a few short months of researching what was, in my opinion, the most boring subject I had ever researched in my life, I stumbled onto something called real estate investing. Now, if you Google investing, eventually, when you scroll down the page is you'll come across real estate investing. It wasn't what I was looking for, but I think I was looking for an excuse not to read anything more about the stock market. Anyway, once I stumbled into the world of real estate investing, I was hooked. I loved reading the success stories and hearing about people who had made tons of money investing in real estate. I'll admit, at first, I was a success story junkie. Meaning I wasn't reading how-to, I was reading about people who had already done it and basking in their glory. It's quite addicting.
This was back in 2003. I went to a couple of local seminars and was really excited about the prospects of becoming a real estate investor. This is the part where you are expecting me to say that I went out got started and became a success. Not quite the case. Actually, I got into the "analysis paralysis" danger zone. This is where someone gets so wrapped up in listening and learning and absorbing that it becomes all they do. They never stop to use the tools that they're learning about they just keep absorbing more. You see this sometimes with college students. They get degree after degree after degree but don't seem interested in putting their learning to practical use in the world. I wasn't doing it intentionally, but before I knew it five years had passed and I hadn't made a single offer on a house.
That all changed in 2008. There was a local guru in my city that was charging $2900 for a three-day seminar. $2900 was quite a bit of money to my wife and me at the time. But somehow I convinced her that it was a good idea and we both went.

After graduating with an engineering degree and then an MBA from Ohio State, Paul entered the management development track at Ford Motor Company in Detroit. After five years, he departed to start a staffing company with a partner. They scaled and sold the company to a publicly traded firm five years later. After a brief “retirement”, Paul began investing in real estate in 2000 to protect and grow his own wealth.

Kim purchased her first investment property at the age of 25 in Augusta, GA and she held it for roughly 9 years. Fast forward to 2019, Kim is looking to real estate to generate enough cashflow after expenses to support her day to day life. She would ultimately like to depend on her rentals for retirement income. She is finally at the point where her rentals cover her very base expenses.
